Before your Renters move in…

Owner Instructions Documentation

• Ensure this checklist and all required documentation are returned prior to the commencement of marketing of the property. Most importantly the Rental Minimum Standards and the Mandatory Disclosure Statement must be completed.

Safety Compliance Checks

• Ensure Gas, Electrical & Pool safety compliance checks are up to date. Ensure all smoke detectors are operational, and all batteries have been changed where applicable.

• Nelson Alexander can arrange a safety compliance service check with our preferred provider prior to the Renter/s moving in.

Rental Minimum Standards

• Ensure the property meets all the required Rental Minimum Standards before commencement of marketing and leasing of the property.

Rental Provider Insurance

• Nelson Alexander can help you source the right provider to ensure you are covered throughout the tenancy.

If Owner Occupied?

• Allow at least one business day between moving out and the new Renters moving in to complete the condition report.

• Ensure all of your items have been removed from the property.

• Provide a welcome note to your Renters. This could include when bin night is, any handy hints for appliances, or even your favourite local businesses.

• Arrange mail redirection with Australia Post to your new address.

Leasing & Managing Authority.

Mandatory Disclosure Statement

Owners Instruction Form (including the Rental Minimum Standards).

These are the documents you’ll need to provide when completing the above documentation:

A copy of the council rates notice.

A welcome note, indicating when bin night is, handy hints about appliances, etc.

Owners Corporation Details & Model Rules

Insurance Information – Building & Public Liability / Landlord.

Presentation

Ensure the property meets all the Rental Minimum Standards.

Ensure the property is cleaned thoroughly for the best first impression.

Ensure your garden, and outdoor area/s are tidy and maintained regularly prior to the Renter moving in.

Ensure the gutters are cleaned.

Check all light fittings are working.

Keys, Remotes & Alarm Code

Please provide keys and / or fobs to your Property Manager. Your Property Manager requires two copies for the office and one for each Renter listed on the rental agreement. Along with any alarm codes.

Appliances

Check all appliances (including your heating and cooling service) are working.

Ensure all manuals are provided to the Renter for your appliances, where possible.

Electricity

Keep your electricity service connected until a Renter has signed the rental agreement.

Smoke Alarms

Change all batteries in your smoke alarms where applicable.

Safety Checks

Make sure the Gas, Electrical & Pool Safety checks are up to date.
