Key legislation date changes effecting residential properties

Minimum Energy Efficiency Standards:

Revoke of no reason to vacate - Rental providers will be prohibited from exiting a renter after the first or initial fixed term lease without a reason.
Ban on all types of rental bidding - Rental providers or agents will be prohibited from accepting unsolicited bids of rent higher than advertised, or accept payment for more than one month in advance
Rent Increases to change from 60 days to 90 days notice
Enhance the rent review framework - We will be required to provide further information to ensure the rent increase is fair and can be justified against additional criteria.
Extend notice to vacate periods to 90 days - Amend the notice to vacate periods from 60 to 90 days for rental agreements
Standardise rental applications - Standardise rental applications will be developed and will require Rental Providers and agents to use a prescribed form for rental properties. This reform is intended to better protect renters.
Rental Providers to ensure the rental property complies with minimum standards at the time advertising or before the lease start date
Internal window coverings - From December 1st all corded internal window coverings must have an anchor installed to ensure the cords are secured or tensioned.
Property to be sold notice from 60 to 90 days - The same applies for property sold
Details for Property Renovations to increase - Supporting documentation to prove the extent of works that are required to be carried out and length of time
Notice to Vacate for Demolition - A notice to vacate for demolition must have further documentation including a building permit for demolition. Contractor with a suitably qualified builder - demolisher stating the date that demolition will occur.
Notice to vacate owner occupy to have further documentation including a statutory declaration with wording from each owner
