no unpleasantness or aggro involved in the switch. Simply the guys at 105FM sold the station to one of this magazine’s competitors. In fairness, the new owners said I was welcome to stay on but, call me a miserable old git, I struggled to see how it could be a good idea. Anyway, you are probably wondering why I bother to mention this. The reason is that I was talking on the radio station the other day alongside Nigel Cornick, the head of Kingdom Property, who was about to celebrate his own birthday and the first birthday of his company’s Southpoint project. During our on-air chat we got talking about Kingdom’s next planned project and the question was posed: Do you have a name for it yet? Nigel admitted that he didn’t and even asked

listeners to let him know if they had any ideas. You may have heard him. Afterwards it got me thinking about just how difficult it must be to come up with an original name for a project in a city where so many are launched in quick succession. The similarities in some of the names is just plain confusing. Take The View at Cosy Beach or Cosy Beach View, for example. The fact that they are right alongside each other only adds to the uncertainty. Nigel named his first project Southpoint perhaps influenced by the fact that he had been instrumental in the development of Northpoint while with Raimon Land. Now just down the road from Southpoint another project called The Point is being marketed. I could make “what’s the point” type jokes until the cows come home but there is a real point (last time I’ll use the word) in trying to get the name right. I’ll give you an example that has long stuck with me. Several years back a major project was planned to the south of the city and, as part of it, there was a hotel due to be named the St Moritz. When I spoke to the marketing guy he kept mentioning that the hotel’s aim was to reflect the best of the French Riviera. If that was true, I commented, why were they calling it the St Moritz which lies in the Swiss Alps. He got very flustered I can tell you. Maybe he was confusing it with St Tropez! What’s in a name? The answer is “a lot”. So if you have any original name ideas let me or Nigel know. The Kingdom project is on the beach at Wongamat. How about The Keys and give it with a nice Florida theme? Or has someone beaten me to it?

Property exhibition planned for Pattaya A new real estate exhibition in Pattaya has just been announced, targeting international tourists, local expats, local business and Thai visitors from Bangkok and other regions of Thailand. The real estate industry in the region has grown dramatically over the past few years, and Pattaya has become one of the most successful areas for property investment in South East Asia. It is with this back ground that The 1st Pattaya Property Show will take place at the award-winning five-star Hilton Pattaya on 9-12 January 2014. This four-day consumer exhibition will showcase new developments including condominiums, villas and town houses around the city and from other regions in Thailand. Conceived and organised by Exact Trading Company, they expect more than 45 leading

developers and realtors to participate. The show is supported by the Property Report, Pattaya Condo & House Guide, Russian Real Estate Thailand Magazine, this magazine (REM) and other media companies yet to be announced. Mike Bridge, the event manager, has successfully run in excess of 300 property shows in the Middle East, Europe and in Asia. Bridge said: “We are aiming this new event mainly at tourists, as it is a well-known fact that a large percentage of real estate sold here is to foreigners. Therefore being located within the busy Central Festival Shopping Centre, we are confident of attracting a large number of serious buyers over one of the busiest holiday periods of the year.” Charlie Warner owner of Silvermover Company, the official marketing partner,

said: “There is a clear demand for such a show at this moment in time. Raimon Land post solid second quarter earnings Raimon Land PCL has announced a solid 2Q FY 2013 with a net profit of Bt228m, a jump of 61 per cent quarter-on-quarter and 126 per cent year-on-year. With a secured backlog at the end of the second quarter of 2013 of Bt15.1bn and recognized revenue in its current projects valued at Bt1.7bn, the company’s gross profit margin is at a high of 34 per cent. No complacency Raimon Land’s chief executive Johnson Tan said: “This quarter’s result is evidence that transfers at The River (Bangkok) are going as planned. Our team has worked very hard to keep up with the pace but we cannot be

complacent as there is always room for improvement. “This will prepare us well for the 185 Rajadamri (Bangkok) and Zire Wongamat (Pattaya – pictured) projects when these are ready for delivery.” Since Tan took the helm he has been involved in overseeing key fundamentals in the company’s operations. Other than ensuring that the transfers of the mega project, The River is taking place efficiently, he implemented various financial disciplines and also managed to lower the company’s borrowing costs. Just recently launched, The Lofts Ekkamai, Raimon’s loft-inspired condo, has also enjoyed successful sales having already sold almost half of all the units.

Confidence in Pattaya has never waivered

I

f you ever get despondent about the prospects for Pattaya I can recommend chatting to Nigel Cornick, the chief executive of Kingdom Property. His company has just celebrated the first birthday of their opening project – Southpoint on Pratumnak. Nigel is a long time advocate of the city and when I spoke to him recently just before his 60th birthday I sensed no let-up in his enthusiasm, writes Dave Buckley. We were chatting about Southpoint’s first year over brunch at the Hilton along with Kingdom’s vice-president for marketing Irina Breslavtseva. When asked if his company was planning further projects in Pattaya he said “yes, of course”. Kingdom have already bought land in the Wongamat area – “between The Palm and Northpoint” where they are planning a single building high12•REm•Issue 148•09/2013

rise. “We expect to be able to launch it in about six months’ time,” said Nigel. Cornick has been a devotee of Pattaya since he was instrumental in launching the Northshore and Northpoint projects during his tenure as CEO of Raimon Land. He said: “The signs are still great for Pattaya. The economic indicators for Thailand overall – and the Eastern Seaboard in particular – are good and I have seen nothing to change my thoughts from a year ago.” Motor interest Nigel made reference to the surge of interest from motor makers to build manufacturing plants in the country. Areas around the port of Laem Chabang will see growth in the car component field, he feels. He also thought it interesting to note how many Chinese are now visiting the country, “the

increase has happened in a relatively short space of time,” he said. Had Southpoint’s first year all been plain sailing, I asked. “Two telling things have happened in the past 12 months,” said Nigel. “One, is that the Russian market is not as strong as it used to be compared to when we were selling Northpoint at Raimon Land. Then we had wealthy Russians buying in Northpoint in big numbers.” Cornick said he had been away from the scene for three years when he headed Binswanger Brooker Thailand before he re-entered the market with Kingdom and the market had changed in that time. “There are so many distribution channels now that maybe the market has become more diluted,” he said. “It is quite possible that there are the same number of buyers out there, but

they are just spread wider and over more projects.” The second telling thing to happen is that agents, for whatever reason, have not delivered buyers as expected or hope for. “We have 275 agents registered with us,” said Nigel, “and maybe we see a couple of them per week.” Agency loyalties Irina said: “Many agencies are loyal to certain companies which can be a problem for us. And you need to remember that Russians are comparatively new to buying properties overseas.” Cornick’s response to agency apathy has been to appoint Bishop Real Estate to become the co-ordinating agency for sales in Southpoint. Ma’am Bishop and Cornick got back a long way to their time at Raimon and her agency have been delivering customers and


sales to Southpoint while other have been virtually dormant. “Nothing changes for the agencies. They are still very welcome to market Southpoint,” said Nigel, “and their commissions will remain unaltered but we felt the time was right to ask Bishop Real Estate to drive the sales effort.” What has pleasantly surprised Cornick during the past 12 months is the interest from Japanese buyers and from Hong Kong. A while back an entire tower on the Southpoint development was bought with a view to establishing a building of serviced apartments leaving just the balance in the main block. When I spoke to Nigel in August of last year we discussed the impact of so many low priced condominiums coming onto the market around the same time. The quality of his own project

meant he was untroubled then. What was his view now? “I think companies will find it difficult to sustain these low prices in future,” he said. “When you combine the price for buying the land with fees to agents, money for marketing, transfer fees and the like on a Bt1m unit there may be only Bt10,000 per sqm left to get the thing actually built if you want to make a profit. We are spending at least three times that at Southpoint. The numbers don’t add up.” Secondary market Cornick predicts that the secondary market will come into its own in the near future and interest in well built, used units will increase. “People will be seeking all the more to buy in quality locations and that will be good for us,” he said. Pointing to the islands we

could see from our vantage point Cornick spoke in glowing terms about the potential they offered. “There’s lots of opportunity out there for resort development. We have some great islands here,” he added. “Of course infrastructure will be key to the city’s progress,” he said. “There is no question that Pattaya is the resort destination for the whole of South-East Asia. That’s why infrastructure questions are so important. I think city hall are working hard. Look at the widening of Beach Road. That has been carried out cheaply and quickly and they should be praised.” What else did he see in Pattaya’s future? “I think we will have a casino here at some point. Singapore has worked out that if the gambling is properly controlled it can be great for the economy. But the subject of casinos is such

a hot potato that I can’t predict when it might happen here.” Could he see possible clouds on Pattaya’s horizon? Worst scenario “The worst thing that could happen is if two or three major projects grind to a halt with little prospect of resuming in the near future,” said Nigel. “I’m not saying this will happen. But, if it did – and a high profile developer were involved – it would do the reputation of the Pattaya market little good.” At Southpoint the clubhouse is built and currently doubles as a showroom. The piling has been completed and the main construction contract has been awarded to Bouygues Thai who have started work. The build is estimated to take two years. A year ago Nigel said he had no reason to be pessimistic about the future of Pattaya. Nothing has changed! Ω 09/2013•Issue 148•REm•13

Will introduction of AEC force changes for property brokers?

A specially convened forum debated whether the introduction of the AEC (Asean Economic Community) in 2015 will impact on the way real estate brokers go about their business throughout Thailand. Specifically the question was posed: Would the AEC result in the introduction of licensing for brokers? Currently brokers in Thailand are not obliged to sit any tests of their credentials whereas several other countries in Asean do require that their brokers are licensed. Consensus at the meeting was that some form of licensing in Thailand would be a positive thing

especially if it meant that brokers were conforming to a code of ethics. The debate dovetailed neatly with another strand of the meeting – the promotion of an upcoming five-day course at the Atrium Hotel, Bangkok, at which brokers will be able to gain CIPS (Certified International Property Specialist) accreditation. CIPS is a course organised in conjunction with NAR (the National Association of Realtors), which, although based in America, is regarded as a leading organisation for property professionals worldwide. Among the panellists was May (Mesiya) Watson, president of the Real

Estate Broker Association – Eastern Seaboard (REBA-ES) many of whose members have already booked to attend the CIPS course. She told the meeting that she hoped her association would get the opportunity along with other organisations to play a role in lobbying government regarding the formation of licensing regulations. Another panel member lawyer Olaf Duensing said he believes that in the medium future there will be a real estate agent act introduced by the government but that it would not necessarily coincide with the introduction of Asean in 2015.

Nights of the round table are planned Kingdom Property hosted the first of a planned regular series of Round Table Industry Dinners in the ballroom of Bangkok’s Grand Hyatt Erawan hotel on August 1. Each of the dinners will feature key speakers recognised for their extensive experience in the fields of global financing, asset management, property development and marketing. First speaker was James Quille, chairman of MGPA, a pioneer in fund management in Asia and one of Europe’s most active real estate investors. MGPA, which has assets under

management (AUM) of US$12bn, recently announced that they have agreed to be sold to BlackRock Real Estate Group, the world’s largest asset manager with US$3.9 trillion AUM. James gave an overview of how real estate funds in Asia have developed over the past 20 years and spoke positively about the future for the region overall and Thailand in particular. It is thought that Kingdom will host these invitation-only events on a quarterly basis and, at the time of going to press no announcement had been made for dinner No 2.

How do you follow The Palm? Visit The Riviera From most viewpoints on Pattaya’s beach front, you can now see what is quickly becoming one of Pattaya’s most recognizable landmark high rises, The Palm. Situated at the northern-most edge of the bay, onlookers can now stare up at this success story. The rear tower has already reached its zenith standing proud at 26 floors but is now being dwarfed by the towering front tower which has reached the 31st of its 46 floors. It’s a dramatic view, even now with 30 per cent still to go, yet even more dramatic when stood right in front on the project’s own beachfront with that neck-breaking angle to look up to. This truly has been a project that has helped put Pattaya real estate on the international map. iIf we couldn’t see that last year, it’s clear to see it now. Back in June we spoke to Winston Gale, founder and co-developer of The Palm when they had only 42 units left, so we thought it was time for an update.

REm: Winston, where does everything stand today? WG: Well we’re now 94 per cent sold with only 29 units left. Construction sees us looking to complete the front tower by Christmas, which we are really looking forward to. Launching in December 2010, it’s great to now look back and see how we’ve achieved today’s results. REm: You’re one of two developers here, what’s been the story with the partnership between yourself and Nova Group’s Rony Fineman, because we’ve found it a little confusing at times. WG: We teamed up mid-2010 and worked well together but as time went by, we agreed that I would take on The Palm mainly by myself. Rony was busy with hotels and other projects at that time, so his plate was already full. To use his own words, “there was no point having two generals” and he was right. It’s worked out very well for us both. REm: Well this brings me nicely onto your new project, what does a successful developer of The Palm move onto, or should I say go from, here? WG: The Palm’s a big act to follow, but I’ve stayed where I know best in Wongamat. The

new project sits on 8 rai directly opposite Ananya on Soi 16, the same road as The Palm so it takes me less than a minute to travel between sites, which is ideal. My next project consists of two towers of 43 and 40 storeys. Each comes with their own unique features and provide direct sea views from about 95 per cent of all units. Mega project REm: In terms of scale then, this is a ‘mega’ project on Wongamat following on from the likes of The Palm, Northpoint and more recently the Zire? WG: Yes, it’s a Bt3.2bn project close to the beach in Wongamat so we’re very excited. Although not directly on the beachfront, we have the same views as the beachfront projects but for substantially less money and buyers still get the prestige of living in Wongamat. We also have a public road almost directly opposite the site which only goes directly to the beach making it almost feel like our own private road access. It’s an amazing site. REm: Exciting times. You’ve said “we” a few times, are you doing this with Nova’s Rony again?


WG: I’ve set up my own developing company called ‘Rivera Group’ and I’m developing on my own this time along with an investing partner. REm: What’s the name of the project? WG: The Riviera, Wongamat Beach. The Riviera can be anywhere, its definition is ‘by the sea’ and it has great qualities attached to its perception as a place. Under the radar REm: How long have you actually been developing this mega project then as with all the property activity around, it’s surprising this has stayed under the radar, especially in Wongamat? WG: Well it’s been about 12 months now. They’ve done their due diligence, understand trends and take-up rates along with many other factors. They also like the relatively ‘lack-of’ over-supply it has currently, a real talking point among real estate agents in Pattaya today. I’m very pleased to be working with them again, they’re a great team and we work well together. I’m sure they will do an excellent job again. REm: This is big news for Pattaya’s real estate market, when are you launching? WG: We have been building a very special showroom on-site for the past four months and expect to be open and ready to launch the project officially early next month (October). We will have basic information for people to look at early next month but as

yet, no sales kits for agents or anything like that yet. Why very special? REm: What will make this showroom very special as you say apart from the location? WG: We deliberately designed a showroom that architecturally would be dramatic looking to reflect the project and give potential buyers a feel of what The Riviera will actually be like when completed. For The Riviera, I’m personally going to place a lot of emphasis on working with all local agents and because I understand where the difficulties

were then, I feel it will work much better this time around. REm: We know that for now information is being released in a limited way, but what’s the unit sizes people can expect to buy? WG: We will have studios ranging from 27 to 31 sqm, onebeds from 35 to 50sqm, two-beds from 72 to 84 sqm and three-beds from 129 to 134sqm. Something for all REm: Almost something for everyone then? WG: Yes, we like to think so, our payment plan is good and our pricing policy for a product like this in Wongamat is averaging around Bt85,000 per sqm so we are offering The Palm views, for much less. Del Mare Condominium Bang Saray Beachfront

Commanding presence on an unspoilt beach

o say that the Del Mare Condominium will stand out on the beachfront at Bang Saray is a gross understatement. The 33-storey, 399 units project would grab attention even if it were sited on Pratumnak or Wong-Amat, but in Bang Saray it will dominate the skyline for years to come. I’m tempted to say it will stand out from the crowd. But the reality is that, for the time being at least, there is no “crowd” of buildings in this evolving seaside town, writes Dave Buckley. And that’s one of the big plusses about Del Mare. It will be built bang on the beach and give the owners of its units some of the best views money can buy up and down the coastline. The view to the rear of the tower is excellent too with mountains clearly visible. Mountains behind and water to the front? Sounds like good feng shui to me! Follow the lead Of course, over time other developers are likely to try to follow the lead of Bangsaray Beach Development Co Ltd, which is a joint venture between the Porchland Group (it’s their seventh project) and the Apus Development Group who are building the Cetus complex further to the north. fill in. After all, no one is creating any more beachfront! All units in Del Mare will be sold fully furnished with items such as air-conds and LED TV screens coming as standard. It will be possible for buyers to move in, unload their suitcases and just settle down for a drink and watch TV. Unit sizes Units come in a range of one- and two-bedroom sizes ranging from 39.5sqm metres right up to 144 sqm penthouses. Having tripped from one problem to the next he feels well placed to look at some of the problems that can be encountered. His advice is well intended but we would strongly advise you seek help from those who deal with these matters on a daily basis.

A layman’s guide to getting a visa

egardless of how long you are staying in Thailand, one thing is certain – you will need a visa of some description. For many this will be the simple visa-on-arrival covering you for 30 days that is granted at the airport when you land. Visitors who are then looking to extend for a few more days can then go on a ‘visa run’ most likely to Cambodia from Pattaya and extend for a further 15 days – the maximum granted from a land border with a visa-on-arrival or in some circumstances you can get an extension at the local Immigration office. Visas granted Many, myself included, need visas that are granted by consulates, embassies or by Immigration itself here in Thailand and this is the main reason for my article this month. I have recently been experiencing

I no longer had enough pages left in my passport to get the correct visa here in Thailand. After getting a new passport, I no longer had enough days left on my existing visa to extend my visa

is required for particular visas and should not be treated as gospel as the rules often change. I should add I was made aware that a number of rules regarding applications had altered on 1 August. As always, it is better to speak to an expert and this information is just a guide. For a Tourist Visa from your own country you have three options. One is a single entry visa that is valid for up to 90 days, the second is a double entry 180-day visa and the third being a triple entry visa also valid for 180 days. As the name suggests this type of visa is aimed at tourists and not those looking to work here in Thailand or stay for a longer period. The application for this is relatively straight forward and just requires two passport photos, a passport with at least two blank pages with a minimum of six months validity remaining and a completed application form. Longer periods The Non Immigrant O Visa is designed for people looking to stay for longer periods and can be used for marriage visas, people with Thai parents or families of people working in Thailand. You would need to initially apply for the visa in your home country where you would be granted a 90-day visa (subject to approval). This can 48•REm•Issue 148•09/2013

This applicant must prove that they have a minimum of Bt400,000 or Bt800,000 in their bank account dependent on which type of O Visa they require. This amount should have been in the bank account for a minimum of three months prior to application being submitted. A Non-Immigrant B Visa is the working visa. The initial application needs to be made outside of the Kingdom and without a valid work permit is granted for a initial three months and then extended at Immigration in Thailand once your work permit application has been accepted. Several documents are required such as company registration, tax returns, an affidavit and an invitation letter from your employer. Other documents maybe required dependent on which embassy or consulate you visit so proper guidance should be sort. The rules regarding the 90 day reporting are very similar to those relating to the O Visa. A 12 month multiple entry visa can be issued by your home country if you have a valid work permit. This visa would require you to leave the Kingdom every 90 days.

The Retirement Visa or O-A Visa as it is sometimes referred to, is available to those people aged over 50 and looking to retire in Thailand. Again, you are unable to work on a retirement visa as the name suggests. You must have “not less than Bt800,000” in a bank account or a monthly income of “not less than Bt65,000”. You must also have a minimum of 18 months remaining on your passport. Health check A health check is also required to ensure that you do not have any of the diseases including Leprosy, Tuberculosis, Elephantiasis, drug addiction, third phase of Syphilis. The rules regarding applications appear to be a little sketchy at present so accurate advice at the time of your application needs to be sought. Having the correct visa in Thailand is essential as overstay or incorrect visas can lead to heavy penalties, imprisonment or deportation. Well as always, space is running short. I hope that this has given you some idea about which visa is required and also maybe my misfortune has raised a few smiles or brought back memories. Now I am back, complete with correct visa I hope like you, to keep enjoying the Land of Smiles!

which developer has a new project. I don’t care who lost their best sales person. Whether or not a project has gotten EIA approval does not interest me. Just tell me what kind of property you’ve sold lately and who you sold it to. It’s that simple.

Brain-picking I borrow his technique when I want to find out what’s going on in a particular property market. The other week I was in Pattaya and paid a visit to my usual cadre of real estate rangers. Some hate to see me walk in the door, because they know it’s brain-picking time. But, most of them are relieved as it is a rare opportunity to tell the truth with no spin, shine or exaggeration regarding the prevailing property market on the Chonburi Coast. I am neither buyer nor a seller. I am well-versed in how the real estate business in Thailand works, so there’s no need to educate me. Most importantly, I am known for keeping my promise of anonymity. My opening question and invitation to confess is always the same: “What’s selling?” I don’t want to hear about

Useful anecdotes Usually they respond to me the same way I do with my physician. I learn what has sold, how much it sold for, who it was sold to and naturally some useful anecdotes and opinions on the direction of the market. It has been nearly two years since I last conducted such a survey. The recent results were eye-opening, but confirmed my sneaking suspicion that things were changing in and around Fun City. One longtime veteran in the Pattaya property trenches put it very succinctly … “Sellin’ a lot of houses, dude … a lot of houses”. I was overjoyed. I’ve been predicting this for a long time. But, I guess if you predict something for long enough, it will eventually happen. What’s more, I wanted it to happen. In my decade and a half here in Thailand, the most money I ever made coupled with the most creative satisfaction was building and selling houses. It thrills the crap out of me to see the trend arrive here in Bangkok Beach. Out of 10 property jockeys I spoke with, two said nothing was selling, two said they were flogging a whole bunch of 31 sqm people boxes, and the other six all expressed a surprised elation at selling single family dwellings … mostly in East Pattaya.

Whenever he sees me, he’ll take a gander at my X-rays, or blood tests, or results from whatever diagnostic gismo I’ve been examined with, then look me right in the eye and ask: “How do you feel?” This seemingly harmless and open-ended question usually draws every bit of information he needs out of me. I ramble on, jumping from symptom to symptom; occasionally offering my own diagnosis and opinion on exactly why my 52-yearold body is betraying me. He doesn’t have to prod or pry. We don’t have to play 20 questions. He gets all the information he needs in one shot.

I discarded the first two as lazy remoras and the second two as “captive shops” with their signage and marketing material paid for by the ruling oligarchy of high-rise developers. Not surprisingly, the six agents who said they were selling houses are some of the oldest and most established firms in the area. In fact, more than half of them make their bread and butter serving the corporate relocation and working expatriate market. I keep telling people Pattaya is a real city and here is more proof! But why are houses suddenly in vogue? And who is buying them? Enquiring minds want to know! I believe the answer to these questions comes in three parts. Houses have changed, buyers have changed, and Pattaya has changed. Pt1 Houses have changed Last year while researching housing developments in East Pattaya and also the far southern end, I learned a lot about how the design, style and construction quality of houses has morphed in and around the city. (See the Tales of the Darkside series and Goin’ South series archived on our website at www.remthai.com) It appears to me there have been three distinct stages of development over the past 15 years or so. Keep in mind, I’m not talking about “one off” houses where someone has secured some land and built their own single house. I’m referring to proper housing developments. The original development style was focused on two axioms: 1) build them all the same; 2) build as many as you

La Résidence houses are so comfortable that you are unlikely to want to leave home – even though Pattaya with all its amenities lies just 15 minutes away. On-site there are plans for a delicatessen which will offer delivery services including freshly baked bread, a coffee shop and a fitness centre. Other planned plusses are taxi and minibus service, pool cleaning, house sitting, baby sitting, maid and laundry.

can on the land you have. The houses themselves were a hybrid design of Thai sensibility and mimicry of what they thought a foreigner’s house was like. Most were built in the ubiquitous “Thai-Bali” style … or what they thought we thought Thai-Bali looked like. Outdoor kitchens, maid rooms and those hideous little ceramic columns surrounding tiny outdoor verandas are dead giveaways of housing produced during this era. Semi-spacious farangstyle living rooms were prone to having a single electrical outlet with the wires running through a plastic conduit on the outside of the wall. No space There was no space between the houses whatsoever. Where I come from we call these “zero lot-line” houses. If you had a 200 sqm lot; 180 sqm was covered in concrete. Grandiose and ornate entry ways to these developments with imposing security guard shacks were erected first, usually to be torn down later and replaced with shop-houses. Once most of the project was sold, the developer usually just went on to the next cookie-cutter project to repeat their atrocities. Little or no management was left in place to control or maintain common areas like the streets, clubhouses or communal swimming pools that might have existed. The design was rudimentary. The quality was sub-standard. The management was non-existent. And, some of those developers are operating in the same manner to this day. Their only saving grace is that they didn’t cost very much. Then in the late ’90s and early ’00s, a housing renaissance occurred. What I would describe as “American-style” gated communities emerged. Well-lit wide streets, big lots, private swimming pools and a variety of designs. Unfortunately, many of these were mere façades, like fake Gucci bags. Most of them looked the part with fabulous entrances and almost military security structures. But, alas, the quality was all over the place. One development in particular comes to mind. (Since I’m going to put it down, I decline to name names). The

Then in the late ’90s and early ’00s, a housing renaissance occurred. What I would describe as “Americanstyle” gated communities emerged. Well lit wide streets, big lots, private swimming pools and a variety of designs.

entrance to this famous East Pattaya estate is one of the most breathtaking I’ve ever seen, complete with modern sculptures and manicured landscape. The houses sit on huge lots, but are only slightly better quality than those built 10 years before. Plagued with bad design, poor material and shoddy workmanship; $1,000 suit going to a five star restaurant and ordering a hamburger. “What’s the matter boss? Spend all your money on the suit?” Still others sported the fancy storefront and, for the most part, lived up to it. Phu Tara and Siam Royal View in East Pattaya come to mind. Whoever designed these estates understood the concept of luxury gated community living and followed through with some pretty well turned out abodes.The problem here is they kind of over-did it. The “build it and they will come” philosophy backfired. Some of these kinds of homes sit empty or the plots remain available because they are just too expensive. The market for houses in that prices range is yet to mature.

In the past few years up to the present, we have seen a second renaissance I’d call the modern age of practicality. Today’s Pattaya home builder has employed some reverseengineering. Houses are geared towards what the buying public want, not some grand vision of the developer. Smart houses Ornate ridiculous entrances and unused theme park-like common areas have been replaced with value-added features for each house. LED lighting, solar-powered water heaters, salt water swimming pools and “smart” houses that are so wiredup you can cook dinner on your way home with your iPhone. Developments like Sedona, Whispering Palms and Greenfield Villas mirror North American communities with their open plan houses and flexible floor-plans. Professional management ensures the investment buyers make isn’t degraded by their neighbours. Forward thinking designers like Silver Hills in Bang Saray give

buyers huge lots with a long list of “green” features and “smart house” gadgetry. Now a “luxury gated community” is just that and not a poor copy of a Rolex watch. In my opinion, among the most shining examples of how far housing has come are the projects offered by BravoThai – The Vineyards Phase III and the recently unveiled Amaya Hill. The designs are modern, flexible and timeless. The execution is precise and completed with the highest quality materials. The genius of these developments is in the planning. Instead of creating homes and shoving them down the consumer’s throat, the folks at BravoThai delineated specific markets and set out to satisfy them. The Vineyards Phase III is a small-ish development with only 21 units. It is an intimate project with big plots. The houses are spacious open-plan affairs with plenty of garden and swimming pool. Minimalist styling allows owners to bend the décor to their will. On-site amenities like a coffee shop, fitness centre, taxi/mini-bus service, pool cleaning, house-sitting and maid services tell the tale of exactly who these houses are targeting. Priced at Bt13-20m, limited to a small close-knit community and chock full of convenient amenities, it is quite obvious this place is aimed at retirees. Award recognition Apparently BravoThai know what’s what as half the units have been sold in less than one year. All phases of The Vineyards have been recognised repeatedly at the Thailand Property Awards 2011 and 2012 and Pacific Property Awards 2012 and 2013. Amaya Hill targets a different group. With 85 units planned, it is a much larger project with smaller plots. Built on an elevated knoll near Lake Mabprachan, Amaya Hill enjoys great location, access to the motorway and views of Pattaya in the distance. The houses mirror the design of The Vineyards with their clean minimalist lines and practical layout. Once again the boys from BravoThai seem to have found the mark as many of the units on the first phase are sold and they don’t even have a showroom yet. In the future I would expect any switched-on development company to follow BravoThai’s lead. Terrence (Terry) Collins, MD of BravoThai, said it best: “People don’t want a discount … they want a lot of house for their money.” It occurs to me that BravoThai have taken the developer’s ego out of the equation and decided to “just give the people what they want”. This is a very definitive shift in house builder philosophy. Pt2 Buyers have changed So, what has changed about the ohso-elusive consumer? Are they the same people who used to buy condos

with a different mindset? Or, are they a different group altogether? The answer is … a little of both. Terry Collins again: “Consumer trust has flipped.” We discussed the old condo developer fear tactics used in the past. “You can’t own it … you can’t own it!” the condo mongers would say referring to houses; playing on the fears of buyers that the only property legal for a foreigner to own in Thailand was a (49 per cent) condo. Now, not only have buyers become more educated and comfortable with the various methods one might “own” a house, some are becoming increasingly suspect of condominiums. “People are afraid some of these condos aren’t going to get built,” said one veteran agent. Indeed, construction delays, design changes and rampant rumours of developer insolvency have some property buyers looking at condos with a suspicious eye. Of course it is only the very few condos that deserve to be viewed with such suspicion but the “one bad apple” rule can still affect the rest of

the condo builders’ “barrel” in the perception of buyers. “People want to feel in control,” said Terry Collins. “While the buyer is waiting for a 40-storey high-rise to get built, he is at the mercy of the developer. With a house, the owner can come to inspect progress every day, and payment is based on preset benchmarks, not the developers’ need for cash flow.” Potential buyers My personal experience has seen some changes in the characteristics of potential buyers. Last December, my big three-bedroom condo in Jomtien Beach was vacant and for rent. This place is 168 sqm and feels like a house connected to the end of a condo. Many prospective renters consider it instead of a house. In three days I had three couples from three different countries looking at it, but all for the same reason. Each and every one included a male head of household that had recently been re-posted to an industrial estate near Pattaya. Two worked with companies forced out of Bangkok by the floods who chose to relocate rather than rebuild. The other was with a multinational conglomerate that was planting their flag in advance of the AEC inauguration in 2015. No punters, sex-patriots or fugitives … just real people that needed real housing. Overheated Asian economies have also changed the face of who is buying houses here. More than one agent told the story of Singaporeans who can’t afford to retire in their own country, choosing Thailand for its fresh air and easy way of life. The same goes for Hong Kong Chinese that are falling victim to mainland Nuevo-riche Chinese driving real estate prices to the stratosphere. Disgruntled North Americans and Europeans make up a hefty slice of the house-buying pie. Rising inflation and taxes create new expatriates every day. Adam Coulson from BravoThai told me he’d had a flurry of French buyers who are fed up with the exorbitant taxes and political turmoil of their own country. I meet

According to Adam, the off-shore worker making off-shore money no longer feels the urge to repatriate their hard earned cash to their native countries. He considers them the “perfect buyer”. Thais down the road to see how things had changed. Primary infrastructure like the motorway and other roads make it easier to get here and get around. Secondary infrastructure like schools, hospitals and major shopping venues create a much more livable environment. The new generation of Thais isn’t affected by Pattaya’s old stigma of Thailand’s “brothel-by-the-sea” reputation. They see Pattaya for what it is; a dynamic and vibrant resort town. It’s easy to get here, bristling with all kinds of healthy recreation and quite a bargain compared to other regional competitors. Having a little condo for weekend getaways is nice. Owning a big house with a private garden and swimming pool is better. So, this month I played doctor with the Pattaya property market by making a house call and asking it: “How do you feel?” After hearing it ramble on for a couple of days about changes in developments, changes in consumers and changes in Pattaya, I came to the same conclusion my grumpy old doctor always arrives at about me. “You’re okay,” he’ll say. “You’re just getting older”. Ω
