are currently playing around in my head are ... “a change is as good as a rest” and “if it isn’t broken, don’t fix it”. I’ll expand on this a little. Next month’s publication is the 150th of this magazine which started back in the year 2001 –

in itself some feat in this city. The big question playing around in my head is: Do I throw it all up in the air and start afresh? Or is it okay as it is and best left alone? Now I don’t delude myself that any of you readers are likely to lose any sleep or fret for even a nono-second about my dilemma. But a dilemma it is. One part of me argues that 150 issues is a good time to ring the changes; the other part says we have an established brand and it would be silly to change it. Which wins? The old jokes “I used to be indecisive, but now I’m not so sure,” and “the editor’s indecision is final” both seem appropriate here.

One thing is certain, however, the next issue will see the merging of the content of REm and Pattaya Living. With effect from next issue the two will combine to form a magazine of at least 100 pages (when you include the cover). This is a substantial change to the way we do things. But will it be the only major one? For example I’m considering introducing a new masthead. If I do that will people not pick it up? “I prefer to wait for Real Estate Magazine to come out,” might be the reaction from those who do not realise they are looking at the new look REm. Be sure to pick up a copy next month to find out what’s happening. If it doesn’t look exactly the same as before, give it a go anyway. It won’t cost you anything! Back to this month’s issue ... in it we look at some of the winners in the recently announced Thailand Property Awards. There are a few surprises in there – not least of all to some of the winners! Our report starts on Page 34. Also – and almost as a direct result of my column that appeared in last month’s issue – we announce a prize competition to name the next condominium project planned by Kingdom Property. Details are on pages 16 and 17. Feeling just about competitioned-out (if there is such a thing)? Well consider this. There are two prizes for two couples. The winners will be flown Business Class to Australia and spend five nights at a five-star hotel in Surfers Paradise on the Gold Coast. Not bad for just thinking up a name, huh? Highs and lows of Colliers condo report for first half Colliers International have released their Pattaya City Condominium Report for the first half of 2013. As one might expect it contains a mixture of good and not so good news. The executive summary of the report highlights the following: l A similar number of newly launched units were introduced in the first half of this year, as were in the second half of 2012. l Just 800 units were completed and transferred during H1 2013. l A large number of Pattaya and Bangkok-based developers continue to give a strong vote of confidence for the Pattaya market. l The average take-up rate and average price for the first six months of 2013 are similar to the previous year. l The new Jomtien Second Road is the most densely developed area throughout the municipality during 2012. Jomtien, in particular, runs the risk of oversupply, sparking concerns. The report also notes that three

listed developers, Sansiri, Supalai and SC Asset Corporation, launched their first projects in Pattaya City in the first half of 2013 and received good feedback from buyers, especially the Thai market. The labour shortage is still the major obstacle in the construction industry, which is causing delays to complete some condominium projects on time in Thailand, including some in Pattaya. The largest condominium supply is in Jomtien, representing about 42 per cent of the total, followed by Pattaya with approximately 30 per cent. The Pattaya area was home to the majority share of the city’s condominium market from 1990 to 2000, but due to the limited plots of land, developers are moving south. Jomtien is the new location for development, especially around the Second Road, which officially opened in 2005. Longbeach showroom ready now The sales gallery for the new Longbeach Condominium project in Ban Amphur opened at the end of last month. The showroom features a 31sqm one-bedroom show apartment, enabling potential buyers to see just how much it is possible to fit in such a modestlypriced unit. The showroom also has a model of the building so visitors can appreciate the stunning, Californianinspired design in three dimensions. The showroom is on-site at the project at Soi Na Jomtien 32 in Ban Amphur, the entrance to which is opposite the Chonburi College of Agriculture and Technology. The location is 100m off the Sukhumvit Road, far enough away for residents to not be disturbed by any traffic noises, but close enough to be able to quickly hop on one of the

numerous baht buses that go up and down Sukhumvit Road constantly. This makes it a fast and easy 20 minute journey to the centre of Pattaya. Many other major attractions are even closer, including the new Cartoon Network Amazone Water Park, which will open at the end of this year, the quaint Mimosa Shopping Village, the award-winning Nong Nuch Gardens. Best kept secret Head just 200m west from the site, however, and you will be right on Ban Amphur’s main attraction – the longest stretch of fine beach in the Pattaya area. Ban Amphur Beach is a golden mile of sand and palm trees often described as “the best kept secret in Pattaya”. Just five minutes walk towards the harbour area and you’ll also find some

of the best seafood restaurants on the Eastern Seaboard. Longbeach is a boutique project containing just 77 units. Despite the small number of apartments, buyers have a wide assortment of unit sizes to choose from starting at 24sqm studios, through small one-bedroom apartments of 31sqm and larger one-bedroom apartments of 42sqm, going up to twobedroom apartments from 56-65sqm. There is also one exclusive threebedroom luxury penthouse of 90sqm. All owners will be able to enjoy stunning views from the top of the building, where there will be an infinity pool set in elegant gardens. Prices at Longbeach start at a very reasonable Bt999,000 for the studios and the one-bedroom apartments start from just Bt1,349,000.

Top condo prize was genuinely unexpected ‘We felt our year might be next year,’ says co-developer

ast month saw the handing out of the 2013 Thailand Property Awards in which The Palm was named Best Condo Development (Eastern Seaboard). After the event we caught up with Winston Gale, founder and co-developer of the Wongamat project. “We are delighted to accept this award,” Winston said. “It’s taken us five years to get to where we are today. So much hard work by so many good people has been done and this award is also for all of those people who are part of our team.” After partnering with Nova Group’s Rony Fineman in mid-2010, the two formed Nova Luxury Developments and together Winston and Rony developed the The Palm. “It’s been great working with Rony, we’ve worked together well and are now good friends. He is a true pioneer of Pattaya,” said Winston. The Palm beat last year’s winner The Cliff (a Nova project) and Major Developments’ Reflection in Jomtien. So The Palm is set to become one of Pattaya’s most desirable address when it completes in 2015. Tough competition Asked if he is a little surprised, Winston said: “Yes, we are genuinely surprised, not because The Palm isn’t worthy of the award, but we felt our year might be next year when we were nearer to completing. We beat very tough competition from Major Developments’ Reflections who have almost finished. This just demonstrates that the judges

The project currently stands at 94 per cent sold with 27 units remaining. What’s in a name? A top trip to Australia – that’s what!

ast month in my column on Page 2 I posed the question: What’s in a name? It was written as a follow-up to an off-the-cuff remark I made to Kingdom Property CEO Nigel Cornick when we appeared on the Mix 88.5FM radio station to report the first anniversary of his company, writes Dave Buckley. We had been discussing on air how difficult it can be to come up with an original name for a new project. I suggested that Nigel invite members of the public to think of one and, frankly, I gave little further thought to the idea thereafter. But Mr Cornick did! And as you can see on this spread he decided to put his money where his mouth is and invite readers of REm and listeners to Mix 88.5FM to come up with a name and a tagline for Kingdom’s next project in Wong-Amat. The folk who come up with the best names and taglines will each win a chance to experience the style and sophistication of Surfers Paradise in the heart of Australia’s Gold Coast. Peaceful Mae Phim is a distinct delight

P

eaceful – that overused word in property circles – is the one that readily springs to mind when talking about living in the Mae Phim beach area to the east of Rayong. When your car crests the small rise before dropping down onto the beach road it immediately strikes you that you have arrived in a nice place. Yes I know nice is also over-used but, like peaceful, it is totally appropriate in this instance, writes Dave Buckley. I was being driven along the beach one Friday lunchtime and was able to travel long stretches without seeing anyone on the sand. The sea looked a lot bluer and cleaner than it does in Pattaya and only a short area of the four kilometre-plus beach is allowed to be dedicated to umbrellas and fast food stalls. The man at the wheel showing me around was Pasi Marjamaki, director of Sales and Marketing at Silversea House Co Ltd, whose company used to market under the name Logan’s (Thailand) which is how many customers still know them. His company has been in Mae Phim for many years (as Logan’s) and now operates exclusively in this comparatively underdeveloped area of the Eastern Seaboard under the new name. Little change I had visited Mae Phim at Pasi’s invitation some years back and was pleased to notice that seemingly little had changed. In the intervening years his company have completed the projects that were either under

way or planned during my previous visit. And they continue to develop there with a new condo block and separate resort hotel on the way. Pasi is understandably pleased and proud of what his company has achieved and is achieving in this coastal town. But he surprised me a little when he said he would welcome other developers there. “Of course that would mean increased competition,” said Pasi, “but we would welcome that. No problem. We think it would be good for the town overall.” Comparatively recently branded hoteliers have set up or acquired premises nearby. “Marriott have built about 10 kilometres down the coast and Centara took over an existing hotel here,” said Pasi. “The big boys are starting to take notice.” Silversea House will soon

diversify by developing and running their own hotel – the Grand Blue Resort & Beach Club. It will be sited right alongside their newest planned condo project, The Mosaic, a 62-apartment single building just minute’s walk from the beach with units from 39-55sqm. Unfurnished units Prices in Mosaic will range from Bt1.5m for a one-bedroom to Bt3.5m for a duplex. All figures are for unfurnished units though Logans plan to offer furniture packages a little down the line. Work on Mosaic is due to start next month with a projected completion date of March 2015. It will boast a rooftop swimming pool which has now become a fairly standard part of the company’s offering. One big change since I was last in the town is the profile of

the buyers. I had been present for the launch of SeaView right at the entrance to the beach which was snapped up 99 per cent by Scandinavians. In a subsequent development – Grand Beach I and II – some 60 per cent of the buyers were Thais, mainly from Bangkok. A show unit for Mosaic is now available to view in Grand Beach which is very similar in room sizes and designs. “We feel the market is still currently for smaller units at lower cost which appeal to Thais looking for a second home,” said Pasi. “Our Thai customer base has been growing very fast with a marked increase in just a year.” As Logans the company had been concentrating on developing larger units (80sqm, for example, in SeaView). These were mainly aimed at the Scandinavian market which is where Pasi and

his fellow directors hail from. “Our next project will include bigger units once again,” said Pasi without elaborating on what the next one will be. As one might expect, the Silversea House team welcome buyers wherever they come from. “We are even getting interest from people living in Pattaya who seek a quiet weekend retreat,” added Pasi. “We have had a few people buy here for that reason.” Wrong route I had travelled to Mae Phim from Pattaya but had made the mistake of taking the Sukhumvit route passing through Bang Chang and Rayong itself. I believe I caught every traffic light with the exception of one. It was not the best choice of route. Pasi told me that people travelling down from Bangkok usually take the 344 road which

branches off Highway 7 just after the toll booths and has virtually no traffic lights. “After passing the airport (at Suvarnabhumi) there isn’t much difference in the time it takes to get here compared to, say, downtown Jomtien,” said Pasi. Although it’s a small town Mae Phim is well known to Thais because it is the birthplace of famous 1880s royal poet Sunthorn Phu whose Wikipaedia entry describes him as Thailand’s answer to Shakespeare. So there is no shortage of tourist interest. I don’t claim to have an encyclopedic knowledge of Eastern Seaboard beaches but I would be confident that Mae Phim would rank highly. For those who prefer island life or a change of pace and scenery you can hire a speedboat to take you to Koh Samet which is clearly visible from Mae Phim.

Before settling in Mae Phim Pasi had been living in Bang Saen, another town with strong Logans connections. The right move? How did he feel about the move? “Before moving here I was wondering how it would turn out. Bang Saen is not like Pattaya but it is more developed and busier than Mae Phim,” he said. “I have everything I need here. The beach is nice, there are several very good restaurants and we don’t have traffic jams – though it can get quite busy on long weekends.” Pasi is obviously relishing the challenge of seeing Mae Phim develop. hailand’s real estate industry came together on Thursday 19 September to acknowledge the best of the best at the 2013 Thailand Property Awards gala dinner and awards presentation ceremony held at the Centara Grand & Bangkok Convention Centre at CentralWorld. An engaging keynote address on sustainable design by awardwinning architect and professor, Jason Pomeroy, followed opening remarks by Terry Blackburn, CEO of organisers Ensign Media, setting the tone for an exciting evening of celebration. Now in it’s eighth year, the awards organisers welcomed a new chairman to the judging panel this year, Khun Sunchai Nuengsit, managing director of Buildersmart Public Company Limited, and recognising the evolving nature of the industry, introduced four new awards: Best Residential Development (Khao Yai), Best Villa Rental Agent, Best Villa Architectural Design and Best Villa Interior Design. Those developments shortlisted were then subject to site inspections before the judging panel submitted their list of Winners and Highly Commended developments and businesses to

International brokers The services categories were dominated by brokerages with an international dimension although prominent agents CBRE (CB Richard Ellis) were conspicuous in their absense. The biggest winners on the night were JLL who won each of the classes they were commended in plus one more for best deal. It was a big week for JLL as on the same day they also picked up four other prizes in the Euromoney Real Estate Survey 2013. JLL was voted as number one Overall Real Estate Advisor and also won top votes for Research, Valuation and Agency/ Letting. Results from the Euromoney survey were based on votes from companies involved in the real

Big party for first housing project

P

orchland have made a big investment in their first housing project – both financially and in terms of marketing. The company have invested Bt800m in Baan Nakarasarp, a 63-unit collection of detached houses in a very private and peaceful spot near to Bangpra reservoir and golf course. To support the launch of the project the company staged a grand opening party and Khun Chitsanucha Phakdeesaneha, the chief executive of the Porchland, invited Panadda Wongphudee (Boom) the model and the former Miss Thailand to act as MC for

the evening which was attended by many guests. He said: “This is our first home project. It lies on 43 rai of land with three types of houses.” The house types are – Nagarachol (land size 79-161 sqw), Nagaratarn (land size 150-236 sqw) and Nagarasin (land size 157-286 sqw). They will be built in modern tropical style and all will have three bedrooms with four bathrooms (except Nagarachol which has three). Prices start at Bt5.5m. The homes will feature high ceilings designed to keep the houses cool and they will be surrounded by all kind of trees

and natural landscaping. To enhance the look all cabling will be buried underground. HH’s Pratumnak projects are making great progress The Peak Towers, Tower A

Now sowing the less ‘seedy’ seeds

I

am lucky that with my job I get to travel to many different cities within Thailand but the one thing that I always find sad is the way that Pattaya is perceived by many, if not most, people in these cities. I was in Chiang Mai a couple of weeks ago and was told by an Englishman: “Whatever you do, don’t tell them that you live in Pattaya!” This was someone who has not been here for almost a decade. I think it is fair to say that in the past Pattaya has had somewhat of a bad reputation but is it really fair that it continues to carry forward? Massive changes I love living here and I have done so for more than five years and over this period I have really seen some massive changes in the city. While it would be impossible for me to contend that the seedier side no longer exists, I think it is fair to point out that there are quite literally thousands of residents that are here

If the city was so bad, why would major international companies encourage many of their employees to live in the area, or, indeed, open factories and businesses here in the first place? The fact that numbers of expats are coming here with their families suggests to me that Pattaya is still an up and coming destination that has something to offer for everyone and that the bad imagine should be left in the past once and for all. In the past five years we have seen a number of the major international hotel chains open here. The benefits of this are far reaching, not just in terms of visitors to Pattaya but in terms of what the hotels offer local residents. Many of the hotels offer fantastic

buffets overlooking the bay along with excellent conference facilities for the business community. This is just one factor that makes Pattaya an excellent place to come and live as well as do business. When you look around Pattaya you realise that there is so much on offer in the city. For example, anyone who enjoys a round of golf will appreciate the fantastic, championship standard courses that are available in the area. If you play on weekdays the green fees are very reasonable – especially in the low season. Challenging courses The courses are certainly challenging but can be appreciated by any golfer regardless of their ability. There are very few places in the world where you would have such a selection of courses in such close proximity. A number of golf societies are available throughout the city, offering greater discounts and the opportunity to meet new friends. Something else Pattaya has

an abundance of is high quality, cosmopolitan restaurants. Every taste is catered for in the city. You can appreciate Iranian, French or Mexican food to name but a few. The restaurants range from low cost to high end so every budget is catered for without sacrificing too much on quality. When it comes to restaurants, Pattaya is competing with some of the major cities around the world and is just another reason to come here and appreciate what is on offer. If shopping is your thing Pattaya has everything that you desire. From up-market shopping malls such as Central Festival, small boutique shops to quaint markets, Pattaya has the lot. Shops cater for tourists and expats alike and are the perfect places to while away a few hours.

High standard Accommodation is improving all the time and I think is fair to say that it is now to a high standard. As mentioned before, we have the well known, international chains such as Hilton, Sheraton and Holiday Inn. These are ideal for people coming for short-term breaks but for those looking to stay that little bit longer, Pattaya has all you need. If shopping is your thing Pattaya has everything that you desire. From upmarket shopping malls such as Central Festival, small boutique shops to quaint markets, Pattaya has everything.

The Waterfront at Bali Hai and The Palm at Naklua are well under construction. These may be aiming at the top end of the market but there are many mid-range condos coming all the time in prime locations throughout the city. If you step into East Pattaya the there are some simply stunning houses and villages on offer such as the Vineyard and Greenfield Villas projects. All are built to European standards with every luxury included. The standard of properties available is up there with anywhere in Thailand, and perfect homes for people coming for the long-term, not to mention potential investors looking for rental returns. Just a few hours drive from Pattaya are the islands of Koh Samet, Koh Chang and Koh Kood. These are perfect destinations for people looking for a relax beach holiday, with many of the beaches comparable with any you find in Caribbean. These may not be places that you want to live but the fact that they are so close to Pattaya only enhances the attractiveness of the city as a longterm place to live. The weather in Pattaya is generally good throughout the year. Even during the rainy season we still see many hours of sunshine so people are rarely affected for long periods. There a few places that offer this sort

of year-round climate and something that anyone who likes a warmer climate will appreciate. After a long journey from many spots in the world, the last thing that you want is a long journey when you arrive in Thailand. Bangkok airport is now a little over an hour’s drive away with Highway 7 taking you direct into central Pattaya. For those travelling to or from other destinations, U Tapao International Airport is just a few minutes’ drive away. Everything is there for you to begin your stay in the perfect manner without the stresses involved in long transfers. Added bonus For those who appreciate city breaks, Bangkok is less than two hours away with everything that you would expect from a capital city. Beautiful temples, great shopping and anything else that you could dream of are here. Staying in Pattaya and travelling to Bangkok is an added bonus for those who would to experience this without the daily hustle and bustle. So when you take everything into account, does Pattaya still deserve the image that it has had, or has that been left behind long ago? I know where I would place my money. Condos in Thailand: What’s going on – really?

here do we stand now according to people who should know? That’s the question I find myself asking after attending a press conference recently in Bangkok. The problem with sticking your mug out there and claiming to be some kind of expert or authority on the Thai property market is people never tell you when you’re wrong. For the past couple of years now, REm owner Dave Buckley has attached my face to a monthly column that has reported, predicted and pontificated upon the real estate market here. Because I have a certain amount of years-in-country and experience as a real estate investor a lot of folks think I know more than they do …

I am not a real estate agent, builder or developer. Credible opinion There are a whole lot of professionals out there with a much more credible opinion about what is currently happening in terms of real estate development here in Thailand. Last week I met one of them. On 13 September, the gracious public relations staff at Raimon Land in Bangkok held a press conference to explain the contents and findings contained in their 12th annual report “Condominium Focus” Thailand. This yearly report focuses mostly on high-

end developments in Bangkok and Pattaya, Thailand’s most active markets. For those unfamiliar with the major players here, Raimon Land is a leading developer in Thailand and a Security Exchange Thailand (SET) listed company. Not only are they responsible for a wide array of condominium projects, they also count community malls, office buildings and serviced apartments among their assets. Currently they have several projects in Pattaya including Zire Wongamat and Unixx South Pattaya. In Bangkok they are delivering 185 Rajadamri, which is located on the last remaining plot of land on Rajadamri Road, and The Lofts Ekkamai. Three sensations The press conference was conducted by Simon Derville, Raimon’s deputy vicepresident for Business Development. He is certainly a much more credible source of information than yours truly. His hour-long presentation gave me three sensations. First, I got all warm and fuzzy every time the empirical data supported some market nuance I’d pointed out somewhere along the line. Second, he said quite a few things about the market I had never thought too much about and that I’m sure the average condo shopper doesn’t think about. Finally, I was shocked by his candour about what he predicts will happen to the Pattaya market in the coming years. Before we talk about the contents of the report, it is important to understand the methodology. The

target audience is condo buyers, investors and industry observers. The purpose of the report is analysis of the global and domestic Thai economy as it relates to the property markets. The time period covered is from July 2012 to June 2013. In Bangkok, only listed developers and non-listed developers with a selling price of more than Bt100,000 per sqm are included. In Pattaya, all projects are included. The primary data comes from interviews, site visits and information directly from sources. Secondary data comes from analyst reports, government agencies, and the like. First Mr Derville’ gave a quick glance at some macroeconomic figures to checking the general health of the Thai economy. Under control Since the 2011 floods, Thailand has recovered quickly with GDP to grow 4-5 per cent in 2013. Inflation appears to be under control at 3 per cent in 2013 with the global average at 3.9 per cent. Interest rates remain relatively low and stable. Consumer confidence is high with the index at 81.6 in April 2013; up from 71 in 2011. The all-important tourism figures indicate arrivals are up 18.6 per cent from Q1 2012 to Q1 2013. The Thai economy appears to clicking along quite nicely … as we say in my home country; “firing on all cylinders”. As we went on to look at the Bangkok figures, one graphic really got my attention. When comparing the luxury real estate market in other major cities in Asia, Bangkok 54•REm•Issue 149•10/2013

is still a real bargain. Equivalent luxury condos in Beijing are twice as expensive and five times higher in Singapore. What’s more, investment yields in Bangkok range from 5- 7 per cent; superior to most other cities in the region. Because construction costs and land costs are up, we can expect prices in Bangkok to continue rising. We will experience classic “costpush” inflation. There is simply no reason for prices to go down. Just as I was about to nod out from macroeconomic overload, our presenter decided to address the big white elephant that usually hangs around in every property pirates group discussions … “are we looking at another bubble?” I’m sure he hears this question several times per week, and he seemed quite prepared to answer in great detail. Simon directed our attention to a graph that delineated condo units registered versus transferred. In the first quarter of 2013, the actual number of condos that transferred ownership was higher than those registered. According to the experts, this indicates “real” demand as opposed to the destructive “speculative” type. In other words, it’s not just “deal surfers”. According to Simon, industry leaders learned some tough lessons coming out of the 1997 financial crisis and implemented some safeguards against another crash. Lenders tightened access to capital for smaller, less reputable developers and raised downpayment requirements for consumer property borrowing.

Retail banks reserve ratios are also higher and central bank foreign reserves healthy, unlike 1997. The lending rate is 7 per cent vs 13 per cent in 1997 meaning debt holders are less exposed to economic downturn. Now, some developers are even raising minimum downpayments. So now it is a whole lot harder for the scourge of rampant speculation to artificially inflate prices. According to Simon Derville’, price increases are driven by the rising cost of developing superior quality condos, not interest rates. In 2012 only 1 per cent of housing loan holders possessed more than one mortgage. “These aren’t speculators,” says Simon. “They are first time home buyers.” He went on to point out a shift in homebuyer sentiment that began sometime in 2008. Through 2007, housing projects always represented a larger number of new housing registrations than condos. In 2008 condos took the top spot and have remained the preferred homeowner purchase. “When people freak out about the number of new condos being buil,” says Simon, “they don’t realise how much of it is just responding to demand.” Take-up rates Condo projects continue to sprout up along Bangkok’s mass transit arteries, the Skytrain (BTS) and the Subway (MRT). New projects are currently being planned for the extension of the Sukhumvit BTS lines at Bearing and also on the Silom line. Take-up rates for new launches for the year were high at 74 per cent average. Take-up

of completed projects is extremely high at nearly 90 per cent. Simon appeared to be well armed with facts for the “bubble debate”. Observing the attending press members nodding their heads in agreement, he moved on to a related topic … “Are we oversupplied?” This was one of those moments when I got the warm and fuzzy feeling again because he confirmed something I’ve said for more than a year now. We are oversupplied with certain types of units. One bedroom units make up 80 per cent of all condos; too many people boxes. A pent-up demand for larger units has Raimon Land drawing up plans for larger luxury units. (So, I’ll be hanging on to my big condos in Jomtien.) When we got to the subject of Pattaya, Simon pointed out that the profile of buyers in Pattaya has changed significantly over the past year. Domestic demand from Thai buyers is up sharply; Bangkok people looking for that weekend getaway place. The foreign buyer profile has shifted away from Westerners to more Asians. Thai buyers Some 54 per cent of Raimon Land’s buyers are Thai, with Russians making up the largest segment of foreigners at 13 per cent. According to Simon, the fastest growing Asian markets for them are Japan and China. The arrival of Bangkok developers in Pattaya has played a major role in who is buying. active investors, many of whom do not need financing. According to Simon, the big developers from Bangkok will put pressure on the local players who, up until now, have had free reign on the Chonburi Coast. What kind of projects they build and where they build them in the future could change drastically. When it comes to flinging up high rise towers, the major Bangkok players are certainly better equipped than Pattaya’s indigenous developers. They also have deeper pockets which will help them in securing the quickly disappearing plots of buildable beachfront property. Naturally, Simon had to address the “are we over supplied” question as it applies to Pattaya. Before he began I remember thinking how many project launch parties I’d been invited to in Pattaya this year. “How could we not be over-supplied?” I thought. This is when he dropped a bomb I don’t think anyone heard but me. He pointed out, as he had done for Bangkok, that Pattaya’s take-up rate of registered and completed units was quite high, indicating no over-supply. And then he said, “Besides, many of those condos will never be built”. I couldn’t believe my ears … did he actually say that? I gave him a look and he must have sensed how taken aback I was by his comment. He took a moment to explain what he meant. He linked this to the “we learned a lot of lessons in 1997” story and described a condo building that is launched but not built like it was a normal occurrence and on the list of

“safeguards” used by industry veteran’s to regulate supply. “If there aren’t enough pre-sales,” he said, “then they don’t even break ground”. I felt like an idiot. Outlook relatively bright As we continued about Pattaya, Simon’s outlook was relatively a bright one. Rental yields are higher than Bangkok, averaging 7-8 per cent. Prices will remain stable with no dynamic changes and appear to represent accurate value. With waterfront properties scarce in North and Central Pattaya, more “sea view” properties like those on Pratumnak Hill will be built and the flurry of new activity in the Na Jomtien area should continue. Simon predicts more development inland in “urban areas” like Second and Third Road. Growing Thai demand and changing foreign demand profiles will encourage a continued shift to smaller, more affordable units. It appears the “people box” is here to stay in Pattaya. Thais want them as weekend getaways. Foreigners want them for shorter stays. A large number of units in the pipeline in Pattaya may retard price growth in the short to mid-term even

though “real” demand is relatively strong. So, the old school notion of buying a unit and flipping it for a quick profit seems unlikely. Simon was quite candid with his opinion about Bangkok developers and their impact on the Pattaya market. “Local players will suffer,” he insisted. He cited the Bangkok boys advantages in funding, development expertise and brand power. His prediction was a “modest restructuring and or consolidation, resulting in higher quality projects”. Wow … first he drops the “they’re not all going to get built” bomb, and then he makes it sound like they are going to run all our beloved local developers out of town at sundown! At the end of his presentation, I asked him about this. I asked: “Simon … you said that some Pattaya launches won’t get built, and you also said the local developers would suffer from the arrival of the Bangkok developers. Do you link those two things together? Are you saying that the Bangkok invasion will cripple some local developer’s projects?” (In college, I majored in Loaded Questions). Simon said it was inevitable that the prevailing local developers would feel “pressure” and did not elaborate. Little stunned With the press conference concluded and refreshments served, I was still a little stunned by some of the things I had heard with regard to this company’s vision of Pattaya. I agreed with most of the things Mr Derville had said. But, I’m not so 58•REm•Issue 149•10/2013

sure his opinion about local Pattaya property players “suffering” is entirely objective. Raimon Land has a couple of competitive projects going on in Pattaya right now, so we should expect him to beat his chest a little. In my personal opinion, the short vertical command structure of the good Pattaya development companies allow them to change directions and adapt to market trends much better than the top-heavy Bangkok developers. Pattaya’s projects have proven to be quite resilient. I’ve seen developers change the configuration of a building overnight to meet market demands. Many local developers are concentrating on low-rise projects which can go from pre-sales to title transfer in less than two years. Nova Group and Tulip are hoteliers that fill their coffers with tourist money every day. Quite a few of Pattaya’s developers are more diversified and have deeper pockets than the Bangkokians may realise. Simon may be right, some consolidation may occur, and some local players may forfeit their share of the high-rise market to Bangkok big

boys like Ramon Land, Q House and Sansiri. But they should not expect the current kings of Bangkok Beach to go quietly or entirely. One thing’s for sure; with so many developers in town chasing investor’s cash, we consumers are blessed with a wide variety of projects and fiercely competitive pricing. Continued development If you believe in all the charts and graphs and analysis (and I do), Raimon Land’s indications are that both Bangkok and Pattaya’s condo markets continue to develop and morph. Prices in Bangkok will continue to rise and will remain stable in Pattaya. Demand and take-up rates appear to be sufficient to make sure “inventory” doesn’t stay inventory for long. Simon’s recommendation to prospective condo buyers in Pattaya is “do your own research and know your developer”. They should print T-shirts with that statement on it and hand them out in Pattaya. Positive response to property show Local developers and realtors have welcomed the new Pattaya Property Show, with several leading companies already confirmed. More than 65 per cent of the space has been allocated in the first three weeks since the event was launched. The 1st Pattaya Property Show is being organised by Exact Trading Company and will take place at the award-winning five-star Hilton Pattaya on January 9-12 next year. Aimed at tourists, expats and locals, the dates coincide with one of the busiest periods when the city will be full during the high season period. Mike Bridge, one of the organisers said: “Having carefully researched the market, we felt that now was the time to put together a professionally run exhibition in the centre of Pattaya to showcase local real estate. It would seem that this has been endorsed by many of the leading developers and realtors, who have now taken space at the Hilton next January.” Exhibitors already on board include Kingdom Property, Universal
