e want to welcome you to the Spring/Summer 2013 issue of Remodeling Today Triangle. We hope you enjoy the issue! In this edition, the 13th Annual Remodelers Home Tour is highlighted. With spring underway, homeowners are tending to focus more on home improvement and remodeling projects again. Whether the project is big or small, the Remodelers Home Tour is an excellent way to get ideas and to learn more about the benefits of remodeling your home. Also in this issue, we highlight the recent 21st Annual Parade of Playhomes fundraisers, in which the Professional Remodelers of the Home Builders Association (HBA) of Durham, Orange and Chatham Counties participated. It is a wonderful and successful annual fundraising event that helps prevent child abuse. As always, we hope you have many fun and interesting projects coming your way and your Remodelers Council is always here to help. The Remodelers Council of the HBA of Raleigh-Wake County and the HBA of Durham, Orange and Chatham represent and promote the interests of the remodeling industry on issues that affect remodeling contractors and homeowners. We are also professional organizations that educate the public on choosing reputable remodeling contractors as well as assisting the consumer in understanding the process and advantages of remodeling. Running a construction-related company can be challenging in these recent economic times. Many of us find it hard to survive in today’s economy with increasing costs, lack of lenders, and a decreased number of clients. Whether you have been in business one or 40 years, keeping the business going can be overwhelming. There are many unique challenges in remodeling as every project presents different tasks in problem solving, minimizing dust, and allowing the family to function on a day to day basis in a construction environment. For these reasons, an HBA is more important than ever and can be a very helpful resource in helping the homeowners find a reputable remodeler for their project. If you consider yourself a professional remodeler, we encourage you to get involved and engage yourself and your company. Our accessibility to each other helps in identifying qualified trade partners as well as avoiding and solving problems. Through our organizations, you will be able to get involved in your community, share your expertise, and mix with people of influence to promote your positive message. Certified Experts PROFESSIONAL DESIGNATIONS SET PROFESSIONAL BUILDERS AND REMODELERS APART When choosing a builder or remodeler, you want someone with the knowledge and expertise to do the job right. That’s why the National Association of Home Builders (NAHB) and the HBAs of Raleigh-Wake County and Durham, Orange & Chatham Counties offer professional designations that help consumers identify builders and remodelers who have committed themselves to continually improving their skills and bettering their profession. CERTIFIED AGING-IN-PLACE SPECIALIST (CAPS) The NAHB has joined forces with AARP and several experienced remodelers to develop the Certified Aging-inPlace Specialist (CAPS) certification. Designees are trained to understand and respond to the unique needs of older home owners. CERTIFIED GRADUATE REMODELER (CGR) The Certified Graduate Remodeler (CGR) designation recognizes remodeling professionals who have a proven track record of success. You can count on remodelers who have the CGR designation to show a high level of professionalism and credibility, and those who earn it can be considered industry leaders. GRADUATE MASTER REMODELER (GMR) The Graduate Master Remodeler (GMR) designation allows Certified Graduate (CGR) to attain further recognition for educational excellence and longevity in the remodeling industry. Qualifications include 15 years of remodeling experience.

CERTIFIED GREEN PROFESSIONAL (CGP) The Certified Green Professional designation recognizes builders, remodelers and other industry professionals who incorporate green building principles into homes without driving up the cost of construction. Graduate Master Builder (GMB) The ultimate symbol of the building professional, the Graduate Master Builder (GMB) designation is for experienced veterans only. Before beginning the GMB designation process, you must have the CGB designation, the CGR designation, or the CGA designation with five years of building experience, or ten years of building experience and have completed three CGB/CGR/CGA courses. GMB courses are more advanced with in-depth instruction geared for experienced building professionals. Certified Graduate Builder (CGB) CGB is an exclusive professional designation designed to emphasize business and project management skills. Candidates must have: Two years of building experience by graduation; Completion of the Builder Assessment Review (BAR); Be a “builder” according to the following criteria: primary executive/owner of a company, superintendent or lead carpenter, or construction executive personnel/ employee who has built a minimum of one dwelling in the past 24 months.

When a young Wake County bride-to-be became paralyzed after a freak accident two years ago, the Remodelers Council of the Home Builders Association (HBA) of Raleigh-Wake County came to the rescue. The Remodelers volunteered en masse to design and renovate the paraplegic woman’s home to include features like new counters, floors, appliances, ramps—and even an elevator to make the house easier to move around in a wheelchair. Council For Ageless Residential Environments (CARE) After that project, recalls HBA builder Lewis Sadler, Wake builders realized they were constructing houses that did not serve the needs of elderly and disabled persons. “You can make a house as green as you want but it’s no good if they can’t use it,” he explains. So the president of Sadler Construction Company founded CARE, an acronym for Council for Ageless Residential Environments. The objective of CARE, whose membership includes builders, remodelers, interior designers and real estate agents as well as in-home service contractors, is to inform the public about universal design—designing accessible buildings for people with and without disabilities. “We have to change the way we design and build a home because you never know when a family member will need those features,” said the chairman of CARE. Sadler believes the HBA, along with the medical community, 10

should educate people about building accessible homes. That’s how Nancy Briggs, a Prudential York Simpson Underwood Realtor and CARE member, helps older buyers as well as others with special housing needs. Briggs has a Senior Real Estate Specialist certificate (SRES), conferred by the National Association of Realtors, that qualifies her to address the housing needs of buyers and sellers in the fifty-plus age range. “Universal design and aging-in-place are definitely major components of SRES, particularly as it relates to helping clients plan ahead for life transitions,” says Briggs. Those design principals, she adds, apply to anyone with a physical challenge.

Frazier’s home to enjoy now and appreciate even more as she ages. “I had never heard of universal design.” Frazier told me, “but it made practical sense based on my life.”

Offers CAPs Certification Classes CARE, the primary resource for universal design in home construction for the local building industry, currently has 23 members, eight of whom are certified aging-in-place specialists (CAPS). The council not only offers CAPS certification classes every year; it holds public quarterly meetings where professionals from various organizations explain the housing needs of disabled persons. For example, a recent CARE meeting at HBA headquarters featured speakers from the Multiple Sclerosis and Arthritis Foundations as well as from the Catfish chapter of ALS Association. The meeting included suggestions for building or remodeling a home for a person with a crippling disease. But 65-year-old Susan Frazier isn’t waiting until she becomes physically challenged to include universal design features in the beach house she is renovating. Her interior designer Nancie Wood is incorporating them into

Universal Design Makes Life Easier As the lead designer of Nancie Wood Interiors in Raleigh, Wood believes that planning for the future when building a home will make the project more cost effective. For example, she cites the shower in Frazier’s house. “While we have planned for a sliding hand-held shower-head on a bar, it (also) makes a really good-looking grab bar.” Wood, who is CAPS certified, designed Frazier’s master bedroom to comply with the Americans with Disability Act. In the master bathroom she designed a counter at a lower height with a vessel sink bowl; if the owner later needs wheelchair access, that bowl can be replaced with an under-counter sink and the cabinet below easily removed for wheelchair access. Additional Charitable Projects In addition to CARE, the Wake County HBA is involved in other charitable projects, including donating money to organizations that benefit physically challenged persons. Earlier this year, the association held an auction and donated $1,000 from its proceeds to the Sassafras Playground Foundation created by Frankie Lemmon School and Developmental

Council Helps Raise Donations for Local Community In February of 2012 the Professional Remodelers Council (PRC) of the Home Builders Association (HBA) of Durham, Orange and Chatham Counties participated in the 21st Annual Parade of Playhomes fundraiser. The Parade of Playhomes was established in April of 1992 initially as a non-dues revenue program for the HBA. Since 1995, 100 percent of funds raised are donated to help prevent child abuse. Since its inception, the Parade of Playhomes has raised over $123,000 for child abuse prevention organizations in Durham, Orange and Chatham Counties. In fact, this fundraiser is the largest source of donations for the community partners working to provide free and confidential services to local families. Members Make a Difference Members of the Professional Remodelers Council donated all the materials for the first “Flying Saucer Playhome” in the event’s history! Builder member Jay Hallan of Hallan Construction Co. led efforts and collaborated with fellow members on the design and plans for the project! It was obvious that the Flying Saucer needed to be safe AND fun, so extra time was taken to consider all the angles. After all had agreed on the final details, the PRC set to work. Teams of members and their families worked continuously over a weekend to complete the project. The end result was outstanding and included features such as exterior lighting, a folding ramp door, round seating area and table, a transparent roof as well as a custom painted “control panel” by local artist Waverly Hawthorne to help unlock the child’s imagination! The playhome really caught the attention of crowds when it was displayed at the American Tobacco District Campus in Downtown Durham. While raffle ticket sales continued, the playhome was enjoyed by the residents of Downtown Pittsboro. Raffle sales for the three 2012 playhomes totaled $3,100 and 100 percent of the proceeds were donated to the community partners. 12

The 2013 Parade of Playhomes is set to take place at three community festivals including Hog Days (May 17th -18th) in Downtown Hillsborough, Siler City Alive (June 15th) in Downtown Siler City and at Centerfest (September 21st – 22nd) in Downtown Durham. Center—a kindergarten and preschool for children with special needs. The money will go toward construction of the Sassafras All-Children’s Playground designed by DHM Designs, which donated the plans to the foundation. The new playground will replace the 20-year-old Laurel Hills playground, which is not functional for disabled children. “There is no park in this city for my 11-year-old daughter who has cerebral palsy and uses a walker,” says Dionne Lester, development chair of the Sassafras Playground Foundation. The city’s existing parks, she explained, can’t adequately accommodate wheelchairs, walkers or canes. Lester and her husband Daryl, along with City of Raleigh Parks and Recreation, the Developmental Day Pre-School for Children with Disabilities and Frankie Lemmon Foundation are the founders and key partners of the Sassafras Playground project. According to Lester, the playground will cost about $2.2 million. The Foundation has already raised $250,000 in cash plus $500,000 in contributions, which include the HBA donation and proceeds from three playhouses Wood designed for a Sassafras benefit auction. Lester plans to contact corporate sponsors for additional support to help raise the $750,000 still needed.Once playground construction has started, Sadler hopes to have HBA volunteers participate in the project. He said CARE also plans to hold fundraisers later this year for Special Olympics of North Carolina and Miracle League of the Triangle. But CARE’s primary concern, Sadler notes, is educating the building community as well as real estate agents on the need for building accessible homes. “We need to move ahead from the ways we have been building them for the past 50 years and by doing so provide a better service for our customers,” he said. Initially incorporating universal design features into a home, Sadler says, “could save homeowners money in the long run by eliminating the need for future renovations based on physical needs or moving to an assisted living community.”

W

indows can increase your heating bill between 10 percent and 25 percent by allowing heat to escape, according to the U.S. Department of Energy. Never has it been more important to make sure your windows and doors aren’t letting money, as well as hot or cold air, out. When shopping for energy-efficient windows and doors, there are several types of ratings, technologies and window/door types that can save your wallet and the environment. Looking at ratings, purchasing treated windows, carefully selecting window and door styles, and choosing the right materials can increase energy savings through the years. ENERGY STAR: Your Guide to Efficiency ENERGY STAR is the governmental certification program that designates a product as meeting or going above U.S. Environmental Protection Agency energy efficiency guidelines. Certified products will have a label designating what regions the product is appropriate for, as well as performance rates given by the National Fenestration Rating Council (NFRC), such as the U-Factor, the Solar Heat Gain Coefficient, Visible Transmittance and Air Leakage: The U-Factor: measures heat transfer through a window; Solar Heat Gain Coefficient (SHGC): tells how much solar heat is absorbed by the product in proportion to the amount of solar radiation; Visible Transmittance: measures the amount of light transmitted; and Air Leakage: a measurement of heat that passes through cracks in the window’s construction. All of these are important when assessing a window and door for energy efficiency, since any transfer of air or heat into the home can raise energy costs to cool or heat the house. All of these terms come into play when looking at glazing, tinting, styles, frames, insulation and chemical treatments.

Low E Low E (or low Emissivity) glass is frequently recommended as a major component in saving energy through better windows and doors. Low E glass is treated with a coating of clear metallic oxide, allowing for heat to be reflected back into the home in winter and away from the home in summer. The metallic coating will help lower the U-Factor of the window; a high U-Factor signifies the quicker flow of heat through the window and a low U-Factor means slow rate of heat flow, translating to better insulation. Naturally, Southern climates will want the lowest U-Factor. Certain brands, such as Marvin, will sell several types of Low E glass that are better for certain types of ENERGY STAR designated climate zones. Multiple Glass Panes A popular way to increase energy efficiency is to also have multiple panes of glass in a window. Having three panes of glass will create multiple layers of air pockets that will protect you from heat or cold transfer. Some styles can even fit shades between them for a sleeker look. Warm Edge Technology, referring to the type of material used to separate the panes of glass (called a spacer), can be applied here to stop heat or cold transfer. Instead of using the more traditional aluminum spacers like in the past, the metal may be wrapped in rubber to cut back on conductivity, helping with insulation. Some metal spacers are replaced altogether with foam, such as in the Super Spacer™ warm edge space system. Gas and Tinting Treatments Inserting inert gasses between windowpanes is another popular method of increasing window insulation. Argon is the primary gas used, sometimes with Krypton and air mixed in. Argon is denser than air, so it will act as an invisible insulator against the heat and cold.

Glass tinting is another option to reduce energy lost through windows. Tinted windows, usually with a bronze or grey coloring to it, will reduce the Solar Heat Gain Coefficient, keeping your home cooler in the summer. Framing Considerations Frames also come into play when trying to save energy. “Windows and doors are now made with wider air pockets— air is the best insulator,” said Ed Cox of ABC Supply Co. in Durham, NC, “and warm edge glass technology in their glass spacer systems allows for less temperature transfer while reducing the percentages of glass seal failures.” Weather-stripping is an efficient method of keeping out undesired heat or cold. “Weather-stripping varies from manufacturer to manufacturer,” said Kent Wood of Builders First Source in Apex, NC, “but this too is an important piece of the energy puzzle. This often gets over looked by clients.” The installation of the window itself must also be taken into consideration to not let in heat or create drafts. “Locking mechanisms such as a three-point lock can help the door stay true and allow a tighter seal to the frame,” said Wood. Materials Vinyl and fiberglass are the best options for window and door materials when energy efficiency is a concern. They will not conduct heat and cold from the outside the way metal can. “Fiberglass doors and steel exterior doors with polyurethane foam cores have greatly increased the R-values on doors up to four times more than wood exterior door R-values,” said Cox. The R-value measures the heat resistance of insulation. A higher R-value means more resistance and better insulation. Wood said, “A frame should not move once installed in the opening as far as expansion and contraction. I see a trend moving toward a partial fiberglass, cellular pvc or composite being used in the frame material.” Styles Single-hung and double-hung windows generally still remain the most popular types of windows. Overall, however, the best window for energy efficiency is the Casement window, or crank out. This window supplies the tightest seal against air leakage. For doors, sliding patio doors with Low E options remain a good bet. Exterior, swinging fiberglass doors are popular. The Three Big Players: Andersen, Marvin and Pella The three largest window and door manufacturers, Andersen, Marvin, and Pella, all offer their own lines of some of the most energy-efficient windows and doors on the market. Andersen Windows and Doors covers the three main considerations for buying energy-efficient windows: treated glass, the right materials and weather-stripping. Andersen offers a line of

High Performance™ Low-E4® Glass, allowing for greater control of temperatures within the house. Their High Performance™ Low-E4® Smartsun Glass keeps out 95 percent of UV rays and their High Performance™ Low-E4® Sun Glass keeps out the heat in Southern climates. For a window that won’t warp and create drafts, has a weather tight seal, and blocks the heat or cold, consumers may want to look into Andersen’s Fibrex®, a window material made out of 40 percent wood fiber and 60 percent PVC by weight. Since Andersen keeps a careful eye on weatherstripping, they have created the Stormwatch® protection system to hold up against hurricanes. Marvin offers a range of highly customizable windows. Homeowners looking for a focus on energy efficiency can pull from a number of options for their windows. Marvin offers Dual-Pane and Tripane options to increase insulation. They also have several levels of Low E coatings to either block or allow heat transfer. LoE-180® is great for Northern climates that require the sun’s rays to pass through, but no heat loss to the outside. LoE2-272® has a double coating to reflect heat back into the house during winter and keep out heat in the summer, but is still not recommended for Southern climates. LoE3-366® has three metallic coatings that keep out the most heat, great for Southern climates. Marvin also offers windows with argon for more insulation. Consumers can also choose to have an energy panel installed, select a removable glass and screen panel option, and choose the XL Edge™ Spacer to insulate the edges of the glass. Those looking for fiberglass windows should look at the Integrity® line from Marvin, or the Infinity® line from Marvin for replacement windows and patio doors. For energy-efficient windows, consumers will want to look into the Pella Designer Series® windows with panes of glass that have blinds and shades between the triple-pane glass, boasting up to 74 percent more energy efficiency than a singlepane wood window. They are also tested to help prevent drafts. The Designer Series® comes with InsulShield® Advanced Low-E triple-pane glass and is coated in EnduraGuard® wood protection to resist degradation of the wood. For those looking to avoid wood windows, Pella has a line of fiberglass windows (Impervia®) and two vinyl lines (350 Series and Encompass by Pella®). For doors, a sturdy choice is the Pella Architect Series® entry doors, a line of durable fiberglass doors that offer superior protection from drafts and look like natural wood. Home Undergoes Green Transformation

This home was built in 1963. Though the home held many memories for its owners, it was going to be a hard sell. With original electrical, plumbing fixtures and cabinets, as well as a dark and outdated look, it was clear that updates were necessary. Enter Paradise Found Construction, a builder of highperformance, Green Certified and conventionally built new homes and remodels based in Cary, N.C. Nestled on a quiet cul-de-sac on Picardy Place in Raleigh, this 1960s ranch home underwent a complete transformation to become a modern beauty. Renovations and energy-efficient upgrades earned the home a Green Certification in the Home 16

Innovation NGBS Green Certification Program, giving it a whole new life. “Our dedication to craftsmanship and customer satisfaction is equaled only by our passion for the environment,” says Jeff Wiblitzhouser, president of Paradise Found Construction. “That’s why we offer clients green remodeling and construction options.” Rather than demolish this functional home and create a brand-new one with a large carbon footprint, Wiblitzhouser believed renovations would be a better approach. “Renovating these older homes to reflect current design trends and ameni-

ties that today’s buyers want, and at the same time increasing their energy and water efficiency and indoor air quality to reduce the overall cost of ownership, makes these homes attractive to buyers,” says Wiblitzhouser. “It provides an opportunity to bring younger families into these older neighborhoods, giving them new life, and at the same time raising community property values.” There wasn’t much to salvage in the ranch home, which meant Paradise Found Construction faced a complete overhaul that included gutting and redesigning both bathrooms and the kitchen. Wiblitzhouser also wanted to focus on modernizing the look of the home by creating a bright, open layout. Increasing the home’s energy and water-usage efficiency during the renovations was also important. The original home was missing insulation throughout, which needed to be remedied immediately to increase efficiency. Additional green features included reclaiming and refinishing the original hardwood floors, installing next-generation porcelain tile and avoiding the use of VOCs in the paints, carpets, and in the clear coat finish on the floors. The builder was also able to preserve all original doors, windows, and wainscoting/trim. To bring in more light, Wiblitzhouser removed the dark wood paneling and eliminated the aluminum window awnings. He also created a bright and open floor plan by installing a French door in the kitchen and enlarging the opening between the family room and the hall. Updated design features included granite countertops in the kitchen and bathrooms that set the tone for the whole house. Natural travertine tile accents were added in the kitchen, and the fireplace was brightened with a multi-step faux paint. These energy-efficient and design renovations were successful in taking the unwanted ranch home and helping it blossom into a modern gem. As a result, the home was sold to a young family within three days of completion. New Bedroom Addition Adds Functionality to an Extraordinary “Green” Home The young family of four purchased the home because it was close to other family members and because Paradise Found Construction in Cary, NC, had recently remodeled it to National Green Certified Standards so they could expect much lower utility bills. After living in the home for several months, the homeowners realized that there were several opportunities that could help the home accommodate their lifestyle. The master bedroom closet needed to be larger. One homeowner works from home, and was “making do” with an office set up in the front living room area. “All of the noise was not conducive to concentration!” The home also only had two existing bathrooms; one inside the master suite, and the second in the hallway. “When we had guests over, sometimes they had to go through our master bedroom to use the bathroom, which a lot of people find uncomfortable.” They loved the remodeling work that Paradise Found Construction had done prior to them moving in, and because

they had such a great relationship with Wiblitzhouser, they called him to talk about the project While discussing adding the new master suite, Wiblitzhouser came up with the idea of “bisecting” the current master with a hallway, which meant that that the old master bath would become a second hallway bathroom. “We worked out a way to make the bath serve double-duty, by adding a second doorway to the hall, enabling the bathroom to

act as the master bath, or a shared bath when needed. This also saved us a lot of money, because we didn’t have to build a whole new master bath with the addition; essentially we just added a big closet and a bedroom.” They were pleased with how quickly the project came together. “We started talking about the design options in August, kicked off construction at the beginning of October and had everything wrapped up in time for Christmas”. “We are thrilled with the results,” the homeowners said. “The new master hanging off of the back of the home is quiet, and of course we built the closet up to modern standards. Wiblitzhouser was great at listening to our ideas and concerns and coming up with options that both my wife and I felt good about; that is not always an easy thing! He also kept us up to date on work schedules and the progress.” “Working with Jeff was a much better experience than our previous kitchen remodel. The tight coordination of subcontractors helped make what could have been a 20-week project (and a 20-week inconvenience) much more tolerable. We felt strongly that Wiblitzhouser cares deeply about his work, which feels good as a homeowner.” The project also came in exactly on budget, which they appreciated. Finding the right remodeling professional is crucial to the success of your project. There is a lot for homeowners to consider, and they need to be proactive and do their homework if they want to enjoy the building or remodeling process and the end result. Basic Qualifications A successful business is one that is established in your area and has survived and thrived over a period of time. Check to be sure the contractor you hire is properly licensed and insured. In addition, homeowners can also check with the Better Business Bureau and the state’s Licensure Board to see if there are any unresolved complaints against the contractor. .

Professional Trade Organizations The best place to find top-notched remodeling professionals is a professional organization such as the Home Builders Association (HBA) of Raleigh-Wake County Remodelers Council or the HBA of Durham, Orange and Chatham Counties Remodelers Council. Organizations like these help to keep their members informed about the latest products, construction techniques, business practices and industry issues. When you select a qualified remodeler, you are selecting someone who adheres to a Code of Ethics and is held to the collective standards of the organization. Council members are dedicated to observing the highest standards of integrity, frankness and responsibility in dealing with homeowners. According to Leon Meyers, with L.E. Meyers Builders, Inc.,

Talk to relatives, friends, neighbors and

co-workers who have had recent projects done. The key is to get the referral from someone you trust. Here is a list of question to help you establish a contractor’s qualifications and reputation and to help you find the right person for your remodeling job: How long have you been in business? Who will be assigned as the project supervisor for my job? What is the time frame for starting my project? How do you handle this type of job? Do you have employees or do you use trade contractors? Is your company a full-service or specialty contractor? Do you have design services available? oes your firm carry workers compensation D and liability insurance? Do any of your employees hold trade certifications? ow many projects like mine have you competed H in the past year? How many did you complete on time? Will we need a permit for this project? hat is the status of your license in the state W of North Carolina?

Check References/Review Completed Work Any reputable remodeler should be able to provide you with a number of references. Talking to past customers is one of the best ways to check on a firm you are considering. Here is a list of questions to ask previous customers: Could you communicate well with the remodeler? Were you pleased with the quality of work? Were you satisfied with the way your contractor

conducted business?

Did the work crew show up on time? Was your project completed on schedule? Was your project completed within budget? Were there a lot of change orders that greatly increased the cost of your remodel?

Did the contractor stay in touch throughout the project? Was the jobsite kept neat? Did the work crew respect being in and around your home and family?

How was the contractor on follow up? Did you have any problems with callbacks? Were your questions and/or complaints handled promptly?

Would you use the contractor again without hesitation? Additionally, there is no substitute for a direct testimonial or for walking through a project and seeing for yourself what a contractor can do. Sometimes it is the best way to judge the quality of a contractor’s work. Good firms are proud of what they do and will be glad to show you their work.

Preferred Provider Vs. Bidding It is perfectly acceptable to select your company of choice without taking bids. If you have done your due diligence and concluded that a particular contractor has the right skill set for your project, do not hesitate to hire that firm. However, if you are taking bids, make sure each contractor is bidding on the same project, that it is an ‘apples to apples’ comparison. For example, make sure each contractor is planning on using the same quality of materials. Take the time to review each contractor’s presentation so you understand exactly what you are getting. And if the bid is too good to be true, it probably is.

We started by determining their needs, wants and budget; then moved to the planning and idea stage. The new living area, office and sunroom were constructed on the same level of the existing house. Cathedral ceilings combined with high transom windows add an airy feel to the design. The interior storage area will later be converted to a theater room.
