After all the networking and learning at the NAR-India 8th Annual Convention in August, we soon geared up for the RE/MAX Asia Pacific Convention and RE/MAX Realty Rendezvous-7 in Bangkok, Thailand. I would personally like to congratulate & thank the Regional Owners of RE/MAX Thailand Eran Milo and P.D. Milo for putting together a great convention and for the outstanding hospitality. I am pleased to share that RE/MAX India has been honored with the Asia Pacific’s Top Producer Award for the year 2015 at the RE/MAX Asia Pacific Convention 2016 and would like to dedicate this award to all the RE/MAX Affiliates across the country as this award is a result of the sheer hard work, dedication and passion of each one of you put together. TOGETHER WE STAND STRONG! Indians have a special liking for Dubai, evident from the fact that they not only form the largest chunk of the Emirate’s population, but are also the biggest investors in its real estate sector. Dubai has always been one of my favorite cities in the world and in order to explore the transaction opportunities in the international market for all our affiliates, RE/MAX India team along with Association of Property Professional (APP), Delhi NCR visited Dubai. The trip turned out to be a great learning and networking experience wherein we met some of the key and prominent developers like EMAAR, Dubai Properties, DAMAC to name a few. Moving ahead on our network Expansion front, RE/MAX has

expanded its footprints in Western Part of Uttar Pradesh byawarding a Broker Office Franchise in Moradabad. I would like to welcome Mr. Nitish Agarwal, Broker Owner, RE/MAX Your Choice Realty to the RE/MAX family. Also, I would like to congratulate Yuvraj Singh Shekhawat, Broker Owner, RE/MAX Solution Specialists, Gurgaon on having ZERO attrition of Broker Associates in last 2 years. You have truly set a benchmark for all the other Broker Owners to look up to and I am really proud and happy to see your progression from an individual to a leader who believes in leading from the front. With the end of 2016 just a couple of months away, I am hoping that each one of you has spent some time not only reviewing your performance in achieving the targets that you set out at the beginning of the year but have realigned your strategy to ensure that you eventually achieve your annual targets. Lastly, I would like to extend a very warm welcome to all the new members who joined the RE/MAX family in this month. With festivity around the corner, on behalf of everyone I would like to wish you and your loved one’s a very HAPPY DIWALI. If somebody asked me to describe our 7th RE/MAX Realty Rendezvous and RE/MAX Asia Pacific Convention in Bangkok in three words, I would reply saying that it was Motivating, Educative & Fun. One of the biggest advantages of being a part of RE/MAX network is the fact that you get a lot of opportunities and platforms like these conventions to network with fellow RE/MAX Affiliates &learn best practices from across the world that can be customized locally. This has always worked very well for Sam and me as we have been able to bring back home some great learning's from such meetings. I would like to join Sam in congratulating and thanking Eran Milo & P.D. Milo for the magnificent convention and the warm welcome extended by them. I would like to thank all the attendees from India who flew down to Bangkok for attending the both conventions and representing RE/MAX India as a team. A big congratulations and great round of applause to all the winners across the categories. We wish you all greater success with RE/MAX and many more awards in the coming years.

RE/MAX India Team on an Educational & Business Trip to Dubai Living to the true sense of RE/MAX and in the pursuit to take the brokerage business to international markets to form business relations, RE/MAX India team along with the members of Association of Property Professionals, Delhi NCR (APP) visited Dubai for a business trip to understand the real estate market and form relations with the prominent developers and brokers there. The team visited the project sites of some of the prominent developers like EMAAR, Dubai Properties, DAMAC, The First Group and Ellington Properties. Dubai has grown exponentially and its skyscraper-laden glitz has something for everyone ranging from tourist, entrepreneurs, leisure seeker or real estate enthusiast. RE/MAX Bengaluru The team of RE/MAX Bengaluru conducted a mass discovery day under the leadership of Mr. Siva Kyasa, Regional Owner wherein they invited like-minded people to explain the business opportunities with RE/MAX.

RE/MAX Greater Visakha The broker office, RE/MAX Diamond Group in RE/MAX Greater Visakha region, scored a hat-trick by recruiting 3 broker associates in their office in the month of September. A big congratulation to Ms. L. Manjula, Broker Owner of RE/MAX Diamond Group on this achievement and RE/MAX India would like to wish all the luck to the new Broker Associates S. RE/MAX Realty Services, Bhopal The broker office, RE/MAX Realty Services in Bhopal conducted a special training on Direct Selling for its Broker Associates and invited Mr. Reddy as a guest trainer. RE/MAX India would like to acknowledge the continuous and untiring efforts of RE/MAX Realty Services to upskill its broker associates.


Training – The key to being a successful Real Estate Professional To make Training as ongoing process, RE/MAX Academy of Real Estate(RARE) organizes weekly webinar on every Wednesday from 11:00 am onwards and covers variety of topic much relevant to every individual entrepreneur. In the month of September, RARE conducted 3 training webinars which were well attended and received.

Also, a Special Broker Owner management Training was conducted in the month of September for the recently appointed Broker Office Franchise, RE/MAX Your Choice Realty in Moradabad. The Franchise Owner Mr. Nitish Agarwal was at the RE/MAX India HQ for the 5 days classroom training and was able to successfully complete the training.

In the 2016 Franchise Times 200 rankings released in September, RE/MAX not only led all real estate brands for the eighth consecutive year, but also climbed into the Top 10 overall – in 8th place and ahead of household names such as Marriott, Wendy’s and Domino’s. This sort of brand credibility creates a huge competitive advantage for RE/MAX Sales Associates. Power of RE/MAX In this section of the newsletter, we are covering about one of the most important and critical aspect of RE/MAX i.e. Broker Associate Retention and the office that successfully managed to have 100% retention rate over last 2 years. Realty Byte Trends that will reshape Indian realty Five trends that will influence the Indian real estate market in the long run Among the many different factors influencing the way real estate is developed, transacted and used in India, there are five big major emerging trends that are of both real-time and long-term significance: Co-working spaces With a growing start-up ecosystem across India, and the central government creating an enabling environment for entrepreneurship, demand for office spaces has gone up in the last few years. Also, due to the rising number of freelance professionals and consultants in today’s globalised workforce, office communities or co-working spaces are fast gaining in popularity. Co-working spaces are popping up across Indian metros as well as tier-II cities, and are helping many start-ups get flexible working options at prices they can afford. These spaces offer desks at cheaper rentals, with some also allowing a rent-free period apart from utilities and an office-like look-and-feel to potential start-ups. Some of the co-working places also work as incubation centres for the urban centres they are based out of. Interestingly, the trend of start-ups that buy/ lease real estate in order to sub-lease it to such tenants is also on the rise. At a rough estimate, over a 100 of such players are already active across India. This trend is slowly and surely catching up in India. Crowd funded realty projects Crowd funding helps innovators and inventors raise money for launching their products or services through the internet. The practice involves raising small amounts of money online, from many people across the globe. While other industries have seen the emergence of a more dynamic crowd funding scene, real estate still has a lot of catching up to do. Some experts have pointed at the maturing crowd-funding scenario in the USA, where the amount of money raised, the size of deals, and the speed at which they occur have all steadily increased. In China, the real estate industry is no longer the exclusive preserve of big investors, with property developers turning to crowd funding to help finance the construction of commercial and residential projects. Although in its nascent stages in India, crowd funding can pick up here as well because the financials of many developers are getting stretched. With increased digitalization and transparency, investors can be expected to open up to this novel way if they can get good returns. Already, non-resident Indians are allowed to invest in the country’s real estate under the same conditions applicable to residents. Moreover, a marketplace is already bringing together real estate investors as also listing premium plots, apartments and villas. This sector is likely to evolve and grow in the coming years.
