Get a buyer From renter to homeowner. What does it mean to make the decision, to take the big step…? A prospective tenant, a young man really keen to secure a rental property, once said to a property manager, “Would it help if I prepay six months of rent right now?” The property rented for $500 a week, which means the renter clearly had $12,000 he could put towards a deposit. After a few more questions, the property manager introduced the renter to two colleagues: a finance broker and a sales agent. The renter had always hoped to be a future buyer. The future just came sooner than he had thought. Two important things contributed to this. One was that the finance broker was able to demonstrate a range of borrowing options. The other was that he could set the renter on a path to his financial goal of having the deposit. The agent helped him

mindset fine-tune his property search and expectations, and he was quickly on the way towards paying his mortgage rather than that of his landlord.

Taking steps toward home ownership can be as simple as changing a mindset. 1. What is your financial situation? Once you know your current financial situation, you are better equipped to make the best-informed decision moving forward.

2. Shift your mindset to becoming a homeowner when your current lease ends. With historic low interest rates, buying is actually cheaper in many areas than renting. Research all potential areas where you might buy and live, not just the ones you are familiar with. Once you realise that home ownership is an option, you will have a more positive attitude that just might makes things happen.

How much you need for a deposit depends on the lender and their lending criteria. Some lenders may let you borrow 90-95% of your home’s value, so you may only need to save a 5% deposit. That could be as little as $25,000 for a property worth $500,000. Other lenders may have other criteria and demand more.

3. Have a goal

Put money aside while you are renting - a goal in itself - so you might become a homeowner once that lease ends.

4. Know what assistance is available Be familiar with all the grants, schemes and incentives available, especially if you are a first-time buyer.

6. Locating the right property Finding the right property can be a challenge but with people like the sales agent, the finance broker and the property manager on your team, plus your own research, the right property for you will turn up. With your finance pre-approved, you will be a good position to act quickly.

Tips on good prospects • Properties in ‘next street/suburb out’ that still have good access to facilities. • Properties that have gone under contract but have come back on the market. • Well-maintained, but tired properties that may have been on the market for a while. • Properties that may need a bit of work provided that they give the location, more space, more yard etc that you want.

Are those dreams fading? In November last year, ME Bank released new research looking at the pandemic’s economic impact on the younger generation. Almost seven in 10 young Australians believed that owning a home is increasingly impossible to achieve and that owning a dream home, finding a dream job, and retiring at or before the age of 65 is harder to achieve for their generation. Prior to last year, there had been a slow but discernible shift happening in Australia. We were doing more travel overseas and the most travelled were aged 30 to 34. In fact, 25 to 34-year-olds took almost the same number of overseas trips in 2019 as all Australians took in 1990.

Which country’s inhabitants most aspire to home ownership?

A Google search brought up a 2019 list of countries by home ownership rate, the ratio of owner-occupied units to total residential units in a specified area, which was not exactly the question asked.

‘The dream’ stems from a belief that home ownership can lead to a better life and is an expression of success and security. Once upon a time it was only about home ownership, but our goals kept expanding. A home. A family. Steady employment, and a comfortable retirement.

The first ten on the list were Romania, Hungary, Slovakia, Singapore, Cuba, Lithuania, Croatia, China, North Macedonia, Nepal. At 41, Australia was sandwiched between Canada and the United States. New Zealand was 46th.

According to a finder.com.au survey, many of us think we’ve made it financially if we have paid off our house, have a healthy stash of super and take an overseas holiday every year (it obviously wasn’t a 2020 survey!).

The great Australian dream for many millennials had become, through both desire and necessity, the ability to travel widely and live and work anywhere rather than a big house and backyard. Then along came COVID and stymied that dream.

Could rentvesting be the new dream? Has the new dream for today’s generation become more practical, aligned with a stable income, good health and paying bills on time? Buying your first house and not actually living in it is emerging as an effective way for young Australians to get a foothold on the property ladder. Rentvesting is about buying where you can afford and renting where you choose to live. If you live in your own home, your loan repayments go towards paying down your debt.


There is no assistance in the form of tax benefits, depreciation, or rental income that helps pay down that mortgage quicker. Sure, as a rentvester, you have to rent somewhere other than your place, but, along with the tax benefits, the property can be bought without any emotional attachment to living there, which tends to lead the rentvester to more affordable buys. With interest rates at record lows, there is potential for even first-time buyers to secure cash-flow positive properties. The key is in finding where land values are likely to appreciate. Look at employment rates, where the government is putting in infrastructure, check schools and transport, all of which point to a good investment opportunity and are appealing to renters. So, ‘the dream’ may no longer relate to owning one property and living in it for the rest of your life. It appears that rentvesting is allowing young people to live the lifestyle they want while building financial security through property investment.

When the going gets tough, the tough get going Young Australians are looking beyond the doom and gloom, are setting their sights high and looking for ways to improve their financial futures. Incentives and subsidies have been introduced for first home buyers to assist them to enter the property market. While travelling overseas may still be on hold, there is no reason to put saving for a house deposit on the backburner. Rather than lose hope in home ownership, it is time to reassess goals, upskill the management of personal finances and seek support when you need it through the myriad of resources available to you, including real estate and financial professionals. Don’t slot yourself in the pessimistic percentage that thinks owning property is unlikely.

The New Australian Dream The Australian Dream is alive and well, but it has had to evolve. The new generations of buyers are changing what they are looking for. A house with a large backyard and pool may no longer be achievable so they are shopping smarter, with more refined expectations. Smaller properties, townhouses, apartments, shared outside space, communal pools, shared houses and buying ‘further out’ are all on the table. How homes interact with the environment is important, with energy efficiency, recycling and environmentally friendly materials highly rated.

Clean and declutter Stuff… we always seem to accumulate so much stuff! And if you are not regularly sorting through what you have, this ‘stuff’ can quickly take over your home. If you can, try and be brutal with what you keep. If you don’t love it, use it or need it, should it really be in your home taking up space? The less clutter you have, the easier your home is to keep clean, and the more pleasant it will feel.

Paint and dress Paint – the go-to instant updater. A fresh coat does wonders for a home, both internally and externally. This goes for furniture too.

Update handles and small features There have been many trends in fixtures and fittings over the years and if your cupboards are looking dated, simply replacing the handles can overhaul the look.

Lighting

When it comes time for a house refresh, chances are that you have been thinking of, dreaming about, and maybe even planning what to do for a long time, which is probably a good thing, as off-the-cuff design decisions are often not the best ones. One wellness trend that has truly stood the test of time is the white kitchen. Simple and elegant, the popularity of the style actually dates to the early 1900s. The reason? Creating a sterile, clean environment. If you are considering creating appeal with a ‘wellness trend’ think carefully about how they will be received, either by yourself (you may love it now, but will you still in six months?), your tenants or future buyers. There are a few past ‘wellness’ trends you might like to avoid. The 19th century saw quite a few such trends introduced, but, unlike the appeal of the white kitchen, they didn’t stick around too long. Blue tinted windows were one fad thought to improve the overall health of people. It lasted little more than a couple years before it was debunked by scientists. Circular structures were a design also thought to provide a healthier lifestyle in the home. Why? It was believed they created more airflow through the home. But the challenges from a practical building perspective of circular designs led to octagonal builds increasing in popularity. These days, square or rectangular home layouts are far more the norm. If you are planning on improving your home, best to stick with simple and effective improvements that will make all the right impressions. Budgets, time constraints and accessibility do not always lend themselves to large scale renovations. Sometimes simplicity is best. Whether getting your property ready to rent or sell, or for your own enjoyment of living, there are upgrades that you can carry out yourself.

Updating aged lighting and fixtures can instantly modernise the look of a property. You can pick up relatively inexpensive and stylish downlights from any local hardware store, for example – but ensure you hire a licensed electrician to install them.

Updating appliances Over time, electrical appliances such as dishwashers, ovens and microwaves may look worn; or even become an eye-sore, not to mention less efficient. Mismatching appliances can also detract from the overall look. These days there are plenty of options available in colours and finishes, and you can even extend this to fixtures and fittings.

Update the dated splashback If the kitchen or laundry is looking a little drab, before you reach for the tools to rip off those old tiles, there are plenty of products on the market to simply update what is currently there. Tile paint and stick-on tiles are a simple way of covering an unloved look.

Tidy the front of the home While it may take a little bit of elbow grease, tidying the front of the home can do wonders for increasing the street appeal. Trim trees and plants, layer some fresh mulch, tidy up edges and pavers, and straighten up the letterbox.

Is this the year to allow emotion into

decision-mak Who didn’t feel sorry for the tourism sector in 2020? They were hit pretty hard, from the humblest of camping grounds to the luxury waterfront residences, from world-wide high end adventure tours to exotic overseas island destinations. Most of us would love to get back out there, but this year it appears we are prepared to look at planning time away from home a bit differently. Pre-COVID or now, most of us would love to get away several times a year but it is usually hard to justify the spend. Are you someone who has

always gazed longingly at real estate agency windows and collected all the brochures every time you’re away from home? Of course, it would be much easier if you owned your own holiday home, wouldn’t it?

What if you own a holiday home? You have a place to go - take that flight, road trip or train journey - to somewhere other than your primary residence. For you, it’s no longer a pipe dream.

A holiday home is formally defined as ‘a building or piece of property used as a secondary residence for vacation purposes.’ Sounds awfully boring, doesn’t it!

This year we are told that many of us are looking to combine working remotely within a holiday environment, with Zoom or similar our meeting room; and taking longer holidays to explore the surroundings outside working hours.

Also known as a shack (often by South Australians and Tasmanians), a bach (by New Zealanders), a weekender, a cabin, a villa, a summer house, or perhaps a bothy, which is commonly left unlocked in Scotland and available for anyone to use free of charge. Let’s assume we want a holiday, need a holiday, but we can’t get on a plane and travel overseas. However, we can do domestic travel, whether that be by air, road, or train.

Agents are noticing increased interest in holiday home purchases. Perhaps the working-from-home scenario will stamp 2021 as the year of the rise in holiday home sales. It is also possibly a year where our lifestyle has become more important to us and we’ll allow a little more emotion into our decision-making when it comes to property investment.

What features would you look for in a holiday home? As with any real estate investment, I’d be looking for something with an upside. Holiday homes are often viewed as a luxury purchase made with a focal point on lifestyle. I would shift the focus towards income.

king? We may accept that buying a holiday home may make both emotional and commercial sense. We may buy for our lifestyle – the regular weekend getaways with family and friends and welcome the rental returns for part of the year as a bonus. What we want out of our holidays is personal but when investing in a holiday home, it is generally recommended to choose a location that is well-placed in relation to a good store of useful and popular amenities. For example, a top holiday home choice will be near features such as restaurants, shopping centres, tourist spots and great views. Being no more than a couple of hours drive from a major town or city, or close to an airport, will tick boxes. There is absolutely nothing wrong with buying a holiday home because it is just right for you personally if it still fits with your financial goals. And there is nothing wrong with buying

an amazing property in a beautiful location and forgetting about whether it pays for itself or not, if you can afford it! I live in an area that ticks all the boxes for a holiday home – walk to beach, walk to shops and restaurants, even public transport within a few minutes’ walk if you want to go further afield. Then there are the golf courses, parks and waterways. The house next door recently became short term rental (STR) accommodation after almost a decade as a long-term renter. The reason? The family, who live about 115 kilometres or a one-and-a-half-hour drive away, decided they wanted to make use of what was once their primary residence as their own holiday home. In the first four months as STR, they visited at least three times, staying one or two weeks at a time – and for the rest of the time it was a revolving door of short-stay holiday makers. To the credit of the owners and the STR company that manages the property, it has created relatively limited disturbance to our lifestyle. In the past three months, almost one property a week has been snapped up quickly within five or six kilometres north and south of me. A good number of these have been purchased for holiday homes by people, who I think, are buying with their hearts as well as their heads.

With the rise of Stayz and Airbnb, plenty of holiday homes have been more profitable than regular investments in the past 12 months. People looking to get away have been visiting country and coastal towns in droves. If you are looking to buy a holiday home, buy somewhere no more than a few hours’ drive of a major city or hub. Within Sydney, two hours’ drive in every direction offers lifestyle options, be it coast, vineyards, mountains or bush, to suit every purchase budget. Being two hours away allows people to come for the weekend, short stay or holiday. It also prompts you to finish work on a Friday and be ‘home away from home’ in time for dinner.

If you could buy totally with your heart, where and what would you buy? Las Vegas. Need I elaborate? Whenever I visit, I am always amazed at the houses that money can buy in Las Vegas. Who wouldn’t want a mega mansion in the Las Vegas desert? Flights are cheap and restaurants are second to none. With a purchase price of approx. $1,000,000 - $1,250,000 AUD, Airbnb returns are anywhere from $1000 per night. Not bad for the air-conditioned capital of the world.

I posed a few questions. What is the make-up of your buyers? The main buyers we are seeing at present are owner occupiers and investors who are looking for distressed stock.  Given that Australia has been minimally impacted by the pandemic compared to the rest of the world, can you see commercial real estate here being increasingly attractive to overseas investors? Yes, as interest rates are so low. Return on investment is the driver for investors to park money.

Businesses have had to adapt, pivot, even re-invent themselves over the past twelve months as a result of lockdowns, restrictions and economic changes.

Some businesses have felt the challenges more so than others – for example, our retail and hospitality industries were particularly hard hit – but there’s no doubting that all types of business (and people, for that matter) have been in some way impacted.

Boutique and ‘lifestyle’ businesses, such as craft brewing, coffee roasters and specialty bakeries are on the increase. Many have successfully adapted their business models to use their premises more effectively, even considering alternative locations to set up shop.

Through the challenges of it all, some businesses have thrived by taking the opportunity to change and adapt. The way in which workspaces and workplaces are being used has changed. Office design is predicted to change due to social distancing requirements, even when they are not so strict. More meeting rooms will come well-equipped with video functionality.

Investment in life sciences, which relates to the pharmaceuticals, biotech and medical technology industries, is tipped to grow this year. Other medical-related investments also likely to see continued interest from investors include hospitals and medical centres.

We might see more interest in suburban office spaces this year, with people preferring to stay closer to home but still in a work environment where they can interact and be part of a workplace culture. One outcome may be an increasing demand for commercial property in regional areas.

RE/MAX KRG and RE/MAX Commercial Alliances’ Garry Kelly of Canada Bay, in Sydney’s innerwest, has seen first-hand how businesses have adapted and embraced the need for change in an ever-evolving economic landscape and says businesses that were successful in growing through challenging times are set on a path to future growth and profitability.

Are you finding the way in which businesses use their space to be changing? Yes, throughout COVID particularly, I saw a lot of businesses re-inventing themselves in order to grow and to pivot their businesses to remain competitive. For example, a local cafe added upmarket deli items and reduced seating, hence reducing labour costs and increasing their profits.  Have you found there to be a particular interest in certain types of property from certain tenants?  Most tenants want to be positioned in high traffic areas, particularly in strip shopping scenarios. Have you found there has been a particular demand for certain types of commercial space, particularly retail and office space? Over the last six months we have seen an increase in interest for shopfronts for food outlets. There has also been demand for office space as businesses adapt to new social distancing requirements. As some businesses grew, more office space was required. Australian CBDs were hit hard during COVID-19 lockdowns, as office workers remained locked out of city workplaces and international students vacated university hubs. What do you think might make CBDs more attractive to businesses? The major incentive, and possibly the only tool they have to work with, is attractive terms and rentals. And as a final word, Garry believes the ongoing low interest rates and greater ease of borrowing will be favourable to investors across both commercial and residential markets in 2021.

NOW in our homes We have always heard that there is no place like home – and last year, many of us truly felt it! What home trends might we expect to see this year? These are suggestions borrowed from a range of interior designers and home stylists. • Faced with the global perspective seems to have got us more focussed on sustainable style. Modern décor and furniture, in its production, has been associated with waste and excess, so we are now looking to recycling and alternative technologies. People are experimenting with natural materials like seagrass and corn as well as new bioplastics. High style, low environmental impact is the way forward. • Locally crafted items of high quality are making a comeback, such as customised dining settings. • Look for more evidence of rich natural textures and handmade crafts - embroidery, linen upholsteries, thick wool boucle, hemp curtains, jute, cork, wicker, stone – over sleek surfaces and digital prints, and natural elements paired with crisp white interiors. • If you are not familiar with abstract face line art – an expressive artistic style where faces and figures are depicted using few continuous lines – you may well be by the end of 2021 as it is predicted to prolifically grace our walls. • Colours might reflect different shades of optimism, with blushing peaches, pale pinks and soft pistachios said to appear and deep ochre yellow used to brighten things up. Dark navy blue may be the elegant statement in contemporary spaces.

Pantone Colour of the Year 2021 comes as a pairing of two independent colours ‘that highlight how different elements come together to support one another’. They are the enduring PANTONE Ultimate Gray and the bright and cheerful yellow of PANTONE Illuminating.

• White or beige rendered interior walls, especially in the main living areas and bathrooms are a suggestion. • The word is that curves and arches could become popular again, with new builds even having arched doorways and windows as key design features. • Recycled timber beams are likely to be used internally and externally. • And another look that was popular in the 80s is set to return - broken stone and crazy paving. In the US, Zillow’s 2021 home trends forecast that homebuyers’ and homeowners’ priorities will extend beyond home offices and entertainment spaces to pet-friendly spaces, gourmet kitchens, smart home tech that provides health and safety solutions, and ‘vacation-home’ amenities. And it’s not just the 2020 pandemic that has had an impact on home design. Are you familiar with sleepouts and sunrooms? It is said that these spaces gained popularity in the early 1900s as tuberculosis made its deadly march across America. Doctors thought fresh air and sunshine was the best cure for the disease and spaces were built or screened in and called ‘sleeping rooms’ for sick family members. Homeowners at the turn of the 20th century relied on an armoire, a tall cupboard with shelving, to store their clothes. That changed during the 1920s as people believed dust was a dangerous incubator for germs. They ditched the armoires and created bigger and bigger wardrobes for easier cleaning and maintenance. Powder rooms, or half bathrooms, were an important part of preventing families from falling ill during past epidemics and pandemics as they kept visitors from potentially exposing families. Workers and guests were asked to wash their hands in the half bathroom before walking further into the home. And white tiles first became popular in the early 1900s when scientists began to gain a better understanding of how infectious diseases spread. Builders started using them to make hospitals and other public places, and the trend made its way into the home kitchen.

buyers’eyes Home inspections are a vital part of the real estate transaction process. If there’s one thing to remember, it is that there’s more to a home than its interior design. Try not to let the stunning dining setting, the magnificent Persian rug or the massive wall-mounted screen influence your decision too much. Most homes are staged to some degree either by the seller or a professional property stylist. The contemporary furniture, art and accessories won’t be staying once the property is yours, so look beyond the cosmetics. Do a little research about the suburb and where the property is located before you go to the open inspection. Then go in with your eyes open and a system for recording what you see. You can really learn a lot about a house just by looking at it. Before you call in the professionals, make sure you do your own home inspection and note any possible issues. Look at walls and ceilings for any evidence of water damage. Check that the electrical layout makes sense and try the light switches and power outlets where you can.

Tips and etiquette Dress for comfort - Wear comfortable gear and be prepared to have to remove your shoes at the front door in some cases. Definitely ditch the heels! Ask permission - Ask permission before you take photos or videos. Avoid the need to use the bathroom, but if you ‘get caught short’, ask permission first.

Give feedback - The agent will seek constructive feedback to pass on to the seller. However, don’t be voicing your opinions out loud. And the homeowner’s taste in décor has little to do with you. If you don’t have anything nice to say, perhaps it’s better not to say anything at all.

Make it virtual Virtual inspections offer a 360-degree view of every space, which feels almost like you are standing in the room. While you may not be able to see all the property’s quirks and qualities as you might do if you were there in person, hopefully you are able to follow up the virtual with an agent and a private inspection.

Be respectful - Sellers generally leave the property while the open inspection is on to make potential buyers feel more at ease. Checking for the amount of storage is fine but their absence doesn’t give you permission to check out personal belongings. The contents of the medicine cabinet are hardly relevant!

If reasons prevent you from inspecting in person, engaging an inspector provides a professional pair of eyes, or simply have a trusted person acting on your behalf. As great as the virtual tools are, you will get peace of mind from the fact that someone visited the property and looked for any expensive pitfalls and put their hands on the things you’ll rely on to stay warm, get water and prepare your food.

Focus on the property itself Usually, a property description sheet will be available, with often a floor plan and dimensions. Take measurements if you need to. Look for cosmetic cover-ups of underlying problems, such as a partially patched or repaired floor or only part of a wall freshly painted. These are something for a building inspector to take a closer look at. Check for water stains, corrosion, mould and saggy ceilings. Give the roof your attention. Take down notes and check off things as you walk through the house.

Perhaps some elements of home inspections may be done virtually in the future. With drones, crawlbots and smart home technology, there is plenty of scope for innovation in parts of the inspection. Perhaps data will be securely downloaded, either remotely or on premises, to get digital maintenance records from key components in the home such as air-conditioning systems, water heaters and solar power systems. The property inspection industry is likely to grow alongside smart home technology.

Look in the switchboard for anything out of the ordinary. Look for drainage issues. Your aim is to pass on anything you’ve noticed so the professionals can take a closer look. Keep in mind the purpose of a home inspection is to identify major structural, mechanical, or safety defects rather than a bargaining point with the seller. Professional house inspections will provide you with an independent, thorough appraisal of all reasonably accessible parts of the building by experienced and qualified building and pest experts along with detailed building and pest inspection reports that fully comply with the relevant Australian Standards.

Looking for a property to purchase is an exciting time. It is, however, a time when house hunters often get carried away in a deluge of daydreams and anticipation as they juggle choices regarding location, size, number of rooms and local amenities.

It is easy to get carried away with the fun part of buying a property. Indeed, it should involve ‘fun’, but delaying the less compelling task of arranging finance will weaken your negotiating position on both the property and the loan. So, before you get carried away, it is important to check off the essentials first. Although organising your finances may seem drab in comparison to perusing property listings, gaining pre-approval with a lender will give you confidence about how much you can afford to borrow. First and foremost, you need to determine if you are eligible to borrow money from a lender or bank. Your ability to repay the loan will need to be assessed. And you definitely don’t want to find out after you’ve made an offer that your credit history or deposit is not up to scratch.

Arranging finance before finding the perfect property will put you in a good position when it comes time to make an offer. When you do find the house you have always wanted, you can present as a prepared applicant to the seller and real estate agent, who will in turn recognise you as a serious and reliable buyer.

If you don’t have finances organised to pay for your property, you run the risk of forfeiting the initial five to 10 per cent deposit you needed to put down to secure the property. This may differ depending on what state you live in, but the point is, it always pays to be organised and have preapproval in place,

It shows you mean business and gives them peace of mind that your financing will not fall through. Don’t be afraid to let your agent know you have conditional loan approval in place.

A home loan application should not be left to the last minute. This only serves to leave you less time to find the most suitable loan and have it approved ahead of settlement.

Sellers are most interested in completing their sale fuss-free and with steadfast funding. Showing that you are capable of both will help put you at the top of a potentially competitive list of buyer applicants.

Arranging your finances as an afterthought adds immense pressure to the process of shopping around for the right loan and gathering the paperwork to prove you can service the loan. You do not want to rush this process.

You risk running into a few pitfalls should you find and secure purchase of a home without having your loan pre-approved by a lender.

Having a gas line to an outdoor kitchen is another tick. For some buyers, it is a practical matter like the home heating system. Others want decks that can be updated, easily maintained and allow for generous gatherings. Faces light up in the presence of quality fixed outdoor heaters. The sunroom has come back into fashion, especially an all-season, all-weather room that can be used to entertain and to relax. One high-end home agent said an extra-large recreational vehicle garage that had been purpose-built as an all-weather ‘play’ area had proved a winner with prospective buyers. At almost all price points, it seems that people are keen to have more creature comforts in their homes than before, most likely through what they have experienced in 2020. The sense of home and use of space is that much more important than before.

At the start of last year, realestate.com.au data had swimming pools as the number one feature buyers were searching for when on the property hunt. Real estate agents say most of their buyers are looking for properties either with pools or with room to build one. While the jury is out on whether pools add value, most agree that they certainly help to sell a home. And here is something ironic. Apparently swimming pools are more often seen in seaside suburbs. Because living on or near the water is a whole way of life for many, the idea of a pool has value. When you are planning your pool design and construction,

Pool options are basically above or below ground, with an inground concrete pool thought most likely to add value if it is well landscaped and integrated into the design of the property. However, pool designers and builders have become very clever at blurring the lines, especially on sloping sites. In Australia, the trend for shipping container pools is sweeping the nation. Effectively above-ground, these pools are made from upcycled shipping containers and are popular due to their convenience and relative affordability. In some cases, they are fully portable. A shipping container pool starts as a general-purpose container that has no ceiling. A filtration system is installed, and a membrane of fibreglass, vinyl or steel is fitted to the internal portion of the container to make it completely waterproof. Word has it that the world first saw shipping container pools in Sydney. With land a bit of a premium, many property owners needed compact swimming pools that might easily fit into small spaces. So, the compact size and easy installation of shipping container pools made them an option for highly populated areas where blocks are small. However, the trend has also caught on in more rural areas due to the contemporary, edgy look and fashionable status. Water tank pools and custombuilt precast concrete plunge pools have also been new trends to redefine the pool experience in limited spaces. Once, the standard chlorine swimming pool was the limited option. Then saltwater pools overtook them with the softer water being gentler on skin and eyes and enhancing the swimming experience. More recently, magnesium pools have become popular.

SWIM SAFE When it comes to being a pool owner, the health and safety of others is your responsibility. Legally, your pool must comply with your state’s guidelines, so check what your state mandates beyond these general points. Fences - Rules are being regularly updated for both old and new pool fencing. Both must be compliant. Gates - In the bare minimum, pool gates must open inwards and be self-closing. In some states, the pool area cannot be accessible through house doors or windows. Check the fine details. Signage - Most states require a compliant CPR sign displayed in clear sight of anyone near the pool. Some states may require your pool to have a ‘no diving’ sign.

Water quality - The pool owner should follow a regular maintenance program themselves or engage a licensed pool maintenance company. If you leave pool water untreated it could cause bacteria, viruses, algae and other organisms to develop, and it won’t look aesthetically pleasing either. Incorrect chemical levels may cause health problems for swimmers and can seriously damage your pool equipment and shorten its lifespan. Seasonal variance means, for example, you may need to operate the filtration system eight to ten hours a day in summer and possibly three to four hours in winter. Always remember that pool compliance is not a substitute for adult supervision when children are in and around a pool.

Without any scientific proof, Darwin is easily the warmest Australian capital to be in during winter, followed in order by Brisbane, Perth and Sydney (all very close), Adelaide and Melbourne (almost nothing between them), Hobart and Canberra.

Convection heaters draw cold air over an electric heating element. The warmed air then leaves the heater and rises towards the ceiling, while cooler air moves in to replace it. A fan generally helps the convection effect.

Outside the capitals, Cairns, in North Queensland, sits at 26-27 degrees on average through winter. Officially the coldest is Cooma, in southern NSW, which experiences an average temperature of minus 2.9 degrees Celsius in winter. Believe it or not, even people in Cairns like homeheating - for that odd time it drops below 22 degrees. There are many options when it comes to home heating. Electric, gas, combustion or reverse-cycle air conditioning – which is right for you? Portable electric heaters - fan, radiant, oil-column, convection – are an option for smaller spaces and shorter time periods. Radiant heaters radiate heat from a red-hot heating element and are personal heaters rather than room heaters. Oil-filled column heaters do not burn oil. Rather they use electricity to heat the oil that is sealed inside their columns and the heat from the oil is transferred to the casing and to the air circulating the columns.

With fan heaters, the ceramic types cool faster than those with metallic heating elements and reduce burn risk. Infrared heaters are fairly new to the market. They heat up objects rather than air, heating the room like the sun heats the skin (but without the UV rays). The electric fire, or flame-effect heater, offers the old-world charm of a fireplace, without the smoke, mess or need for a chimney. Safety must be high priority and the good news is that modern electric heaters are considerably safer than older models, and much safer than liquid fuel combustion heaters which burn kerosene or other accelerants. Modern heaters also come with built-in safety features. Heaters must comply with Australian electrical safety standards.

Convection heaters, such as oil column and panel heaters, tend to have lower surface temperatures, do not have exposed heating elements and are more stable due to their greater weight or wall mounting. While they are relatively safe as far as space heaters go, you still can’t be complacent about things like faulty wiring, tipping over and oil leaks.

Common sense safety with electric heaters: • Never use on a shelf, bench or uneven surface. • Do not use in bathrooms, kitchens or any other wet areas. • Do not drape flammable items such as clothes, curtains and furniture over the heater. • Keep furniture, curtains, clothing etc at least a metre away. • Never leave a running heater unattended. Many people favour gas heaters, which can be very efficient and good value for money, over electric heaters and air conditioners. Wood burning combustion stoves and open fireplaces are further heating options. An open wood fireplace relies on a convective ‘box’ to heat up and passively circulate the hot air through the room while also producing radiant heat from the flames. Many people feel a sealed slow combustion wood fire is more efficient, being able to burn for longer periods and produce more heat with less fuel. Australian HomeHeating Association Inc. Let’s first look at what did not occur, despite many saying it would!

What didn’t happen? • House prices didn’t drop by 30 per cent or more. • Investors did not run for the hills. • The ban on open houses and in-person auctions, as part of social distancing measures, did not spell the end of auctions or the real estate industry. • We did not fall off an economic cliff at the end of September when JobKeeper and other financial boosts from the government were either wound back or ended. • Nor did we do so in October when a number of investors’ interest only loans reverted to principal and interest. Despite doomsday predictions, history paints a different picture of property price resilience in Australia. House prices have rebounded after every recession or downturn in the past 50 years, including the early 1990’s recession and the global financial crisis.

Despite the pandemic, 2020 turned out to be a pretty stable year for property prices in Australia. Our national market proved resilient and, at most, prices only softened slightly overall. The real estate industry responded rapidly to the changing landscape and gave confidence to its customers as it continued providing sales and property management services. Depending on the type and location of the home, owners and investors sold property in good time, often without having to compromise on price and, sometimes, for well above reserve at auction. While the world hasn’t yet shaken COVID, this is not likely to deter market activity in 2021. There is still evidence to suggest the Great Australian Dream of owning property still exists, with a significant proportion of first-time buyers having a new appreciation for the security of bricks and mortar. First home buyer activity across Australia was at a 10year high at the end of 2019, and this trend continued in 2020, encouraged by incentives, concessions and grants. Then came the big spending stimulus with JobKeeper and JobSeeker, and the boost to housing construction through the HomeBuilder Grant. Australia coped nicely compared to other developed nations through a combination of government stimulus, three interest rate cuts and helpful lenders.

In December last year, CoreLogic’s Head of Research, Tim Lawless, said housing values were likely to surpass pre-COVID levels by as early as January or February this year. Even the Reserve Bank of Australia governor, Phillip Lowe, was saying at the end of last year that it was a good time to buy. There are some economists bold enough to suggest strong, almost unprecedented, property market growth in the first half of 2021, possibly easing off in the second half. Regional areas won popularity polls last year, largely due the work-fromhome shift along with a greater appreciation of ‘my own space’. Regionals outperformed the capitals in November 2020, with regional home values up 1.4 per cent compared to 0.7 per cent in the cities, and it is completely plausible that large parts of regional Australia will be the star performers this year. The RBA is saying it is unlikely to lift interest rates for up to three years. Home loan affordability is at its best level in possibly 18 years. With affordability, a diverse local economy and a high demand for quality property, there will be sustained growth through 2021, especially with interest rates approaching zero. Property owners have indeed found a new and deeper appreciation for the true value of bricks and mortar as assets, particularly in tough times. We go into 2021 with positivism and confidence in a strong property market. VIEW PROPERTY MAGAZINE

Has a garage ever just been a garage?

The 20th century brought us many things, one being the invention of automobiles. The early introduction and sale of automobiles saw mainly buyers from the ‘elite’ purchase these high-priced luxuries. My, how they’ve changed over the years, along with many other things that allow us to live our lives the way we do. It is nothing unusual to own two, even three cars per household these days. With the advent of the automobile came the importance of having them housed appropriately. Not all properties possess a garage, but for most new homes it is an essential feature. But drive around a new estate and it is more likely you’ll see a car parked in front of a garage than inside it. Could there be another car parked inside? Of course, that is a possibility, but the appeal of these large vacant ‘rooms’ is that they can be used for anything …almost. And that’s the beauty of a garage, is it not? It is secure and private.

Just how important are garages? Well, you need only ask founders of such companies as Apple, Google and The Walt Disney Company to name a few – as they all began from inside a garage. Of course, your humble garage may not be the birthplace of a multibillion-dollar company. Is it the gym, a teenager retreat, a man cave, a play area, the office or just one big storage point for all the household ‘toys’ … these are just some of the possibilities? There’s also the chance that it is simply be the housing space of your family car. How a garage space is used is completely up to the owner. Perhaps they’ve downsized and no longer have the internal room for their hobby, or the kids have outgrown the shared living space and need their own private space, or the gym equipment is encroaching on the back patio. The beauty is, their purpose can change, quite easily, depending on the needs of the owner. There are some limits to keep in mind though. Legally, they cannot be used as a bedroom as they do not meet smoke alarm requirements. If you’re finding space limited and are considering moving the car to the other side of the garage door,

approach the internal design much the same as you would in any other part of the home. What do I need this space for? How can I maximise the space? Will I enjoy using this space? Can I utilise the space for my needs while still being able to fit the car in? If you’re short on space, think practically. Shelving, hooks, retractable benches are all great ways to make the most of the space, without taking up precious floor space. Your future self will thank you when a hailstorm comes along! If you plan on making the most of your garage-come-whatever all throughout the year, it is best to insulate the space to ensure it is comfortable across all seasons. If you plan on cranking up the tunes or having the kids let loose and be noisy, it may be worth soundproofing the space. No doubt your neighbours will be appreciative.

So, has a garage ever just been a garage? Indeed, and in many cases, it still is just that. But, as the founders of Google, Apple and Walt Disney will concur, they can be so much more. And the next time you drive by a car outside of its garage, you never know what ideas may be gaining momentum inside. It may be the next global game-changer perhaps?

What is a property cycle? Both the economy and property markets move in cycles. Cycles vary in length and are affected by social and economic factors. A government’s action can lengthen or shorten the cycle. Human nature and perception contribute to cycles. There is no single property market. States, regions, cities, suburbs and so on are all at different stages in their own property cycles.

Do I have to use a real estate agent to manage my rental property? No, but be aware that you would be bound by the same legislative requirements that apply to a property manager. If you were found to be in breach of the Residential Tenancies Act, you would be subject to the same disciplinary action - including potential fines.

Many refer to a ‘seven-year property cycle’ as they explain how house prices move through four phases: Boom – Rapid price increases in what tends to be the shortest phase; Downturn – Price growth slows down or even drops; Stabilisation – market moves on but prices don’t suddenly go sky high, rather they remain flat or only move up slowly. Investors act in this opportune phase; and Upturn - property values begin to increase, and property is generally affordable in a phase that may last three or four years. Prices tend to be substantially higher with property becoming less affordable by the end of this phase.

Many a financially savvy investor has been left in the dark when it comes to finding tenants, dealing with day-to-day property issues or legal jargon. From fixing leaks to providing tax depreciation schedules, property investment can be complicated. A property manager acts as an intermediary between you and the tenant and is trained in negotiating through tricky situations.

It’s not a one-size-fits-all situation. The top of a cycle tips into the next downturn, which in turn prepares a market for its next upswing. Every ‘boom’ has a breather, bringing opportunity.

What is stamp duty? Stamp duty is a charge which is applied by state governments in Australia on transactions relating to the transfer of land or property. Stamp duty rates are based on the value of property and which state the property is located in. Other contributing factors include whether the property is a primary residence or investment property; whether you are a first home buyer; and if you are purchasing an established home, a new home or vacant land. The New South Wales government is proposing stamp duty reforms and the Real Estate Institute of Australia (REIA) has called for a coordinated approach to stamp duty reform across all states, so changes may be in the air. There is no stamp duty applicable to property purchases in New Zealand.

As I write this, we are 18 days away (but who’s counting) from collecting our new pup from Brisbane Airport when he flies in from Melbourne. I suspect he will be the only member of this house to be on a plane this year!

• Address electric plugs, outlets and wires. Plug sockets. Unplug appliances.

All this means that we have less than three weeks to prepare. We have the crate, safety gates, the bed, blankets, old towels and sheets, puppy mat, bowls, food, grooming tools, puppy collar and lead, toys… and more toys. Now our attention turns to puppy-proofing. Accepting that our memories may have faded, I turned my attention to experts, and asked the breeder for recommendations.

• Secure windows, balconies and stairs to avoid pup getting stuck or falling.

Here is a summary if you find yourself in the same wonderful predicament: First, a few things to understand. • It is a completely new environment for pup. • Being naturally curious and inquisitive, pup can and will get into trouble - they WILL find, and they WILL chew.

• Remove or secure chemicals, anything medical, cleaning products and automatic toilet bowl cleaners.

• Put away any small or sharp objects, like elastic bands, drawing pins etc. • Be wary of burn hazards.

• Some houseplants are poisonous to pets – most common are lilies, aloe vera, pothos and cyclamen. It’s best to keep all plants well away. • No pool access until pup learns to swim. Watch ponds, bathtubs and open toilets. • Secure fencing and gates before pup arrives - no gaps, no digging or climbing spots.

Also, rhubarb, spinach, garlic, macadamia nuts, avocados and apricots. • Store away your garden tools. • Fertilisers, herbicides and insecticides should be way out of reach. I’ve made a start. I bought new table-runners without tassels that hang down and have removed or repositioned what I can, both indoors and out. We’ll be feeding pup the same food he has been used to with the breeder and have stainless steel bowls as they are easy to clean, don’t rust, chip or break, and can’t be chewed (by a puppy at least – our adult Airedale Terrier made short work of them!) Fortunately, we have no garden lighting or automatic sprinklers in pup’s part of the garden. I know things like mats and the bbq cover are still at risk, but we are as ready as we can be for the start of what we hope is another very long and rewarding journey of dog ownership.

What do you think will be significant in the RE landscape of 2021? The obvious factor will be the ongoing effects of COVID-19 and the efficacy and delivery of the vaccine in Australia and around the world. The sooner we can see the results of this, the better. Another factor will be the stability of the United States. The ripple effect from the instability in that region is felt around the world. A shifting internal population will also mean that some markets should see good market conditions well into 2021. Presently, it is a seller’s market in most locations. if the trend continues, with low interest and tenancy rates as well, signs could point to prices rising. One big unknown is how markets will hold up after the government stimulus phases out. All in all, we are expecting positive trends for 2021, tinged with some uncertainty driven by the Covid-19 virus.

How do you think 2020 may have influenced the way buyers and sellers will act this year? There’s strong buyer demand in many markets and the most active buyers are responding to the conditions by acting swiftly and strongly. Sellers’ expectations have been on the increase for a few months now and it will be interesting to see how this plays out. The use of alternative marketing strategies (virtual inspections etc)

has seen our industry and our clients think laterally and look for other methods to achieve an outcome. We have seen a strong increase in pre-portal sales and the use of social media as a property selling tool. We believe this trend will continue and perhaps increase, depending on how these new channels evolve and service the demand.

What do you think buyers will look for this year when buying homes? We might see activity this year from those people who decide to bring forward retirement, which may be anything from upgrading to downsizing, moving to new locations or staying put. Early data seems to be showing signs of tree/sea changes in buyer/seller transactions across multiple age brackets and demographics. The spotlight has shone clearly on the quality of the life people are living. The importance of the home as a sanctuary has never been more clearly highlighted, so people will seek to buy, build or renovate to create the home that delivers what they want. With many more employers, employees and the self-employed realising they can work remotely, the work-from-home force will most likely grow as there is a shift away from traditional work environments such as CBDs.

The Australian RE/MAX network grew last year. What made this possible? There was a great deal of hard work across our network in the years leading into 2020, as there is now. However, when we were faced by COVID-19 and the impacts it had on our customers, our agents and our industry, the four major determinants behind our growth were: • Nimble leadership and thinking; • Innovative platforms and models for the future; • Stability in our network and • Acquisition opportunities.

What would you like to see or do this year that was taken away last year? It would be great to see some continuity in the market, and for our network, our members and their clients. Continuity was rare commodity as COVID kept changing the way we led our lives – as was confidence in knowing what tomorrow might bring. I really would like to see these more in evidence this year. I would like to see certainty in agents being face-to-face with their clients and customers, which was denied to them in varying degrees last year – with Victoria feeling the brunt of that. A smile in-person is worth ten on a screen. It would please me to see RE/MAX Australia roll out our face-to-face events – awards and mid-year rally for instance. We took it for granted in the past just how important these events are.
