Outside the box

In last month’s issue one of this magazine’s correspondents declared: “It’s time to be optimistic and to think outside the box in order to encourage investment and continue to keep the property market within the country afloat and thriving.” I kept the sentence in the article by Gemma Guisley under the heading “Challenging Times Lie Ahead” because I felt they were fine sentiments. But, if I’m absolutely honest, I’m not sure I published it (the sentence) or them (the

sentiments) with any great personal conviction. But then a few weeks into last month along comes an innovation from Kingdom Property with a 20-Year Visa incentive for their Southpoint project and I start to think that maybe I should tone down some of my private cynicism. Fuller details appear on Pages 12 and 13 but in a nutshell their promotion involves taking a lot of the problems away for those wishing to stay in Thailand for long periods and reducing the hassles encountered getting in and out of the country once you buy a condo of any size with them. Now it’s not my place in this column to start talking

I’ve been obliged to become a professional fence-sitter. That conceded, I think it would be remiss not to commend Kingdom. With

this 20-Year Visa offer they are definitely thinking outside the box and doing

something rather than sitting on their hands bemoaning the lack of tourists. Will the scheme prove a winner? I’ll let you know several months down the line. In the meantime the feedback I’m getting from contacts in property suggest that confidence is returning ... but ever so, ever so slowly it must be added. A respected industry commentator said to me at the press conference held to announce Kingdom’s new incentive: “Surely there’s never been a better time to buy.” I’m not trying to be mischievous when I repeat that remark. To sum up what I think he means let me refer to the article of another commentator – Bart Walters – on Pages 26 and 28. He says: “We can cry foul about lingering military rule, but it appears the powers-that-be have a plan that involves a thriving and expanding Eastern Seaboard. The plan seems to be turning the whole coast into a transportation and manufacturing super-hub. Pardon my selfishness, but as a property owner, that sounds okay to me.” Footnote: As this magazine was going to press we discovered that previous owner of this magazine – John Black – has died. We are several months late in reporting this and only found out when sending him a birthday wish on Facebook. Everyone at REm is very saddened by the discovery.

Phoenix Gold sees big uplift

One course to be revamped and luxury homes planned The owners of The Phoenix Gold Golf and Country Club, one of the leading Championship courses in Eastern Thailand, have announced a major investment to redevelop their club just outside Pattaya. At a packed press conference at Bangkok’s Mandarin Oriental the club’s new owner, Ms Chanya Swangchitr, signed agreements with Thai course designer Pirapon Namatra, to completely redevelop their Lakes course. She also announced that next year they will launch Phoenix Gold Real Estate by developing luxury homes on 1,000 rai adjacent to the course. Opened in 1993 the club’s three nine hole courses, named Mountain, Lakes and Ocean, were originally mapped out by Denis Griffiths, the world renowned golf course designer. Over the past two years, Ms Swangchitr has invested heavily on improving the golfing experience both on and off the course. Nathawat Aksornchat, the club’s new general manager, said: “Having created the new look for Thana City in Bangkok, I joined the Phoenix Gold team in late 2014, and am very

excited that we are creating a world class facility here in Pattaya. “Although the three courses were offering some great challenges, we felt the existing 27 holes needed to be brought up to date. Therefore we were delighted when top Thai course designer Pirapon Namatra agreed to work with us to upgrade the courses.” Namatra has created some of Thailand’s most original courses including Banyan Golf Club in Hua Hin, Nikanti in Bangkok and recently (with IMG) Siam Country Club’s Waterside. Not changed look Pirapon Namatra said: “Our team at Golf East has been at Phoenix Gold over the past two years first working on the Ocean Course and more recently the Mountain Course. We worked on the bunkers, tee tops and some drainage and fairway work too, but it has not changed the look of these courses too much. “Our company has now been awarded the contract to redesign the Lakes course with new lakes, tee boxes and greens. The renovation of this Lakes course will be the most comprehensive one to date for our

design team. We are re-routing a few holes, while also working on the bunkers and the greens, which as you know are the most important parts of any golf course.” The Lakes is the shortest of the three courses, but Namatra’s brief is to make it more interesting, and he feels it may become the most fun of the three. Hole 6 will become a sharp dogleg right par 5 over a couple of lakes and hole 5 will turn into a teasing little par 4. Nathawat Aksornchat added: “Apart from creating a world-class championship golf course, and launching our real estate business, there are also plans to list Phoenix Gold on the Thai stock exchange.”

Buyers Bold incentive from Kingdom boosts sales in Southpoint

I

n a bid to make Pattaya more attractive to foreign buyers Kingdom Property have come up with a unique proposition for their Southpoint project on Pratumnak – buy any unit with them and receive a 20-year visa free. Wherever you go in the world obtaining a visa can be a pain. So Kingdom believe they are onto a winner by removing all the hassle over a prolonged period. Early last month the company announced this new promotion to a packed press conference in the newest of the Holiday Inn towers between Beach and Second Road.

14 REM 07/2015

Strong prospects Chief executive Nigel Cornick said later: “In the first week following the conference we’ve had approaching 150 new enquiries and converted a number of units already with a strong prospect list being worked through. Compared to the past nine months this is an amazing response.” For a few months the development seemed to be in the doldrums while construction agreements were being re-negotiated but now construction at Southpoint is “back on programme and in the second quarter of next year

given free 20-year visa

Elite staff in matters such as obtaining a driving licence and help with other official documents. Away from the conference I asked Nigel if he felt that the offering would be just right for people such as those who work off-shore and are visiting Thailand, say, six or more times a year? Making the airport experience more acceptable might be good enough on its own to attract their interest, I said. He agreed, but added that it is not just aimed at those types of workers. Broad interest Nigel expects the 20-year visa offer to have broad interest and at the press conference it was clear that Kingdom are expecting good things from Chinese buyers. One of the speakers at the press conference was Chris Ye Phd, an executive director from the world’s biggest bank – the ICBC (Industrial Commercial Bank of China). Mr Ye Phd’s bank say they are prepared to offer loans of up to 50 per cent (maximum Bt7.5m) to aid purchases

in Southpoint through their Singapore subsidiary. “As far as we are aware this visa offer is the only one of any permanent nature available in Thailand,” said Nigel, “and we are proud to be the first developer anywhere in the country to be able to offer it. With our offer you can simply come and go as you wish.” The visa is linked to the property and, as such, can be transferred to someone else – though only once. This means the visa would be lost if an owner were to sell their Southpoint unit. The name of an extra person (usually the spouse) can be added to the card but the second name must also be on the title deed. Nigel said: “I’m very excited by this product. Getting a visa is one of the most difficult things to address here and I feel that this is going to be huge. Once this gets going it won’t stop.” Sounds like it has already got going! l For more information about Southpoint and Kingdom’s 20-year visa offer email info@kingdomproperty.com or ring 038 416 441.

we hope to be completing transfers,” added Nigel. Kingdom believe the visa promotion will have strong appeal to just about everyone outside of Thailand. They are offering it in co-operation with the Thailand Elite organisation which has the backing of TAT (the Tourism Authority of Thailand). Thailand Elite was formed 12 years ago as an exclusive club that currently has 3,000 members who enjoy “access to privileges that money alone cannot buy” as they describe it. The Kingdom offer does not include all the privileges of Thailand Elite. For example, the vouchers to play golf and have massages for free are not part of it. Nor is the chauffeurdriven travel to and from the airport. “It’s the visa aspect we are concentrating on,” said Nigel Cornick. “The offer does include access to lounges at the airport and being met at your gate and escorted through immigration without queueing up.” The offer also means that owners can seek assistance from Thailand

20 REM 07/2015

Farewell to these two fine actors I was sorry to learn of the deaths of two top UK actors last month – Sir Christopher Lee and Ron Moody. I best remember Lee playing Scaramanga in the film The Man With the Golden Gun probably because a trip to what is described as James Bond Island (pictured) near Phuket was the first I made with the unlucky lady who is now my wife. Lee’s demise at the age of 93 overshadowed that of Moody, 91, which was something of a shame. Moody, best known for his role as Fagin in Oliver!, was a fine comedian as well as playing straight roles. I was fortunate enough to see him on stage at Bromley’s Churchill Theatre (SouthEast of London) playing Moliere’s The Miser. At one point in the play something went wrong with the set and Moody improvised by turning around to explain the problem to the audience in the most amusing manner. He brought the house down. Both will be missed.

round the same time as football’s governing body (FIFA) was going through the farce of re-electing their Teflon-coated, three wise monkeys president I spotted a news item about the world’s most corrupt countries. In last year’s Corruption Perceptions Index issued by Transparency International (note the word perceptions) Thailand was ranked 85th out of the 175 nations accessed. So, about half way up or down the rankings based on whether you are a glass half full or half empty type of person. All the rankings are based on how corrupt a nation’s public sector is viewed to be and the scale goes from 0 (highly corrupt) to 100 (very clean). In my own perception I was surprised to see Thailand fare so well. However, if you view the actual score they achieved – a lowish 38 out of 100 – maybe that puts things in more accurate perspective. I find it a little frightening to think there might be 90 countries more corrupt than Thailand. If perceptions are correct, a large percentage of these are to be found in Africa, South America and the Middle East with the dubious honour of ‘most corrupt’ shared by Somalia and North Korea scoring an underwhelming eight points apiece. If you are looking to live in a relatively non-corrupt

IT MADE ME SMIILE

Spotted on the Internet. country you really need to be considering a Nordic future. Denmark tops the poll with 92 points and Finland, Sweden and Norway occupy third to fifth in that order. Only New Zealand breaks up the Nordic stranglehold in second place, just a point behind Denmark. Selected others are: Netherlands (8th), Canada (10), Australia (11), the UK (14), Ireland and USA (joint 17), France and Qatar (joint 26), Israel (37), India (joint 85th with Thailand), China (100), Vietnam (119) and Russia (136). When I visited the Transparency International website to research this no fewer than half of their 10 highlighted stories on the home page concerned FIFA. Given that it was in the same week as its president Sepp Blatter finally offered to step down I am only surprised it wasn’t all 10. Shouldn’t he go now? Or is he hanging around long enough to try to cover his tracks?

At the time of writing this I don’t know if allegations implicating Blatter more directly will emerge but I do feel that if the team appears ‘dirty’ the head of it must accept responsibility. It remains to be proven, of course, but if high-ranking members of FIFA did accept bribes then I feel it is unlikely that Blatter could have been totally unaware of this, even if he perhaps did not benefit personally. I don’t know exactly how FIFA’s money is distributed. However, I strongly suspect that a tidy proportion goes towards developing the sport in countries that do not rate too well in the Corruption Perceptions Index. What of the next two World Cups going to Russia and Qatar? Any dodgy payments involved? Well let’s say that given how I perceive FIFA has been run over recent years I would not be surprised if it is proven that bungs were involved. But until it is proven I guess they have to be given the benefit of the doubt. Anyway, if FIFA were to try to strip the finals from either Russia or Qatar I would imagine they would face law suits so big that the organisation would probably be bankrupted. I can’t believe that Russia or Qatar would spend millions on stadiums and then meekly accept the World Cup being taken away from them. It’s a beautiful game!

Name and shame stick inventors An early selfie stick, perhaps the first, was invented in the 1980s by Hiroshi Ueda, a keen photographer who worked for the Japanese Minolta camera company. While travelling in Europe he encountered a problem. “I was in the Louvre Museum in Paris and asked a child to take a photo of us, but when I stepped away, the child ran away with my camera,” he says. His extender stick was patented in 1983 but it was not a commercial success. “It didn’t sell very well,” he admits. “The quality of the picture wasn’t very good.” His patent ran out in 2003. Then along came Canadian toy and gadget inventor Wayne Fromm who developed the Quik Pod, a hand-held extendable selfie stick in the early 2000s. He was unaware of Ueda’s earlier design, though he too came up with the idea during a European holiday. So who invented the selfie stick? Up to you!

hen I was younger, so much younger than today (sounds like the cue for a song) I used to sit around with friends trying to come up with the idea for a labour-saving gadget that would make us all millionaires. At the time I though we really came up with some good ideas. But they were so good I can’t remember a single one. Great! You are thinking ... so what are you on about? Well, I’m getting there. I want to share my thoughts about two things – selfie sticks and smartphones. Search selfie stick inventors on the net and you will come up with two very different names (see panel alongside). Personally I don’t much care who wins the ‘who was first’ debate as I think that probably both should be dangled from their vitals until they repent. And it isn’t just me who hates these legalised eye pokers. They have been banned from stadiums, concerts, museums and even from the next Apple conference. Quite right too! They are yet another example of the totally selfcentred society we have developed into – “out of my way, I simply have to have a picture of myself next to this deeply uninteresting landmark so please avoid my big stick”.

Selfie sticks are a manifestation of “progress” I feel I can do without. Smartphones are another. The problem with smartphones is you have to be smart .... and young enough to have missed man landing on the moon (1969), the Walkman (1979) and the introduction of the worldwide web (1989). There are times when I think it would have been better if the Apple salesman had set me some form of test and then told me kindly: “I’m sorry sir, but a smartphone is too clever for you.” Only recently have I managed to start getting emails on my iPhone 5 which I have owned for several years and that is only because my young Thai designer knows how to do these things. People ringing me were encountering a problem. They would ring and immediately get the “busy” tone. It was starting to tick some of them

off big time! What could I do? I thought. I might be missing important business calls. I’ll have to buy another phone. After a client gave me a mild telling off I felt obliged to act. I determined to go to Tuk Com and throw myself on the mercy of a 16-year-old and ask him (or her) to press three buttons and make the problem go away or sell me a totally new phone. But wait ... hadn’t my 25-year-old son told me that the answer to most problems can be found on the Internet? I typed in my ‘ailment’ and hey presto received the answer: Disable your ‘do not disturb’ button. That’s easy for you to say, I thought. Where is it? Yep, eventually I found it under Settings, moved a small button to the left and all my cares were taken away. At least until the next problem. So now I have a great idea for another invention – the Dumbphone. What’s the target audience? People who witnessed man walk on the moon, the start of the worldwide web and so on. What does it do? It allows you to receive and make phone calls. That’s it. Nothing else. No SMS, no Twittering, no WhatsApp (I currently have 120 messages on this that I can’t open), just phone calls. Yes I know they exist already but what if they were marketed as Dumbphones?

24 REM 07/2015

I

f you were to look up the term “to be on your mettle” you would be greeted by the definition “ready to do something to the best of your ability in a difficult situation”. That, for me, sums up the progress being made by the Platinum Property Group. The property market may not be easy at present “but that’s not a situation that applies to everyone,” said a spokesman for the group. “Without being blasé about the market, we are doing well,” he added. “And we think it’s time we spoke up and gave a more balanced view of what is going on – or at least spell out things from our perspective.” So how is it all going for the company who have two projects fully complete – The Lofts and The Place – and three more in the pipeline? “We now have EIA (Environmental Impact Assessment) for The Point and all the negotiations for EIA on The Jewel are complete. Once the paperwork has passed through the normal channels we expect to get the certificate imminently,” he said. He added that EIA is not required for the third project – Sea Zen at Bang Saray – given both the blocks in the development are planned to be just seven storeys tall. “But because of its position we require approval from the naval base, which we already have.” The spokesman conceded that EIA on The Point had taken longer than

anticipated, but added: “We are using our favoured construction company – Skyline – who have made wonderful progress to get us back on schedule.” Sales in The Point stand at 70 per cent and the schedule calls for buildings works to be complete by Q4 of next year. Availability is now limited, but a 29.6sqm studio is still on offer at Bt2,175,600. In the Jewel the sales have hit 30 per cent. These have been boosted by a special promotion which was recently extended. Attractive discounts “To generate sales in the non-sea view units (floors two-four) we have been offering 15 per cent discount if bought in a Thai or Thai company name,” said the spokesman. “This has worked so well that we have opted to extend the offer to floors five and above but at a lower discount of 10 per cent (five per cent if bought in a foreign name).”

Top floor (15) in The Jewel comprises two penthouses which have already been sold and below these is the pool deck combined with fitness centre and sauna. The Jewel will be just 500 metres back from Cosy Beach in an elevated corner location which offers super views to three sides. “Among the great things about it is that the location is well placed for Walking Street, yet it is quiet and peaceful in the area immediately surrounding it,” said the spokesman. Units still available start at Bt2,465,600 for a 40sqm one-bed. Showrooms demonstrating the one and two-bedroom units are onsite at the corner of Kasetin Soi 1 and Soi Rajchawaroon. With the EIA now imminent the building will commence straight after receipt of the EIA certificate, with a build time of approximately two years. “We are also selling well at Sea Zen where we have a total of 158 units,” said the spokesman. “Bang Saray is growing in popularity given that land close to the sea is becoming much less readily available.” A 27sqm one-bed unit in Sea Zen starts at just less than Bt1.3m. Sea Zen lies just 100 metres from the beach and an agreement has been reached which means the residents will enjoy direct beach access. | Dave Buckley

Never short of ideas – that’s New Nordic

26 REM 07/2015

R

unning a hospitality business requires constant innovation to attract new clients and retain ‘old’ ones. So it will come as little surprise to those familiar with the New Nordic Group on Pratumnak that they are forever finding new ideas and promotions to grab people’s interest during the low season. Let’s just spell out a few of them: l Unique Pool Parties – every Saturday at Thai Villa in soi 4 Pratumnak. Starts at 1pm up until 10pm. Special guest DJs will help the parties go with a swing and there will be a Miss Wet T-Shirt contest. The parties started last month. Admission is Bt300. l Pic & Post – take a picture anywhere within New Nordic and, if you post it on Facebook or Instagram you will receive a 10 per cent discount at New Nordic’s Steaks, Grill & Winery; l BBQ evening – every Sunday starting at 5pm at Thai Villa. Pay just Bt249 for all food, drinks extra. l Live music – at the New Nordic Bistro. Featuring the band Ramshackle every Monday and 60s and 70s hits with William Danson every Saturday. Start time is 7pm and there is no admission charge; l Champagne Breakfast – feel like pampering yourself first thing in the morning? Turn up at New Nordic’s Steaks, Grill & Winery and for Bt850 you will receive a bottle of Charles Bernard sparkling wine combined with a fruit plate;

l New Nordic Power Walk – for those feeling more energetic first thing in the morning there is the chance to work up an appetite by taking a power walk. Turn up at the group’s Concept Marcus hotel at 7am on the 1st, 10th or 20th of each month and blow away the cobwebs gained the night before. Complimentary tea or coffee plus pastries are served in the French café at the end of the walk. If you wear orange (New Nordic’s corporate colour) you will get a 10 per cent discount coupon to be used at New Nordic’s Steaks, Grill & Winery. Most of these promotions will continue through into high season. With all this going on in addition to the daily routine of serving food and beverage you might appreciate that the group’s F&B manager, Anders Eliasson, is a busy man. His involvement with New Nordic began one year ago when he was invited to open a steak house there.

Just some of the events and promotions at New Nordic Group F&B outlets. Above, left: The pool parties on the roof at Thai Villa. Above, right: The Sunday evening BBQ at the same venue. Below: Live music from Ramshackle at the New Nordic Bistro. If you want to find out more about any of the events mentioned on this page visit www.facebook. com/NewNordic Restaurants or ring 094 923 4366.

Swedish-born Anders was the owner of the News Café in Chateau Dale at the time the offer was made. At first taking care of both venues worked well ... until last Christmas, that is. Anders takes up the story: “Both restaurants were fully booked – one at 6.30, the other at 7.30 and again at 9.30. It became obvious to all concerned that I could not be in two places at once. “I had to choose and I picked New Nordic because I saw so many possibilities and opportunities here. Also, I felt that I had done as much as I could with the Chateau Dale venue.” When Anders arrived at New Nordic there was just one restaurant, now there are a dozen F&B outlets to oversee. Before his involvement with News Café he had gained experience at a restaurant called Tantra at the famous South Beach in Florida. “I was asked if I wanted to come to Pattaya to help turn around News Café. I came to the city, thought it was a nice place and decided to stay.” Now that he’s firmly established at New Nordic, Anders is preparing for new challenges as the group opens more and more properties. “You have to understand the preferences of the customers,” he says. “For example, one hotel has a lot of Russian guests, at another they are predominantly Chinese. But our main guests groups are still European and Scandinavian, of course. Their tastes and needs vary widely.” Somehow we don’t think he will be short of ideas to address them! |

Who will be captain now? What ASEAN musical chairs might mean to us

28 REM 07/2015

B

ack before the coupe, I wrote more than a few articles droning on about Thailand being the natural chair of ASEAN (Association of South-East Asian Nations) and the planned AEC (ASEAN Economic Community). I even wrote one comparing Thailand to the Philippines that made it seem like Thailand was already seizing the day and our friends in the Phils were responding to AEC ideals with a yawn. But, that was back when Burma (Myanmar) was under military rule and Thailand was a democracy. As a strategically located, stable country bristling with infrastructure, it looked like Thailand was going to be in the catbird seat to take advantage of all things AEC. Now my favourite country is looking like it might be an “also-ran”, rendered vulnerable by years of persistent – and sometimes violent – political unrest. Who will command this ship of self-interest now? Can Thailand dust itself off and regain a leadership role in ASEAN which is slated to get together under the umbrella of the AEC at the end of the year? Whether that happens or not remains a big if!

The answer may depend on your point of view. If we compare Thailand to some of its ASEAN compatriots, it is easy to see there is more competition now than pre-coupe. Burma Since 2012 Burma has enjoyed an easing of financial sanctions levied by the US, Japan and the European Community. The Asian Development Bank has re-engaged with Burmese economy and barriers to foreign investment have been removed. In December 2014 an agreement was signed to set up the Yangon Stock Exchange. Burma launched a bid to chair ASEAN last year. It would appear that our neighbours in the Golden Triangle are quite serious about taking a bit of the AEC pie for themselves. But they are a long way from being the Captain. Indonesia Indonesia commands the largest economy in the ASEAN group. They thrived all through the Global Financial Crisis putting up 6% growth rates. Forward-thinking new President Joko Widodo (aka Jokowi, pictured) is putting their young workforce into play with massive

infrastructure projects. It certainly looks like Indonesia is preparing itself to take advantage of a borderless market. Perhaps they are the new ASEAN Captain. Malaysia A report from HSBC Bank says Malaysia will be the world’s 21st largest economy in the world by 2050. The report also says “the electronic component, petroleum gas and liquefied natural gas producing country will see a substantial increase in per capita income”. With 6% growth last year and a bundle of infrastructure projects of their own, Malaysia looks like a player who turned up to training camp in shape. The Philippines The Philippines poses the greatest threat to any other ASEAN country’s claim to leadership in the AEC. With a young Englishspeaking workforce, they have mastered the art of exporting their unemployment while accruing more remittance income every year. Some churned up political waters in the South China Sea has the US pouring in money and

attention to their old friends in the region plus there is growing interest from South Koreans. Infrastructure projects like expanding Clark Airport (pictured above, left) and a slew of regional airports to support tourism have the Philippine economy growing rapidly. Goldman Sachs estimates that by 2050, The Philippines will be the 14th largest economy in the world. That certainly sounds like they could lay claim to the helm of ASEAN.

30 REM 07/2015

Cambodia Even the beleaguered neighboring Cambodia is looking like a new upstart contender. With a 7% growth in GDP last year and an estimated 7.3% this year, somebody’s doing something right for a change. It’s all a bit of a frontier bonanza right now with land prices going up in some regions 15% per quarter. From Phnom Penh to Siam Riep, rampant construction of condos, villas and office towers denotes a frenzy of foreign investment. China, Korea, Japan and a host of other players are dragging slow-sister Cambodia into the 21st century. A closer look But what about Thailand? What does the “land of not-too-much-to-smileabout-lately” have to offer? Thailand is still the 2nd largest economy in ASEAN, but, with a tepid 3% growth rate, that won’t last long. High household debt, lackluster global demand, an aging workforce and political uncertainty are weighing heavy on the Thai economy. And now we are more

than a year into a coupe with an installed Prime Minister. Thailand is looking like the regressive oldtimer of the bunch and anything but the Captain. Maybe we should step back and look at things from another angle … a close-up this time, with a hint of prurient self-interest. We are in Thailand but are mostly concerned with one particular part of it – the Eastern Seaboard. What’s happening in Chiang Mai or Phuket or even Bangkok doesn’t have that much to do with us. Who is or is not performing in an ASEAN leadership role may be irrelevant. Our real concern should be: “How is the current government in Thailand preparing the Eastern Seaboard to benefit from membership of AEC and ASEAN?” The health, welfare and property value of our little slice of heaven should be our first priority should it not? A plan? In an article from Deal Street Asia it is revealed that soon after the coupe, Transport Minister Prajin Juntong was appointed by the junta to head the Eastern Seaboard Development Committee. The committee was formed to address environmental problems in the area while preparing for increased demand from the impending AEC. Prajin has approved 91 projects slated to spend Bt100bn (just over US$3.2bn). Of a total of 91 projects, 18 (Bt7.92bn) are related to the water transportation development system particularly to connect two main ports, Laem Chabang in Chonburi and Map Ta Phut in Rayong, together,

Our real concern should be: “How is the current government in Thailand preparing the Eastern Seaboard to benefit from membership of AEC and ASEAN?”

eight projects (Bt19.23bn) are relevant to the train logistic system and 65 projects (Bt82.77bn) are to develop the network of land logistics. The Transport Ministry has also taken up the sword on expanding Utapao International Airport (above, right) to accommodate more passengers flying direct to the Eastern Seaboard. The expansion will be a three-phase affair which will start with a new terminal that can handle an additional three million passengers per year. The roads linking the airport to Chachoengsao will also be expanded. The airport is expected to handle five million passengers per year by 2020. We can cry foul about lingering military rule, but it appears the powers-that-be have a plan that involves a thriving and expanding Eastern Seaboard. The plan seems to be turning the whole coast into a transportation and manufacturing super-hub. Pardon my selfishness, but as a property owner, that sounds okay to me. Thailand may have taken a tumble in the public eye, but behind-the-scenes leadership is in a frenzy to prepare for the AEC. Less emphasis is being put on who is available for an ASEAN photo opportunity and more on actually using the tools the AEC presents. Lucky for us, a significant piece of the AEC maximisation plan happens right in our own backyard. More money … more people … more people with money coming to stay in the area … I couldn’t care less who is Captain. Bart Walters

Multi-listing service launched Aim is to make sales of used property easier for both buyers and sellers Pattaya has caught up with some of the global leaders when it comes to having an efficient, streamlined service for the resale of second-hand properties. The new system, called simply Pattaya Resales, was launched last month and comprises printed brochure listings which will also be added to a brokers-only website. Pattaya Resales is the idea of Cosy Beach-based brokers Pattaya Homes and Condos and their aim is to see it adopted by numerous top agents around the city.

32 REM 07/2015

Increase in demand Company MD Steve Seaman said: “As the property market continues to grow, there has been an increase in demand for resale properties. But, the lack of a co-ordinated system to help both buyers and sellers alike has made it difficult for them to achieve their respective objectives. Hence Pattaya Resales.” The company are keen to promote the service ahead of themselves.

“It’s not about us,” said Steve. “Sure if a sale results we will see some benefit but the new service is designed to make buying or selling a property in Pattaya much easier. We will not be branding it as our service.” Buyers and sellers are encouraged to continue to use their preferred agents and, in turn, agents are being encouraged to become part of the resales network. So how does it work? Pattaya Resales will be issuing a monthly brochure detailing hundreds of resale properties ranging from Bt1m condos through to Bt50m luxury houses. The brochure will be available all over the city including many agents displaying a sign saying: Pattaya Resales Brochure Here. The resales will also be listed online in a limited-access site to allow agents to easily find properties that best match their clients’ needs. Steve Seaman added: “If you are looking to buy a property, your agent will be able to give you full details on each of the properties available and

Below gives an idea of the range of resale properties that can be found in the brochure. No 1 is a Bt1m 32sqm condo in the Bang Saray area; No 2 is a Bt3,690,000 120sqm living space two-bed house in East Pattaya; No 3 is a Bt4,295,000 119sqm condo in Jomtien; No 4 is a Bt17,950,000 206sqm living space three-bed house in the Cosy Beach area. Brokers who wish to know more should contact 082 659 4308.

can also arrange viewing of any of the ones that are of interest to you. “When you find what you’re looking for, your agent will handle all of the legal aspects making sure that your purchase is as smooth and trouble-free as possible. Wide coverage “If you have a property you wish to sell, you should also speak to your agent who will be pleased to list your property in the system so you will receive wide coverage via the brochure as well as through all the agents in the Pattaya Resales network.” Steve has been involved with the Pattaya property market for 10 years and has long felt it was time Pattaya had a multi-listing system that works well in other countries. He concluded: “In fact we have added a few dimensions which are new compared to the systems that exist in other locations. “They should make life a whole lot easier for all agents in the system and, thereby, for their clients.”

More fun in the dental centre?

38 REM 07/2015

entists? More fun? Well, actually yes! You see, for all those who know a smattering of Thai, the name for a dentist is “mor fun”, literally translated as Dr Teeth! The practice of dentistry dates back to 7,000 BC and some Indus Valley Civilisation sites in Pakistan indicate that this earliest form of dentistry involved curing tooth related disorders with bow drills operated by hand. More fun? Probably not. Dental caries has been around as long as human beings, and a Sumerian text from 5000 BC describes a “tooth worm” as the cause of dental caries (it wasn’t sweeties). The tooth worm idea was also believed in ancient India, Egypt, Japan, and China. The legend of the worm is also found in the writings of Homer, and as late as the 14th century AD the surgeon Guy de

Last time I left my fingerprints on the arms of the dental chair.

Chauliac still promoted the belief that worms cause tooth decay. The worms were getting a bad rap. Ancient Greek scholars Hippocrates and Aristotle wrote about dentistry, including treating decayed teeth (kill the worm first, I suppose) and gum disease, extracting teeth with forceps, and using wires to stabilise loose teeth and fractured jaws. And that is before we invented anesthesia! Marquis de Sade school Of course we have good reasons to be afraid of dentists, who all go through the Marquis de Sade Dental Training School. Have you ever looked at the length of the needles they use? I swear it comes out through the top of my head when it goes in with that sickening ‘crunch’ and when they are extracting the nerve from a tooth they detach it from the underside of your brain and pull. Except that it is

still attached and bits of your brain come out through the tooth canal, joined to a long white stringy thing, which they jovially tell you was once a nerve. Last time I left my fingerprints on the arms of the dental chair. I was idly picking my teeth the other evening. As I didn’t have any floss at hand (despite having, somewhere in the house, those natty little business card dispensers that Stuart Saunders produces) and I was attacking the spaces with a bent pin. Now bent pins are great for removing scale, using the head of the pin to scrape the tooth barnacles off. You know that extremely gritty stuff that adheres to the teeth, which when you remove it reveals several cubic centimeters of incredibly smelly material. Oh, let’s not go there either! It’s better to let the real dentists have the fun! |

The need for public telephone boxes has virtually disappeared in a little more than a century. At one time for many who could not afford a phone in their home they were essential. Now, with the advent and proliferation of mobile phones they have become virtually obsolete.

Last call for phone boxes

40 REM 07/2015

F

orty years ago the public telephone played an important part in many people’s lives and for lots of them it was often their only means of communication with the outside world apart from the good, old fashioned letter. Although house phones (or landlines as they are now referred to) were becoming increasingly common they were by no means in every household. There was a telephone box at the end of most streets and every attempt would be made to try and ensure that they were working and well maintained – although not always successfully!

Similar to

months ago so it is little surprise that Belgacom decided that enough was enough. The phones had become rarely used with the vast majority of the population now owning a mobile phone basically leaving these obsolete eye sores to quietly rot away. The move has been generally welcomed and has received little or no opposition – something that had been feared. Now when it comes to the iconic red phone boxes of the UK, these can be described as anything but eye sores. Standing proudly in every village in the country, these phone boxes were at the heart of community life. Tourists flocked to have their pictures taken with them, they appear on T-shirts and other novelty items – these were, and probably still are, seen as something that is typically ‘British’. These red phone boxes started to appear around the world, some genuine,

others just copies but that little piece of Britain had become a commodity that could be exported to the rest of the world. There is even a replica phone box at Mimosa in Na Jomtien that has become a popular spot for a photo opportunity. Still working? Sadly, not all phone boxes are as attractive as the old fashioned ones in the UK. Here in Pattaya we still have public phone boxes around the city but how many are still working and are they maintained? I imagine most people would expect the answer to be negative on both counts although there may be the odd one that gets the occasional use. However, similar to Belgium, these often vandalised public phones are more of an unsightly mess that serve little or no purpose. So, as we are trying to brighten up the streets of Pattaya, why don’t we remove them and move forward?

mystery columnist • our man at large

42 REM 07/2015

The chances are that they wouldn’t really be missed anyway. So why have public phones become a thing of the past? Well quite obviously it is down to mobile phones. Although the technology for mobile phones has been available since the World War II it was not until the mid-1980s that they became more commonly available and in the public domain. For those of us from the UK perhaps some of our first images of mobile phones were Del Boy from Only Fools and Horses “moving with technology” and orchestrating another deal with something the size of a breeze block attached to his ear. These images may appear amusing or quaint now but these phones were “state of the art” at the time. By the mid- to late-1990s more and more people owned a mobile phone and by the mid-2000s you were in the minority if you didn’t own one. Games console Of course in the 1990s you made phone calls, in the early 2000s you sent text (SMS) messages and by 2010 we all had the internet on our phones and a range of games to amuse us to our heart’s content. The mobile phone had turned into a mini computer and games console all rolled into one – and you can even make phone calls from it! The fact that we can now be in

touch with people 24 hours a day, seven days a week, 365 days a year is seen by many as a good thing but what impact does it have on our social skills? Yes, the benefits are there for everyone to see and most of us would be lost without our mobile phones. We can call if we are late, ring loved ones to catch up and be easily contactable either on the phone or via email. We can be available in the most remote of places. However, all too often people go to the local bar or coffee house to catch up with friends and everyone is on their mobile phone chatting to anyone and everyone in the world – except the people who are physically sat next to them! It seems the art of conversation is dying unless it is via a text message or a sticker on Line. The only interaction within the group is when it comes to ordering the next round. Wouldn’t it be nice to have a proper conversation with a person in the same room – you can enjoy the same things and, of course, the banter! After all, you arranged to meet up with these people and then effectively ignored them! The fact that so many games are now available on mobile phones is also another nail in the coffin for human interaction. With games such as Candy Crush now taking over people’s lives it seems a trip to the restaurant

involves watching your girlfriend trying to complete level 853 of the said game – hardly inspiring or riveting conversation! Don’t get me wrong, I enjoy these games, too, but surely it would be more polite to play them on your own rather than in the company of others? It may sound like I am coming down hard on mobile phones. I am not, and I am not a Luddite ... although friends may disagree. Football results I think they serve a purpose but I don’t want to answer emails 24 hours a day or be expected to answer a Viber message or a Line message 10 seconds after receiving it. I do, however, want to know the football results on a Saturday evening wherever I am in the world and I do see the benefit of Google maps after I have consumed far too many beers in some strange bar. Anyway, as always space is running short. Modern technology is playing an increasing role in all of our lives. For the most part this is a good thing but let’s not lose the art of conversation altogether. The world would be a lonely place if we didn’t have daily interaction with ‘real’ people. Pattaya has some great people so why not enjoy their company and not just the company of someone on the end of a phone? So until next time – keep enjoying the Land of Smiles. |

How Thailand’s oldest racer retains his driving ambition

D

50 REM 07/2015

riving race cars is usually thought of as a young man’s sport, but there are a few ‘senior’ drivers around the world who can challenge that idea, and I’m happy to be one of them. My story? People call it my hobby – it isn’t. It is my passion! I began motor racing in 1965 in a 10-year-old MGA. I am proud to say I came third on my first race and won five pounds! I was going to frame the cheque and keep it – but I needed the money for petrol! In 1969 my first MGB race car was made from a burnedout shell which I built under my house in Brisbane, Australia. This car was immediately the fastest racing MGB, and I was noticed by British Leyland who contracted me into the Works Team. Over the next two seasons we continued to develop the MGB and in 1971 British Leyland claimed it was the fastest MGB in the world. My next project was to develop and race a Mk1 Ford Escort. This car was chosen by Castrol Oils to represent Team Castrol in 1979 in Australia. Castrol support With Castrol’s support I went on to design and build the first winged, space-framed Ford Escort sports sedans in Queensland. After the Escort, I was invited to drive in the Gemini one make series where I came third in my first race in these cars, having never even sat in one before. More drives came my way, including a venerable Datsun 1600 to win the Queensland Under 2 Litre championship

and a second in the Australian championships. I also won the Formula Ford category in the Australian Hill Climb championships and was invited to drive a Lola T 430 Formula 5000 in Melbourne. After coming to Thailand I was invited by the Pizza Company team to drive their Vios in Endurance events. Retro Class However, I did find that one hour behind the wheel was becoming a little taxing, and so returned to sprint racing, choosing a Mk1 Ford Escort to compete in the Retro Class. This was only made possible with the TBX company’s backing, and Kevin Fisher’s (CEA and CES) companies. Of course there are other major sponsors who have helped keep the Escort on the track, and the driver in the seat, and these include David Nardone (Hemaraj), Peter Papanikitas (Stonefish Wines), and Henk Kiks (B-Quik), along with minor (but important) sponsors such as Peter Malhotra (Pattaya Mail), Peter Smith (AA Insurances), Terry Wilson (AVO Turbos), and Thomas Raldorf (CEA’s number one driver). Have I had any accidents in my 50 years in the sport? Yes, I’ve had a couple of big ones in that time. In 1982 I had a Gemini catch fire after being pushed into the fence and I had to kick my way out of that one, and in 2012 a triple barrel roll at the Kaeng Krachan circuit in Petchburi was fairly exciting. So at 73 years of age, do I take any magic elixir of life or special drugs to stay fit? The only drug I need is motor sport. That’s what keeps me young! You can’t stop getting older, but you don’t have to mature!

Green Field Villas – new variations on a successful formula

T

ucked away in the quiet eastern Pattaya suburb of Nongplalai is the fifth offering from Green Field Villas – an exclusive development of just 30 homes which ooze luxury and space to spare. Despite its rural setting, nestling as it does in the angle formed by the intersection of highways 7 and 36, Green Field Villas 5 is nevertheless a mere 15 minutes by road from the centre of Pattaya. Behind its 2.5 metre perimeter wall lies a development of one and two-storey properties brimming with elegance and luxury. With construction now entering the final phase, demand for these spacious properties has been brisk

with Green Field Development Company benefiting from its hardearned reputation for high quality, European-standard construction acquired by its four earlier projects in the Pattaya area. House types Green Field Villas 5 consists of 17 ‘A-type’ two-storey homes, each offering a huge 256sqm of living space, and 13 ‘B-type’ bungalows, nine of which are a new, L-shaped variation of the company’s popular and well-proven design. A-type houses each consist of four bedrooms and five bathrooms, a car port for two vehicles, openplan kitchen and landscaped garden. All have uPVC windows and

doors imported from Germany and concertina-style flyscreens. Master bedrooms feature built-in, walk-in wardrobes and all bathrooms are fully-fitted with rain showers. Other features include ceramic tiled floors, Cotto sanitary ware, granite staircases and CPAC tiled pitched roofs. Optional extras include a swimming pool, air conditioners and security alarms. The few remaining A-type units are being offered for sale with free, fully-fitted European kitchens. Plot sizes range from 156 to 212 talang wah (624-848sqm). B-type bungalows feature an L-shaped variation. The top-of-therange B-type is constructed to the same high standard as the A-type with three and four-bedroom options,

each with three bathrooms and a twovehicle carport. Living space varies between 189 and 192sqm and plot sizes are 156 talang wah (624sqm). The L-shaped variation has twobedroom, two-bathroom and threebedroom, three-bathroom options occupying between 60 and 127 talang wah (240-508sqm) and feature built-in furniture, fully-fitted kitchens, uPVC windows and doors, a one-vehicle carport and a landscaped garden. Prices for two-storey houses start at Bt11m while top-of-the-range bungalows start at Bt10.7m. L-shaped bungalows start at Bt4.5m. The development also features a clubhouse, communal pool, gymnasium, 24-hour security, CCTV, city water and underground electrics.

The people behind Green Field Villas are British architect Paul Barrett and his wife, Jan, who formed the company a little more than 10 years ago to develop and build Green Field Villas 1, a 57-unit village in Nongprue. Open spaces Its success inspired Green Field Villas 2, located between Soi Khao Noi and Soi Nernplabwan. The project has plenty of greenery, open spaces and a well-maintained communal area reflecting the family feel that you get on all Green Field villages. Green Field Villas 3 on Soi Siam Country Club offers a slight shift in design, reflecting changing customer requirements resulting for the 2008 global economic downturn when

the site was being developed. With 92 properties from shop houses and townhouses to three-bedroom bungalows, it is the largest of the five Green Field villages, although plots are generally smaller in response to the demand for lower prices at the time of construction. Green Field Villas 4 is the most recently completed project. It is in Nongprue near the temple at the eastern end of Soi Nernplabwan and is the last word in luxury living with underground fibre optic internet cables to all properties. Houses range from three-bedroom bungalows to luxurious two-storey, four-bedroom family homes, all of which are built on large plots with private swimming pools. |

here can be little doubt about the considerable drawing power of a top venue such as the Mantra Restaurant & Bar which is part of the Amari complex on Beach Road. But, if proof were needed, then the number of people who attended the latest networking night in Pattaya make it an open and shut case. More than 250 folk turned up in all their finery to enjoy the best of Mantra’s food and hospitality. And is should be mentioned that quite some drink was consumed also! The people to thank were main sponsors The Riviera Group of condo developers supported by BMW Nelson’s Autohaus, Cornerstone (project and construction management) and the security was provided by Defence International Security Services. |
