Not long now! As I travel around the city talking to business people, mainly in the property game, I am often asked (or am the first to ask): How’s business? It’s developing into a fairly familiar pattern and I’m thinking of substituting another question along the lines of: Are you and I in the same boat?

But as the saying goes ... misery loves company and if things are not going as well as one would like it is strangely reassuring to discover others are in the same predicament. At present I would sum up my business sentiment as “could be better; could be worse”. Whenever I get a little down about how things are going I ask myself: Where could you go and what could

you do to make things better? For example, do I feel I might be better off back in the UK? No chance! At my age (just turned 62) there are virtually no employment propects in the UK. At one time the government was considering

fellow countrymen who now call Thailand home. So it is still true for me that there is no place I would rather be and, given what else is going on in the wider world, as Bart Walters says in this month’s column, sometimes it is not so important where you are as where you are not. I remain happy to be in Pattaya. High season is not far away now and the big question facing many businesses in the city is: How high will it go? My personally conducted poll suggests that quite a few businesses here are in need of a lift. Let’s hope that the efforts of the country’s tourism authority are successful in bringing more tourists to Thailand. It would be nice to start a conversation with: How’s business? And expect a positive answer!

Big names are in running for top property awards

Some of the best known names on the Pattaya property scene will find themselves in competition this month when the Thailand Property Awards are announced at the Conrad Bangkok Hotel on 11 September. Nova and Tulip dominate the Best Condo Development on the Eastern Seaboard class. With only four properties shortlisted, each has two in contention. They are Amari Residences (Nova Group) and last year’s winner The Palm, Wongamat Beach (Nova Luxury Developments); Centara Avenue Residence & Suites and Waterfront Suites & Residence (both Tulip Group). Nova’s Rony Fineman and Tulip’s Kobi Elbaz were partners in The Cliff project which won the top Eastern Seaboard condo award two years ago. Tulip Group is also in contention for best hotel architectural design for the Centara Grand Phratamnak hotel. In the best villa class Bravo Thai Lifestyles have two of the three shortlisted projects – Amaya Hill and The Vineyard, Phase III, La Résidence. This year may present the last chance for The Vineyard development given that Bravo managing director Terrence Allen Collins announced in this magazine last month they will not

be doing any more. Completing the best villa line-up is last year’s winner Silk Road Place Pattaya by Better Home Development. Another local project – Silverlake Vineyard and Winery – is one of two shortlisted in the best landscape architectural design class. A spokesperson for Ensign Media, who organise the awards, said: “The independent and experienced panel of judges made its final decision after a thorough nomination, entry and judging process, which saw them narrow down the more than 200 entries to just 58 shortlisted winners. Serious debate Sunchai Nuengsit, chairman of the judges panel and managing director of BuilderSmart, said: “The Thailand Property Awards has gone from strength to strength every year and 2014 has been no different. The quality of the entries again led to some serious debate among the judges, but we feel that the shortlist represents the best in Thai real estate from the past 12 months.” Magnolia and Absolute World Group are up for the most awards, picking up five and three nominations, respectively.

“Although Thailand and its economy have faced uncertain times over the last year, this hasn’t affected the quality of this year’s entries,” said Terry Blackburn, CEO of Ensign Media. “It’s also great to see a strong showing from the recently added Khao Yai and Hua Hin categories, as well as from the established destinations such as Phuket and the Eastern Seaboard. I believe this goes to show that the awards continue to be a benchmark for the industry throughout Thailand.” The Real Estate Personality of the Year award, which is chosen by the editors of Property Report magazine, will this year be presented to Toss Chirathivat, CEO of Central Group. All the final winners and highly commended companies and developments will be announced and presented with Thailand Property Awards 2014 trophies and certificates at the Gala Dinner, to be held at the Conrad Bangkok. The winners from each category will be automatically entered for the region’s most prestigious real estate event, the South East Asia Property Awards 2014, which will be held in Singapore at the Shangri-La Hotel on 16 October.

onstruction has started at The Cube project on Pratumnak following the EIA (Environmental Impact Assessment) approval to its developers the Tudor Group. The build is expected to take two years, completing in 2016. The Cube already stands at 55 per cent sold and Tudor managing director Simon Ditchburn is confident that as stability returns to the country his team are well placed to complete sales and construction in a timely fashion. “We have always been confident of getting the EIA, but it’s still pleasing when you get official confirmation,” said Simon. “Work has already started

on the footings. In every building there is a lot involved just getting a project out of the ground but once this painstaking work is complete we expect to make swift floor-by-floor progress.” Simon was talking to me in The Cube showroom which sits next door to the site within the group’s fully-built Tudor Court project. Smaller investors Following the granting of EIA he felt in a good position to launch an offer of a 10 per cent return over each of the next two years to smaller investors (see panel on facing page) which he thinks might be copied by other developers in the near future. “We were turning away investors

So we had to think outside the box a little to help them,” said Simon. “We have already seen quite a lot of small investor interest in the scheme since we launched this offer.” The Cube is Tudor’s third project following Tudor Villas and Tudor Court. It will sit on Soi 2 on Pratumnak Hill, a no-through road which ensures traffic is kept to a minimum. The Cube will comprise eight storeys in an L-shape including a rooftop pool and gymnasium which will have great sea views. As you would expect from Tudor the build will be to European quality and the units

Wide range of units Unit types range from studios through to three-bedroom apartments. All the studios have been sold and the onebedroom apartments of 55sqm have a starting price of around Bt3.6m. The Cube’s design has a unique element with “blocks” removed from the facade to break up the look of the exterior in a fun and interesting way and aid air-flow thoughout the building. Tudor Group describe The Cube as

“luxurious affordability” with plenty of space in its 94 units. Given the small number of units it is possible to tailor the interior to suit the preferences of the individual. As a developer Tudor Group pride themselves on making the little things right to ensure long-term benefits. For example, the design includes shower trays in the bathroom. The thinking is that tiles on the floor will over a period of years deteriorate and leaks may occur. In a condo block this may lead to problems with the neighbours below. Speaking of which The Cube will have insulated walls which will help reduce noise within the building for a better standard of living. |

Guaranteed 10 per cent for two years Tudor will return 10 per cent interest per year for two years to anyone wishing to invest between Bt500,000 and Bt2m in The Cube. The investments will be secured against up to 50 per cent of the value of certain units and the returns will be funded by the increase in prices which normally accompanies the construction process. The company views this as a win:win situation whereby investors who cannot afford the full price of a unit do not have the miss out and, of course, Tudor gain additional funding for The Cube. Onyx will offer best of all worlds

nyx Pattaya Residences (OPR) are stepping up their marketing efforts after concluding a management deal for the hotel which will share their mixed-use building. Raimon Land hit yet another historical high Listed property developers Raimon Land have continued to enhance their financial status by announcing that their net profit for the first six months of 2014 had already reached Bt795.7m(US$24.4m) or 107 per cent of its total net profit for 2013. Meanwhile, the firm recorded Bt1.9bn (US$59.4m) in second quarter revenue and Bt432.7m (US$13.3m) in 2Q 2014 net profit which represents a 19.2 per cent increase Q-o-Q and 89.7 per cent increase Y-o-Y net profit. Also, this quarter marks Raimon Land’s ninth straight quarter of profit. Furthermore, the company announced its retained losses have been completely eliminated. In Bangkok, the newly completed 185 Rajadamri is 86 per cent sold and more than 40 per cent of the units have been transferred as of June 30. Meanwhile at The River, 93 per

Sales have also been strong at The Lofts Ekkamai, where 72 per cent of the units have been sold just one year after its launch with an expected completion date of 4Q 2016. In Pattaya, 89 per cent of the units at Zire Wongamat have been sold, leaving only 51 units in the market. Unit inspections will start this month, with project completion scheduled in 4Q 2014. The construction of Unixx South Pattaya is also well on track, with the main building works now reaching the 17th floor and almost 60 per cent of the total available units already sold as of 30 June 2014. That project is scheduled for completion in 4Q 2015. Thanks to their policy of requiring high deposits, representing 25-40 per

cent of the selling price, Raimon Land benefits from a very low transferfailure rate (approximately one per cent) which gives them confidence in their secured backlog of Bt11.5bn (US$ 353.0 million). Meanwhile, the company’s Interest Bearing Debt-toEquity Ratio now stands at 1.40 – a dramatic drop from 3.56 when the new management arrived. “These latest results are further evidence that Raimon Land’s turnaround is complete,” says company CEO Johnson Tan. “Right now, we find ourselves in a counter-cyclical position, whereby our earnings are in an upward cycle while the property market is still digesting the last few years of heady growth. This allows us to be both somewhat selective and to pursue any interesting acquisitions which fit our vision of a premier property company.”

ova Group’s belief in the Pattaya market has been demonstrated yet again with the launch of their latest project – Pacific Bay – which brings the total of their residential and hotel properties in Pattaya and the surrounding area to the quarter of a century mark. Before Pacific Bay’s launch the group’s interests were evenly divided between residential and hotel. But now the residential side has eased ahead and within the next two months it is anticipated they will launch an additional residential project in a joint venture with another of Pattaya’s top developers. Pacific Bay will be built on the

highest point of Jomtien Second Road opposite the Urban Group’s Acqua development. The first three of its 33 floors will be devoted to car parking, ensuring that the vast majority of the units will have exceptional sea views. “We believe that the views plus some very competitive prices will be key to the sales success of Pacific Bay,” said Keith Storey, Nova’s group sales manager.

was interviewed by a German TV channel which wanted to show that taking over-the-counter drugs was a dangerous practice, and had gone to great lengths to do some secret filming in Thai pharmacies. The drug they wished to highlight was our old friend (or probably better described as the “friend of the old”), the blue diamonds. They had chosen Thailand because so many blue diamonds were being taken here, and they wanted to show the disastrous side-effects from taking the fake pills.

Internet email offers So back to counterfeit blue diamonds, how do you find out that yours are real or otherwise? Every day I receive Spam, offering me the opportunity to keep a battalion of beauties satisfied. These are the internet email offers of cut-price drugs that will keep me in a state of perpetual priapism, a continuing (and painful) male erection and the term was coined after the Greek god Priapus who is shown in paintings to have a central member like a third leg. Offers like these which are too good to be true, are usually just that – too good to be true! These cutprice drugs are not the real deal. The chances are very high that they are counterfeit. One of the patients showed me

a box purporting to be genuine brand name Cialis tablets, which were not having the desired effect. I was immediately suspicious as the box was not all that well printed. I was quite sure they were counterfeit when I read the Patient Information slip. The English grammar was incorrect, and there were spelling mistakes. Eli Lilly, the ‘real’ manufacturer does not send out mis-spelled literature with their product. Pfizer’s laboratories analyze fakes and a representative stated: “We’ve seen boric acid, we’ve seen heavy metals, we’ve seen road paint, we’ve also seen floor wax to coat the pills and give them a shine. Obviously, they are detrimental to anyone’s health.” Annual loss US$2bn Pharmaceutical giant Pfizer (yes chaps, the makers of the blue diamonds) estimates their annual losses to counterfeit drug sales at US$2 billion. This is actually a serious situation. If specific drugs are only available through pharmacies, on the prescription of a doctor, is it safe to just buy over the internet, without any doctor’s advice? According to WHO (the World Health Organisation), drugs commonly counterfeited include antibiotics, anti-malarials, hormones and steroids. Increasingly, anticancer and anti-viral drugs are also faked. And you can add to that, the ‘blue diamonds’. Never forget the phrase “Caveat emptor” (let the buyer beware). And now you can get the Government’s Pharmaceutical cheap equivalent of Viagra, called Sidegra as well – but get the ‘real’ one! |

e don’t normally talk about a load of rubbish in REm, but there’s now every reason to do just that with September 20 designated international Coastal Cleanup Day. Pattaya’s efforts will be coordinated by Mermaids Dive Centre of Jomtien, who have been recruiting volunteer snorkellers and divers to help their own divers clean up our local beaches and reefs for the past six Coastal Cleanup Days. This year they are focusing on Koh Sak Island, located just off Pattaya Bay. Transport will be available from Mermaids Dive Centre to Bali Hai pier and, after a day at sea, there will be an evening event at the Captain’s Corner restaurant at the Residence Garden in Jomtien.

‘Goodwood Revival’ at Bira?

s now the time to get all the older and interesting cars together? Something similar to the Goodwood Revival. The Goodwood Revival began in 1998 and has become a huge event in the UK, with all types of older vehicles on display, with many also competing. Spectators wear clothes of the era if they wish, and it is a wonderful three-day motoring ‘escape’. The cars at the revival are not just those with a racing history, but many are cars that are just interesting, as examples of motoring development from times gone by. This was really brought home for me when I attended the Bira circuit recently where the 100-year anniversary of the birth of Prince Bira took place. Having seen a number of older cars entered in some of the fun runs around the Kingdom, I thought

it would be marvelous to get them all together at one venue, and I am proposing that the Bira Circuit outside Pattaya would be ideal. This would be like a combined Revival and the Goodwood Festival of Speed. I have run the concept past the Bira people and they are definitely in agreement. No fine details yet, but an agreement in principal. Picnic event The concept I am working on would not be a “race meeting”, but a picnic event suitable for families as well as enthusiasts. A Shine and Show style Concourse d’Elegance, a ‘Horizontal Hill Climb’ with cars timed through the esses, for example; areas for car clubs to display member’s cars, such as MG, Alfa Romeo, Fiat, Mercedes and the rest. Most cars to conform to the

“Retro” classification of being manufactured pre-1985, so the BMW E30s are in, the Ford Escorts Mk1 and Mk2, Toyota Levin (AE 86), Toyota DX, early VWs, and that’s just off the top of my head. There will be lots more. In fact, it should not be impossible to get Prince Bira’s ERA (pictured above) for display as well – this would be the one that was shown at the Bangkok International Motor Show a couple of years ago. I believe we could attract at least 200 classic cars to the first Bira Revival, and make it an event that could grow each year. What do you think, readers of the REm? kay, here’s one of those things I tell people about back in my country of origin that they just don’t get. You all know what I’m talking about. You tell your friends about some experience or service that’s available in Thailand for peanuts and they look at you like a dog who heard a funny noise. Invariably they try to compare it to something in their own lives back in Jolly old … or the home of the land and the … whatever and … well … they just don’t have a frame of reference. And so it is with a Thai sauna. In Thailand, when you say a “sauna”, it means an establishment … usually with a pool or two … almost always with a steam room, dry sauna and add-ons like massage. Now, I’ve been in “saunas” from Phuket to Chiang Mai and they all have their own merits. But during the past few months, I’ve been patronising a place I consider to the quintessential example of the “Thai Sauna”. Jomtien Sauna isn’t easy to

find … down a one-lane alley off Soi Watboonkanjana near Soi 3. The design is straight forward and totally functional. The pool is large enough to do laps in. The locker room is well maintained and secure. The restrooms and showers are the same. The owner’s wife comes in about every two hours and replaces the kaffir lime, lemongrass and various other herbs under the steam spigots that make sure your lungs and nasal passages are clear and clean. A quick rinse in the outdoor showers and blam! Right into the chill pools! I don’t know the exact temperature the water that comes out of this elephant’s trunk is … but I can tell you it will make anyone do the “tighten up”. Somehow the tortuous combination of sweating or steaming out until you can’t stand it … showering … and then plunging in one of these frigid holes is a magical elixir that makes everyone feel younger. I know of no better way to improve one’s circulation. Recently, the Italian owner added some cardio exercise machines under a sala near the saunas. He has three state-of-the-art machines including


a treadmill, a rowing machine and a stationary bike. To the extreme rear is a private pool. Who needs a gym with a place like this? After arrival and seating choice, you’ll be treated to a bottomless pitcher of ice-water for free and access to a limited, but tasty, Thai menu. Ice plunge Me, I like to come in after the gym, slap down my Bt200 and finish sweating it out in the herbal steam. After chilling everything off in the ice plunge, I take a platter of watermelon and continue to rehydrate for an hour or so. Before long, I start smelling the food wafting out of the kitchen and the need to feed sets in. My favourites are the stir-fried seafood with garlic and steamed rice … the tom yam gai … and though I haven’t tasted them yet … the chicken wings look divine! On occasion I see people I know and we chat. Other times I just rotate from sauna to pool to table; listening to music, drinking ice-water and

sweating. That’s one of the beauties of Jomtien Sauna … you can become as involved or detached as you desire. I see visitors bringing their holiday lovers. I see old timers who come every day. I see guys like me, coming from the gym and trying to shed that last extra kilo. But, what I see as the growing majority are folks bringing the laptop, plugging into the available table-side outlets and using the free wi-fi to do business or chat with loved-ones a half dozen time zones away. So what more could you want? A clean place to swim, sweat and surf the net. Some really cheap and tasty Thai food is available with the wave of a hand. And, if that back-nine did a number on your back this morning, you can always opt for a massage. Think of it as a “bar alternative”. If you hung out at Jomtien Sauna 50 per cent of the time you usually hang out in the pub … well you’d certainly look a heckuva lot better. new private financial advisory service is being offered by a long-established company based in Thepprasit Road. Called Finance Confidential, (FC) it is intended to help companies and individuals operate effectively in a financial and tax environment which is probably alien to them. Thai politics – instability...really? Western governments don’t like coups, but the Thais seem quite happy

olitical instability … are words that strike fear in the heart of many would-be investors. When safety and security are threatened, all sectors of any country’s economic universe are ruled by fear. While volatile markets are great for savvy stock investors, they are the stuff of nightmares for property lovers. Here in Thailand, it feels like we’ve had a front row seat to some textbook political instability in the past couple of years. But most of us either consider it none of our business or worse, try to relate it to what goes on in our home countries. Just because you can’t vote in this country doesn’t mean it’s none of your business. And trying to compare Thailand’s political circus to any other country is a fool’s errand. The purpose of this month’s article is an attempt to supply readers with a perfunctory knowledge of the history of Thai politics and decide for themselves just how “unstable” things are. More importantly, how does it relate directly to you? Real Monarchy When I first heard someone describe Thailand’s system of government as a “Constitutional Monarchy” I thought it was the biggest oxymoron I’d ever heard … like “jumbo shrimp” or “military intelligence” … those words just don’t go together. The first thing I had to get through my thick American skull was the presence and relevance of a real monarchy. Where I come from, the idea of a King and a royal family is

the stuff of fairy tales. Most royals I’m familiar with are purely ceremonial symbols of days long gone. Not so in Thailand. Thailand’s King Bhumipol Adulydej, also referred to as Rama IX, is the 9th ruler from the House of Chakri, a dynasty that has ruled Thailand since 1782 when the capital was moved to Bangkok. The King has reigned since 1946 and is the world’s longest serving Head of State. He is also the country’s longest reigning monarch. Among The King’s many titles is Head of the Armed forces. Even though a constitutional system of government was established in 1932, the monarchy and the army have continued to intervene periodically in politics. The King, The Royal Family and royalist supporters are anything but fairy tales in this country. They represent old families with old money and significant political clout. And history will show that if this “Constitutional” thing isn’t working so well, the “Monarchy” has no problem demonstrating that clout to set things back on a straight course. Thailand had always been an absolute monarchy, and then in 1932 it drafted its first constitution and along came democracy … sort of. The way it was supposed to work is the King serves as the Head of State and the elected Prime Minister heads the government. In total, Thailand has activated 19 different constitutions and charters. During the period of 1932 to 1973, Thailand’s government ranged from military dictatorships

to electoral democracy. But, it is important to note that The King has always been recognised as the official Head of State. Fast forward to 1997 and Thailand achieved its first constitution drafted by a popularly elected draft assembly. A House of Representatives and a Senate modelled on the American system emerged and for the first time in history, both houses were elected by the people of Thailand. In January 2001, the first election under the 1997 constitution was called the most open, corruption-free election in Thai history. The Thai Rak Thai Party led by Thaksin Shinawatra won and was the first government in Thai history to complete a fouryear term. The 2005 election saw the highest voter turnout in Thai history and Thai Rak Thai won an absolute majority. This election, however, was not hailed as “free and open”, and democracy watchdog organizations like The Pollwatch Foundation suspected rampant vote buying in the North and Northeast. My first coup In 2006 a military junta overthrew the Thaksin government in a bloodless coup d’état. I’ll always remember it as my first coup. It didn’t seem like a big deal. There were no tanks rolling down the street. I saw some soldiers at a Skytrain station walking around toting unloaded M-16 machine


protests resulted in the death of 87 people and injury of scores more. Thai stubbornness Political polarization doesn’t foster co-operation in any country, but when you combine it with legendary Thai stubbornness, the bogging down of the government was inevitable. Exiled PM Thaksin attempted to run the country from Dubai through his sister Yingluck who won a popular election in 2011 by a landslide. Protests recommenced in 2013 by a broad alliance led by the enigmatic Suthep Thaugsuban, demanding an end to the puppet regime. By the summer of 2014 he got his wish as Thailand’s first female Prime Minister had to step down due to charges she abused her power. On 20 May 2014 the Thai army declared martial law, but denied it was a coup. With troops deployed in the capital, on 22 May the Army announced it was a coup and it was taking control of the country and suspending the country’s constitution. On 26 May the King of Thailand officially approved General Prayuth, who led the coup, to head a temporary government. So, that’s where we are now. General Prayuth Chan-ocha, chief of the National Council for Peace and Order (NCPO) is running the show, an interim Prime Minister will be put in place, elections are set for next year and we’re going to take another run at this whole “democracy thing”.

Thailand has taken some heat from the US and other leading democratic countries because of the start-n-stop nature of Thai democracy. Coup d’état is a bad phrase to most western democracies. But since the general has acted as a stabilising figure, and has quickly acted to get the country back to a normal state of affairs, it seems he is getting some slack from all those other democracies that think they know what is best for Thailand. Allow me to rant philosophical here for a second. Americans think they invented democracy, but they didn’t. Every country that calls itself “free” or “democratic” thinks they know how to do it best. But none of them share Thailand’s combination of cultures and unique set of circumstances. Thailand has never been conquered by anybody; thanks in part to that legendary Thai stubborn streak. The short-lived Japanese occupation is as close as they’ve come. They didn’t win their independence from some oppressive regime. They didn’t unseat some merciless dictatorship to free the people from slavery. Democracy is something they tried on to see if it fit. Thais approach democracy as they do most things. What they like, they adopt … what they don’t like they ignore. They prefer a “strongman” leader to a bunch of bickering parliament members. Make no mistake, whatever form democracy ultimately takes in Thailand; it will be uniquely Thai, not a reflection of some other country’s system. As a foreigner living and

guns with flowers sticking out of the barrels. There was no storming of government house; the army seized power while Thaksin was out of the country. It’s like having a job, going to lunch and coming back to find a copy machine located where your desk used to be. Despite the lack of fanfare and hoopla, it was quite a big deal as The Junta abrogated the constitution, dissolved Parliament, the Constitutional Court and declared martial law. From 2006 up to now Thai politics has been a rollercoaster ride. Interim Prime Ministers, a myriad of new parties, interim constitutions and dissolution of the powerful Thai Rak Thai Party fuels the intrigue and instability. Ousted Prime Minister Thaksin Shinawatra lives in exile in Dubai but still commands influence over loyal subjects. Even though parties have fractured and new groups rise and fall, one thing has remained consistent during the period 2006 until now; Thailand’s politics has severely polarized. Royalist supporters known as the People’s Alliance for Democracy or “Yellow Shirts” and Thaksinites known as The United Front for Democracy Against Dictatorship or “Red Shirts” have clashed openly with each other and whatever government presents itself; sometimes violently. Life in the capital city of Bangkok has been disrupted. Property has been destroyed. One flurry of

investing in Thailand, it is important to refrain from judging what Thailand calls a democratic process and how things are in your country of origin. It is more productive to consider how political developments will affect Thailand’s position in global politics and business. If you are going to attach your financial well-being to Thailand’s future, you want it to be a bright one. And, it is certainly more important to have a clear picture of how the developing political scene will affect you and your plans personally. Politics thing As it turns out, General Prayuth is pretty good at this politics thing. Usually, when someone uses the word “populist” in Thailand, they mean vote buying. At least that’s how Thaksin Shinawatra allegedly defined it. General Prayuth has taken a few steps since he assumed the helm of the Thai government that have us using the term “populist” in a more traditional fashion. He’s doing popular stuff, hence becoming popular. The first thing General Prayuth did was lift some of the restrictions imposed by martial law, like curfews. Then in a show of brilliant political savvy, he paid disgruntled rice farmers that had been done dirty by the exiting Yingluck regime in a rice pledging scandal. He also made very clear that he wants this junta’s reign to be short-lived with a caretaker Prime Minister installed as early as October and elections later next year. Cracking the whip on everyone from foreigners overstaying their visas to rude taxi drivers, it appears the general is showing what kind of leader he would be. He is an old school Thai military man who brings a modicum of discipline to the game. I’d wager a fair sum that he will toss his beret in the ring when it comes election time. His presence and straight line decision making style are both a breath of fresh air and a welcome relief to the turmoil of years past. Normally I’d associate a coup

d’état with a negative political environment. But in this case, my second coup seems to be just what the doctor ordered. Many people inaccurately described the political situation in Thailand as a “power vacuum”. There is plenty of power, influence and clout on both sides of the political divide and it has been demonstrated vividly on the streets of Bangkok. Thailand has suffered from an absence of leadership; not power. General Prayuth has been acting, as we Americans put it, “Presidential”. He is filling the leadership void created by Thaksin’s hasty departure in 2006. Thai folk, especially Bangkokians, are weary of the protests, the violence and the fear of things boiling over. They know that military rule comes with its own bag of problems, but they just want things to be peaceful and orderly again. Even the name the Junta gave itself reflects that; the National Council for Peace and Order. Where I see the coup’s affect most is on the faces of Thai people. People are happy the referee stepped in to break up this fight because it was getting ugly. Blocking traffic in Bangkok is one thing … lobbing military style antipersonnel grenades at each other is unacceptable. When I went back to Bangkok a few weeks after the coup, the whole city seemed more relaxed and upbeat. The Skytrain was moving throngs of shoppers, and diners and commuters around the city. Malls and restaurants and pubs were

teaming with happy Bangkokians thankful to have their city back. Economic road map General Prayuth is already acting like its new Prime Minister, launching his own economic roadmap. At a press conference held at a seminar on 17 August titled “Thailand’s Resilience: A Roadmap to a Sustainable Recovery”, Paiboon Nalinthrangkurn, chairman of the Federation of Thai Capital Market Organisations, told a panel of global investors that General Prayuth is committed to appointing an interim Prime Minister in October and to hold new elections later next year. This was the junta’s first big roadshow for major foreign investors since the coup in May. “Thirty global investors with a combined Bt500bn in the Thai capital market are satisfied with the junta’s economic roadmap and time frame for bringing the country back to democracy,” is what K. Paiboon said in a Bangkok Post article. K. Paiboon went on to explain the General’s three phase plan. “The first phase is keeping the peace, encouraging reconciliation and solving problems accumulated during the caretaker government; the second is setting up an interim government and amending laws seen as obstacles to the country’s development; and the third is arranging a general election.” The army chief also said the junta was speeding up the passage of 400 laws, while priority projects

going on outside. Specifically in Pattaya, we need to keep an eye on areas where our tourists come from. Remember, everyone was a tourist here at one time; nobody buys a condo off the internet. Russians have been the bedrock of our tourist trade in recent years, but President Putin’s inflammatory actions in the Ukraine region have half the world threatening economic sanctions. Add that to the fact the Russian economy grew at a tepid pace last year with 2014 projections below two per cent. We might be seeing the end of the packed planes arriving from Siberia. Here in Pattaya, we mostly see working class Russians. Unfortunately, when economic sanctions bite, it’s usually not the super-rich who are hit first; it’s the working man. Boris and Svetlana may have to holiday closer to home next year. China plays a major role in tourism in Thailand. The Tourism Authority of Thailand (TAT) has actively targeted Chinese and even now they are being given special visa privileges to attract more. However, the runaway growth in China may be coming to an abrupt halt as their economy grew at a much slower pace last year as well and 2014 projections are an anemic twoto-three per cent. Chinese leaders are left scrambling to figure out how to fix the economy. Political unrest in Hong Kong has them cutting their growth projections down to a measly two per cent. Slowing growth and increasing unemployment stoke the fires of

unrest. In July citizens of Hong Kong took to the streets demanding a fully democratic process when they elect a new leader in 2017. An unstable China is bad for just about anybody in this region. It wouldn’t bother me if we had a few less of those double-decker tour buses on the road around here, but this might be bad news for Thailand as a destination. A rapidly spreading holy war is affecting most of the countries in the Middle East. The militant jihadist group called ISIS is gaining momentum and influence. New wars in Iraq, involvement with Iran, a complete mess in Syria and Israel bombing the hell out of Gaza certainly has an effect on would-be visitors from that region; also big fans of Pattaya tourism. A lot worse places Thailand’s periods of “political instability” pale in comparison to what’s happening all over the world right now. Sometimes where you are isn’t as important as where you are not. There are a lot worse places to be than Thailand. In fact, I’d say politics in Thailand isn’t in turmoil at all; the political instability that isn’t. Like the traffic in Bangkok, there is a kind of controlled chaos to it. So when people ask me about “political instability” in Thailand, I say: “The Thai head of state has not changed since 1946; a fact that cannot be denied. Define unstable.” That usually puts an end to the conversation. |

General Prayuth has placed himself and his junta decidedly in the “business friendly” column. A healthy Thai economy is good for everyone right down the line to us foreign property investors. Keep in mind, more than half the properties sold in Pattaya are to Thai nationals. How well their economy is running affects the real estate market more than any other nationalities combined. If Thailand were to have somehow slipped down the pecking order, their aspirations of being the face of ASEAN when the Asian Economic Community arises in 2015 would have vanished. Now that it appears Thailand has wobbled but not fallen down, clearly they have a right to claim the chair of ASEAN. If there’s one thing you want in a premier country its resilience. Even through the years of turmoil and controversy, Thailand has managed to remain atop the ASEAN heap. According to a survey conducted by United Nations Human Development Program (UNDP); Thailand ranks second only to Singapore among ASEAN countries in “Quality of Life”. The UNDP has compiled an annual report on the Human Development Index (HDI) which is an indicator that ranks human development on several areas such as life expectancy, educational level and income. This latest report from 2014 marks the first time the index has been surveyed in the ASEAN region. It seems I’ve written a half dozen articles during the past few years featuring Thailand’s resilience and ability to bounce back from everything from natural disasters to currency collapse. “Teflon Thailand” is a phrase I did not coin but use often. If you’re going to worry about politics that will affect your property investment in Thailand, you might want to consider what’s

ou’ve got to hand it to architect Dr David Fisher, he’s got balls – big ones 50 metres in diameter and smaller ones that are three metres across, to be precise. And his goal is to see them outside many of the world’s major sporting stadiums and in capital cities. The question is: Who will be first? Run through a mental list of the big soccer teams you know. It’s almost certain they have been contacted to see if they are interested in having a giant multi-functional ball outside. In promotional videos Spanish giants Real Madrid are the team depicted. You don’t get a much bigger name than that in football. But let me take you back just a little. Readers may recall that 10 issues ago I ran a story about revolving towers under the headline:

The events had taken a short break while curfews were enforced throughout the country. “It was pleasing to return to Bangkok,” said Cees Cuijpers, the head of Town & Country Property who is the lead organiser of the M&S events. “It was business as usual with the staff at the Hilton looking after us well.” The gathering was held in The Summit which is on the Hilton’s 25th floor so amazing views over the capital greeted the event’s visitors. Hound gets the ‘full’ treatment

The Hound usually takes every opportunity to take a poke at English cuisine, but in the case of breakfast, even he has to admit, the English got it right.

The Hound perused the menu and saw all manner of Britishbrekkie delights including Kipper, scrambled eggs, bacon and toast for only Bt195 … a fillet steak set (100 g) with two eggs, bubble and squeak and mushrooms for the same price. There was even a pared down version of a full English breakfast for Bt150. But none of that interested The Hound … he was there for “The Full Monty”. Two English sausages, two rashers of Wiltshire bacon, baked beans, grilled mushrooms, grilled tomatoes, fried potatoes, fried bread plus toast and jam for only Bt190. According to The Hound, there is simply no way to get more calories into your system for less than Bt200. Plump and juicy The coffee was excellent, the eggs cooked to perfection and resting on top of a lightly fried slice of bread (not soaked in oil as some are). The sausages were plump and juicy, the rashers reminiscent of salt-cured ham and the potatoes flawlessly skillet fried. In The Hound’s opinion, many places attempting to serve The Full English get some of the elements right, but The Pig and Whistle in Jomtien hit every mark. When finished his only comment was, “that not only hit the spot … it removed it”. Craving cured, The Hound returned home for another nap. |

id you ever get that craving for a certain meal and nothing else will do? That’s what happened to our Chow Hound this month. After a long stay in his country of origin and a vicious case of jetlag, our boy woke up after a 12 hour nap with a serious hankering for … of all things … a Full English Breakfast. Being an American, The Hound usually takes every opportunity to take a poke at English cuisine, but in the case of breakfast, even he has to admit, the English got it right. Nothing satisfies the craving for a calorific orgy like The Full English. But here in Fun City; every restaurant, pub and café seems to offer some version of this Cockney classic; so where is the best? The Hound ran all the possibilities through his head and stopped when he got to The Pig & Whistle. “Any place with the word pig in the name has to be a gluttons delight,” so he found himself bellied up to a comfortable booth at The Pig & Whistle pub/resto/guesthouse on a sunny Wednesday morning. The first thing The Hound noticed was just how immaculately clean the place is. The P&W is far from a new establishment, but is maintained to a very high standard of hygiene. The next thing he noticed was, while there was a really nice pub feel with a long bar and generous selection of beers on tap, the rest of the place was all booths. A couple of big HD flat

igh season is almost upon us and we are all waiting with baited breathe to see what it brings after a year of what can only be described as upheaval. There is little doubt that this high season needs to be popular as many of the bars and restaurants are struggling at the moment; not to mention all the real estate brokers and anyone else connected to the city. Pattaya – and Thailand in general – is in need of a boost and what better way than to have floods of visitors from overseas coming to spend their hard-earned money enjoying themselves in our adopted city?

Wider audience Pattaya has lots more to offer than it had a few back so it is reaching out to a wider audience than it has done previously. Pattaya still has

the ‘attractions’ that were so popular years ago but attempts have been made to move these more to areas such as Walking Street and Soi Buakhao in an attempt to ‘clean up’ the city’s image and appeal more to the family audience. The efforts that have been made to clean up Beach Road – in every sense – should be applauded as this is now a pleasant place to walk at any time of the day. As Pattaya becomes more family orientated more things are being built to cater for this market. The long-awaited Cartoon Network Water Park has finally opened its doors and is welcoming guests. This was initially done as a soft opening but everything should be operating fully by the time the high season is in full swing. The park has a selection of different slides and rides to cater for every age group and

is an ideal way to spend a day with the family. It is located close to Bang Saray not far from the world famous Nong Nooch Tropical Gardens (below) which is another excellent place to visit for a family day out. Indeed this area to the south of Pattaya offers plenty for families and also has some of the better beaches. Lure of golf Golf has always been a major draw for people coming to Pattaya with the large number of championship standard courses that are located close to Pattaya. The prices of courses are very reasonable especially if compared to courses in Europe, America and other neighbouring countries and all of the courses are maintained to a high standard. There are a number of golf societies around the town that you

The vineyard is very picturesque and has an excellent restaurant although it can get very hot in the afternoon and you need to carry your own shade. The evening times are a far better time to visit with the sun reflecting off the gold Buddha etching in the nearby hillside. The sunset is also something that need to be appreciated if you a looking to be a

little more romantic with a loved one! If beaches are how you would like to spend your time relaxing Pattaya has the nearby island of Koh Larn that is an approximately a 40-minute boat journey from Bali Hai Pier. Koh Larn has a couple of excellent beaches that have a selection of shops, restaurants and bars very close by. If you travel a little further afield there is another island called Koh Samet (above) that has superb beaches and a national park. This is an ideal getaway, is far quieter than Pattaya and is an excellent place to just chill out and relax. If you want a slightly livelier island holiday there is the island of Koh Chang that is around a four-andhalf-hour drive from Pattaya. As Thailand’s second biggest island island Koh Chang is far bigger than Koh Samet and has a wide selection of hotels and restaurants as well as a well established bar scene. The beaches are of a good standard but perhaps not quite to the same quality of those available on Koh Samet. All in all we have a selection of islands close by that will cater for everyone’s taste – again giving more reasons to come and visit Pattaya this high season. Of course it doesn’t matter what attractions are on offer if the hotels and places to stay are not of a suitable standard. Many condos now have a hotel element within them so you could stay in the hotel, fall in love with the place and decide to buy a condo all of your own – well you can dream! Reputable agents If you are looking at renting a condo or house it is well worth using one of the many reputable real estate agents in the city that will be able to help and advise you. They will have experience of different buildings and can perhaps give you some ideas that you had not previously considered. A reputable agent will be able to negotiate on your behalf, draw up a contract and ensure that your deposit is kept in a safe and professional manner. Pattaya really does have so much to offer everyone and the adverse publicity that the country has received in the last 12 months needs to be put behind us. Pattaya is a great place to visit or live and once you have been you are sure to fall in love with place. It has fantastic hotels, restaurants, bars, condos and houses so you really can make it your home from home. As always space is running short so if you are a visitor or prospective visitor to our wonderful city – keep enjoying the Land of Smiles! |

Transport is often provided so this means that getting to and from the course is not an issue. Prices do tend to be slightly higher in the high season but this should not deter those interested in a few rounds! Pattaya has always been renowned as being the entertainment capital of South East Asia but it now has a greater number of shows and entertainment to cater for a larger audience. There is the new Mimosa entertainment centre located close to the Ambassador Hotel in Na Jomtien. This offers a wide array of shops, restaurants, theatres and shows and is an excellent way to spend an afternoon or evening.
