Outdoor Ground Covers for your Apartment Dog Park, Compared

Apartment dog parks are a great way to telegraph you and your company’s care for your property’s community. An increasing number of residents own dogs, and dogs are culturally seen as invaluable members of the family. It’s vital that you appeal to residents while maintaining a manageable net operating income by limiting the need for costly maintenance and repairs.

Outdoor ground covers come in a variety of materials, colors, and styles and can be a great way to make an apartment dog park safer, more comfortable, and ultimately more profitable. Ground covers can help to protect the ground from wear and tear caused by the paws of dogs, provide a soft and comfortable surface, and reduce the amount of mud and debris that gets tracked into your property from the dog park. But not all outdoor ground covers are created equal. The choice you make for your apartment dog park ground cover will directly impact resident outlook and your net operating income. It’s important to choose a ground cover that will address your needs as a property manager while appealing to your residents’ sense of aesthetics and fitting neatly into their daily routine.

Why Not Grass?

Sod or natural grass are the obvious choices for an apartment dog park ground cover. Grass is easy on paws and feet and pleasing to look at. Any property can benefit from an increased percentage of green space. Your existing landscaping crew knows how to maintain a grass yard without any additional training. In an ideal world, grass is all we would need to make a pleasing and functional dog park.

But the reality is, grass can be an absolute pain. If you have a grass apartment dog park, consider how many days of the year it’s closed due to rain and subsequent mud. If you leave your dog park open after heavy rain to appeal to residents, it quickly turns into a muddy pit, angering residents, tracking mud all over your property, and necessitating costly landscaping work down the line. Then the cycle repeats when it rains hard next month.

Is Artificial Turf All it’s Cracked up to Be?

When selecting a ground cover for an apartment dog park, one of the most popular options is artificial turf. Artificial turf is absolutely pristine looking and provides a soft, pleasing texture for paws and feet alike. Artificial turf is also resistant to fading and can be used in areas with heavy foot traffic.

Artificial turf, however, isn’t the magical solution the turf companies want you to think it is. While artificial turf is usually seen as a low-maintenance, one-anddone solution, the truth is it requires a comparable amount of work to real grass in order to keep it

pristine and sanitary. Expensive chemical enzymes and specialized power equipment are part of the deal when you install artificial turf, or else you’ll end up with a smelly, unsanitary dog yard that your residents will avoid like the plague. Not only are chemicals and equipment expensive, your existing landscaping crew will likely need to be trained on these new, specialized procedures, further decreasing your net operating income with costly training time.

What About Options Like Mulch, Gravel, or Wood Chips?

Let’s say you’ve given up on your apartment dog park looking green and natural. The choices listed above are simply too much of a headache for you to consider and you don’t want to die on that (grassy) hill. Options like mulch, gravel, and wood chips are remarkably low maintenance and somewhat affordable to install. Unfortunately, these unnatural, more budget-friendly ground covers have their problems as well. Aesthetics are first on the list of sacrifices you’ll have to make if you install mulch, gravel, or wood chips. Again, residents want to live near natural green spaces. Dogs are also prone to digging in surfaces like mulch or wood chips, causing headaches for residents and potentially spreading your ground cover all over your property. Gravel in particular also poses a health risk for dogs. In hot weather, gravel can become dangerously hot to dogs’ paws. All of these options also pose the risk of individual pieces becoming caught between dogs’ paws, causing discomfort and possible injury.

Don’t Sacrifice Security for Convenience

Convenience is king. You can purchase groceries online and have them loaded into your trunk, order food from an app and have it delivered to your doorstep, and choose from hundreds of movies or TV shows to stream on demand. These things, once considered luxuries, are now a normal way of life.

In fact, a survey by YouGov America revealed that convenience has become so important to U.S. consumers that nearly a third prioritize functionality over security when choosing a mobile app. Does that sound strange? What if I told you that many multifamily communities are also choosing convenience over security with the way they manage door access? There are two major culprits: master keys and smart locks.

Are your master keys mastering you?

Multifamily communities have been using master keys for as long as most of us have been alive. It’s easy to understand why. One of the main benefits of master lock systems is users don’t have to carry as many keys. In one sense, employees save time by not having to juggle multiple keys.

But efficiency isn’t the only factor to consider. If someone forgets to update your key log, how do you know exactly who has checked out keys, when, and why? If a key goes missing, how much time (and money) will you waste searching for that key and rekeying locks? More important, what — or who — will be at risk?

Are your smart locks outsmarting you?

Smart locks seem like a win-win solution for both residents and on-site staff. Residents can easily unlock their doors with codes, fobs, or their smartphones. Property managers can reduce liability by tracking which employees have accessed each apartment and when. They can even offer self-guided tours to prospects.

The issue is when there’s a power outage, software glitch, or security breach. Some systems offer the option to use traditional metal keys as backups in these situations. However, if the property doesn’t secure these physical keys, that’s a liability risk.

Even if the system is 100 percent keyless, many come with security tokens such as key fobs or cards. Programming these tokens is time-consuming, which has led some apartment communities to program master versions. This practice is no different from using master keys. Just as you shouldn’t leave metal keys laying around in an easily accessible location, you don’t want to leave preprogrammed fobs or cards unsecured.

Balance Is Key

The one thing master keys and electronic locks have in common is both are convenient for their users, but security suffers. This places more risk on apartment investors, property owners, and management companies. On the other hand, if the property keys are locked down like Fort Knox, there’s little convenience, and productivity decreases.

The solution is to balance security and convenience. Electronic key control systems provide that balance. All master keys, backup keys, and fobs or access cards can be secured inside a metal drawer only authorized users can access. The system automatically records when a key is removed, which eliminates the hassle of filling out a manual access log and reduces the likelihood of human error.

Like any technology, key control systems can be as simple or complicated as you make them. The secret to maximizing security without affecting user friendliness is to ensure the system is installed correctly, set up features and reports appropriate for your business, and train your employees on how to use the system.
