Beach widening set to start later this year Pattaya’s beach is to be widened to about 35 metres with the dual aims of preventing erosion and boosting income from tourist visits. The sand-fill project is expected to begin in October and will take around two years, said mayor Itthiphol Kunplome, according to a report in The Nation newspaper. To carry out the work will require 36,000 cubic metres of sand at a cost of Bt430m. The first 15 metres of the new beach would involve a sandbag wall to serve as an embankment, while the remaining 20 metres would be of sand. The new beachfront will

stretch for 2.7-km and cover around 60 rai, stretching from North, Central to South Pattaya beaches. Khun Itthiphol initiated this beach-extension project in 2010, requesting help from government agencies and local business owners. Apart from the Marine Department, Pattaya City has hired the Aquatic Resources Research Institute, under Chulalongkorn University, as a project adviser. The chief of the area Marine Department office, Rewat Phoriang, said the project had passed the Environment Impact Assessment

(EIA), and is undergoing a bidding process, with this year’s budget already available after approval from the Marine Department. The sand will come from beaches in Chonburi and neighbouring Rayong because the sand is closest to that already in Pattaya, Itthiphol said. He added that, when completed, the beach extension project is expected to revamp the image of Pattaya with clean beaches and white sand, making it more attractive and have the potential of attracting 10 million tourists, as projected in the Asean Economic Community in 2015.

he people behind AML Developments who recently launched one of the latest high-rises on the Pratumnak scene say they have a good story to tell about the Star Residence. But they wanted to be sure that they had a complete story before beginning to recount it. “I wanted us to be certain that we got EIA (Environmental Impact Assessment) approval before we fully started to market the Star,” said AML boss Lubomir (Lubo) Jurik. “That’s the proper way.” Of course, several of those who know AML through their The Elegance condo – also on Pratumak – had declared an interest long before the launch. “But I wanted to make sure all was in order before I started taking anyone’s money,” said Lubo. ulip Group Thailand have announced that they have entered into a management agreement with world renowned Accor for the prestigious Waterfront project at Bali Hai, joining Accor’s MGallery collection of unique hotels. Project 5, currently under construction, is another example of the team selecting prime land that had been overlooked by competitors who feared it was too far out of town. However, the development is just 15 minutes by road from Central Pattaya with easy access to motorways to Bangkok and Rayong. Country feel International Schools are just minutes away, yet the quiet development has a country feel about it, despite its convenient location. The final design of the village is flexible and yet to be finalised, but construction is well under way with some homes already completed. Initially, the village was going to be exclusively houses of luxury two-storeys and fourbedrooms, but the team is currently reassessing this for a section of the village following overwhelming

demand for some of the previous designs. Whatever the final design and configuration, the village will be of the same high standard that you would expect from a Green Field project. The villages have continuously evolved to take advantage of modern building methods, leading edge materials and, of course, the latest technologies. You would be hard pressed to find another village in Pattaya – or anywhere else in Thailand for that matter – that offers the same state-ofthe-art facilities and finishing touches that are standard on Green Field Villas 5. As someone once said: “You should remember the little things, because one day they may become big things.” It really is some of the finer touches that make this project stand out from the pack. his month sees the start of football’s 20th World Cup. I refuse to call it soccer! I don’t remember them all! I hope I will be forgiven by readers for taking this trot down memory lane. My earliest memories go back to 1962, so let’s start there. 1962 Chile: Back in ’62 colour TV was still five years away and the launch of the Telstar communications satellite was still a month away. I had to rely on good old radio to know how England were getting on. The World Cup was held just short of my 10th birthday. My interest was only really aroused because I had been taken to Wembley by my school to watch England beat Portugal 2-0 in a deciding qualifier. In those days only 16 teams qualified for the finals. In the final Brazil beat Czechoslovakia 3-1 after going behind. 1966 England: The one I really do remember. On the Saturday in the middle of the tournament my Irish father took me on a holiday to his home town of Cork. I was dragged out of the door with England goal-less against Argentina. It was another 24 hours before I discovered that we had beat them 1-0. I watched the final on B&W TV with my dad. All my other relatives had disappeared to the seaside – that’s how interested the Irish were in football back then.

England triumphed in the final beating West Germany 4-2 after extra time. Still remembered for Geoff Hurst’s shot hitting the underside of the bar and dropping onto the goalline. Fortunately the Russian linesman thought the ball had crossed it. 1970 Mexico: Brazil’s wonderful team won the best World Cup final I have seen. They destroyed Italy 4-1 in a very one-sided affair. 1974 West Germany: This was the tournament probably best remembered for the genius shown by finalists Holland. The likes of Cruyff and Neeskens showed skills not previously seen. But the hosts West Germany spoiled the party by beating the Dutch 2-1 thanks to a goal scoring machine by the name of Gerd Muller. 1978 Argentina: I was working on a newspaper in Hong Kong at the time so most of the games were in the middle of the night much as they will be this time for Asian audiences. In the second round eventual winners Argentina needed to win by a four goal margin against Peru and they won 6-0. Conspiracy theories abound to this day. Argentina beat Holland 3-1 after extra time. 1982 Spain: Sticks in my mind for the amazing celebration of Marco Tardelli after his superb goal in the final. Italy beat West Germany 3-1. 1986 Mexico: Spoiled for

This year 32 nations will compete in the World Cup Finals. In the first finals in Uruguay (1930) 13 teams took part. Don’t ask me to explain how that worked. Only four sides from Europe were able to find their way there. Commercial airlines were still many years away. Who will win this time? Usually I am a confirmed fence-sitter but you don’t have to be a footballing genius to say Brazil have a great chance. Six times the host nation has triumphed. Dark horses? If it can’t be England (and let’s face it, it can’t) I think Holland are about due a well deserved win.

England fans by ‘Hand of God’ Maradona. Argentina were the best side in the competition. Pity they needed to cheat. Argentina beat West Germany 3-2 in the final. 1990 Italy: In my opinion England’s best showing other than 1966. In the final West German reversed the result of four years earlier beating Argentina 1-0 in one of the dullest finals I can recall. 1994 USA: Tournament where the Irish signalled their arrival as a footballing nation. Another anonymous final where Brazil drew 0-0 with Italy and won on penalties 3-2. First time the winners has been decided this way. 1998 France: Yet another win for the host nation. France easily beat Brazil 3-0 for their only win in the competition. 2002 Japan/South Korea: Only time co-hosts have been allowed. Brazil beat Germany 2-0 in the final to win the trophy for the fifth time. 2006 Germany: For me best remembered for Zidane giving Materazzi a Glasgow kiss (head butt). Italy drew 1-1 with France and won the penalty shoot-out 5-3 for fourth win. 2010 South Africa: An Iniesta goal gave Spain their first World Cup win with Holland the bridesmaid once again. Spain beat the Dutch 1-0. 2014 Brazil: Who? No 6 for hosts?

ere are some facts you may have (deliberately) ignored – it has been known for many years that children in smoking households suffer from more respiratory problems than the children from nonsmoking households. Thorax, the International Journal of Respiratory Medicine, stated that: “Previous reviews in this series have shown that parental smoking is associated with an increased incidence of acute lower respiratory illnesses, including wheezing illnesses, in the first one or two years of life.”

This is something which requires your total commitment. 100 per cent all the way. Cold Turkey demands you stop immediately. Go through any withdrawals. Come out the other side as a non-smoker and you can stay that way for the rest of your life (and your children’s lives). |

dyllic isn’t word I use very often in this magazine but I think that its use is appropriate here when I refer to the island of Koh Chang. The dictionary definition is either “very peaceful, happy and enjoyable” or “pleasing or picturesque in natural simplicity”. Yes, both work for me when considering Koh Chang (Elephant Island). I visited the island recently for the first time and was more than pleasantly surprised by what I discovered. It takes about as long to get to Koh Chang from Pattaya as it does to reach my wife’s village in the opposite direction. So they are about nine hours apart in drive time and light years apart in terms of beauty and activity. Koh Chang is reached by ferry from Trat which lies close to the border with Cambodia. It is Thailand’s second largest island after Phuket. Among the things I like about Koh Chang are the treecovered hills sweeping down to a delightful white sand beach. Like idyllic, I use the word “delightful” advisedly. Imagine a sandy stretch devoid of jet-skis, banana boats and parasail-towing speed boats. That was White Sand

Beach. As I sat slowly working my way through a cold beer the only sound I could hear was the gentle tinkling of wind chimes hanging from the eaves of the bar. Yes, Koh Chang is the sort of place that can quickly grow on you. Virtually all of its development is down the west side of the island and there is only room for one main road and that can get pretty twisting and turning in the hills to the north and south of the island. Slowing down It’s a place where you just have to slow down. There are no six-lane highways, no baht buses jumping out in front of you, few excuses to suffer road rage (not that there is ever an excuse). The pace of life is simply sedate. If your idea of a good time is to eat and drink well, look no further ... the road down the island’s west coast is pretty much wall-to-wall with eateries, places to drink and great hotels. During my stay I was hosted by the owners of Siam Royal View (SRV), an award-winning resort that lies at the

They can market their accommodation privately though, that said, having on-site help to remove lots of the hassle would seem to make sense to me. So from a studio in one of the condos to a seven bedroom house and with just about every option in between SRV Koh Chang can cater for most tastes and a variety of budgets. A spokesman for the company behind SRV told me: “Prices for beachfront at the development compare more than favourably with, say, Phuket. For quality of life we know our Koh Chang project has the answers.” |

very northern tip of the island within a very short drive of where the ferries dock. Pattayans will know SRV through their up-scale development at the top of Soi Khaotalo. The quality of the city development has transferred perfectly to the island to the extent that in 2013 SRV Koh Chang was voted best villa development on the Eastern Seaboard in the Thailand Property Awards. SRV on Koh Chang is close to the action but far enough away to offer genuine peace and quiet. It has its own parthree nine-hole golf course – the only one of the island that I’m aware of. It also has its own multi-berth marina so will definitely appeal to those who enjoy stepping out of their residence and setting sail or firing up the boat engines. SRV’s clubhouse sits right on the water’s edge and, day or night, it’s a very pleaseant spot to find yourself in. By now you are probably getting a sense that there’s much to commend about SRV Koh Chang. It’s set on 300 rai and there is still a wide choice of plots available to buy. How you lay out the interior is very much your call, but

Wise developers look to Bangkok In these recent times of trouble in Bangkok, it is not surprising that Thais are looking for second homes outside of the capital. ow many times have you been in a conversation about the merits of “going green” and heard a dissenting voice? It just doesn’t happen, does it? Let’s take those three points oneby-one... “Because we are relatively new in a city where there are so many very experienced developers we felt that to be able to sustain ourselves in the community we have to stand out for other reasons,” said June. “We have developers such as Nova, Tulip, Sansiri, Raimon Land, Porchland to name but a few. I’m happy to name them all because I have great respect for what they have achieved and are achieving. “But, with all these experienced developers around, we have to establish a point of difference for Powerhouse. “Our ‘Living Green’ can provide that difference. We feel buildings should be integrated into the community so we can be of some lasting service.” The word “community” crops up just about everywhere in conversation with June. Her sense of community is

something she speaks passionately about and forms a common theme in her thinking. “Living Green” will be applied to two of Powerhouse’s projects – Skylight and Habitus. Their first project, Water’s Edge, is too advanced in its construction to apply all the new measures. So what do these measures comprise? The measures The buildings will have energy saving/hot water producing air conditioning units, solar cells, an underground reservoir and the units will have UV coatings on windows (a little like the screen film you see on car windows) to stop heat streaming through windows. Unlike the coatings on car windows, these reduce the heat by half! Underground there will be a reservoir which will hold rainwater to be recycled to water the landscaped areas. In a country where water resources are often stretched and in a city where the electric power can drop to levels that mean some airconditioners just won’t work, June sees these savings as part of Powerhouse’s ways of giving something back to the community. She doesn’t delude herself that savings at her company’s two developments will, by themselves, make a significant impact. But, if others follow suit and measures such as the ones Powerhouse are introducing become the norm, rather than the exception, then the results can be real and significant. “We have a strong philosophy in the company about building quality in good locations and now we have added Living Green to that philosophy,” said June. “No one, with the exception of a few hotels, is building green. We want to stand out for our principles.

“The fact is that just about everyone thinks that living green is costly. There is this perception out there. This needn’t be the case.” Negotiating skills Whether prices are coming down or June has used her negotiating skills to get them down is open to debate. June indicated willingness to trim back a little on profits (“but I still need to make a living”) to achieve her company’s green goals. “I have my own ‘green team’ now,” June added with a laugh. When it comes to talking about leaving something lasting June remembers her late mother for saying to her that “the only thing we take to the grave is our name”. “I like to have a good character and I want to be responsible for making great buildings that will still be around long after I’ve gone,” she said. “I’m not Thai but I want to be a good member of this community and we at Powerhouse Development Co Ltd understand we have a responsibility to do our best to integrate and do things in good consciousness. That’s how we run this company.” |

The keep-out-the-heat coatings on the windows will result in interiors that need less effort from the air conditioning units to keep the space cool. This, of course, means that the airconditioners use less energy. And the neat trick is that the air conditioners will also provide hot water for the unit as part of its normal function. Hot water heaters will not be needed anymore. So more energy savings and there will be no need to install big hot water tanks in apartment block basements.

What makes a ‘classic’ car in Pattaya?

couple of years back I was approached by someone trying to work out how many classics there were down here in fun-town Pattaya. My reply was, “not many” as you very rarely see any vehicle with classic history or pedigree sitting at the side of the road, and a quick query among the monthly car club natter night enthusiasts revealed that very few of them owned anything which, in my opinion, were classics. The Nissan March, while being a great little car, is hardly a classic! For me, a classic is a car which has had significant impact on motoring history.

must have sold very well in the late 1950s and early 1960s judging by the number of battered old Fiat 1100s that are still around. Some of these are now half a century old – but does that make them a ‘classic’? Were the Fiat 1100s of that era special motor cars in some way or other? Were the later Fiat 1100 D Riviera’s with the finned tail lights some technological breakthrough? The simple answer has to be a resounding “no” on all counts. They were just mass-produced utilitarian transport, the Italian equivalent of similar motor cars built by BMC, Renault or even Nissan/Datsun. In Thailand, these older cars have also suffered from the fact that to keep going, there has been no manufacturer’s spare parts pool, and when you lift the bonnet on one of them, you will find that the original in-line four has been replaced by that from a Toyota Corolla, or even more shuddersome, the ubiquitous Isuzu diesel! I have never thought of myself as a purist. When I bought my 1973 911T Porsche, the first item I bought for it was a 1976 Porsche Turbo whale

For interest, here are some of my entries for a classic car category: 1973 Porsche RS Carrera (the forerunner of the ultimate Porsches – pictured); 1964 Mustang 289 V8 (the first of the really powerful Mustangs); 1966 Morris Cooper S (the first of the mass market pocket rockets); 1946 MG TC (first introduced sports cars for the masses to America – but ‘safety fast’?); 1958 Ferrari LM 250 (what a shape, what a noise, what a car); 1936 Cord 810 (classic Gordon Buerhig design with the coffin nose and hydraulic shifter); 1931 Mercedes SSKL (the first road car you could race and win); and the 1955 Citroen 2CV complete with canvas seats (First car made from roofing iron?). Of course there’s lots more, but there are not too many in Thailand, I’m afraid (though there used to be a V8 Tatra in Chiang Mai). |

utsal – the game that used to be known as five-a-side football – is gathering momentum in Pattaya with a city-based team competing in the Thailand Futsal League for the first time. Pattaya Arena, nicknamed the Dolphins like their eleven-a-side counterparts from Nongprue, play their home games at the Eastern National Indoor Stadium in Soi Chaiyaphreuk. They were invited to take part in the 16 team national Thailand Futsal League on the basis of their results against league teams in friendly matches. The Dolphins’ 30-game season began with a trip to Bangkok FC on February 15 and will wind up on August 11 with another away trip, this time to Navy.

younger-than-me Aussie guy approached just the other day to pick my brain about buying property in Pattaya. He’d lived and worked in Bangkok for three years and was considering buying an escape hatch down the road in our lovely little city by the sea. He was concerned about political turmoil. He was concerned about the timing of such a purchase. He was concerned about rental returns. He was concerned about capital appreciation. In short … he was concerned. Here is what I told him:

About political turmoil For the sake of brevity and simplicity, let’s boil Thailand’s political mess down to the past several years. Former Prime Minister Thaksin Shinawatra led Thailand out of the Asian financial crisis after 1997; at least he gets credit for it. He rose to

peak power around 2001 and ran Thailand in a pretty autocratic way. It looked like democracy, it smelled like a dictatorship. Thailand grew and prospered and flourished under his leadership until a few years ago when he got run out of town for committing all manner of alleged illegal and egregious offences … most of them having to do with big bags of money. Since that time several opposing parties have taken a shot at running the country, none of them very effectively. Recently, Thaksin’s sister, the lovely Yingluck Shinawatra (below), was voted into the Prime Minister’s office by the same political machine used to get her brother elected; the redshirts. Ms Shinawatra was largely dismissed as a puppet of her brother who is languishing in his luxury exile suite in Dubai. Economist Magazine last month called this arrangement “creepy”.

You can read about it in the newspaper and see it on CNN, but until you’ve seen the wild-eyed whistleblowers in person, it doesn’t bother you so bad.

Starting sometime last summer, the enemies of the Shinawatra family got serious about running her out of office as well .. and in the first week of May this year, they got it done. Yingluck and nine of her cronies were charged and convicted of abuse of power. So, exit Yingluck. With the power vacuum sucking harder than ever, Thais have been taking to the streets once again. There is talk of another vote … there is talk of another coup (you got it – ed)… there is a lot of talk … period. Basically the royalist rich folks (yellow shirts) and the huddled masses of Thaksinites (red shirts) are squaring off again, and this time it’s personal. The young Aussie asking for my advice lives around the Asoke and Sukhumvit intersection in Bangkok which saw its share of congestion, mayhem and politically motivated crap during this last round of “demonstrations”. So, he’s worried about the situation getting worse for him personally, and for the stability of Thailand. You can read about it in the newspaper and see it on CNN, but until you’ve seen the wild-eyed whistle-blowers in person, it doesn’t bother you so bad. When people start using words like “crackdown”, “politically charged violence” and whisper it softly “civil war”, they don’t sink in until you’ve been on the streets of Bangkok and seen how polarised and angry the Thais can get. And, it doesn’t matter which

side you might sympathise with; what concerns me and most other foreigners living here is the realisation that things just might explode and yes … we just might be embroiled in a head-on clash. For the most part, Thais are some of the most peace-loving and gentle people on the planet. But, once set off, there is simply no getting that genie back into the bottle. Having an opinion on whether or not things will get worse is irrelevant. We cannot tell the future and as anyone who has lived here for any significant length of time will tell you … anything can happen. About timing Speculating on what might happen politically is a fool’s guessing game, but it is precisely what one must do to figure out if the time is right to buy in Pattaya. There is already a healthy supply of available property for sale in Pattaya right now. What’s more, there is no shortage of them on the drawing board and selling off plan. Supply will not be the issue. What is the issue is whether or not the demand to soak up all that supply will continue. If Thailand continues this class feud, the lifeline of Pattaya’s property market might be severed. As tourism goes, so goes Pattaya condo sales; at least that’s how most people see it. More than 50 countries have already issued travel warnings to Thailand. That is an unprecedented amount. Fewer tourists, fewer people falling in love with Thailand, fewer people buying condos … you get the picture. A few years ago, Thailand was served up a windfall of Russian tourists after the Arab Spring. Suddenly, travellers that used to visit warm climates like Egypt, Libya and Tunisia had to find another cheap and warm place to wait out the icy Russian winter. Their loss was Thailand’s gain. Next year, it might be some of Thailand’s neighbours that soak up the excess tourist rubbles as would-be visitors choose different, but similar, destinations.

First of all, just because tourists aren’t coming may not mean properties won’t sell. Let’s remember that more than 50 per cent of all condos sold in Pattaya are to Thai buyers.

For a guy living and working in Bangkok, it might make sense to wait as the market could be oversupplied and undersold. Prices might drop and he could get a really sweet deal. However, there are a couple of things wrong with this rationale. First of all, just because tourists aren’t coming may not mean properties won’t sell. Let’s remember that more than 50 per cent of all condos sold in Pattaya are to Thai buyers. And, even if properties aren’t selling, it doesn’t mean the price will go down. This is especially true with Thai developers. It is not in their business nature to lower prices for any reason. They would prefer to borrow heavily against the capital asset and wait for the market to return and probably raise their prices. (It’s “Thai logic” … the ultimate oxymoron). If, instead, Thailand comes to its senses and we see some form of reconciliation, a collective global sigh of relief will be exhaled and we just might see a pretty serious property bull market. Someone waiting around for a bargain could end up paying more than they expected as inventory gets snapped up. What do I think will happen? Absolutely nothing. I’ve lived in this

country long enough to know one thing about Thai people; they don’t fight a fight they can’t win. That’s what all that smiling is about. When a Thai stops smiling, it’s time to start worrying. Where I come from what we have is called a “Mexican Standoff”. Going head-to-head assures mutual destruction, so there will be a bunch of demonstrating and belligerent rhetoric thrown around, but in the end, the leaders of each side will do their best to keep a lid on their constituencies and some kind of acceptable deal will be struck. Internal strife is bad for all business in Thailand, not just tourism. The result will create neither a bull nor a bear market concerning property in Pattaya. Buildings will continue to be built, sold and re-sold. Prices will remain about where they are now. The only way one might be able to squeeze some kind of discounted price out of this political situation is if they play against the baht, betting on it to devalue. But that’s fodder for another essay entirely. So I told my young Aussie friend: “Buy when you’ve got the money and find a place you like … there’s no time like the present. Buy when it makes sense for you.” I believe it was Warren Buffet who said: “You never get on at the absolute bottom and you never get off at the absolute top”.

About rental returns How much a buyer can make on rentals in Pattaya is more complicated than just a percentage figure. Reports from Global Property Guide, Raimon Land, Colliers and other interested parties who keep such statistics tell us the average annual net return is somewhere between six and seven per cent. If we accept those numbers they’re relatively good when compared to other countries in the region and globally. Pattaya is pretty good for rental returns, so the question isn’t where to buy, it’s what to buy. How much return you can expect depends on several factors. If you are talking about buying a condo to rent out to vacationers, you can charge a higher price per day/week/month, but will experience higher turnover and periods of no occupancy. The upside is a higher price. The downside is being exposed to seasonality and more wear and tear on your property. If you plan to buy a place to rent long term, other factors come into play. One is the size of the condo. I’ll give an example. Consider three condos located in the same building with sizes ranging from: l A three bedroom/three bathroom 170 sqm family-style place l A one bedroom/two bathroom 85 sqm comfortable bachelor crib; l A 54 sqm nicely appointed and far from small studio. The three bedroom rents for Bt50,000 per month, or about Bt300 psqm. The one bedroom rents for Bt30,000 per month or about Bt350 psqm. The studio rents for Bt22,000 per month or more than Bt400 psqm. And, since you pay maintenance fees per square metre, the difference is even more pronounced. The big unit is netting just more than six per cent. The one bedroom around eight per cent and the studio is in excess of 10 per cent. Obviously, buying-to-let favours

smaller units. Renting studios long term is not as easy as renting one bedroom units. What isn’t calculated here is the time the unit is vacant between tenants. The market for studios is well supplied and it may take longer to get yours leased long term. So for me the smart choice would be the one bedroom/two bathroom place as units of this size and configuration are more rare and in higher demand. Short-term tenants tend to be tourists, so travel warnings and bad press may be more likely to affect rental income for owners of short term units. Long-term renters tend to be expatriates or foreigners working in Thailand. This group would appear to be less impacted unless the political situation gets so bad that big companies start pulling their business and people out. I don’t see this happening. I told the Aussie if he wanted to buy-to-let, he should get a nice one bedroom and rent it long term to mitigate his exposure and maximise his profit. About capital appreciation A couple of issues back, the editor of this magazine wrote about telling the blunt truth. I remind him of this so he is gentle with the knife

when editing what I am about to say (wrong – ed). Buying off plan is not capital appreciation, it is speculation. Capital appreciation means you buy something, own it for a while, and then sell it for more than you paid. So, don’t define the difference between the entry level price you paid and the market price when the building is finished three years later as capital appreciation. In the off-plan scenario, several things could happen on the way to the bank. The building may not get built – something happening much more rarely in recent years, thankfully. In which case nothing appreciates but the developer’s bank account. The building could get delayed, in which case you aren’t appreciating anything when you thought you would be. The market could get flooded with similar units making your unit less rare, thus less valuable. I repeat … buying off-plan does not accrue capital appreciation. Buying off-plan is financing the construction of a building you hope will have a high market value when it is finished. When a condo is titled and ready to move in, it has a market value. When you buy it and that market value goes up, that is capital appreciation. Here’s the part my editor will have

a problem with. When it comes to capital appreciation in Pattaya, there is good news and there is bad. The good news is, values do rise and rarely have I ever seen them go down. The bad news is, they move at a pace unlikely to take anyone’s breath away. Only the fortunate few are buying and “flipping” Pattaya condos for big money any more. Significant capital appreciation happens when markets are in earlier stages of development. Pattaya is in a more advanced stage of development … perhaps it could even be considered a “mature” market. Newer buildings may have a higher asking price, but those already built are maintaining or increasing value at a sedate pace. So, my advice to my young Australian friend was not to count on huge growth in capital appreciation, but to expect a steady rise in market value. Most importantly, I told him to watch out for inflation. Not that there is much that anyone can do to combat it. Things are already getting more expensive in Thailand. It is entirely possible that any gains made in capital appreciation could be eaten up by inflation. Any new administration should have a firm grasp of monetary policy and have some progressive ideas about how to keep inflation in check. If you’re looking for real impact on capital appreciation from political instability, that’s where to look. Prettiest girl I had given the lad my most honest opinion. I’m still a fan of investing in Thailand. But in order for him to believe that, I wanted to demonstrate I would put my money where my mouth is. And I wanted him to know exactly why. I said before that our personal opinion of what may or may not happen regarding this political goat rope is irrelevant, but I have one anyway. I own a couple of properties in Jomtien and I am a seller. Does that mean I’m not bullish on Pattaya property or Thailand in general? Does that mean I fear the political turmoil splashed on news stations around the globe? Does that mean

I think it’s time to bail out and seek greener pastures? On the contrary. Years ago I was a small developer in Phuket. In my opinion, it was the most fun I ever had making money in my life. For the past several years, I’ve owned condos and been doing the landlord thing. Being a landlord has its rewards, but pimping up your condos and filling them with tenants is boring once it’s done. I want to get my money out and build some more houses. And, guess where I want to build them? In Thailand. I’m not taking my money off the table, just looking for a different game in the same casino. Thailand reminds me quite a bit of my home state of Florida in the US. Sure, sure … it’s always in the news, and there’s always something crazy happening there, but in the end it’s still Florida … one of the nicest and most in-demand places to live on the planet. And so it is with Thailand. Political crisis? Currency fluctuations? Scandalous corruption? It’s still Thailand. It’s still the prettiest girl at most parties and the world will always forgive a few faux pas and mis-steps. Almost everyone from everywhere is a fan of Thailand and wants them to pull out of this silly standoff. Thailand has recovered from more crises in the past two decades

than you can count on all your fingers and toes. Their economy is like Teflon, nothing seems to stick; nothing seems to keep it down. Even when their currency completely collapsed in 1997, they found a way to get up, dust themselves off and get on with recovery. Coups, SARS, Bird Flu, tsunamis, floods (above) and a five year long political wrestling match haven’t stopped Thailand from growing and prospering. No matter how much crap gets thrown on this crazy place, nothing sticks. Whenever you see a serious news report or read an in-depth article about Thailand, it doesn’t matter what the final summary concludes, you’ll always hear the same word used over and over again – “resilient”. If they are known for nothing else, Thailand and Thai people are resilient. They are hard to squelch, hard to keep down, hard to control and hard not to admire. In the end I asked my young Aussie friend if he was a gambler. He nodded yes and added: “Sometimes, yeah … if I think it’s a sure bet”. “Well,” I told him, “betting on the stubbornness and resilience of Thailand is a sure as it gets.” | Footnote: Not long before REm went to the printers (but after this article was written) the military assumed control.

eights Holdings have made a big declaration of intent with their latest offer to promote sales exclusively in Building D of the Arcadia Beach Resort Pattaya close to the city centre in Thappraya Road Soi 9, South Pattaya. Some of the numbers are pretty mind-boggling. First off they are offering a 10 per cent guaranteed rental income each year for five years. Also seven per cent per annum fixed payout pre-construction for twoand-a-half years for cash buyers! And both offers are with an entry price of only Bt1.799m, fully furnished and 100 per cent freehold! A spokesman for the group said: “This applies only to a limited number of units, so hurry while stocks last!” He gave a little more detail: “On our newest development we are introducing a full rental guarantee scheme for five years from completion at 10 per cent per annum. “With Buildings A, B & C almost sold out, we are offering 10 per cent rental guarantee for all buyers on Building D, as well as seven per cent fixed payout over construction for cash

buyers who pay 100% upon contract. All buyers under the rental guarantee scheme will also receive a full-service, deluxe turn-key furniture package included within the purchase price.” Guaranteed returns Cash buyers will receive seven per cent returns per annum for 2.5 years prior to completion of construction followed by 10 per cent fixed rental return per year for five years after completion, with the option to extend for a further five years. All returns are based on the full price paid. The initial 7.5 year agreement period achieves a guaranteed 67.5 per cent return. Buyers who elect a progressive payment schedule will enjoy 10 per cent fixed rental return per year for five years after completion, providing 50 per cent guaranteed return on investment (RoI) over five years, with the option to extend for a further five years based on mutual agreement with the Seller. Capital appreciation The spokesman added: “We conservatively estimate 15 per cent per annum capital growth during

construction (i.e. for 2.5 years) and then approximately 12 per cent capital growth post construction (i.e. for the remaining five years). This all equates to 97.5 per cent capital growth over the 7.5 year investment. “When you then add in the guaranteed returns under the cash payment scheme, total returns are conservatively forecast at 165 per cent over the 7.5 years, with a clear exit strategy at the end on account of our resale service, available at the end of the 7.5 year term.” Extending the scheme If buyers exercise the right to extend the rental guarantee programme for a further five years – based on mutual agreement with the Seller – then the guaranteed cash-in-hand RoI, under the cash payment scheme, increases from a fixed 67.5 per cent over 7.5 years to a fixed 117.5 per cent over 12.5 years. Capital appreciation would also increase from a conservative estimate of 97.5 per cent over 7.5 years to a conservative estimate of 157.5 per cent over 12.5 years. he’s one of the most successful film stars of her age, but Cameron Diaz is still keenly aware just how different things might have been – and remains refreshingly open. Cheating, children, friendship, ageing, riches, fame… Cameron Diaz is 41, an age that strikes fear into the heart of many an actress. Not this one. “It is the best time of my life. I love being this age, are you kidding?” she exclaims, sitting bolt upright on a jade velvet sofa in an airy Los Angeles hotel suite. Dazzlingly pretty Not that Diaz looks her age, of course. She is dressed in Rag & Bone jeans, a plain white T-shirt and oversized Isabel Marant cream cardigan; her tanned face is make-up free, her nails are scarlet and her blonde hair is scraped back in a tight bun. Lean and athletic, from rigorous hours logged at the gym, she is dazzlingly pretty, with sparkling blue eyes. No wonder she isn’t concerned about the passage of time. But Diaz, who recently co-wrote The Body Book, a self-help manual that encourages women to be more accepting about their appearance, goes further. “I can’t wait to be older,” she says with an ear-to-ear dimpled smile. It’s an unusual thing to hear from an A-lister in Hollywood, where the cult of youth still rules supreme, though

Diaz sees it differently. “This is something we really need to reframe,” she says. “The most interesting parts are for women who are over 40. We don’t see it that way, because they’re not the sexy parts. Look at the Oscar nominees in the last decade.” Diaz reels off a list that includes Meryl Streep, Helen Mirren and Dame Judi Dench. “We’re not giving those women enough credit for what they’re accomplishing, which is beautiful performances.” Solidarity among women is one of the themes of the new comedy The Other Woman, in which Diaz plays Carly, a lawyer who discovers that her charismatic boyfriend Mark (the Game of Thrones star Nikolaj CosterWaldau) is married. She bonds with his wife, Kate (Leslie Mann), and together they discover a third woman in his life (the supermodel Kate Upton in her first substantial acting role). The trio set about taking revenge, spiking his drink with laxatives and replacing his shampoo with hairremoval cream. Set in New York, the Hamptons and the Bahamas and directed by Nick Cassavetes (The Notebook), the film is lavish and summery and full of slapstick and glamorous clothes. But Diaz is proud of what it has to say. “This film lets people know that women can champion one another, they don’t have to be competitive,” she insists. “It’s about the way these women get through that heartbreak and move forward. Sure, they take the

low road for a second, but the story is all about their friendship.” Over the years Diaz has been linked to Matt Dillon, Jared Leto, John Mayer and Justin Timberlake. Asked whether she has ever encountered a man like Mark, she arches her eyebrows. “I’m 41 years old. I’ve met them all. I think everyone, male or female, has been cheated on. Nobody gets out unscathed. We all behave badly, we all have people who behave badly towards us. [But] wherever there’s an end, there’s a new beginning. You never know who the next person that you’re going to meet will be, who you’re going to connect with. You can’t waste your time and energy on what could’ve been or what might’ve been,” she said. She refuses to say whether she’s dating anyone at the moment, but makes clear that her friends, including her Charlie’s Angels co-star Drew Barrymore, play a big role in her life. Rooting for one another “The wonderful thing about female friendship is that we are always rooting for one another. We go to each other’s houses for dinner, hang out, watch movies…” She stops mid-sentence, distracted by the shimmering afternoon light pouring in through the window. “Oooh, look at the sun on the side of that building… So beautiful.” It’s a typical Diaz moment. Sunny and spontaneous, she has an

Loss of her father Her father died suddenly six years ago at the age of 58. “I miss my pop, but he is with me all the time, he’s a part of me,” she says. “Everything I know comes from him and my mom. My dad encouraged us to do anything we wanted. I had amazing parents, they were awesome. We weren’t privileged – very much the opposite. “My family would collect cans to turn in for extra money, because $20 meant something to us. But we were very happy. I grew up in the generation that still played outside, not like kids today. We were always riding our bikes, roller-skating or playing football in the middle of the street.” There were memorable family road trips: “Five hours’ drive up to the Sequoia National Park. We used to go camping, because we couldn’t really afford to go on vacations. We never stayed in a hotel. We would set up a tent, go fishing and barbecue over the fire.” And there were regular visits to her grandmother. “She was a huge influence on my life. She had livestock, a vegetable garden, she made her own clothes. On a Sunday

morning, she’d go into the backyard and butcher a rabbit. We’d drive up and the rabbit would be in the pan.” I grimace, which makes Diaz laugh. “That’s the best meat! Believe me, I was spoiled as a child,” she says. “Spoiled” might not be how most people would describe the way the Diaz sisters were raised. “Ever since I was four, I’ve been doing my laundry. “I learnt to push a stool up to the washer and push the button that I couldn’t read. My dad thought that having children was really about the mentality of the farm. You have kids and they do all the hard work, they take out the trash and clean up the dog poop, do the dishes.” School days Diaz attended a large inner-city school, which had barbed wire, metal detectors and a constant police presence. “It was stark and barren, but it was multicultural, and I think it gave me tools to relate to people and understand them. We had to learn to get along. Not that everybody did all of the time. There was violence. You have that many kids, there’s bound to be conflict. I learnt to be good at being friends with everyone. You have to be tough, especially when you’re a skinny white girl.” The idea of acting for a living seemed far-fetched. “Where I grew up, the options were slim to nothing. In any given year there were at least seven to 10 girls walking around school

pregnant. A lot dropped out. A lot ended going to jail, dying or falling victim to drug abuse. But there were also a lot who pulled themselves out of it – [like] Snoop and I,” she says, referring to the rapper Snoop Dogg, who was also at the school. “And some of them have a family and a nice job and live comfortably.” I ask whether she has made a conscious effort to stay in touch with her roots in order to handle success better. “The thing about fame is that it doesn’t change you – it actually makes you more of who you are. People who are famous are held more accountable than other human beings. You can’t go out into the world without somebody taking [a picture] and sharing it with everybody else. So you do your best to be the person that you want people to see you as. For me that means being as authentic as possible. I’m no different when I am with you than with anybody else.” One thing her childhood did give her was a respect for money. When I interviewed her five years ago I was astonished to learn that her home was the size of mine, which wasn’t that big. “I come from a frugal upbringing so I’m not just going to throw my money away,” she says. “I love to be close to my family and friends, so I spend money on plane tickets, having feasts, buying a ton of groceries and cooking, or going out for a beautiful meal, knowing I don’t worry about how much the bill cost.” Holidays are her biggest extravagance. “I did a little surprise party for my girl friend’s 40th birthday. We took her to the airport – she didn’t know where she was going – and we flew to Tuscany. [We went] truffle hunting, wine tasting and horse-riding.” Well documented rise Diaz’s rise is well documented. A model as a teenager, at 22 she auditioned for The Mask (1994) and became an overnight success. She is now one of the industry’s top female earners (and reportedly the highest-paid actress over 40), and her films have made nearly $3 billion. There have been mainstream hits such as Bad Teacher (2011) and the Shrek franchise, but also riskier roles such as Being John Malkovich (1999),

for which she was nominated for a Golden Globe. Despite all her acting success, she regards her book as one of her biggest accomplishments. “I wrote it because a lot of women don’t see themselves as beautiful. Once you understand how your body works at a cellular level, you’re able to have the body you’re meant to. And I’m not talking about a body like mine that’s skinny, or a body you think is better than yours. I’m talking about having a real relationship with your own body. Butt dropping “Getting older is not just about your butt dropping, it means that our bodies start to break down and we die. But the journey from here to there doesn’t have to be one of hatred, wishing you looked like you did when you were 25.” That’s not to say that she is against getting a bit of help. “Life is long. There are things that you try that work for you and things that don’t work for you. I’m not going to say that I haven’t tried those things, because everybody has, all my girl friends have, things like Botox and fillers,” she says. “It’s part of figuring things out, knowing yourself and going, ‘Oh right, this doesn’t work for me’.” Neither does she have a fixed opinion on motherhood. “I’ve never said never to anything in life. If I wanted kids, at any point in life, I would have them. But I’m certain that if at any point I wanted a child, that child would find its way into my life, whether through adoption, or through being in a relationship with somebody who has a child. “I can’t see the future, but one thing I do know is that I’m not childless. I have a ton of children in my life. I can have a kid any second, if I want. All my friends would be like, ‘Sure, come and get them’,” she says with a laugh. “I also, by the way, have a lot of girl friends who don’t have children. It’s not like I’m the spinster who didn’t have a child. I just didn’t do that in life, and I’m OK with that. “I know the choices I made. I know why I made them. I’m very much a person who lives in the moment.” |

Requiem for Chef Ray

As they gnoshed their way through about half a kilo of wild sockeye salmon appetizers The Hound commented to Chef Ray: “It’s always a good sign when I see the chef eating his own creations.” Ray just smiled, rubbed his ample belly and replied: “My mother always told me … never trust a slim cook”. This has been The Chowhound’s mantra since that evening.

The Chef God Off on a side street in Thong Sala you really can’t miss this indoor/outdoor restaurant because of the big sign that reads, “Food from Chef God”. The Hound simply could not resist. As it turns out, Chef God is a shy little Thai fella who is Cordon Bleu trained and worked for Dusit Hotels for more than a decade. He decided to quit the corporate chef rat race and return to his roots in Suratani Province. God turns out some of the best food The Hound has eaten during his entire 13 years in Thailand. A poached salmon with curry sauce … a seared Ahi tuna salad … a Grilled Chicken Ceasar Salad … even a Surf and Turf combination that had The Hound howling at

the full moon. In fact, The Hound quaffed the excellent house wine and ate dinner at “God’s Place” every night they were open. On the evening of Chef Ray’s passing, The Hound showed up at God’s place broken hearted and with no appetite. Over a glass of wine he told God the story of how he had lost a friend and culinary soul-mate in Chef Ray. Chef God listened compassionately and asked The Hound if he remembered the first meal Chef Ray ever prepared for him. “That’s easy,” replied The Hound … “Greek Salad and a Braised Lamb Shank”. “Get another glass of wine,” God said … “We’ll see what we can do”. The meal that followed would have brought a tear to Chef Ray’s eye; it certainly did to The Hound. And that my friends is what the phrase “comfort food” really means. Thanks Chef God and goodbye Chef Ray … Pattaya misses you already. |

he Chow Hound is heavy hearted this month. In April, The Hound found himself relaxing on the beach in Koh Phagnan when he got some sad news from a friend in Pattaya. Chef Raymond (below) from The Blue Olive passed away in his sleep the night before. The Hound made friends with the jolly German chef immediately on the night of their opening party. (See Chow Hound from July 2012). This has been The Chowhound’s mantra since that evening. Koh Phagnan had turned out to be a treasure trove of culinary delights for The Hound. After six days on the little island he’d found a few excellent eateries all in different categories. But, none were as impressive as a tiny little Mediterranean place called Santorini.

ver the past few years we have seen a string on premium condominiums being built and entering the marketplace. So does this suggest that the image of Pattaya is finally changing or is this just a blip rather than wholesale change? Is it something that has always happened or does Pattaya have a market for a variety of condos catering for every budget? Well judging by the success of projects such as The Palm and The Waterfront I think you would have to argue that there is certainly considerable demand for the high end condos but then the success, and demand for, the budget condos also has to be recognised. Major developers such as Tulip and the Nova Group carry out extensive research to discover what the current market conditions are and also those in the future so it would just be too simple to say that

any move towards high-end projects is a long term change as, in reality, this market has perhaps always been there. There are a number of older, high-end projects scattered around the city when you look at Baan Rimpha in Naklua and Northshore in North Pattaya.

Established hotels There are also the upmarket, well established hotels such as the Dusit Thani that suggest that there has been consistent demand for quality within the city. This, when coupled with fine dining restaurants such as Mantra, suggests that quality is something that has been craved for some considerable time. It is perhaps this craving for quality that has led the Nova Group to come up with their latest ‘six star project’ – North Beach located on Naklua Soi 22, less than 50 metres

The prices reflect the quality as they start at just more than Bt4m so the market research that they have conducted must suggest that there is a good market in this price range. Perhaps it is the prime location as the previously mentioned Baan Rimpha is close by. Current trends would suggest that Naklua is one of the most popular areas at present, certainly in terms of the high-end condos at least, with arguably only the Waterfront Condo at Bali Hai competing with the latest, upmarket projects in Naklua in terms of quality and price. If Naklua is the prime location for upmarket condos would it be fair say that Jomtien is the prime location for budget condos? This is perhaps


Affordable land On similar lines, lower land prices make the land affordable to smaller developers who perhaps don’t necessarily have the capital to build larger, high-end projects. Another reason could be that developers are looking for quick returns on their investment so are choosing to build low rise condos with standard interiors. These types of project are also attractive to investors who are looking at rental returns. Condos like this that can be let for Bt10,000-15,000 per month are far more attractive to short-term visitors; something that as I have mentioned in previous articles, is becoming more common. After covering both the budget

end of the market and the premium end of the market, is there anything in between? Of course there is! As we are establishing, everyone and everything happens in Pattaya so there will always be demand for the mid-range market. A lot of these projects can be found in the Pratamnak area of the city. Again, it would be unfair to suggest that this is solely where they are located or indeed that these are the only condos available in the area but as we are talking broadly speaking this is where many are located such as Nova Ocean View or Sunset Boulevard. Again these condos are attractive to investors but also to longer term residents with the area being classed as a prestigious location. All in all I think that the patterns suggest that Pattaya, in terms of the properties available, is very diverse and demand for condos is currently extremely high regardless of budget. This appears to have been the pattern for a number of years so is this likely to continue into the future? Well, you can always say that what happened in the past has no reflection on the future, but the trends appear to be ongoing and consistent so it seems unlikely that demand will change dramatically over the short term at least – good news of the developers and all those involved with the Pattaya property market! Will it end is the next question?

All in all I think that the patterns suggest that Pattaya, in terms of properties available, is very diverse and demand for condos is currently extremely high regardless of budget.

This is difficult to answer but there is only a finite amount of land in Pattaya and most of this is developed already, especially the beachfront locations. It is likely that the developments will move further along the coast as we have seen in the Bang Saray area perhaps more towards Sattahip or to the north towards Laem Chabang for the beachfront condos that naturally command the higher prices. East Pattaya condos Another alternative, as we have seen already is for condos to start appearing in East Pattaya. This however is likely to be less popular with investors as short-term residents prefer to be closer to the city centre, Jomtien or the beach. The likelihood is the development of condos at least, will slow down but hopefully be a few years before this happens. Time will only tell! As always space is running short. As we can see Pattaya caters for all tastes and budgets and is something that appears to have been going on for years. Perhaps it is this diversity that makes our city so appealing to those of us who live here. Pattaya is a great place to stay both long and short term so no matter how long you will be staying here, keep enjoying Pattaya and the Land of Smiles. |

However, there are number of condos being built in this location that do indeed aim at the lower end of the market. There are a number of possible reasons for this. First, land has traditionally been cheaper in Jomtien especially around the new Second Road. Cheaper land prices obviously enable developers to charge cheaper prices so this could be one reason.
