As spring and the final months of 2025 start rolling by, I take stock of what’s happening in property markets and the Australian economy in general.

While there is uncertainty on the international front, continuity and consistency are comforting factors in the Australian scene.

Most economists agree that we have a period of rate stability, which should hopefully provide some short-term clarity for borrowers and investors.

Demand for property remains high, but so do supply constraints. The very tight rental market has been supporting rental yields and long-term value for investors. It underpins medium-term confidence in property prices, particularly for well-located homes and rental properties, and as much in regions as in metropolitan centres.

Unemployment remains relatively low; and, despite global headwinds, Australia maintains strong labour market fundamentals, though more so in the public sector than private.

Large-scale infrastructure projects across states are stimulating jobs and regional economies, and governments are focused on housing initiatives.

Small to medium businesses (SMEs) form the backbone of our economy, making up over 97 per cent of all businesses and employing nearly half the private-sector workforce.

Despite this, government policies often fail to provide the support these businesses need. What’s lacking is creative policy that acknowledges SMEs as drivers of our economy’s capacity to grow, innovate, and adapt in response to changing conditions and challenges.

That said, while we can’t ignore the challenges, Australia is fundamentally well-positioned compared to many other advanced economies. We can never be certain about what’s coming so we act within the certainty we have.

In the past, many people have bought their principal place of residence and sunk significant capital into it, paying down mortgages as quickly as they could. More now ask should they

invest less in the principal residence and put money into property that could provide a revenue stream.

Rentvesting, an investment strategy where a person rents a home somewhere that suits their lifestyle while owning property to rent to others, is on the rise.

The financial pressures driven by interest rate rises led to people questioning their goals. Generating income from rental properties might be a more strategic financial move for some than investing heavily in the principal residence.

First time buyers should be running their own race and being smarter with their investing, turning their focus to ‘timing your life’ not ‘timing the market’. Smart first home buyers are building equity, rentvesting, buying with a partner, friends or family, renting out a room or using government support strategically.

The outlook is cautiously optimistic if you’re a property investor in Australia in 2025. Several strong fundamentals are working in your favour, and while it’s not without risk, this is a strategic time to act if you’re selective, yieldfocused, and future-oriented.

Today’s mindset may be to focus on rental return and future growth, not just capital gains; to diversify across states, property types, and tenant demographics; and be open to valueadding strategies such as granny flats, dual income properties or renovations.

We really can’t be certain the price rises of past years will halt, but we should look beyond the next couple of years and buy property for the future.

Buy smart, and above all, ‘Don’t wait to buy property. Buy property, then wait’.

Boho: Refresh with earthy tones, muted pastels of blush, sand and sky blue paired with terracotta, ochre and olive. Introduce pops of turquoise or coral. Paint a piece of furniture in a sun-washed tone.

Farmhouse: Lighten the palette using whites, creams, and light greys as your base then add subtle spring hues like sage green, dusty blue, butter yellow, or blush. Paint a side table in a chalky pastel tone.

TEXTURE

Modern: Replace heavy knits and velvets with cotton and linen. Try a neutral rug in a low -pile, organic weave. Use brushed metal, glass, and pale woods for spring-friendly accent pieces.

Boho: Swap heavy throws for cotton or gauze blankets in soft tones like ivory, clay, or sage. Use macramé or crochet pillows with tribal or botanical prints. Add a lightweight vintage quilt to a bed or sofa.

Farmhouse: Swap heavy for breezy, natural textures. Try ruffled white cotton curtains, linen panels, or cafestyle kitchen curtains. Use cotton or linen throws and pillows in soft patterns like gingham or small florals. Add a jute or braided rug.

DECOR

Modern: Keep it intentional and sophisticated, like white tulips, eucalyptus, or cherry blossom branches in sleek vases. Use lightweight ceramics, matte vases, or glass objects; and statement bowls or trays to display seasonal fruits or citrus candles.

Boho: Focus on nature-inspired and artisan-made elements; pampas grass, lavender, eucalyptus or wildflowers in vintage jars, handmade pottery or textured vases, and rattan trays or wooden bowls for small items and layered effect.

Farmhouse: Think simple, sweet, and nature inspired. Ceramic rabbits, vintage-style eggs, or birds’ nests make charming spring touches. Write seasonal sayings on chalkboards. Style tiered trays with mini potted plants.

LIGHT AND AIR

Modern: Open up the home with sheer, floor-to-ceiling curtains or sleek, neutral blinds. Use light-reflecting materials like glass, chrome, and glossy finishes. Declutter ruthlessly.

Boho: Invite the outdoors in. Use gauzy, semi-sheer drapes and mirrors with

rustic or vintage frames to reflect light and expand the space. Keep windowsills simple.

Farmhouse: Rearrange furniture to create more breathing room and flow, for an open feel that’s still inviting and cosy. Set the mood with spring-inspired scents using candles or diffusers with lavender, lemon verbena, or fresh linen. Add a potted herb or two. Try farmhouse lanterns for soft ambient lighting.

ON A BUDGET - Tips

� Look for free printables online or create your own with Canva

� Paint an old vase white

� Turn a tea towel into art

� Buy small, low-maintenance plants, like pothos or succulents and plant in mugs, baskets, tins, etc.

The coffee table is often where the eyes are drawn to when you enter a living room, and it can set the tone of the space. A well-styled coffee table can make a space feel more welcoming, modern, or luxurious depending on how it's presented, and can help buyers emotionally connect with the home.

It’s also a vital part of the overall furniture layout, even anchoring it, in fact. It plays a big role in visually connecting the seating area and making the layout feel complete and well-balanced.

A well-staged coffee table adds visual interest and texture to your home’s online presence, which can lead to more clicks and viewings.

As a bonus, unlike major furniture changes or renovations, a coffee table can be styled beautifully with a small budget.

Five steps to a perfectly styled coffee table:

1. Start with a base. Choose a tray, a stack of books or decorative box as a base for your decor. This will help to anchor the items you add to your coffee table and create a cohesive look. We usually opt for a beautiful hardcopy book featuring interiors. Including a book about your interests is not only a great conversation starter, but also injects your own personality into the room.

2. Add a natural element. Bring some life to your table by adding a plant or flowers. Greenery is one of the simplest ways to add colour and texture. It will also make your space feel fresher and inviting. Textural foliage is a great way to make a statement and can last much longer than fresh flowers, perfect for property styling, as well as your home.

3. Create height. Vary the height of your decor to create different levels and visual interest. For example, use a taller vase or candle alongside shorter decorative items, such as a bowl or tray, to add dimension.

4. Mix textures. Mixing and matching textures is a key component in styling. Consider what your coffee table is made from and then play with different materials such as timber, glass, metal and fabric to create depth. A marble top, for instance, is a great canvas for ceramic and glass accessories.

5. Keep it practical. Remember that your coffee table should still be functional, leave some room and avoid cluttering the table with too many decorative items.

Styling your property to sell is very different to styling somewhere to live. Creating the perception of functionality and comfort comes before practicality. You want to make your home as appealing as possible and small touches such as coffee table styling go a long way towards doing so.

‘Gem to renovate’ has been a popular real estate headline for many years. In fact, I bought one in 1998 in Indooroopilly, Brisbane.

The term is often used to describe a property with strong potential but in need of significant updates or repairs. There are degrees to a rundown property’s condition, from worn out to downright uninhabitable.

The state of the property often captures a lot of media attention. Usually, the worse the state, the greater the attention.

One thing they often have in common is an enviable location. The property may be rundown, but buyers are drawn to the killer view, the proximity to something, the size of the block or the street it’s in.

Real estate has supply and demand at its core, and to have a property come to the market in a really terrible state is surprisingly rare rather than commonplace.

People

are often fascinated by rundown houses, with a mix of curiosity, nostalgia and potential that can be intoxicating.

The best thing about snagging a ‘gem’ is that a severely rundown or uninhabitable property often comes at a lower upfront cost, which gives potential for remodelling, increasing value, and profit on sale.

The worst things are the unexpected costs and risks, when extensive repairs can uncover hidden issues like structural damage or asbestos, or legal complications arise.

Listings and sales of the most rundown houses often make headlines due to their shocking conditions and surprising prices.

Recent sales of derelict properties across Australia highlight a surprising trend: buyers are paying premium prices for homes in severe disrepair, especially where they prioritize location over condition. Redevelopment potential and market scarcity are other factors.

Some notable examples have been:

/ Williamstown, Melbourne, an uninhabitable beachfront home, lacking walls and untouched for nearly a decade, sold for $4 million. Buyers were drawn to its 837 sqm block, just 450 meters from the beach, with plans to restore its historic charm.

/ A severely damaged terrace requiring at least $600,000 in repairs sold for $2.8 million in Paddington, Sydney, at $700,000 above reserve.

/ An uninhabitable Cannon Hill residence on 1,876 sqm sold for $3.3 million, which was over three times Brisbane’s median house price.

/ A dilapidated home in Currumbin Valley, Queensland was completely uninhabitable but had a mega shed on the property that was said to be worth up to $1 million with the price of steel.

/ Prime location took a neglected beachfront home in Frankston, Melbourne to double its expected price, selling for $5.05 million.

/ A fire-damaged shell of a house fetched $800,000 in Footscray, Melbourne.

/ An unliveable property with a collapsed roof sold for $2.54 million due to its Haberfield, Sydney location and heritage appeal.

/ Last year, a severely dilapidated house in Annandale, Sydney sold for $1.32 million despite having no kitchen, unstable flooring, and only one functional water source.

/ In July this year, an unliveable run-down cottage on 240sqm in Springhill, minutes’ walk into Brisbane CBD sold for $1.425 million. Built in 1925, it can be renovated but not knocked down.

/ On the market at the time of writing, a sprawling but dilapidated home in Paddington is drawing lots of buyer interest. Likely built pre-1912, it has panoramic views of the Brisbane CBD and is walking distance from Suncorp Stadium. The ‘old, haunted house’ and ‘creepy’ is how locals refer to it!

Neglect, aging, abandonment, natural disasters, financial constraints and legal issues; and a variety of reasons may bring these properties to the market. It’s a lot to take on but the buyers who snap them up are grateful.

Helensvale, QLD

Helensvale, a family-friendly suburb located in the northern part of the Gold Coast, has grown into a very desirable place to live, offering a blend of suburban tranquillity and easy access to major amenities and attractions.

Its closest beach, Main Beach, is just a 4.5 km drive away.

The Helensvale railway station includes a light rail stop and a bus interchange. A direct train to Brisbane departs every 30 minutes daily and the trip takes approximately 65 minutes. It’s a 63.6km drive via the M1 and approximately 47 minutes.

Helensvale is 42 kilometres north of the Gold Coast Airport.

History dates it back to the 1870s when a sugar plantation was established in the area. The name 'Helensvale' is derived from 'Helena', the name of the youngest sister of Ernest White, one of the plantation owners. It was the first integrated suburb built on the hinterland fringe of the Gold Coast, welcoming its first residents in the 1980s.

Helensvale is a popular suburb for families thanks to safety, great schools, and easy transport links. It has a mix of modern homes, gated communities, and plenty of good amenities and recreational facilities, making it a desirable place to live on the Gold Coast.

The big picture

India is one of the oldest and greatest civilizations of the world, with a rich cultural heritage. From the snowcapped Himalayas in the north to sun drenched coastal villages in the south, mainland India has four regions - the great mountain zone, plains of the Ganga and the Indus, the desert region, and the southern peninsula. Afghanistan and Pakistan lie to the north-west; China, Bhutan and Nepal to the north; Myanmar and Bangladesh to the east. Sri Lanka is separated from India by a narrow channel of sea.

Let’s head to Rajastan

Rajastan in north-western India is the largest state by area. Known as the "Land of Kings", it offers a blend of lively cities, hospitable locals, exquisite cuisine, majestic palaces, and grand forts. It includes part of the Thar Desert, as well as Ranthambhor National Park, home to wild tigers, and verdant Mount Abu and its elaborate temples. The capital, Jaipur, is a shopper's dream.

The best way to get around Rajasthan is by hiring a private car with driver for flexibility and comfort. Trains and buses are cheaper options. Taxis are found in cities.

01. Ride a camel through the Thar Desert at sunset on the golden Sam Sand Dunes, and camp under the stars in a desert tent.

Tip: Visit between October and March for cooler desert nights.

02. Attend a traditional festival, like the Pushkar Camel Fair and the Desert Festival in Jaisalmer.

Tip: Check the lunar calendar, as many festivals follow Hindu lunar dates.

03. Take a boat ride on Lake Pichola and dine by the lake.

Tip: Daytime or at sunset the views are breathtaking, but evening boat rides are most photogenic and peaceful.

04. Shop in traditional bazaars like Johari Bazaar in Jaipur for jewellery and gems, Clock Tower Market in Jodhpur for spices, handicrafts, and textiles, and Hathi Pol in Udaipur for paintings, leather journals, and home décor.

Tip: Be prepared to negotiate as bargaining is expected.

05. Eat local food and try Dal Baati Churma, Laal Maas, Gatte ki Sabzi, and Ker Sangri, and don’t hold back on sweets like Ghewar!

Tip: Eat at local dhabas or heritage restaurants for authentic flavours.

hard to think about India without wanting to visit the Taj Mahal.

To do that you’ll need to visit Agra which is approximately 240 kilometres (two to five hours) by road from Jaipur (or four to six hours by train) in the northern Indian state of Uttar Pradesh. On the way is Fatehpur Sikri, a UNESCO World Heritage Site worth visiting. In Agra, there's also Mehtab Bagh, or the ‘Moonlight Garden’, Itmad-ud-Daula's Tomb, or ‘Baby Taj’, and the beautiful gardens of Ram Bagh.

Unpacking the Cotality Home Value Index released on 1st July this year, the picture I get is that the foundations are in place for modest growth in Australian housing values to continue in 2025.

This is due to some ‘probables’ affecting markets in the year’s second half.

Interest rates are expected to fall, possibly to the low 3 per cent range or even high 2 per cent.

Consumer sentiment is on the upswing.

Lower loan repayments and less pressure from the cost of living should help people feel more confident and willing to make big decisions, like buying a home.

Inflation appears to be holding, lower than expected, and well within the RBA’s target range.

The unemployment rate has been around 4.1 per cent or lower since early 2022 and is holding, which supports confidence and borrowing ability.

A low level of new housing supply will support rises in house values.

However, the insufficient levels of new housing placing further upward pressure on prices is not good given the record levels of affordability constraints.

Also, a rise in home values and the dollar figure it adds to house prices will erode much of the benefits of lower interest rates when it comes to borrowing capacity.

Furthermore, those constraints evident in most markets make it hard to support any massive upswing in the rate of increasing values.

If there are signs of higher housingrelated debt levels, this could mean tighter lending policies as regulators attempt to reel in the rate of rising values.

Cotality’s research director, Tim Lawless, says that based on the figures they are seeing, home values may accelerate as interest rates reduce but affordability will curtail the extent of this.

Rental affordability too is keeping a lid on rental growth, as households are now directing around one third of pretax income on average to paying rent.

The elephant in the room is the conflict in the Middle East, US tariffs and the ongoing Ukraine war, which could weigh on consumer sentiment and potentially disrupt economic conditions.

That’s a mighty powerful potential headwind. Fortunately, it’s Cotality’s

belief that it will be outweighed by the tailwinds of lower interest rates, higher confidence, tight labour markets and low housing supply.

Reflecting on the first half of this year, the first interest rate cut in February was a clear turning point for housing value trends.

Home values rose nationally in the June quarter, by 1.4 per cent and the renewed momentum looks set to stay given a growing certainty of more cuts later in the year, accompanied by positive housing sentiment.

Auction clearance rates in the last two weeks of June suggested improved selling conditions.

Interestingly, after watching regional centres outperform city markets for some time, in June, the combined capital cities posted a stronger growth for a second consecutive month. Cotality suggests that quarterly growth trend could once again favour capital city markets in coming months.

Cotality is the largest independent provider of property information, analytics and property-related risk management services in Australia and New Zealand.

The coming of the rings

The Olympics come to the Queensland capital in 2032 and five Brisbane locales are being touted as particular benefactors.

Informally known as the ‘five ring suburbs’, Woolloongabba, Albion, Hamilton, Spring Hill, and West End are expected to have positive fallouts from the economic, infrastructure, and urban renewal investments linked to the Olympic Games.

There’s a nice ring to five being named.

The Olympic symbol originally designed by the Frenchman Pierre de Coubertin in 1913 features the now legendary five interlocking rings. Coloured blue, yellow, black, green, and red on a white field, he intended the rings to represent the five inhabited continents of Africa, America, Asia, Europe, and Oceania.

The Brisbane 2032 Olympic and Paralympic Games certainly could transform some Brisbane inner city suburbs into vibrant, high-density urban areas.

It’s widely mooted that the Brisbane 2032 Olympic and Paralympic Games will bring growth across the city’s residential, commercial, retail and industrial sectors.

Brisbane city residential specialist and CBD resident, Rohan Banning, is familiar with the compelling, sometimes unique, benefits that already exist inner-city.

He says the top five he hears from clients are:

/ convenience and accessibility to shops, restaurants and bars, gyms, hospitals, museums and galleries, events and concerts, and often work as well;

/ an active social life with many people around;

/ networking and career opportunities because of the sheer proximity to business districts;

/ walkability and connectivity to public transport hubs with trains, busses and trams;

/ and the diverse cultures, languages, and perspectives that city centres attract.

Investors add the high demand for housing, strong rental yields, capital appreciation, economic resilience of

major cities, and a stable asset class in their investment portfolio.

He throws a few more hats in the ring, saying that, while Brisbane CBD is the prime focus for owner occupiers and investors, there’s a lot to indicate that, as space become more and more scarce in the CBD, inner city suburbs like Herston, Bowen Hills, Fortitude Valley and Kelvin Grove will become vibrant, high-density urban areas.

These precincts will be some of the most sought after as a result of Olympic infrastructure. With upgrades happening to transport hubs, residents will be well-connected to the new 63,000-seat Victoria Park Stadium, the Athletes’ Village, and the National Aquatic Centre, for instance.

Property investors are keenly watching Brisbane markets, weighing up growth potential, infrastructure investment, liveability, and affordability.

Rohan Banning says it’s hard for him to look past his own city for its strong population growth, infrastructure investment ahead of the 2032 Olympics, and relative affordability compared to Sydney and Melbourne.

According to REA Group, six of the top 10 most-viewed suburbs in 2024–25 were coastal or close to beaches, with Queensland beach properties particularly dominating national ‘most-clicked’ lists.

Living by the beach is an enviable lifestyle. Holiday homes give the escape from life’s usual demands. For many properties, there’s the ‘to die for’ views. Capital growth is historically solid. Investors eye coastal areas for rental yields.

Some of Australia’s most viewed beachside locales on real estate portals according primarily to realestate.com.au and PropTrack data are:

QUEENSLAND - Surfers Paradise is always among the most searched, with Broadbeach, Southport, Burleigh Heads, Mermaid Beach, Tallebudgera, and Palm Beach up there too. The Sunshine Coast also figures; and Caloundra won the most-viewed unit listing in the country.

NEW SOUTH WALES – Palm Beach, Northern Beaches, and Bondi often rank high on search and view stats. Manly is a stand out and is especially popular with overseas buyers. Byron Bay is another.

VICTORIA – There’s plenty of interest in Portsea and Sorrento on the Mornington Peninsula, as well as Clifton Springs and Curlewis in the Geelong region.

SOUTH AUSTRALIA - O’Sullivan Beach is a rising coastal hotspot and produced a record $1.52mil sale in May this year.

Australia’s 33,000-kilometre coastline has drawn the sea changers from across states and overseas countries forever, it seems.

WESTERN AUSTRALIA - Cottesloe Beach ranks top for residential interest, while Scarborough Beach earned a 2025 Best Australian Beaches award.

There’s limited data for Northern Territory and Tasmania, though Bay of Fires deserves a mention.

The house by the beach is in high demand but when it comes to coastal locations, not all are equal to surfers.

The surfing fraternity (of which I’m not part given many factors, mostly failed attempts!) realises that only a select few deliver the consistent swell, safe breaks, and accessible surf spots that define a true surf town.

Beaches command premium prices, yet demand for surf-side living remains strong. The good news is that surf-friendly suburbs with new housing in the pipeline are attracting fresh attention from both buyers and developers.

A few locations worth a mention are the Margaret River region, which, along with vineyards and wineries, has more than 130km of coastline and some globally renowned surf breaks, plus a relatively affordable median house price of $825,000. There’s also Winchelsea in Victoria, which, though inland, is a short drive to well-known surf spots of Bells Beach and Jan Juc, with a median house price of $650,000.

Skennars Head in New South Wales is 30 minutes from Byron Bay but with a lesser median house price of $1,625,000 and land, house +land packages, and town homes due on the market in coming times.

On Queensland’s Sunshine Coast, Bokarina is emerging as a surf-side hub with highend apartment developments. Median house price sits around $1,552,500 with around $1.6mil for units.

Developers are responding to the attractions of Australia’s surf towns, which is welcoming news for buyers, especially surfers.

What do I love about living by the beach? I can walk on the sand every day if I want. I can hear the waves at night. I can watch the whales and dolphins. I can chat with the fisherpeople… and the dog walkers. People who live here are friendly and relaxed. The sky seems bluer. There’s almost always a sea breeze.

BUT, at times of the year I need to be extra tolerant.

There are people everywhere. Not everybody is as friendly. All the Airbnb’s fill up. There’s more traffic on the roads. It’s harder to get a park anywhere.

Also, there’s the salt… Things rust, and that’s all year round! I’m not complaining though!

Tannum Sands is a picturesque coastal town in Central Queensland, approximately 25 kilometres southeast of Gladstone CBD. It connects with the Boyne Island community by a bridge over the Boyne River, and is an easy drive to Gladstone, Bundaberg, Agnes Waters and 1770.

The town supports a range of sports, with facilities for soccer, rugby league, Australian rules football, cricket, touch football, netball, tennis, and more.

The local economy of Tannum Sands is closely tied to Gladstone-based industrial activities and the Boyne Island Aluminium Smelter. Many residents are employed in these sectors, contributing to the town's economic stability.
