Myths Vs. The Reality of Financing Today
“I
want to improve my home, but how do I pay for it?” “I love this neighborhood, but I hate the house…” “If only this house just had one more bedroom and one more bathroom…” These are commonly asked questions and comments and unfortunately they go unanswered for far too long. The myth that the “banks just aren’t lending” just isn’t true. The myth that “I can’t afford this home improvement right now” may not be true either. Financing for purchasing, refinancing, or renovating a home these days certainly has taken a change in paradigms. Credit scores used to be the main focus on how a lender looks at your loan application and determines if they will give you a loan or not. Today, the three main areas are credit, capacity, and collateral. Credit: What’s your score? Credit scores range between 350 – 850; with 720+ being on the “excellent” side. A credit score this high will provide you with the best interest rate. Keep in mind that your whole credit profile is looked at—not just the timeliness of your monthly payments. For example, how much do you owe vs. your available limit? How long have you been exercising your credit? Do you have any judgments, bankruptcies, etc? The big “3” (Experian, Trans Union, and Equifax) will provide you with your credit score free of charge and will not effect your score when requested. It’s a good idea to keep your credit temperature, as many areas of your life are affected by it. Capacity: How much do you earn? Lenders have just about done away with the “stated income” type loans. Income must be documented and verified by the review of W-2’s and/or full tax returns. If you’re self-employed they will want to see your corporate or business returns for the past two years as well. Your verifiable income is calculated and your ability to qualify for the loan is determined by how much you make plus your other monthly obligations. Collateral: How much is the property worth? Lenders will determine a “loan to value,” or LTV, of your loan based on an appraisal done to your home usually ordered by one of their approved real estate appraisers. With the market of

foreclosures and short sales that is so abundant, this could have an effect on the value of your home as well. The good news is, however, there are financing options available where the “as finished” value will be used by lenders when determining the LTV. The National Association of the Remodeling Industry (NARI) contractors not only are experts in the field of remodeling, but are also very aware of the market and its current conditions. They know where to direct you to get the answers and information you need before you make the big decisions. Lean on our membership for not only the best quality work you can find in a contractor, but the professionalism and honesty that is so seldom seen by many homeowners looking to improve their homes. Top 10 ‘MUST-HAVE” features for today’s homeowner/homebuyer: • Large Kitchen; • Energy efficiency (including appliances, insulation, and windows); • Home office; • Main-floor master suite; • Outdoor living room; • Ceiling fans; • Master suite soaker tubs; • Stone and brick exteriors; • Community landscaping (with walking paths and playgrounds); and • Two- or three-car garage. Be aware of what improvements will and will not add value to your home. Those fancy cabinet handles in the kitchen will not. The new roof, boiler, and siding certainly and most definitely will. Whatever your project may be, NARI members can help. Your home is your biggest investment, why would you trust anyone but a NARI member to be the one to make it best for you and your family? These difficult times seem to be getting better. It’s very hard to make decisions. Proceed with caution, but proceed. Only serious professionals with a real desire to excel in the industry are eligible to participate in NARI’s rigorous certification program, which teaches and tests skill sets, safety issues, and ethical business practices. When you see any of the certifications described on this page, you’ll know that the affiliated remodeling contractor or company has taken the time to meet performance and business criteria that surpass industry standards.

Certified Remodeler (CR) Designed to recognize and identify fullservice remodelers. Candidates must have a minimum of five years experience and be employed by or own a firm that derives 90 percent of its sales volume from remodeling. Certified Remodeler Associate (CRA) Recognizes individuals who actively support the remodeling industry, such as architects, designers, educators, manufacturers, publishers, suppliers and consultants. Certified Remodeler Specialist (CRS) Reserved for remodelers who specialize in a particular area of the industry, such as roofing or flooring, etc.
Master Certified Remodeler (MCR) This designation recognizes Certified Remodelers that have demonstrated commitment to the remodeling industry through support of their local chapter, NARI National, and/or their local community. The MCR identifies Certified Remodelers that have withstood the test of time and continue to be successful within the industry. Candidates must complete and submit this application for consideration by the NARI Certification Board. In addition to completing and submitting an application to qualify for the MCR certification, candidates must be a Certified Remodeler for a minimum of 10 consecutive years and hold another NARI certification. Candidates must have been involved with their local NARI chapter or NARI National and/or involvement as a leader in the local community. Candidates must submit a letter of recommendation from their chapter executive or chapter president or three letters of recommendation from recent clients. Universal Design Certified Remodeler (UDCR) This designation includes remodelers with knowledge and skills in a broad range of universal design and remodeling. Individuals with the UDCR designation are recognized as experienced remodelers with skills and knowledge in all aspects of universal design and remodeling. Candidates must complete and submit this application for consideration by the NARI Certification Board. In addition to completing and submitting an application, to qualify for the UDCR certification exam, candidates must have been in the remodeling industry for a minimum of 5 years. Candidates must also have completed a minimum of 8 hours of universal design remodeling/building related education.
Certified Lead Carpenter (CLC) Designed for lead carpenters who are skilled and knowledgeable in the technical, hands-on aspects of their work, but also have demonstrated skill and knowledge in project management, supervision and customer service. Candidates must have a minimum five years experience with at least two of those years as a lead carpenter. Companies who believe in providing a quality product will make sure their lead carpenters are trained and certified so they can produce better jobs, be more professional, run projects more efficiently, and interact more proactively with their customers. Certified Kitchen & Bath Remodeler (CKBR) This designation allows homeowners to identify contractors who do extensive work in kitchen and bath remodeling, and have gone the extra mile to improve themselves and their firm’s capabilities in these areas. The CKBR certification addresses the unique aspects of kitchen & bath design and remodeling, including technical expertise and new product knowledge. Green Certified Professional (GCP) The GCP designation is designed to recognize and identify remodelers who apply green or sustainable principles to their remodeling projects. They understand key green building concepts including energy efficiency, site management and use, indoor air quality, water conservation and the use of building materials and finishes. The GCP certification addresses how green remodeling can make homes more durable, efficient, sustainable, healthier to live in and less expensive to operate.

NORTH SHORE HOLIDAY HOUSE
T
his past summer, the National Association of the Remodeling Industry (NARI) teamed up with the North Shore Holiday House, a non-
profit residential summer camp for girls in need, to improve the condition of the camp facilities. Each summer North Shore Holiday House is home to more than 200 girls and serves as an escape from their everyday stressful lives so that they may see a brighter future for themselves. North Shore Holiday House is a private, non-profit, residential summer camp for young girls in need. It provides a supportive and enriching program that is accredited by the American Camping Association. The campers come from economically disadvantaged families who qualify for the USDA lunch program. Founded in 1914, Holiday House was sponsored by the New York Herald Tribune Fresh Air Fund during its early years. In 1929, Robert W. and Emily J. DeForest donated the property at 74 Huntington Road for the nominal sum of $100. The original building was a World War I Barracks moved from Brindley Field in Commack. Over the years, the camp has undergone extensive renovations. A new main building was completed in 2004. Two
new bunkhouses and a bathhouse were added in 1995. Community involvement has increased with the formation of an advisory board of individuals from various fields including business, law, medicine, and school administration. So how did these two organizations meet? By chance. NARI Executive Director Lesa Dresher stumbled upon the camp when driving through the area. Lesa and Holiday House Co -VP, Carmen Friedlander, organized a date where NARI members came down and donated their time and skills to help repair some of the disheveled facilities. “We were extremely excited about helping out such a great organization,” said John Hogan, NARI Board Member. “With our manpower and their resources, we made a real difference there.” The big renovate and repair was June 12, 2010, just in time for the summer 2010 session at the camp. Some of the areas worked on were the cabins and bath houses. “We are so appreciative of NARI’s help and their ability to make Holiday House an even better place for our girls,” said Carmen Friedlander, Co - VP North Shore Holiday House.

GOING BEYOND THE BASICS FOR A POSITIVE REMODELING EXPERIENCE
P
essimism about the economy has made many people put their remodeling plans on hold. For those of us who are optimistic and for those of us who want to be in charge of our lives, it is time to stop waiting, and move forward with our lives and plans. Now that you have decided not to put your life on hold and move forward with improving your home it is important that you make your remodeling experience a positive one. The process starts with the decision to improve your home. Next it is critical that you choose the right professionals to work with. WHO SHOULD YOU WORK WITH? Choosing the right professionals is more than just finding the remodeler or decorator with the lowest price. It is even more important that the company you choose to work with is the right company for you. There have been a number of articles written and various publications that tell you how to choose a remodeler. In this article the focus will be on choosing the remodeler who is right for you so that you, your family, and your home will have a positive experience. Yes, I said “your home.” Depending on the project you plan, the life, health, and safety of your home may be one of the most important considerations in choosing a professional remodeler. The following discussion is not meant to replace the basics in choosing a remodeler, but to help you go beyond the basics in your selection process.
LICENSED AND INSURED Obviously you want a contractor who is licensed and insured. In addition to these criteria, there are other requirements that contractors must adhere to. The recently enacted national Environmental Protection Agency (EPA) law on lead has been put in place to ensure the health of those who have potential lead issues in their homes. Be sure to ask if your potential remodeler has been trained in lead abatement and is EPA certified. In addition to checking for licensing and EPA certification, finding a contractor who is a member of a professional association such as the National Association of the Remodeling Industry (NARI) tells you that this contractor has gone beyond the basics and has joined a professional association that upholds a code of ethics and supports continuing education. It is important that you are fully aware of the differences between contractors. Unfortunately there are still those who ignore the rules because it is easier and cheaper to do so. People tend to think that nothing can happen so why worry. But the big question is what if something does go wrong. The other question to ask yourself, is if the contractor is ignoring the law, what else might they be ignoring? It is important that you realize you have very little protection if you do hire an unlicensed or uninsured contractor. I often ask myself why someone would risk their most important investment by hiring the cheapest contractor. I will go so far as to say selecting the right remodeler may actually be a matter of life and death, the life and death of your home that is. Following are two examples of what can happen when something goes wrong.

WHEN THINGS GO WRONG In a recent conversation with a client I was reminded of a home remodeling tragedy I heard about two decades ago. At that time, the story was shocking. In fact it is still shocking—what is worse is this type of thing still happens. The original tragedy involved a family in upstate New York who decided to remodel their home by first enlarging their basement. To make the basement usable, it was determined that two feet needed to be dug out. To gain access to the basement, the contractor needed to lift and move the house. Unfortunately, in the process of moving the house, they dropped it. Yes, you read right. They dropped the house. If this doesn’t sound bad enough, it gets worse. The contractor was not insured. Fortunately for this family of five, they were part of a church community, which helped them find temporary housing while their house was put back together. It took over a year to put the house back together. This recent tragedy was reported to me by a client from the Midwest. He had been disappointed that he had not been chosen for a particular project. The homeowners wanted to save some money, so they chose the low bidder. Recently my client was in the area and decided to drive by to see how the project was going. He was shocked and quite dismayed to see that the house had collapsed. Although he doesn’t know the details of what happened, he was told by their architect that the couple had to move to an apartment. 20

By Lorraine Hart As I was thinking about these two situations, I had to ask myself, why would anyone want to leave such an important decision and valuable asset to chance? You are probably thinking that would never happen to you; let’s hope it doesn’t, but let’s also take an ounce of prevention. PREVENTION IS KEY You may be thinking that your project is small and there is no way you could end up with a collapsed house. The worst that can happen is probably proportionate to the size of the project. While this may be true, remember you may have to look at a poorly done renovation for years or until you decide to have the job redone. I have had clients tell me that they are doing a bathroom or a kitchen for someone who had the same project done within the last few years. I’m sure that you would rather do your project right the first time, instead of having to do it twice. Keep in mind that a professional remodeler will also use professional subcontractors for electrical and plumbing work. Obviously, you want a safe electrical installation. You also don’t want a plumbing mess to handle, especially water damage to your newly renovated home. Now that we have looked at some of the basics in pre-screening contractors, let’s look at the finer considerations in choosing the remodeler who is the right remodeler for you. ALWAYS CHECK REFERENCES It is always beneficial for you to speak with references. I would not consider working with someone who can’t provide references. When you speak with these references ask about how the project went. Also ask what they liked most and what they liked least. Although they may have loved the contractor, there is usually something that they liked least. Another part of your decision in choosing a contractor is to gauge whether the contractor has experience in the type of project you are interested in. For example, if you want to renovate your kitchen you would want to choose someone who specializes in kitchens. Even beyond that there are many differences. Some contractors have more expertise in different areas of construction. Some specialize in doing simple, straightforward work, while others specialize in designing the project around your needs. It is important for you to determine who will best suit your specific needs. A professional contractor is confident in explaining his services and experience. He will gladly provide you with multiple examples of previous projects similar to the one you have in mind. COMMUNICATION IS CRITICAL Now that you have done the preliminary steps in selecting the remodeling professional you want to work with it is time for your next step. The initial meeting with the potential contractor can tell you a lot about what the future holds if you decide to choose this remodeler. A key aspect in choosing your contractor is communication. Depending on the size of your project you could be dealing with your contractor for an extended period of time. Therefore it is critical that he is willing to listen and communicate. For

Listening to and understanding your needs can make or break your project. You want to work with someone who listens, is open to your ideas, but who can also recommend solutions to satisfy your dreams for the project. Both you and your contractor must realize that this is your home and your project. Communication is critical to a successful outcome, whether your project is a small enhancement or a major home improvement. It starts with the professional remodeler asking the right questions and listening to your answers. It includes his ability to understand your needs, wants, and goals. It also includes his ability to rapidly assess the project and create a proposal that is understandable without being over complicated. BE HONEST These abilities encompass a sense of caring and honesty and the willingness to do what it takes to satisfy you. Just as you want to work with a contractor who is willing to communicate to you, it is equally important that you communicate openly and honestly to him. With good communication you will end up with a successful project, a project that satisfies your hopes and dreams, and a project that your contractor will be proud of. Rather than focusing on price negotiations, I suggest that you and your contractor focus on creating your dream for your home. Keep in mind that this renovation, whether small or large is something that you may be living with for years to come. You certainly don’t want to have any regrets or wish that you had
done it differently. The small amount that you save now may not be worth it in the long run. By communicating with your prospective remodeler, together you will be able to make your dream a reality. BE CLEAR ON YOUR BUDGET To establish a good working relationship with your contractor honesty is needed on all sides. It is best to share not only your needs and wants for your renovation, but your restrictions as well. Unfortunately I often hear about the broken relationships caused by lack of information from the beginning. In order for a professional to create a sound, realistic plan for your project, it is important that they have some type of idea of your budget. I know that many of you will resist this, however I want to point out that it is next to impossible for anyone to create a project plan and proposal unless they have some idea of your financial limits. It doesn’t have to be the exact amount of money you can afford, but you need to give some parameters to the remodeling professional. This will guide them in developing the project and selecting materials. A good remodeler will be able to give you various ranges and you can choose the range that will be most comfortable for you. Otherwise the prospective contractor is hampered in determining which way to go. If the project is too lowend you will be disappointed because it doesn’t have all those things in which you want included. On the other hand if it is too high-end you stand the chance of falling in love with something that is just not affordable. In either case you both lose.

WHAT ARE FREE ESTIMATES? Another area to address is that of free estimates. We all see ads for free estimates, but most of us don’t know what that means. What it should mean is that the potential contractor will meet with you to get an idea of what home improvements you are interested in. Once the scope of the project is loosely defined, the contractor can give some ball park ranges. A free estimate does not mean that the contractor will create a design, or do a design analysis and feasibility study. That is beyond the scope of a free estimate. Professional contractors deserve to be compensated for designs or anything that requires significant analysis. By selecting a contractor that will do a professional analysis up front, you will ultimately save time, money, and aggravation. By getting all the questions answered up front there will be fewer surprises and fewer change orders. I suggest you and your contractor focus on buying your dream, rather than just negotiating price. ack and Louise McQuade moved into their 1,800-square-foot seaside cottage located in Islip, NY, in 1974. Originally built in 1919, they’ve applied plenty of tender loving care to the house in terms of both structural and aesthetic renovations over the years. Having remodeled their kitchen and dining room with the help of Island Kitchens & Baths a few years ago, they knew who to call when their living room ceiling started to sag. “The fellow we bought the house from was a do-it-yourselfer, but he really didn’t have the proper skills,” Jack comments. “He did a project in which he removed a load bearing wall and its absence, over time, was problematic.” With the front door in the middle of the house, there had been a hallway that ran to the back of the house. The previous owner took out a load bearing wall that ran approximately 22 feet from the front of the home to the back. With two bedrooms and a half bath upstairs, the living room ceiling below started to sag due to the weight of the second floor. And the problem was getting worse with time.

Additionally, while the driving force for the project was to correct the lack of support, Louise and Jack decided to remodel their living room at the same time. So they contacted Charlie Testa, president/owner, of Island Kitchens & Baths to do the renovation. STRUCTURAL CORRECTIONS According to Testa, the first step was to stabilize the ceiling structure that, over the course of several years, had settled approximately 4 inches. So Testa and his team removed the existing ceiling along with a wall in a bedroom which was directly above the center of the living room. This relieved the weight of the room and the ceiling popped up several inches. A ledger board was then installed around the perimeter of the room and new ceiling/floor joists were installed to even out the ceiling. V joint boards were installed and decorative beams built of rough sawn cedar and stained a dark finish for a contrast, which added to the rustic dĂŠcor that would eventually characterize the living room remodel. TRANSFORMING THE LIVING ROOM The existing living room featured 35year-old paneling, a brick fireplace and an open shelving, which system left the room looking cluttered. The wood and the bricks were painted white. The NARI NYC/LI

recently remodeled kitchen and dining room feature tobacco pine plank floors and pine cabinetry that the McQuades love. So they decided to incorporate similar materials and color schemes that would compliment these areas and bring them together. Woodmode Knotty Cherry cabinets with a warm amber stain were selected for the book cases and fireplace surround. These provide storage for the entertainment system and for added book storage. The white-painted fireplace was transformed using river rock cultured stone around the fireplace and hearth area. A flat-screen television over the fireplace was trimmed with wood moldings that match the cabinets, as were the windows on either side. This area creates a great focal point for the entire room. “We’re particularly fond of a window seat that was created by doing a 12square foot bump-out,” Jack comments.

“Built near the stairway with a base of drawers underneath, it provides a nice secluded sitting area.” The wooden floors were from reclaimed barns. The rough texture was maintained for its rustic appearance, and a natural finish was used. Light washed bead board was used on the ceiling and was accentuated by the dark wood beams. The treads on the stairs going upstairs were sanded down and were to be stained with a dark finish. The risers were not in very good condition, so they were refaced with 1/4" plywood. To disguise the edges, a moulding was applied to cover the edges as well as create an additional detail. The door and window trim created were of a Craftsman style and matched the styling of the cabinetry. Finally, a split door, (Dutch Door) with Craftsman features, was installed in place of the original door.
TRUST IS KEY The McQuade’s project took approximately eight months from start to finish and they are thrilled with the results. “I think it’s really important to have faith in your general contractor,” he says. “It’s a partnership and neither party can know everything that will happen over the course of a major job, particularly in an older home like ours. So if you don’t have trust and a good relationship, you won’t be successful.” “I found that the people Charlie hired to work with him on this project were the kind of people I wanted on the job, and that made all the difference in the world,” Jack concludes. 100-YEAR-OLD HOME GETS EXTENDED

his 100-year-old, Huntington, Long Island, NY, home served this homeowner quite well over the years, but now with their kids older, and for the most part out of the home, the homeowners wanted to enlarge their kitchen and create a great room to transform it into a space that had ample room to cook, eat, and relax.

OVERCOMING CHALLENGES Double D Contractors Inc., in Hicksville, NY, the remodeling company that was hired to do this project, met with the family and started going over some options of what could be done. Doug Dervin, CR, CLC, met with the couple and immediately saw that there were going to be some tough challenges for this project.

“The walls were 12-inches thick, and we needed to extend them on a corner in order to make the room bigger. Ultimately, they wanted to extend the kitchen and add about 140 square feet to the existing layout of the home,” Doug said. According to Doug, the existing kitchen had been extended before, which added to the problem of extending it now. “The previous extension was supported by a steel I beam and now we were removing the end support to square off the corner.” UNIQUE SOLUTIONS Double D Contractors constructed temporary walls to support the 12-inch thick brick walls above while all of the new steel was installed. A special lally column with a large plate was used to support the
now three intersecting I beams. The column was covered with brick to add charm to the new space. The HVAC units were located just outside the area and the underground electric service, telephone, and cable lines all entered the home at this corner. “We had to install a manhole to splice all the services and re-route them to the far left corner,” Doug said. Additionally, the existing brick patio flooded every time it rained so it was removed and a new drainage system was added before installing a brand new patio. MATCHING UP THE OLD WITH THE NEW The existing brick and mortar had been sandblasted previously so all of the new
brick and mortar was also sandblasted, stained, and colored to match the existing as close as possible. The existing windows had a concrete crown over them so this detail was matched also. The new porch roof was framed with the roof of the new extension so it would look as if this extension and porch were always a part of the house. The field stone base was mixed with a little new stone and mostly the existing salvaged stone. Marvin windows and doors were selected for their beauty as well as energy efficiency. “We needed to match the existing windows, yet it was also very important to get the needed performance,” Doug said. “The wood interior and exterior was also very important to the homeowner—so that it would match the character of the rest of the house, as well.”

QUALITY PRODUCTS USED THROUGHOUT On the interior, Candlelight cabinets were selected for their quality finish and construction. The layout was modified slightly from the original with added counter space and cabinet storage, which was a major reason for the remodel, as well. Viking appliances were used and white marble counter tops and back splash rounded out the new, much-lighter kitchen compared to the existing space. A combination of down lighting from hi hats, ceiling-mounted drop lighting over the island and breakfast area table and added under-cabinet task lighting makes for a safe, well-lit kitchen, eating area, and relaxing den. Wide-plank, quarter-sawn oak flooring with a dark stain finish matched the rest of the home. The new stairs and railings were stained to match the floor, ending in a seamless result. So when Chris Marino, president/owner, embarked on a project to remodel his own home, he had 10 years of industry experience upon which to

ROLE REVERSAL A Remodeler Becomes the Client LOCATION, LOCATION, LOCATION Recently married, the Marinos loved the neighborhood where Chris’s existing home was located, but the traditional Cape Cod-style house only had about 1,000 square feet of living space and an unfinished attic. “I’ve lived here for quite a while and we both really wanted to stay,” Chris says. “We knew, however, that we would
need to do a major renovation to get the space we needed.” So they settled on a plan that would renovate the first floor and add a second one, more than doubling the living space. A MAJOR PROJECT The first step involved removing the second floor attic, removing the first floor ceiling and gutting the home down to the bare studs. They installed completely new 28 foot floor beams running from the front of the home to the back and added a double LVL beam
around the entire house, allowing them to transform the first floor into a completely open design. First-floor ceiling heights were raised to nine feet with highlights of the open floor plan being a completely renovated kitchen and stunning new living room. The new second floor houses the home’s three bedrooms. Second-floor highlights include a large master bedroom, master bathroom and a walk-in closet. All together, the remodel offers the Marinos 2,300 square feet of living space.

SIGNATURE ROOMS The first floor includes two of Chris’s favorite spaces: the kitchen and the living room. The kitchen is a wide-open space that backs up to the dining room. Ample storage space is provided by maple hardwood custom cabinets, including a beautiful custom range hood. Dark granite countertops provide plenty of workspace and also sit atop a large island that provides seating for three. Stainless steel appliances form the “business end” of the room while a French pattern porcelain tile floor and hanging lighting over the island complete the transformation. The kitchen is open to a dining area and to the rest of the first floor’s living space. The living room itself touts a custommade full-wall wooden cabinet. It includes bookshelves, a fireplace insert and a built-in television. A coppered ceiling provides a dynamic look and hides the speakers for the home’s entertainment system. “We love to entertain and the house is now perfect for it,” says Chris. “The living room and den are wide open to the

dining room and kitchen, so our guests can always see each other and talk to each other. The first floor is absolutely the hub of the home.” A NEW SECOND STORY Upon entering the home, a grand staircase leads to the new second story. Solid wood treads and railings are lighted by a chandelier that can also be seen from the outside via a large second-story window. A new master bedroom and walk-in closet provide the couple with plenty of room to relax. And they’re highlighted by a master bath touting a large walk-in shower. The bathroom features tumbled marble and tile throughout including a large two-sink vanity. CONTRACTOR OR HOMEOWNER? The four month project was especially enlightening for Chris because he found himself in the familiar role of contractor part of the time and in the unfamiliar role of client/homeowner the rest of the project. “The hardest part for me was that I had too many ideas and too many
styles to consider,” he says. I’ve done so many remodels over the years that when it came to doing my own home, I was lost,” he chuckles. “I wanted to throw everything in and you just cannot do that.” The Marinos narrowed things down by focusing on the style they liked the best and whether or not a feature was functional. For instance, they settled on the open floor plan because it was most convenient for entertaining. “I also found myself faced with many of the same decisions my clients have to make during a remodel,” Chris says, “and that’s going to make me a better contractor. Having gone through it myself, I now have a better understanding of how they might be thinking. And I’ll be that much better at meeting their needs,” he comments. ALURE HOME IMPROVEMENTS COMPLETES 8TH BUILD FOR
EXTREME MAKEOVER: HOME EDITION

n June 20th, 2010, the Lutz Family of East Setauket got a surprise visit they would remember for the rest of their lives. From the pitchers mound of Yankee Stadium, Ty Pennington, of Extreme Makeover: Home Edition, announced their home would be remodeled. The entire announcement was shown to the jam packed crowd on the Jumbotron! After the Extreme design team brought the Lutz family to the pitchers mound, Sal Ferro, President/CEO of Alure Home Improvements led an army of blue shirt volunteers to the middle of the field to congratulate the family for being selected. Having completed seven previous builds for Extreme Makeover: Home Edition, Ferro was excited to bring another build to Alure’s backyard… Long Island. “We are thrilled that Extreme Makeover: Home Edition has selected a Long Island family for this makeover and we are excited to not only make a difference in the lives of the deserving Lutz family, but to also play a major role in inspiring the Long Island Community to come together for a great cause.” says Ferro.

ABOUT THE LUTZ FAMILY Unable to have children of their own, the loving couple Grace and John Lutz gave their hearts to 18 adopted kids, seven of which were born with Down Syndrome. After the couple passed away, one of the adopted daughters, Kathleen, gave up her career and gladly came home to take care of six of the Down Syndrome siblings who currently range from 20 – 25 years of age. Tragedy struck again when Kathleen suddenly and unexpectedly suffered from a grand mal seizure, and was diagnosed with inoperable cancer. Another one of her brothers, John Jr., had to move back home to take care of all his siblings and leave his successful career as a gymnastics coach. Kathleen’s health is now stabilized and both brother and sister care for their family as a team. “It’s all about giving back to the Lutz family. We’re out here working hard for them.” said Ferro just after coming out from behind the house where they had just installed a new pool for the family. While the build was going on, the Lutz family was not too far away, vacationing 36

in the Hamptons. When the Lutz family returned on Sunday, June 27th, they arrived in style sporting a yellow cab stretch limousine for the “Move that Bus!” part of the show where the Lutz family got to see their new home for the first time. Immediately after exiting the cab, Daniel was so overcome with excitement upon seeing his new home, he threw his hands in the air and ran up and down the street giving everyone hand shakes and high fives as if he had just won the NYC Marathon. All the while, Kathleen was overwhelmed with joy as she broke down into tears in Sal’s arms. These are the moments that are unforgettable and these are the reasons Alure volunteers their efforts for deserving families on the show. “We had one reward, and that reward was knowing that family’s life would be changed when that bus was moved,” says Ferro. “ I’ll never forget that memory, the feeling of watching [Daniel Lutz] run up and down the street slapping people five with such excitement and such happiness, or watching Kathleen Lutz just break down and cry, of watching what a whole group of people, a community, can do to help make a difference and change someone’s life.” There are many challenges and obstacles when it comes to building a new home. Having done seven previous builds for the show, Alure knew that these challenges can and would come up during the course of the week when building. The week started off very smooth. The plans were drawn, the schedule was in place and the demolition of the existing house took only 20 minutes! As the sun was setting, the team was preparing for a night of excavation and removal of the previous basement structure. The forecast that night was calling for rain, but no one was expecting the downpour that hit the site. 2" of rain fell that night making it very difficult for the crews to dig the 3,000-square-foot hole needed for the basement walls and foundation to be constructed the following morning. After a sleepless night of digging and prep work, the rain subsided and the newly excavated hole was ready for construction. That’s where the giant cranes came in. The cranes played a huge part throughout the week in various parts of
the build. The basement walls were manufactured off site, brought in on trucks, then craned into place and secured. The atrium frame was assembled in the road while the house was being built then hoisted up over the house and dropped into place, with each giant pane of glass being placed afterwards, one at a time. On an even larger scale, the pool, septic system and dry well were all transported and installed with the use of the cranes. After the rain had passed, the next major challenge was dealing with the
record high temperatures all week. Framers, sheet rock crews, roofers, siding crews and all other labor going on at the same time, working in a tight space can make the heat that much worse. Thankfully there was an overwhelming amount of support from the community who made sure there was plenty of ice and water on hand. The volunteers played a huge role in keeping the workers hydrated, this way they could continue to work around the clock. rocked, all of the smaller tedious work still needed to be completed for reveal day or “Move that Bus” day. One of the challenges here was that you now have everyone inside of the house working on top of one another to get it done. There were painters working with kitchen installers, wallpaper hangers working hand in hand with flooring crews and so on and so forth. “The team comes together and bonds better than anything you could possibly imagine. It is by far, one of the best team building exercises we’ve ever done,” says Ferro. When doing these builds for EMHE, the actual home is often very unique. In this particular case, without giving anything away, the interior of the home was finished with a lot of exterior material to give it an outdoor look and feel. This made it much more difficult than just putting up sheet rock. Personalized bedrooms for each of the children highlighted this remodel. The hallway outside the rooms is set up to look like a street with a cobblestone walkway with lighting, including a skylight. And both John, Jr., whose previous bedroom was in the laundry room and, Kathleen received new rooms of their own as well. The entire remodel features 3,800 square feet of living space including a stage for karaoke and a pool. This is significant since the children don’t get out much on their own and their home is where they spend the bulk of their time. Ultimately, the new remodel is their sanctuary. “We cannot say enough about the volunteers,” says Sal. “We set up a Facebook site and we had more than 3,000 people sign up for everything from labor to materials to food to helping out wherever they could,” he says. “The support of the immediate surrounding neighbors is also critical as we need to stage materials on their property.
