there would be fewer accidents and fatalities. There can be little doubt that cycling is back in vogue. In the past there may have been a tendency to sneer at cyclists due to a misplaced perception they rode a bike because they could not afford a motorbike. Not so now. Some of the prices being asked for pushbikes (was there a sneer in that word?) amounts to serious money – more than the cost of a basic Honda or Suzuki bike. A lot more. Friends have suggested that I should buy a bike because cycling is a great form of exercise for a fatty such as myself. I don’t doubt them. I have tried pleading poverty as the reason why I won’t do this but they think that an aversion to serious physical exercise is the reason behind my reluctance. They have a point .. up to a point. Plus I do find the price of a good bike more than a tad off-putting. But the real reason – or at least 75 per cent of it – is that I just don’t trust other road users. Cyclists can wear all sorts of devices and use many types of warning lights in a bid to protect themselves but if, through no fault of their own, they come into serious contact with a car or truck there is usually only one loser. Not all cyclists are accomplished road users. Sadly, the same is all too true of motorists. Making riders have a licence is steering away from the real problem!

Switch to shopping mall appears to gain approval of the exhibitors

The move away from hotel-style shows to a shopping centre seems to have been welcomed by developers and realtors who participated in the 3rd Pattaya Property Show hosted at Central Festival Pattaya Beach. More than 20 exhibitors including Global Top, Fragrant, Primrose Hill Pattaya, Dusit Group, New Nordic, Seven Seas, Sands and The Ville took part in the five day event. Several sales of villas and condos were made during the show with many inspection visits also made as a direct result. Charlie Warner, CEO of Exact Trading who ran the show, said: “Times are tough at the moment as we all know, so we were delighted that our show managed to create the buzz in town and to enable

interaction between serious buyers and our exhibitors.” Alvin Moscoso, sales executive from Sands, added: “The show’s marketing helped to boost traffic and several visitors told us they had delayed their travel plans so they could attend. We had a really good response at our stand, so it was good value for what we paid to exhibit.” Jules Zwets, managing director at ATS Real Estate, said: “This show has been very successful for meeting buyers and renters. It has helped to have one of our developers sharing our stand and the costs. We have met buyers and renters from China, America, Europe and from Thailand.” Raywat Willard, CEO at Primrose Hill Pattaya, said: “Our development is out close to the Silverlake Winery

In total we will have a little more than 520sqm of space which will mean we can accommodate an extra six stands to add to the existing 21.” The company is also considering organising some road shows around Bangkok to stimulate sales during the summer period.

In the middle of last month Riviera Group invited two well known real estate investing coaches from Maximum trainers to share their experiences and the secrets of their accomplishments to real estate agents at the D Varee hotel in Jomtien. Riviera’s aim was two-fold ... to impart investment knowledge to the agents and also to instill confidence in the local real estate market. A spokesperson for the group said: “We believe that having a good

knowledge and excellent mind-set will help us to stimulate the real estate economy in Pattaya. The Riviera Group also wants to create unity between real estate agents.” The opening speaker, Khun Phatsakorn Waiyawanna (Song), is the only action coach in Thailand. Khun Phatsakorn owns the herbal tea brand, Enchanted, and he received an Excellent Businessman Award from business organisation BNI (Business Networking International).

I

t is clear that Pattaya’s real estate industry is in a lull right now, some may content it is worse than that and the knock-on effect can be widespread with all types of businesses suffering. Pattaya has bounced back from tough times over the past decade, but this time it does seem we are witnessing something different. This said, it is obviously in the best interests of this magazine to stay positive and this is why we are focusing on Tulip Group this issue. Led by CEO Kobi Elbaz and vicepresident Jason Payne, Tulip have always focused on delivering quality since the very beginning with the launch of their first project Centara Avenue Residence & Suites (CARS). While their budgets and marketing resources seem considerable they have always tried to avoid “spin” and stayed true to their word, tell it how it is and do business how they want to do business. This attitude has not always been to everyone’s liking. I recall a press release from the company

around two years ago in which they stated that the market was in decline and at breaking point and that they would not be building any new condominiums in the foreseeable future, instead concentrating on the hotels and hospitality side of the business, much to the scorn of other developers and real estate agents. Looking at the current market situation not many could argue they were wrong in their assessment. Unwanted publicity Over the past eight months Tulip have had much unwanted publicity for their Waterfront project, with various watchdog groups doing all they could to halt construction and in some cases bid to have the building demolished. Through all that, the developer (from outside at least) has continued to do business their way and not be distracted by what has been going on around them. Waterfront has, in fact, been closed for almost eight months. However at the time of writing we are


Recently I drove past the CARS project and was pleasantly surprised to see that it is almost finished and, although I have no trained eye in construction, it looks fantastic and very high quality. Facing it across the road the Golden Tulip site is buzzing away with hundreds of workers, and appears to be making fast progress. Only Kosher hotel Last December they opened South East Asia’s only Kosher hotel and restaurant in the same area as the aforementioned projects under the name of Centra Avenue Hotel, and, continuing with the hotel theme, they also opened down at Soi 5 Phratamnak an extension to their Centara Grand project, with a beautiful beach club “Breeze” and a second building for the hotel comprising of club suites and club lounge which we are told will open in three months’ time. Centara Grand Residence in Jomtien, although delayed, is also seeing good progress, and beginning to grow skywards. Meanwhile Tulip’s aluminum,

glass and façade company based in Rayong – A&G Technology (AGT) – continues to expand worldwide having recently secured a number of high profile contracts including a US$15m job in Kazakhstan. Not bad considering that when the Waterfront news exploded, many people (including yours truly) understandably were wondering if this would have a huge impact on all of Tulip’s projects. However, despite problems that might have set back lesser companies Tulip have simply got on with things their way. They have kept their own counsel and said very little – especially about Waterfront – apart from a few official statements confirming the legality of the project and that they had full confidence they would be able to resume construction. If our information is correct, this will shortly be case. So there you have it “business as usual” at Tulip Group and, for the sake of confidence in the property market, long may it continue. |

told that most issues are now resolved and that they intend to deliver the project on schedule as per the sales purchase agreement contract they have with buyers. This is, indeed, great news for the buyers but also for the industry in general. If Waterfront were to remain closed or (worse case) even be knocked down quite what effect this would have on the real estate industry and customer confidence, cannot be fully gauged. But to put it mildly it would not help. During the past eight months of turmoil over Waterfront, Tulip have continued to build their other projects and go about their business as normal. Marketing visibility is still very high, just look at the motorway billboards as you enter Pattaya, many are empty, but Tulip continue to occupy a prime position. We rarely see either Kobi or Jason (or other Tulip Group staff for that matter) out at local social events and parties, even at their own hotel. Why? Because it seems they are busy concentrating on delivering.

or a man who used to spend a lot of time with his head in the clouds (flying airplanes, that is) Sonny Souvannavong has adapted wonderfully well to marina life. Comparatively recently he became a boat builder and his first vessel, the Silver Princess, has been involved in charter work since October of last year. He is very proud of his first boat and when he showed me around it was not difficult to see why. “Safety – and quality – are the priorities that guide everything we do,” he said. “Regulations dictate that we are allowed to carry a maximum of 50 guests and that suits us just fine as it allows us to ensure that each and every one has a great experience on board with us.” Additional areas That 50 limit is dictated by the number of people who can sit under cover in the main cabin of the boat should the weather turn. But there are several additional areas that allow everyone to spread out in comfort when conditions are normal.

That comfort attracted a lot of care, attention and no little expense when fitting out the boat. “For example we spent a lot on the cushions that our guests sit on,” said Sonny. “Some operators scrimp when it comes to these items and buy materials that crack up or tear and look scruffy pretty quickly. “The roof is a single solid piece of fibre composite which offers greater protection than the canvas many others use.” He added: “We see our offering as appealing to the mid- to high-end of the market; others aim mid- to low.” The Silver Princess goes out just three or four days a week allowing time for the boat to be cleaned up and made ready between each charter. “We only accept full charters,” said Sonny, explaining that there are times when some competitors are obliged to head out with very few customers on-board, for example a group of just four or five people. “When you take into account the fuel needed to power the boat that’s simply not economical,” said Sonny. “We build boats to make money

We charge a minimum of Bt80,000 for the day with food and drink on top of that which usually takes us past the Bt100,000 mark.” Top catering For the F&B, only top order catering from suppliers such as The Sheraton is considered good enough. “Our charters are attracting a lot of interest from four and five star hotels in Pattaya and Bangkok who want to offer only the best to their guests,” said Sonny. Also the boat is proving popular for advertising shoots. In addition the Silver Princess is in demand for trips along Bangkok’s Chao Phraya river to such an extent that Sonny’s boat-building company is developing a longer 71-foot version for that market. The current one is 53-foot and will remain in Pattaya when the bigger boat comes into service. “At the moment we use the same craft for both Pattaya and Bangkok,” said Sonny.

Challenging times lie ahead It’s important to be optimistic and to think outside the box

The economic downfall in Thailand and across Asia has taken its toll on the real estate sector, and economic recovery has been much slower than was originally forecast. Recently released statistics have shown that condominium sales in January-February saw a sharp dip, and even production of units was in decline when compared to the sales and production figures for 2014. While this isn’t good news for property developers (particularly those operating small- or mediumsized enterprises) it does pose new and interesting challenges in which some developers are able to thrive. Are strict banking regulations to blame? Stricter banking norms and lending rules are leading to a liquidity crunch for some developers, driving several to either suspend their projects or be stuck with huge amounts of unsold inventory they cannot release the equity from in order to invest in new projects and inject life into what many are calling the stagnant Thai real estate market. Property developers within Thailand are losing confidence in the market. New statistics show that the confidence index of property developers in the first quarter has declined to 52.2 in the first quarter of this year: the figure was sitting at 55.4 in the fourth quarter of 2014. Some commentators suggest that the strict banking regulations still in place are a large reason for this

dissatisfaction and lack of confidence, and yet there are few signs of these regulations being lifted or eased. These strict banking regulations are also affecting ordinary Thai people who are looking to buy property, as those same banking regulations affecting lending for property developers are also affecting mortgage lending for ordinary working people. This is particularly true for people in statistically higher risk groups, such as those with disabilities or on low incomes. Opportunistic international investors may well find that, while investing in Thailand now poses some small risk, the potential return on that investment is massive. The prognosis for property development in the country varies, dependent on whether you are an official, listed property developer or an unlisted one. Listed property developers in Thailand are much more optimistic about the direction the country’s economic future is heading in than the unlisted ones. Listed property developers account for more than half of Thailand’s total market. According to a survey undertaken by a national polling organisation, they believe that the situation would improve across the region in the next six months, thanks to the additional government investment promised for key infrastructural projects across the country. It’s time to be optimistic and to think outside the box in order to encourage investment and continue to keep the property market within the country afloat and thriving. id you ever wish you had a magic time machine? I mean, going to stay in a hotel in a strange place may be what some people call a holiday, but I’m talking about a “getaway”. Yes, a magic time machine is what you need to actually achieve a “getaway” ... or, you could just go to Koh Phangan! Last year I was introduced to Koh Samui’s little sister Koh Phangan after becoming smitten with the work of a certain bamboo tattoo artist I met at the Pattaya Tattoo Festival. A few months later I found myself trekking down to the notorious home of “The Full Moon Party” to get some new ink. Koh Phangan suffers from a

seedy reputation because of the monthly cycle of hedonistic raves all celebrating the status of the moon. There is the well-publicised “full moon party” as well as the “halfmoon” and even a “black moon” version. All feature 20-30-somethings, painting their bodies, slurping buckets of hallucinogenic tonics and jumping up and down to the horrific phenomenon of “trance” music. When someone asked me if I was going to the full moon party, I replied as honestly as I could. “Sorry,” I said … “I don’t do the drugs that go with that music.” Fortunately, the parties take place almost entirely on one small stretch of beach on the Southwest side of the island known as Haad

Rin. The rest of the island is like Koh Samui 25 years ago. Koh Phangan should be known for three other things: Beaches During three trips to KPN, I stayed in Thong Sala, the main town and site of the larger of two piers. It is a deceptively quiet little village that comes alive at night with a pulsing night market chock-full of excellent food from hand-rolled sushi to homemade jelly donuts. Most of my days were spent roaming between the swimming pool at the B-52 Resort and the golden sand beach. The beach in Thong Sala is perfectly situated to view both the sunrise and sunset; a feature

an unrepentant beach snob really appreciates. I was able to sit by myself, in my own chair, under my own umbrella and unmolested by any type of beach vendor whatsoever. Other than a few friendly beach dogs, I had the sun, the sand and the waves all to myself. The B-52 Resort is a small cluster of bungalows in the middle of the beach. The architecture should be called “island funk” with this rustic thatched roofs and concrete floors. The rooms were spacious, cool and easy to live in. The staff was almost all Burmese and extremely friendly. On my second trip I stayed for a week further up the Northwest coast in Had Salad at Yoga Resort. As the name indicates, the small hotel services a yoga retreat nested in the jungles about 500 metres from Had Salad and Had Yao. In between the fasting programme and trying to master my “downward facing dog position”, I roamed both sides of the beach. Both beaches are wide swathes of sugar sand stretching out in front of coke bottle green water

and brightly painted fishing boats. Natural-themed resorts on these deserted beaches ranged from the high-end Green Mango Resort to the comfy beach-hippie Cookies Resort. One day I got adventurous and made my way even further north and wound up at Chaloklum; the end of the world. This place puts the sleep in the phrase “sleepy little fishing village”. Think Koh Samui 35 years ago.

Food The big surprise on KPN is the treasure trove of culinary delights. Every morning I ate breakfast at Nira’s Home Bakery near the pier in Thong Sala. Nira’s is a health conscious café/bakery with a wide variety of healthy options. My favourite is the whole-wheat pancakes with bananas and honey. Ando’s Mexican joint is like a really good Mexican restaurant ripped out of the US and shipped to Thailand. Chicago native Ando really knows how to mix music, Mexi-Cali food and margaritas. favourite all-time restaurants ever is Santorini featuring food from Chef God. With a decade and a half of experience working for the Dusit Group and Cordon Bleu Culinary School training, Chef God’s food lives up to his nickname. People I thought I’d met a kooky batch of cookies in Pattaya, but KPN wins in that category hands down. It started with my Dutch/Maori tattooist, continued with an English woman 25 years in Thailand making silver jewelry and ended with an internationally known Thai DJ who lives on KPN and drives the sweetest Harley I’ve ever seen. Everyone was friendly. Everyone has their guard down. I never felt treated like a “tourist”. Sitting under that blue and white umbrella, sipping on a cold beer and watching the waves roll in … that’s what I call a “getaway” because I certainly felt like I was getting away with something! ehicular accidents represent an enormous drain on the GDP (gross domestic product) of any country, let alone the unnecessary loss of life. It is always difficult to place a figure on this, but the association of Australian and New Zealand road safety and traffic authorities, Austroads, estimates that a one per cent reduction in road crashes would save Aus$180m per annum, while a one per cent reduction in road congestion would save Aus$94m. One shudders to imagine what the figures for Thailand would be, with the horrendous road toll and endless traffic congestion. What would Austroads make of Songkran, for example! Passive safety Much has been done over the past 30 years in the field of “passive safety” starting with seat belts, airbags, lights that look round corners, ABS brakes, ESC (electronic stability control) and motor cars with increased strength in the cabin.

However, these passive innovations are still limited, despite the crash safety ratings through ANCAP and other testing agencies, where they test cars to destruction. Europe, in particular, is now pressing on with an “active” safety direction, called V2V (vehicle-tovehicle), where in simple terms vehicles will be able to “talk” to others and take avoidance measures, without relying on the notoriously unreliable human intervention factor. As vehicles become safer, the role of human error in crashes is becoming more evident – particularly things like side impacts, which mostly occur below the speed limit and are almost always the result of driver error. One study by Melbourne’s Monash University Accident Research Centre found that, of 25 participants driving a 21km urban route including 29 intersections, the drivers made an average of 12 errors per drive. Half of the errors were at intersections and 17 per cent were drivers failing to stop at a red light. And what would the Asian figures

The Monash University team in Australia has indicated that intelligent vehicle safety technologies like V2V could reduce serious road injuries by up to 35 per cent. These are figures that are too compelling to ignore. The auto manufacturers can certainly provide much in the way of both active, as well as passive, safety features – but at an additional cost. Is society prepared for this? |

A former British Prime Minister (Benjamin Disraeli 1804-1881) said: “There are three kinds of lies: lies, damned lies, and statistics.” This saying was later popularised in the States by Mark Twain. Maybe Disraeli was looking ahead to the recently staged General Election in the UK where the statistics – exit polls apart – took a real bashing.

he 2015 General Election in the United Kingdom saw the Conservatives return for a second term in office with an overall majority as opposed to ruling in coalition with the Liberal Democrats as had been the case for the previous five years. For many the margin of their victory came as a surprise given that the opinion polls were predicting the result would be far closer. But how did these polls get it so wrong? YouGov, now one of the main opinion polls in the UK, were quick to explain why the information they had published was so far off the mark. CEO Peter Kellner put it simply: “What seems to have gone wrong is that people have said one thing and then did something else in the ballot box.” This may appear obvious but this is the sort of thing that happens

all the time and we are more than aware that people are free to change their minds or tell untruths or be genuinely undecided right up until their enter the polling booth and fill out the ballot paper. But to show the Labour party and the Conservatives running almost neck and neck virtually throughout the election campaign suggests that something more significant may have happened. The right people? Polls by their very nature are based on people’s opinion and for them to be anything like accurate they need to represent the population as a whole. So I wonder whether the opinion polls were asking the right people and were they representative? The fact they were as much as 10 per cent out suggests they weren’t. Were the people they spoke to

prone to telling untruths or were they polling those in Labour strongholds? Probably we will never know the answers but one thing that is certain is that these companies gain their reputation and their revenue by providing accurate information so their being way off the mark certainly could not have been deliberate on their part. They have much to gain by getting it right and much to lose by screwing up. Labour have been quick to suggest that the opinion polls influenced the overall result. But surely this can’t be the case – if you were planning to vote Labour would you change your mind just because the opinion polls predicted that the result would be far closer than it actually was? In my opinion this is highly unlikely as I think that only a small percentage of people would

decline to or alter their vote based on the results of an opinion poll. With things being so close, staunch Labour voters would be more likely to turn out in a bid to swing the result in their favour rather than stay at home. It is my opinion and has been for while, certainly prior to the General Election that opinion polls have little or no bearing on the final result. These polls are usually, although perhaps not in this case, a good guide to public opinion but I think that their overall influence is negligible. I can’t see why anyone would change the way they vote based on the published results of an opinion poll and I think for Labour or any other party to claim polls influenced the result is, at best, clutching at straws. The results of the election also threw up further questions with calls for the “first past the post” voting system needing a review. Not for the first time.

UKIP (the UK Independence Party) received nearly four million votes but ended up with just one Members of Parliament (MP). Under PR it is estimated they would have had more than 80. But there I go with statistics again! As with so many things ... it is easy to criticise what is in place but not so easy to suggest plausible alternatives. Based on the UK demographics and how the seats are decided it may not be so easy. In the final analysis, MPs in the UK represent their constituencies and this is key to how everything works, how could this realistically be altered but maintain they concept of constituencies? When the results were announced we saw some key MPs lose their seats such as former Shadow Chancellor Ed Balls and some other big changes in UK politics. Nick Clegg, the former Deputy Prime Minister, narrowly kept his seat but resigned as leader of the Liberal Democrats. Labour’s Ed Miliband also quit the leadership of his party as did UKIP’s Nigel Farage though, farcically, his resignation was not accepted. The problem both the new leaders of the LibDems and Labour will encounter is the fact that their losses were devastating and left both parties so far adrift of the Conservatives that

they will struggle to recover, certainly in the short term. As stated earlier, in terms of votes cast, UKIP performed well with their far right policies and we must wait to see what will happen to them in the longer term. But gaining just one parliamentary seat and Farage missing out must have been a kick in the teeth. So Britain will continue on much the same course as it has done for the past five years with David Cameron as Prime Minister. Differing views Coalition governments rarely work in the long term because differing views result in many policies never getting implemented. Often the minor party is viewed as trying to block policies rather than offering anything constructive. For us Brits out there let’s hope the UK has as a good future regardless of our political allegiances. As always space is running short and this month I have covered a different subject to the norm. Most of us now class Thailand as ‘home’ but certainly still have a close affinity with the countries of our birth. I hope Britain prospers whoever is in power but my intention is to remain here and keep enjoying everything that the Land of Smiles has to offer!

o you have an Achilles heel? Well, you should have two Achilles tendons if nothing else, provided you have that same number of feet. But can we heal an Achilles heel? Yes, but sometimes it is difficult. The story of Achilles and his heel dates back to Greek mythology where his mother, the nymph Thetis, attempts to give her son immortality. This she did by dipping the infant in the River Styx, while holding him by the left heel. All of the child was then in contact with the waters imparting immortality, other than his left heel where he was held by his mother’s fingers. Achilles grew to be a mighty warrior, but was killed when a poisoned arrow struck him in his left heel. The tendon that joins the calf muscles in the back of your leg to the heel bone is called the Achilles

tendon after the warrior, and is one of the longest and strongest tendons in the body – but there is a drawback. The blood supply to the thick tendon is poor, so it is not a fast healer when damaged. And damaged it does get. Shot in the ankle How do you know you have injured the Achilles tendon? Easily. Pain! Patients with a tear of the tendon often describe it as if they had been shot in the back of the ankle. How do you get it? Running, gymnastics, dancing, football, baseball, softball, basketball, tennis, volleyball or any other sudden physical movement of the ankle such as running out of the way of a baht bus! The diagnosis may require MRI to see if it is a partial tear or a complete tear and that leads to the type of repair necessary. So we can join the

tendon together again, but it can take up to a year or more for full healing! Sewing the tendon together is also not an easy task for the surgeon because of the poor blood supply to the tendon. Some surgeons can do this under the skin, while the traditional method is to open the area and sew the tendon together with direct vision. The sub-cutaneous method is quicker with no large incision, but the success rate is not as high as the old method. By the way, the use of the term “Achilles heel” as an expression meaning “area of weakness, or vulnerable spot” dates only to 1810, with implied use in Samuel Taylor Coleridge’s “Ireland, that vulnerable heel of the British Achilles!” (Oxford English Dictionary). |

I

n a decent French restaurant – and Chez Yvette very much fits that description – how much would you expect to pay for the combination of a large portion of warm French bread, tuna salad followed by Chicken Supreme then tiramisu for dessert? Okay if you have looked at the photo of the Special Menu board below you are probably ahead of me. Yes, the total bill was Bt250. In many establishments you might easily pay that or more for the entrée alone! Lunch set menus at Chez Yvette are great value and, unlike another restaurant I visited recently (that shall remain nameless) there is no suggestion they reduce the portions in line with the hardto-believe low price. If I have any criticism – and really it’s not what I call criticism – they are perhaps ‘guilty’ of serving portions that are too large. I’m sitting down writing this immediately after savouring the lovely lunch and, frankly, I would be just as happy to take a nap. I am rather pleasantly full! However, to dwell on the size of the portions and the prices in some senses does Chez Yvette a bit of a dis-service because the quality of the food, which is what it’s about, after all, is excellent. I have eaten from the à la carte menu on a couple of occasions and everything I had was very good – and very reasonable. There I go banging on about the price again. But it’s a pleasure to order great food such as Côte de Boeuf or Cuisses de Lapin a la Moutarde (that’s Rabbit in Mustard Sauce if your French

is as rusty as mine) without feeling a need to keep glancing at the price column. For my lunch I sat on the terrace outside the restaurant facing the resort pool (see above, right). Ceiling fans whirred lazily overhead as I made my choices. That said, if you prefer, you can eat inside where it is cooler. I did not choose French bread but the restaurant serves it as a matter of course (no pun intended) along with a bowl of non-spicy salsa marinated in balsamic vinegar. Hindsight being that wonderful thing maybe I would have left some of the bread had I been aware of the portions to come. But perhaps not ... as I find it hard to resist very crusty, warm bread. The tuna salad was excellent with plenty of creamy mayo in the mix. Then it was onto the Chicken Supreme and supreme is was. Some of the generous portion of mashed potatoes had to be left on the plate (blame the bread!) because I knew I wanted to leave room for the dessert of the day which turned out to be a very acceptable home-made tiramisu. I don’t know why I chose to highlight it was home-made because I’m pretty confident that description applies to all that they serve up. The restaurant is inside the Holland Tulip Resort which is in a lovely, quiet spot close to the temple end of Soi Nern Plub Wan. Lunchtimes or evenings Chez Yvette is worth a visit. But it’s not a place you can drive past and make a mental note to go there sometime. You have to know it’s there ... and now you do! |
