GUESS WORK elcome to the Annual CotY (Contractor of the Year) edition of Remodeling Today. In these pages, you will find many lovely projects to give you inspiration for your own home. Everyone loves a “Before and After” and the results of these remodeled living space are especially fun to admire. Each of these projects is the result of collaboration between home owners, designers and builders, and all parties should be very proud. At NARI (National Association for the Remodeling Industry), we help guide both the contractor and the consumer through the entire remodeling process. We screen every NARI membership application, we are committed to a Code of Ethics, we offer focused educational and training programs for members, and our outreach to consumers assures you find the very best firm that fits both your vision and budget. Companies engaged in your remodeling effort need to be a NARI member so you can have one less concern during the design/build process. As you can see from the award submissions, there are lots of projects going on in the neighborhoods of Metro DC. We live in a thriving marketplace and are fortunate to have some of the finest NARI contractors right here to help us with any and all home improvement projects. NARI Certified Experts GOING ABOVE AND BEYOND Certification

ou can trust a professional remodeling contractor with NARI certification to have access to the latest industry information via conventions, educational programs, meetings, trade publications and expos that feature up-to-the-minute products, materials and techniques. Only serious professionals with a real desire to excel in the industry are eligible to participate in NARI’s rigorous certification program, which teaches and tests skill sets, safety issues, and ethical business practices. When you see any of the cerifications described on this page, you’ll know that the affiliated remodeling contractor or company has taken the time to meet performance and business criteria that surpass industry standards.

Certified Remodeler (CR) Designed to recognize and identify full-service remodelers. Candidates must have a minimum of five years experience and be employed by or own a firm that derives 90 percent of its sales volume from remodeling. Certified Remodeler Associate (CRA) Recognizes individuals who actively support the remodeling industry, such as architects, designers, educators, manufacturers, publishers, suppliers and consultants. Certified Remodeler Specialist (CRS) Reserved for remodelers who specialize in a particular area of the industry, such as roofing or flooring, etc.

Master Certified Remodeler (MCR) This designation recognizes Certified Remodelers that have demonstrated commitment to the remodeling industry through support of their local chapter, NARI National, and/or their local community. The MCR identifies Certified Remodelers that have withstood the test of time and continue to be successful within the industry. Candidates must complete and submit this application for consideration by the NARI Certification Board. In addition to completing and submitting an application to qualify for the MCR certification, candidates must be a Certified Remodeler for a minimum of 10 consecutive years and hold another NARI certification. Candidates must have been involved with their local NARI chapter or NARI National and/or involvement as a leader in the local community. Candidates must submit a letter of recommendation from their chapter executive or chapter president or three letters of recommendation from recent clients. Universal Design Certified Remodeler (UDCR) This designation includes remodelers with knowledge and skills in a broad range of universal design and remodeling. Individuals with the UDCR designation are recognized as experienced remodelers with skills and knowledge in all aspects of universal design and remodeling. Candidates must complete and submit this application for consideration by the NARI Certification Board. In addition to completing and submitting an application, to qualify for the UDCR certification exam, candidates must have been in the remodeling industry for a minimum of 5 years. Candidates must also have completed a minimum of 8 hours of universal design remodeling/building related education.

Certified Lead Carpenter (CLC) Designed for lead carpenters who are skilled and knowledgeable in the technical, hands-on aspects of their work, but also have demonstrated skill and knowledge in project management, supervision and customer service. Candidates must have a minimum five years experience with at least two of those years as a lead carpenter. Companies who believe in providing a quality product will make sure their lead carpenters are trained and certified so they can produce better jobs, be more professional, run projects more efficiently, and interact more proactively with their customers. Certified Kitchen & Bath Remodeler (CKBR) This designation allows homeowners to identify contractors who do extensive work in kitchen and bath remodeling, and have gone the extra mile to improve themselves and their firm’s capabilities in these areas. The CKBR certification addresses the unique aspects of kitchen & bath design and remodeling, including technical expertise and new product knowledge. Green Certified Professional (GCP) The GCP designation is designed to recognize and identify remodelers who apply green or sustainable principles to their remodeling projects. They understand key green building concepts including energy efficiency, site management and use, indoor air quality, water conservation and the use of building materials and finishes. The GCP certification addresses how green remodeling can make homes more durable, efficient, sustainable, healthier to live in and less expensive to operate.

s a professional architectural photographer, I have the pleasure of recording some of the dazzling remodeling work done by members of the Metro DC NARI Chapter. In my role as the Chapter’s Awards Committee Chairman, I get to review remodeling projects that are the best of the best. And now you can see them too. The following pages are dedicated to our 2011 Contractor of the Year (CotY) Awards. CotY Awards recognize excellence in the remodeling industry in several remodeling categories, including whole-house renovations, kitchen & bath remodels, interiors, historical renovations and more. In addition, award categories are broken down by total project cost. For instance, there’s an award for residential interior over $100,000 and one for below $100,000. RESIDENTIAL KITCHEN $50K TO $100K

his 2000 contemporized home is located in New Trump International Golf Course Community. Because of this massive golf course project almost every home in the neighborhood started to do major renovations to scale up to the new look of this community. This home has a beautiful over look of the golf course but the previous layout of the kitchen, family room and the partition walls that were in place prohibited taking advantage of its breathtaking view. The design team put together a magnificent plan to open up most of the first floor layout in order to take advantage of natural light and the view of the back yard. A portion of the sunk-in living room was leveled to the rest of house with creative angular steps and the room is now useful and cozy. Ten foot ceilings allow for decorative glass cabinetry with highly crafted crown moulding on top, while maintaining a considerable amount of cabinetry right below. The cabinetry is custom made, brush stroke finished and includes a corbels chimney style wood hood surrounded with leaded glass cabinetry. A new 5' by 14', island is the center of attention in the kitchen. The use of hardwood flooring in kitchen and family room that matches the rest of the house has made a seamless transition and a very open floor plan. The featured wall is the china cabinetry, custom made to partition the kitchen from the dining room. The homeowner is ecstatic with the outcome of the project and enjoys showing off her kitchen at every chance.

RESIDENTIAL BASEMENT INTERIOR

his award winning finished basement project started with an open shell and was transformed into a fully finished, multi-purpose basement with the ability to house visiting guests in comfort. The overall results of the project included a stunning, sophisticated basement equipped with all of the rooms the client desired including a media room and theater system, custom crafted wet bar/pub area with stone work, finished bedroom and full bath with steam shower, gym/fitness area and a play room for the children. Craftsmanship and skill are showcased throughout this basement. One of the most attractive features of the space included the custom mahogany bar. This bar included all hand crafted cabinetry, trim and paneling fabricated and installed by our in house carpenter. The bar was surrounded by country ledge stone to compliment the mahogany bar finish. Through precise planning and design work, our team developed an open, free flowing basement that was inviting to overnight guests as well as friends and family members. The project was completed on time and to the utmost satisfaction of the client. We were able to provide the overall goal of creating an updated, usable and aesthetically pleasing entertaingment level of the home.

uilt in the early 1900s, this house was badly in need of a facelift. It called for a dramatic makeover to suit the clients’ needs of spaciousness, continuity and flow. Finecraft Building Contractors, Inc. converted this one-family household into a two-family dwelling so that the grandparents, a daughter of theirs and her family could live under one roof but still be separated and have their own living quarters. This was accomplished by splitting the house into two houses with two luxurious kitchens, two spacious family rooms, two master and guest bathrooms - practically two of everything so both families, while still living together under one roof, had the privacy of their own homes and their own lifestyles. The house’s footprint changed drastically with a new three-story addition, enlarging the house by approximately 50%. The design boasts a spacious screened-in porch with a beautiful stone fireplace that serves both the screened-in porch and a coffered-ceiling family room. In addition, the homeowners wanted to enhance the look and feel of their backyard so they incorporated a communal state-of-the-art stone grill area and a pool. The purpose was to seamlessly create two distinctly different lifestyles under one roof while maintaining the look of one house from the outside.

Her desire was for a soaking tub; his was for a for a spa-like shower system. Both needs were met with a large drop-in tub that extends into the shower. The tub’s built-in deck serves as a shower seat. The vanity area was also rearranged so it would accept two sinks and a makeup station. Regardless of whether you opt for a modest 10’ x 10’ platform or a more elaborate multi-level structure, however, the first decision you need to make is the material from which you will build it.

Typically made from Southern yellow pine grown on forest plantations, it has a lifespan of 10 to 15 years. “We are seeing a lot of people in the market move back to treated wood due to its affordability,” says Greg Rhatican of Tart Lumber Company. “In fact, we are even seeing people go with treated lumber now, who plan on changing out to composites when the wood needs to be changed out in seven or eight years and when, hopefully, the economy is better.” Redwood and cedar have natural defenses against rot and insects, but are softer woods and can be damaged by heavy traffic. Like all woods, the sun will fade their natural color to gray unless sunblocking finishes are regularly applied. When cared for, they will last up to 20 years, but are much more expensive than pressure treated wood in the Metro DC market. Tropical hardwoods like mahogany and Brazilian red wood are quite durable and quite expensive. They can last up to 25 years, but they are difficult to work with because they are so hard. COMPOSITE DECKING

Composite decking products are building materials manufactured using a mixture of plastic and wood fiber. Composite decking materials are popular because they require less maintenance than wood and often use recycled materials. Brands like Trex and TimberTech composite decking can be molded with a wood grain and come in a variety of colors. Easy to install, composite decking is virtually maintenance free. It won’t rot or split and it resists sun, water and insect damage. Most products feature limited warranties of 10 to 25 years.

PVC DECKING

Vinyl decking made from cellular PVC is the ultra-low maintenance choice as a decking material. Products from Azek, Trex, TimberTech and others are resistant to stains, mold, insects and fading. A Stunning Addition Ashlie and Robert Hegerle originally planned to remodel the kitchen in their 2400-square foot home in Oakton. Originally built in the 1980s, the home has never been remodeled and, after living in the home themselves with their two children for the past 10 years, they decided it was time to make some changes.

fter consulting with a handful of contractors, the Hegerles settled on Michael Nash Design & Build Homes in Fairfax. “Sonny [Nazemian, company president] came out to our house to look at the kitchen and we felt he really had a vision that fit nicely into how we saw our house and how we wanted to use it in the future,” says Ashlie. While the project started out as an update of the kitchen, Ashlie and Robert have two growing children and felt they needed some extra space. Working with Nazemian, they decided to expand the living space, finish the basement, add a sunroom/breakfast area addition, eliminate the deck and put in a screen porch. They also decided to convert the laundry room to office/mudroom area. “I had a vision for how I wanted the house to be and Sonny was great in helping me realize it,” Ashlie says. “I felt Sonny understood what I wanted to do and why I was doing what I was doing.” GATHERING IDEAS

Ashlie spent a significant amount of time considering different ideas and options for the remodel. “I spend an obscene amount of time surfing the web,” she laughs. “I would visit a lot of builders’ websites and print pictures of things I liked. And I went through years and years of home decorating magazines I had been collecting.” From there, she bought some large poster boards and started hanging photos of different features she liked. For instance, Ashlie posted several 34 NARI METRO DC • consumer.narimetrodc.org

photos of kitchen islands and then added notes about what she liked and did not like about them. “Having the poster boards allowed me to show the team at Michael Nash what I liked, not just tell them,” Ashlie comments. “I could point to a color or a piece of granite or a particular design idea and they knew exactly what I meant. The poster boards really kept me on my vision.” Finally, after months of planning, they were ready to turn the vision into reality. THE PROJECT

The final plan included a two-story back addition (both basement level and first level). This required removing the cinder block basement wall to add the seamless addition, and removing the entire first floor kitchen wall to add on the sunroom. The major challenge was to re-route all duct work going to the second level, adding ducts for the basement and first floor to the existing system, and then adding a second HVAC system in the attic for the second level. The Michael Nash team also needed to change the load structure for the two-story addition. The basement has gained a new bar area, a total new bathroom with shower and large vanities, media area with gas fireplace and mantel surrounded with matching cherry bookcases and granite tops, recess lights, surround sound system, wood floor and steps. The new French doors lead to a brick patio.

“We find ourselves entertaining much more because we have a much more inviting space that lends itself to having people over.” The first floor gained a new 16' x 20' cathedral ceiling sunroom/breakfast addition surrounded with large arched windows and French slider leading into a new screen porch. The kitchen lay-out added three more feet in width. By removing a wall between the kitchen and the existing family room, the first floor now has a totally open floor plan. This design has more space for appliances and a beautiful large furniture style island that is the focal point of this kitchen done in espresso color cherry cabinetry and contrasting light color exotic stove top, lighted by two crystal chandeliers. The fireplace in the existing family room was converted to gas and has a marble surround and new mantel. The entire first floor, stairs leading to the second floor and part of the second floor were all covered with new 5" wide exotic Santos Mahogany wood floors and new railings. The powder room has been reconfigured to create a larger hallway and with a new furniture style vanity, this powder room has a better layout and space than before the remodel. The old laundry room has been converted to a 10' x 15' area of multi-purpose space. A screen porch with Trex decking and cathedral ceiling covered in beaded panel was added. It features a corner gas fireplace covered with Ledgestone and gives the family a place to retire in on autumn afternoons and much more. RESULTS

Wide Open Spaces A family of four in Vienna, Virginia wanted to open up the floor plan of their 1980s vintage home. Their goals included: increasing the size of the kitchen and integrating a homework station where the children could be working while meals are prepared; creating a more formal, usable dining room; opening up the living room; and a layout that joined all of the first floor rooms into a family-friendly layout. Kirkpatrick’s Construction in Centreville, Virginia, handled the design and construction for the project. An award-winning design/build firm, Kirkpatrick’s used universal design techniques to tackle the job. The first step in the project involved opening up the entire first floor by removing four load bearing walls, two non-load bearing walls and two dropped beams. The next step was moving the kitchen from the front of the home to the back. This not only doubled the space available for the kitchen itself, but it also allowed the kitchen and living room to flow together nicely. Dead space was discovered in the ceiling above the old kitchen and foyer; opening that space allowed for a more generous foyer and a dining room with a 16-foot vaulted ceiling.

The fireplace can be seen from the dining room, living room, bar and even the den on another floor. “One of the creative design solutions involved the venting of the fireplace,” says Kirkpatrick. “Because it’s in the middle of the house, hiding the ductwork and getting the fireplace to vent to the exterior was quite a job. This required building out the wall behind the fireplace in a way that compliments the overall design.” SATISFIED CUSTOMERS

RENOVATION HIGHLIGHTS

The new kitchen touts several eat-in areas including a custom built-in table for four and a bar area that doubles as a homework station. Both are topped with the same granite as the counters which provides further continuity and openness. The kitchen has several prep areas including a very efficient work triangle highlighted by one of the two full-sized sinks. High end, energy efficient stainless steel appliances complete the working end of the space. A large window placed over the farmers sink provides a beautiful view of the unspoiled woodland that abuts the home’s backyard. Deer and fox are regular visitors, so creating the best and clearest view was paramount, which is why an 8 foot wide patio door was added on the same wall off of the living room. The interior walls between the foyer and living room were replaced by a three-sided fireplace wrapped with glass tile (similar to the kitchen backsplash) and topped with traditional wood trim,

The homeowners learned about Kirkpatrick’s Construction in a previous issue of this magazine. They were intrigued by Jason, a young business owner, and felt he would bring more enthusiasm and dedication to the project than other firms they interviewed. According to Jason, the encompassing results of the project are homeowners that now have multiple spaces that allow the family to be together whether they are eating, relaxing, or doing homework. From a Good Kitchen to a Great Kitchen By most standards, Caroline and John Osborne’s existing kitchen was adequate. Remodeled approximately 15 years ago, it featured stone countertops, a logical layout and appliances in good-working order.

fter living in the home for five years, however, they decided they wanted the space to function in an entirely different way, one that was better suited to their family’s love to socialize and make meals together. “John and I knew that this was our family home and that we had no intention of moving,” says Caroline. “So then the question became: ‘How can we optimize our living space to make it fit our family's needs now and in the future,?’” Because their kitchen has always been the hub of their daily living, Caroline and John focused on it as they reconfigured their main floor living space. Not only is Caroline an avid cook, but the couple’s children do their homework in the kitchen, and help with meal preparation and cleanup. A voracious consumer of design magazines, blogs and books, Caroline is always collecting ideas. “After a while, it is hard to tell from where one’s influences come,” she says. “But I have renovated kitchens in our previous homes and chose all natural cherry wood for one and an all-white scheme for the next one.” 38 NARI METRO DC • consumer.narimetrodc.org

For this home, a 1910-vintage Four Square, Caroline was looking for a color scheme that wouldn’t fight the room’s millwork detail. Ultimately, she selected gray for its timeless elegance and because she felt it would be durable under family wear and tear.

“After a while, it is hard to tell from where one’s influences come.” The kitchen’s center piece is a 14-foot island with a countertop of polished Statuarietto marble from Italy. The perimeter counters are done in Kodiak Brown Granite with antique finish. “Our kitchen is a large space, so we wanted the wall cabinets and counters to be darker to make the room less cavernous and the central island cabinet and counters to be lighter to diminish the bulk of the 14' island,” Caroline comments. Clearly a working kitchen, appliances include a Miele 30" All Refrigerator with panel; a Miele 18" All Freezer with panel; a Wolf Range Dual Fuel 6 Burner and Griddle; a 48" Vent-A-Hood SS Euroline Pro; two Bosh 500 Series hidden control integrated dish washer; a Sharp under-counter 24" microwave drawer; and an AGA Marvel 24" under-cabinet refrigerator drawer. In addition to remodeling the kitchen, the Osborne’s also reconfigured an adjacent small room and hallway, so there is now a large dining room next to the kitchen and the previous formal dining room is now the home’s family room. Since the renovation, Caroline reports that the new kitchen is clearly the hub of their home. “I can be cooking in the kitchen, the kids can be doing their homework, reading or playing in the family room, and everyone can see each other,” she says.

In a nod to the origins of the Four Square, they installed large fourpocket doors between the kitchen and the dining room in case the kitchen needs to be separated from the dining room during a special dinner. “Our new kitchen is everything we hoped for,” Caroline says. “We ruminated on what we really wanted for about five years. So by the time we were ready to do our renovation, we were certain about how we most wanted to use this important family space.” The entire renovation process took approximately 10 months—four months for planning, six for construction. The construction was not limited to the kitchen, but included a lot of structural work to reconfigure the main floor living space. Certified Platinum When Martha and Bill Sykora purchased their circa 1951 vintage rambler in Anne Arundel County, they knew it was a “fixer upper.” It had fiberglass batting insulation from the 1950s, an HVAC system from the 1970s and water running into the basement.

t did, however, have good “bones,” a nice view, it was overlooking Broad Creek and it was one-half mile from their children’s school. It is also situated on five acres. “It’s in the middle of nowhere, but close to everything,” Bill says. “And we’d always wanted a house on the water.”

GOING GREEN

“We’ve always been environmentally conscious,” Bill says. “We did what we could to make our other homes more efficient, but we never had the chance to do a total makeover. So we decided if we were going to remodel, we were going to do it as sustainably as possible.” “The lifestyle we saw as a military family living in Europe made us acutely aware of how much Americans consume,” Martha adds. “We wanted to change that, at least for our family.” The Sykoras turned to Alex Dean, president of The Alexander Group, a design/build firm in Kensington, Maryland, to turn their dreams into a reality. The goal was a remodeled house that was environmentally responsible, efficient and healthy. Additionally, while they hadn’t sought environmental certification, they went all in when Alex Dean presented a scope-of-work that would achieve LEED certification standards. Developed by the U.S. Green Building Council in 2000, LEED certification is an independent verification that a structure is built to the highest standards of “human and environmental health.” (For more information, visit www.usgbc.org.) THE PROJECT

Once underway, the project became a whole house remodel with a two-story addition. The new watertight basement includes a bedroom, bathroom, shop and rec room. On the main floor, the new kitchen is spacious with plenty of counter space and storage. It is open to the dining room, living room and sun room, allowing the Sykoras to live and entertain the way they’ve always wanted. A new two-story tower was designed and built on the right rear corner of the home offering breathtaking views of the forest and the river below. The first floor of the tower is the sunroom, and a spiral staircase leads up to the second floor which serves as Martha’s sewing room. A new geothermal HVAC system, new septic tank, new well, new underground propane tank and propane-powered back-up emergency generator, new solar panels and new foam insulation all work together to make the home very green and energy efficient. GOING PLATINUM

As Dean and the Sykoras worked their way down the LEED checklist, they found themselves checking off a good share of the boxes. In fact, the home is very close to being awarded the Platinum Certification.

Realizing that their remodel was going to be a major project, the Sykoras went looking for a design/build firm that could handle the logistics of their project. After meeting Alex Dean, they knew they had their contractor. “When Alex came over to the house, we could tell he was able to see what it could be,” stresses Bill. “It wasn’t hard to choose him for the project and we’re very happy with the results. There’s nothing better than seeing the electric meter running backwards,” he chuckles. ■
