From the Chairman’s desk I was reading an interview of Dave Liniger and came across this statement of his - “It is vital to learn what top associates are doing to evolve and grow in spite of the challenges in the market and it’s precisely this attitude which will set you apart from others”. RE/MAX is a network that has always welcomed sharing of learning’s and best practices that has helped them achieve higher transaction levels, sales volume, listings and thus more income. To all my Affiliate’s I just have one message, I understand that it is a challenging time for Real Estate everywhere, but you have with you a network strength to gain confidence from the experiences of your fellow associates. Confidence will only come after experience and my team and I are working towards providing you with all that experience and support to make you successful at all the levels. In the month of September, Saloni and I visited the regions of RE/MAX Turkey and RE/MAX Portugal and have gained some good insights on making our operations more profitable. We will be discussing it with all the Regional Owners and implement the same to make it a win- win situation for all!

From the Vice Chairman’s desk While I was going through the Newsletter this time, I saw this new section “HAPPY HOURS” that my team has introduced to explore what happens beyond the working hours of our Broker Offices. “A team that laughs together can work together” and I was very happy to see this fun side of some of our Broker Offices and I would like to thank them for sharing it ahead with us. RE/MAX is a family and looking at these candid moments, I can feel how all our Associates work together as one FAMILY!

Realty Bytes Realty industry hails rate cut by RBI Decisive interest rate cuts by banks were just the spark the real estate market was waiting for. Realtors are cheering the actions of lenders such as State Bank of India, Housing Development Finance Co and ICICI Bank, which have shed their reluctance to pass on the Reserve Bank of India's past rate cuts to customers. The rate reductions, varying from 15 basis points (bps) to 35 bps, can fuel the realty demand already being stoked by the government's smart cities, affordable housing and Digital India programmes that focus on reducing the population inflows into cities which are bursting at the seams. A basis point is 0.01 percentage point. State Bank of India is now offering home loans at 9.55 per cent, while HDFC, which cut its lending rate on Monday, is offering them at 9.65 per cent a year. Women borrowers get loans at 5 bps lower rate. ICICI BankBSE -1.41 also followed its peers and lowered lending rates on Tuesday to 9.65 per cent a year for loans up to Rs 5 crore for salaried professionals; for women borrowers, loans will be 5 bps cheaper. "This is the trigger the market has been eagerly waiting for. We have already started seeing fresh interest from buyers," said Sandeep Ahuja, chief executive of Mumbai-based Richa Realtors. "Many realtors in Mumbai have started rationalising prices. Companies that understand the right price and right location will see growth momentum.

Real estate industry has been hobbled for a few years now by poor demand due to unaffordable prices. Also, the Reserve Bank of India's high rate policy to counter inflation had prevented people from buying properties. Now, with it cutting policy rates by 50 bps last month, taking the total to 125 bps since January, the market is looking up. "The various measures of the government like 'smart city', Digital India, 'housing for all', along with revival in investment and consumption demand, will create a favourable platform for the real estate sector to grow," said Corporation Bank chairman and managing director SR Bansal. Prior to this, the mood in the industry was despondent. While sales volume dropped by 19 per cent in H1 2015 compared to H1 2014, new launches fell by a whopping 45 per cent during the period, real estate consultants Knight Frank said in a report on India real estate covering the period from January to June. Real estate sector contributes 6-7 per cent to GDP and any movement is going to help the entire economy, especially the cement, iron and steel sectors and the job market. Realty industry hails rate cut by RBI Kochi is followed by Nashik at 2 and Vadodara at 4, both from western India. Regionally, south is at the top, followed by west and central India. Just like their bigger counterparts, southern tier II cities have also outperformed their northern peers as top residential real estate destinations, with Kochi grabbing the top spot, according to a new report by property research firm Prop Equity.

All other five southern tier II cities surveyed - Vishakapatnam (rank 3), Thiruvananthapuram (5), Mangalore (7), Goa (9) and Coimbatore (10) - featured in the top 10 cities, while only one city from the north Jaipur (6) - managed to be in the top 10. The bottom four cities were all north Indian cities - of Agra, Lucknow, Bhiwadi and Mohali. Kochi is followed by Nashik at 2 and Vadodara at 4, both from western India. Regionally, south is at the top, followed by west and central India.

"Much like tier I cities, northern tier II cities are also marred by project delays, expensive properties and a demand and supply mismatch," said Samir Jasuja, managing director and founder, PropEquity, adding, "Southern India has traditionally been an end users market, which has kept its property prices in check and relatively affordable."

Despite a significant slowdown in the sector across India over the last two years, from March 2013 to March 2015 the launch prices have continued to rise unabated for most tier II cities. The maximum increase was witnessed in Bhopal, with a compounded annual price rise (CAPR) of 23, followed by Jaipur at 20. Mohali , Agra , and Goa were the only cities that witnessed fall in property launch prices.

In terms of market size, Vadodara has clearly emerged as the leader among tier II cities with Rs 4,300 crore worth of annual residential sales, while Jaipur and Bhiwadi stand neck to neck with sales worth Rs 3,000 crore each.

While the growth prospects in many tier I cities have saturated, smaller cities may become the next frontier for development, in light of the promised latent growth, and upcoming infrastructure initiatives such as smart city development.
