Bargain Construction
I
t’s that time of year when the sun shines on your house and you realize how much work you need done. Where do you start? The roof, the siding, the garage, and the basement all need work and of course the house overall is too small. The economy seems to be inching towards improving so maybe we should think about getting some work done. You read in the papers how prices are down for home improvements so maybe you’ll get a bargain on the work you need done. I love to drive around different neighborhoods and see all of the bargain home improvements that are going on. You can usually spot them because they never seem to be getting finished. The tarps on the dormers seem to be a permanent fixture on the house because no one has been working there for so long. The siding that hasn't been finished is now starting to fall off the house. The new front porch never got the rail put on it. When faced with this problem one homeowner said to me “If I wanted the job to take two years to finish I would have let my husband do it.” We’ve all been seduced by the notion of getting something for free. How about the free delivery of something ordered by phone only you have to take a day off from work and wait “between 8 a.m. and 4 p.m.” for the delivery. Or the free cell phone when you sign a two-year contract for lousy service. My favorite is the “buy one get one free” ads only to find out at the store the one you buy is priced higher than it ever was or the store is
“temporarily out of stock” on that item. I suppose by now you’ve heard if it sounds too good to be true it probably is. Over the past 32 years that I've been in this business I have seen and heard all of the “bargain” horror stories. I always come away with the same conclusion: there are no bargains in this business. Start-up companies don’t know how to cover their overhead to stay in business so they will be gone before they finish the job and your contract and warranties are useless. Companies not doing quality work will suffer in these times because of their reputation and now have to work for next to nothing just to pay bills. Lack of capital will force some remodelers to cancel their insurance and hire out-of-work carpenters who could care less about the quality of work in your home. These are the “deals” that await you if you seek out the lowest price for your project. Don’t be fooled by the notion of a “buyer's market.” Expand your decision-making criteria to honesty, dependability, a history of customer care, and warranty service. When doing your research look into a contractor’s past performance, time in business, and how problems are resolved. When considering a remodeling project do your homework and don't go bargain shopping. In the long run those “bargains” will be very expensive.

NARI ADVISES HOMEOWNERS OF NEW EPA LEAD RULE If you live in a home built before 1978, chances are you may be exposed to lead. Common renovation activities like sanding,

drilling, and demolition can distribute harmful lead dust and chips, creating a hazardous environment for homeowners. To protect against this risk, the U.S. Environmental Protection Agency (EPA) has issued a rule requiring the use of more stringent lead-safe practices aimed at preventing lead poisoning. Under the new rule, beginning in April 2010, contractors performing renovation, repair, and painting projects that disturb lead-based paint in homes, child care facilities, and schools built before 1978 must be certified and must follow specific work practices to prevent lead contamination. “When you’re doing remodeling of a home built pre-1978 there is an awful amount of lead dust that gets released into the air—if you don’t take the proper precautions,” said the Vice President of NARI National. “This is particularly dangerous for children under six years of age and pregnant women, but it’s also not good for the worker.” Lead is a toxic metal that was used for many years in products found in and around our homes. Lead may cause a range of health effects, from behavioral problems and learning disabilities, to seizures and death. Children six years old and under are most at risk. The EPA has encouraged lead-safe practices for many years, but the new
regulations give remodelers and homeowners a higher standard to refer to. According to the new rules, contractors working on homes built before 1978 will have to have a certified lead remodeler on staff. Remodelers will get certified by the EPA by participating and passing a concentrated eight-hour training course about the dangers of lead paint, how to set up work areas that will not expose residents, minimize dust, and leave the work area clean. Contractors will use a number of protective measures, including: wearing appropriate eyewear, clothing, and repertory protection on the job. Inside the work areas remodelers will remove furniture and belongings during the project or cover them with heavy plastic sheeting, close and seal vents, and turn off forced air heat and air conditioning systems if necessary. In addition, remodelers will be required to give each homeowner a pamphlet called, “Renovate Right: Important Lead Hazard Information for Families, Child Care Providers, and Schools,” which includes a sheet in it for the homeowner to sign that acknowledges that they have read it. Only serious professionals with a real desire to excel in the industry are eligible to participate in NARI’s rigorous certification program, which teaches and tests skill sets, safety issues, and ethical business practices. When you see any of the cerifications described on this page, you’ll know that the affiliated remodeling contractor or company has taken the time to meet performance and business criteria that surpass industry standards.

Certified Remodeler (CR) Designed to recognize and identify fullservice remodelers. Candidates must have a minimum of five years experience and be employed by or own a firm that derives 90 percent of its sales volume from remodeling. Certified Remodeler Associate (CRA) Recognizes individuals who actively support the remodeling industry, such as architects, designers, educators, manufacturers, publishers, suppliers and consultants. Certified Remodeler Specialist (CRS) Reserved for remodelers who specialize in a particular area of the industry, such as roofing or flooring, etc.
Master Certified Remodeler (MCR) This designation recognizes Certified Remodelers that have demonstrated commitment to the remodeling industry through support of their local chapter, NARI National, and/or their local community. The MCR identifies Certified Remodelers that have withstood the test of time and continue to be successful within the industry. Candidates must complete and submit this application for consideration by the NARI Certification Board. In addition to completing and submitting an application to qualify for the MCR certification, candidates must be a Certified Remodeler for a minimum of 10 consecutive years and hold another NARI certification. Candidates must have been involved with their local NARI chapter or NARI National and/or involvement as a leader in the local community. Candidates must submit a letter of recommendation from their chapter executive or chapter president or three letters of recommendation from recent clients. Universal Design Certified Remodeler (UDCR) This designation includes remodelers with knowledge and skills in a broad range of universal design and remodeling. Individuals with the UDCR designation are recognized as experienced remodelers with skills and knowledge in all aspects of universal design and remodeling. Candidates must complete and submit this application for consideration by the NARI Certification Board. In addition to completing and submitting an application, to qualify for the UDCR certification exam, candidates must have been in the remodeling industry for a minimum of 5 years. Candidates must also have completed a minimum of 8 hours of universal design remodeling/building related education.
Certified Lead Carpenter (CLC) Designed for lead carpenters who are skilled and knowledgeable in the technical, hands-on aspects of their work, but also have demonstrated skill and knowledge in project management, supervision and customer service. Candidates must have a minimum five years experience with at least two of those years as a lead carpenter. Companies who believe in providing a quality product will make sure their lead carpenters are trained and certified so they can produce better jobs, be more professional, run projects more efficiently, and interact more proactively with their customers. Certified Kitchen & Bath Remodeler (CKBR) This designation allows homeowners to identify contractors who do extensive work in kitchen and bath remodeling, and have gone the extra mile to improve themselves and their firm’s capabilities in these areas. The CKBR certification addresses the unique aspects of kitchen & bath design and remodeling, including technical expertise and new product knowledge. Green Certified Professional (GCP) The GCP designation is designed to recognize and identify remodelers who apply green or sustainable principles to their remodeling projects. They understand key green building concepts including energy efficiency, site management and use, indoor air quality, water conservation and the use of building materials and finishes. The GCP certification addresses how green remodeling can make homes more durable, efficient, sustainable, healthier to live in and less expensive to operate.

NARI 2010 GREEN RECOGNITION AWARD he client wanted to create a space that would stimulate those who were within it. They wanted to create a space that would be interesting to the point that one would see more & more details the longer they were in it & observed. This project used no added Formaldehyde, ultra low & no VOC products, as well as sustainable & rapid renewable products, as requested by the client. Woodbridge Kitchens response was to enhance to the existing structure functionally, as well as aesthetically, working with the line and rhythm of the space and incorporating innovative uses for the material options. Superior craftsmanship is evident throughout and is the staple of Woodbridge Kitchens’ reputation. This project reflects the tireless research & planning that goes into Woodbridge’s projects. REMODEL: PUB & GRILL OPEN FOR BUSINESS
W
hen Michael Houlihan, his father, and brother Jim decided to take the plunge and purchase a bar in West Islip, NY, they knew that it would be a lot of work to remodel the building and have the new Irish pub— Farrell’s of Brooklyn Bar & Grill—open for business by their desired deadline— Sept. 11, 2009. Their goal was to host a Sept. 11th grand opening and fundraiser for the great wounded veterans charity called ‘Hope for the Warriors.’” Michael’s father, Jim, owns a neighborhood bar in Brooklyn, NY, named Farrell’s as well and it’s known for its many fundraisers, golf outings, benefits, and local charities, and when the trio purchased this new pub, they knew that they wanted to run the same type of establishment. “We grew up watching how he ran it, so we decided to open up our own place and name it after the original 1933 Farrell’s in Brooklyn,” Mike said. They liked the existing Celtic brown trim, and had some general ideas of what they wanted the new Irish pub to look like. The 2,700-square-foot building, purchased at the beginning of July, had to be totally gutted and remodeled. All wood furnishings had to be replaced, plumbing and electrical re-vamped, an area set aside for live music, and needed dedicated areas for the 14 flat-panel TVs. “It was pretty aggressive, and when we were looking for a remodeler to do the project, meeting this deadline was one of our highest priorities,” Mike said.

FINDING THE RIGHT REMODELER Luckily, a cousin in the family builds houses for a living and knew plenty of local companies that were fit for the job and recommended several to Michael and his family. “We interviewed a lot of area contractors and eventually met with Sal D’Elia, CKBR, Owner of SalD’E Contracting Inc. in Deer Park, NY,” Mike said. “We really got along well with him, and he really got the ball rolling as far as plans and ideas for us. He showed us some of his past work, including some that had awards from NARI [the National Association of the Remodeling Industry] and we were impressed. We decided to work with Sal and his company.” 36

TOTAL REMODEL Considering the tight two-month deadline for the project, Sal and his team got to work immediately. “We knew the deadline was serious and we worked 12hour days, seven days a week,” Sal said. “But our hard work definitely paid off.” According to Sal, the bar owners wanted to renovate the existing old, dark sports bar into a clean, bright, Irish pub and grill with some old world charm. “Some of the things that they requested was for people to come into their bar and look at the woodwork throughout and be wowed—and be the focal point of the interior. They also wanted to reuse as much as they could of the existing bar in order to waste as little material as possible.” They wanted to achieve all of this, plus stay within their budget. COMING UP WITH THE RIGHT DESIGN A priority for the owners was to keep the design sub metrical in the layout of the panel work and column placement. Also, they wanted the beer taps, cash registers, and the refrigeration units in separate locations so employees wouldn’t get in the way of each other. Another must-have was plenty of storage throughout. They wanted to have space for live music and a DJ area so they needed somewhere to install lighting so it would not be visible in the bar when it wasn’t in use.
QUALITY WOODWORK THROUGHOUT Sal and his team constructed a beautiful platform for the bar booths to give them some height and finished them to match. “Some of the things taken into consideration were that the new tops made were stained slightly off from the rest of the bar. We also built the risers that hold the liquor bottles to hold sandblasted glass so the bottles can light up. The columns were constructed in a way so they could get to the lighting behind them to change the bulbs; the lights in the columns light up the stained glass,” Sal said. Sal and his team also did all of the tile, framing, replaced all of the windows throughout, as well as built new kitchen and bathroom areas. “It was a lot of work in small amount of time, but it turned out great.” OPEN FOR BUSINESS Sal and his team’s hard work definitely paid off, as the company and bar met
their desired deadlines. “They [SalD’E Contracting] did a great job. The bar looks great and we’re doing pretty well,” Mike said. “We raised more than $4,000 dollars for the Sept. 11 fundraiser and we were happy about that.” The bar, which is also known for it’s chicken wings, also hosts live bands Friday nights and has DJ’s on Saturdays. “Everyone did a wonderful job and I highly recommend them for any remodeling work,” Mike said. “Sal had some great recommendations and everything couldn’t have turned out better.” Sources for This Article: SalD’E Contracting Inc. OBSTACLES AND SOLUTIONS Sal and his team did a fantastic job designing the bar and laying out the woodworking on the bar and surrounding walls. “In the new design we removed the existing ceiling so we had more height, and we cut down the front soffit, which let us see more of the back wall so we were able to build a back soffit with the columns that the client wanted in a design,” Sal said. “In the new front soffit we built three panels that would be able to come off and would be used for the DJ lighting. The back of the bar has plenty of storage, which includes lots of style and cabinets to keep the storage clean so they are hidden from pub patrons.” NARI NYC/LI

ver the years Beth and her husband Pat have embarked on many remodeling projects throughout their five-bedroom, threeand one-half bathroom home. When they first purchased the home about nine years ago, they gutted the home and pretty much remodeled the Georgian Colonial. At the time, one area they didn’t change much was their master bathroom—and now they wanted to make some major changes to the area. “The master bathroom was about 12 years old and I wanted to make it more functional for me,” Beth said. For example, I wanted to take out the tub— which I never really use—and make the shower much bigger.”

FINDING THE RIGHT REMODELER When they decided to move forward with remodeling the master bathroom suite, Beth began researching area remodeling companies. One of her friends had recently remodeled her kitchen. She liked the work that was done and her friend had a positive experience with the company that she had used—K & J Contracting Corp., in Seaford, NY. So, K & J Contracting was one of about four remodeling companies that she researched. After meeting with all of the contractors, including Owner of K & J Contracting Jason Nigro, CR, CKBR, she liked K & J the best, so she ultimately hired them to do the bathroom remodel. “I
liked them and their personalities,” Beth said. “They were very professional and warm—which was important to me. And they had a sense of humor and I knew that they would be extensively working in my home, so I wanted to make sure that we got along. And, ultimately, I really liked the work that they had done for my friend.” UNIQUE STYLE THROUGHOUT According to Jason, it’s important to know what the homeowner wants out of their remodeling projects. “We discussed the current layout and what they were looking for in their new bathroom,” he said. “The main reason to redo the bathroom was to update an old

master bathroom and make it more functional for them.” Since Beth’s mother is an interior decorator, she knew for the most part what she wanted out of the remodel and certain styles that she liked. She went ahead and picked tiles and accent pieces for the bathroom—and Jason came up with a unique design for the tile and even constructed a soffit area and linen closet, which worked well in the area. The main objectives included: • Increase the size of the existing shower; • Update plumbing fixtures and tile; • Create an area for a double sink; • Remove a whirlpool tub that was never used; • Installation of adequate ventilation system; and • Change heating covers. FUNCTIONALITY IMPROVED The improvements that were made enhanced the existing functionality by:
• Using the existing space to its maximum potential; • The shower was increased by two feet in length and six inches in width by removing a wall and the existing vanity; • The vanity was relocated in the area where the whirlpool tub was removed, enabling K & J Contracting to double the size of the vanity; • A Fantech shower light and exhaust fan was installed in the shower area above the seat. The fan was used because of the small footprint on the ceiling and because they did not want to install it in the cathedral ceiling; • Radiant heating was installed under the tile floor, thus eliminating the unsightly baseboard covers; • K & J Contracting created additional storage behind the shower seat with a deep linen closet; and • Updated task lighting over vanities, in shower area, and provided recessed lighting for general lighting.
HIGHLY RECOMMENDS REMODELER The final outcome exceeded the homeowner’s expectations in every way. According to Beth, their relationship was very good and she is very pleased with her new bathroom suite. “They [K & J Contracting] really does meticulous work. All of the extra effort from the painting, to the molding throughout was excellent and I couldn’t be happier with their work,” she said. “They were also very accommodating and friendly.” Beth, who now wants to move onto remodeling another bathroom in her home, says that she definitely would work with them again. “I highly recommend them and enjoyed working with them.” Sources for This Article: K & J Contracting Corp. COLONIAL ‘OLD-WORLD’ CHARMER DOUBLES IN SIZE
W
hen Julia and Paul Slaney purchased their Nassau County, NY, three-bedroom, two- and one-half bathroom Colonial home about 15 years ago, it suited them just fine. But now, 15-years later, the couple and their two sons wanted to maximize the home to its full potential and basically remodel and double its square footage. “We had been talking with an architect for the past four years; we wanted a much bigger kitchen, a larger dining room area, and a lot of updates to the home,” Julia
said. “However, it was also really important to us to keep the “old world” charm throughout the home and we didn’t want it to appear that a major addition was added on to the home.” Another major change that Paul and Julia wanted to include was the addition of a master bedroom suite on the upper level, which would include extra closet space and a private bathroom. FINDING AN AREA REMODELER Their architect, John Viscardi, recommended that the Slaney’s research and
interview several local remodelers that he had done work with in the past. One of them—Tarr’s Home Improvements Inc., in Franklin Square, NY—was highly recommended by John so the Slaney’s included the company on their list to get estimates from. “When we interviewed the company [Tarr’s Home Improvement’s Owner Howard Tarr, CR], we just really got along with him; Howard has a young family as well, so I felt him and his company could relate to us. Additionally, the price seemed fair—so we decided to go with them,” Julia said. The Slaney’s moved out of their home and rented a home in a nearby suburb for about six months during the remodeling work. According to Howard, the Slaney’s had several main objectives in mind for their new remodeled home. “The Slaney’s wanted a very large kitchen in their house, a much bigger dining room, a gas fireplace, and they wanted to incorporate custom moldings throughout the home to help keep the “old world” charm throughout the home,” Howard said. “And, it was also very important to them that the new addition appeared to always be there.”

ADDING SQUARE FEET The new kitchen was made extensively larger and now has three exits to ease the flow of traffic. Additionally, a new side mudroom door was added to easily access the kitchen from the driveway. The existing lower-level powder room was relocated to a more central and private location. Additionally, to make it more functional and convenient for the family, the laundry room was removed from the basement and was installed on the second floor of the home, near the bedrooms. COMING UP WITH DESIGN IDEAS According to Julia, she pretty much knew what she wanted, but Howard came up with some great and unique recommendations as far as the fireplace, shower doors, granite countertops, lighting solutions, and the custom moldings throughout the home. 40

For the kitchen, Julia was working with Susan D’Amico, with D’Amico Design Associates, and together, Susan and Howard put together a lovely kitchen that Julia is very pleased with. “Everyone worked really great together and the design came together nicely. I love how it turned out,” she said. AESTHETICALLY ENHANCED THROUGHOUT According to Julia, they were also very happy that you cannot even tell a remodel took place on the home. “You wouldn’t even be able to tell that it’s not the existing home.” In order to achieve this goal, all of the existing rooflines were extended out towards the rear of the house and was done in such a way, that it looks as if it were always there. In addition, the contrast of color between the siding and trim mimics an “old world” traditional look that compares to no other, and the new front door—with side lights and arched transom—adds exquisite detail to the front entryway along with providing more natural light in the front foyer. HAPPY WITH THE RESULTS Other special details that the homeowners are extremely happy with include the gas stone fireplace that was added and the high-end sound system with surround sound throughout the lower level “man cave.” Julia also loves having their master bedroom suite upstairs. All of the bedrooms were able to be constructed much larger. Superior craftsmanship and innovative uses of material were used in this remodeling project. Some of the products used include: • Recessed panel wainscoting along with crown molding was added throughout the first floor and up the stairwell. This created the “old world” charm the customer was looking for; • Custom granite and marble countertops were used in both the kitchen and bathrooms; • Cultured stone was installed to the ceiling around the gas fireplace; • Hardwood floors were installed throughout the house to maintain the traditional style; • James Hardie Board fiber cement siding was used on the exterior of the house along with custom PVC trim around all windows and doors; • New custom arches were created to mimic the arches of the original home. A plywood template was made and used to make the new and old arches consistent throughout; and • Quarter sawn oak floors were used over radiant heat on the first floor to prevent warping and to match the existing floor.

KITCHEN REMODEL: IMPROVING SPACE & FUNCTIONALITY

hen Carol and Ed Kieser first decided to remodel their Westhampton, NY, home’s kitchen, they knew that it would be a hassle and an inconvenience to their family. However, now that it’s completed, they are not only surprised at what a pleasant experience it was but also are extremely pleased with the results.

LOOKING FOR THE RIGHT REMODELER Remodeling their kitchen wasn’t the first remodeling project the Kiesers had done. When Carol first began looking for an experienced area remodeling company she found some local advertisements in magazines in area grocery stores. Since her daughter is disabled, she took special interest in companies that had experience in doing work for homes with disabled family members. Chris Donovan Remodelers, in

Shirley, NY, was one of the companies that sparked her interest. “I researched several companies, one of them being Chris Donovan Remodelers. The Owner, Ned Bowen, came over and showed her many examples of the work they had done. I felt that I could trust them and from what I could see, they did beautiful work,” Carol said. The kitchen is now one of four remodeling projects that Chris Donovan Remodelers has done for the Kieser family. According to Ned, the existing kitchen was older; “from the soffit on top of the old cabinets, to the door protruding into valuable kitchen space, to the short wall which took up space, light and function, we knew that the Kiesers weren’t asking for a miracle—just a more functional kitchen, with quality cabinets, granite countertops, and at a very reasonable price,” Ned said.
TOP QUALITY SERVICE The most important aspect in a remodeling project, according to the team at Chris Donovan Remodelers, is delivering a quality job, in a professional manner, with top-quality products. In order to do this, Ned said that it immediately became apparent that they had to gut the kitchen down to its bear studs and start from scratch. “We always feel that to do a kitchen remodel project, or bathroom correctly, you need to start with new insulation and new sheet rock; thereby giving our clients a more affordable and energy-saving home, as well as not just continuing to go over old paint and marks and dents in the walls and ceilings left over the years, which will only mask the existing problems,” Ned said.

MODERNIZING AND OVERCOMING CHALLENGES One of the more glaring facts in kitchens constructed in the 1970s and 80s is the fact that everyone seemed to like the large soffit overhangs above the cabinets. Whereas now, most people want bigger cabinets, as well as having the cabinets finished at the top with some nice crown molding. Getting rid of the soffit, which is what the Kiesers wanted, allows for the kitchen to open up and provide some life and detail into the project. The team at Chris Donovan Remodelers removed the soffit and gutted the kitchen down to bare studs. Then sheet rocked, taped, spackled, painted, and then installed a nice, lighter-colored wood cabinet. “If a kitchen isn’t overwhelmingly large to begin with some changes can be made to make best use of the space. A kitchen should be warm, cozy, and inviting—and this is the outcome we wanted to achieve,” Ned said. Additionally, they removed the uninviting wall, which ran from the ceiling to the floor and protruded out nearly 30 inches. It blocked most of the light, so this really helped achieve their goal. After they removed the wall, they added a pocket door—which slides between the wall—so it doesn’t protrude into any space in the kitchen and helps with the flow and functionality of the kitchen.
MUCH MORE INVITING According to Ned, the best way to provide a warm feeling in a smaller room is always to go with light colors, which attract and brighten up everything in the room. So by painting the room with a lighter color (from canary yellow, to a light beige), and by going with a more natural wood color in the cabinets, “we were able to accomplish our goal of making this kitchen much more inviting,” Ned said. To complete the area, a darker granite countertop was chosen and a unique back splash in multiple shads of grey and brown. In order to provide more cabinet space, Chris Donovan Remodelers relocated the sink from the middle of the countertop to the corner of the counter where many people just don’t use all that much because of the difficulty to retrieve items so far away from the outside of the cabinets. “This allowed us more cabinet space and made room for the dishwasher and more drawer space, which was a must-have for the family,” Ned said. The cabinets for this remodeling project were by Design Pro Kitchens and Baths of Holbrook, NY, and the Kiesers love the extra storage and design that the team at Chris Donovan Remodelers and Design Pro created. The last aspect that was added included an overhang to the island’s countertop. “This is a small feature, but is so important to the function of the kitchen,” Ned said. “This is such a sweet and pleasant feature that often goes unnoticed in most kitchens,
but provides so much use to most clients— how many times do we just grab a cereal bowl in the morning and go, or simply sit down close to a family member while one person is cooking to talk? We feel this a very important addition to a kitchen.” HAPPY WITH THE RESULTS The Kiesers love what Chris Donovan Remodelers did, and they are now able to be in their kitchen with more than two people at a time cooking, eating, and just enjoying their kitchen. “They now have a kitchen that allows them to entertain more, cook more, and just enjoy spending time together in their new kitchen,” Ned said. According to Carol, remodeling her kitchen was a great experience. “They were very clean about it; they cleaned up everyday and put up plastic sheets to keep the dust contained. And the way they did it—with installing the sink first, so we weren’t hassled by constantly using a bathroom sink—worked very well and it was very well planned out. Most importantly, I am very happy with my remodeled kitchen. utdoor kitchens recently became popular over the last decade, but really burst upon the scene just a few short years ago, and continue to sizzle as one of the hottest trends in landscape design and home remodeling. Indicators show that the general lifestyle of the American consumer continues to change. Whether this shift is due to world events, economic changes, or the ages of the majority of homeown-
ers, the fact is that American entertaining habits have altered, and more Americans are traveling less and reinvesting in their homes instead. Homeowners are choosing to entertain more often at home rather than going out, spurring on the growing popularity of outdoor kitchens. ARRAY OF STYLES TO CHOOSE FROM Outdoor kitchens began, as most home trends do, in the upscale portion of the
market, then trickled (or in the case of kitchens), flooded downward. This created a wide array of products and design ideas for many consumers to enjoy, meeting the needs of a variety of price ranges. Accessories seem to be the rage, allowing anything that can be dreamed of, to be put into an outdoor kitchen! According to Joe Cerbone, Owner of JLC Landscape Services in Farmingville, NY, these outdoor kitchens are becoming more personalized, and the discriminating homeowner often designs full entertainment islands packed with amenities such as refrigerators/freezers, storage drawers, sinks, pizza ovens, woks, lobster/crab boilers, icemakers, hybrid grills (which allow you to cook with either gas or charcoal), separate wine chillers for whites and reds, stereo systems with flat screen TV’s, and keg taps serving several varieties of beer—all encased in beautiful stone work, granite countertops, and featuring custom-designed cabinets! Modular kitchen units are also available bringing the cost down to more moderate levels, keeping in mind that if the budget doesn’t allow for it now, with the proper design, these amenities can be incorporated later on. The first choice during the infancy of this trend was the Pergola. While the Pergola continues to dominate the lower end of the kitchen market, full-roofed structures compliment the upper range of kitchen designs, adding more seasonal value to the outdoor kitchen by stretching the usage from spring, summer, fall, and in some cases winter, avoiding the need to ever have to brush snow off the grill before its used, ever again! Add a fireplace, or fire pit, intimate seating areas and you have a year-round room to kick back in, increasing the value of your home, while expanding your living space without significant (or any) demolition to the existing structure. For some homeowners, this becomes a winwin situation! The concept of an outdoor kitchen is all about lifestyle, about bringing the comfort and convenience of indoor cooking, to a natural setting.
A Cleaner, Safer Countertop.
DO IT RIGHT FOR MAXIMUM ENJOYMENT But be wary, the transition of this concept can be more difficult than most homeowners or even designers realize. Outdoor kitchens can have hidden design challenges that often require the expertise of a professional Landscape Design/Build company. These design challenges include placement, grading, lighting, materials, exposure to the elements, ground drainage, and outdoor electrical and gas lines which may or may not require special permits depending on where you live.
