Rental Minimum Standards

Locks

A functional dead lock is required on all external entry doors excluding screen doors* (If the external door is unable to have a deadlock, then the locking device must be operated with a key from the outside.)

Bins

Landfill rubbish bins and recycling rubbish bins must be provided (Council bins or council compatible vermin proof bins)

Kitchen

• Dedicated area for cooking and food preperation* Sink in good working order*

• Reasonable hot and cold-water supply*

• Cooktop with 2+ burners*

• If an oven is provided, it must be in good working condition

Bathrooms

• Must have a washbasin and a shower or bath

• Reasonable hot and cold water supply

• Shower head must be a 3 star rating*

Toilet

• Must be in good working order

Connected to an approved sewerage system

• Located in a room intended for use as a toilet (can be seperated, combined in a bathroom or laundry)

Laundry

Any laundry facilities in the property, must have a reasonable hot and cold water supply.

Structural Soundness

The property must be structurally sound and weather proof We will recommend a qualified trade to check this should it look problematic.

Mould & Damp

Each room must be free of mould caused by or related to the building structure and ventilation.

Electrical Safety

All power outlets and lighting circuits need to be connected to:

• A switchboard type circuit breaker

• A switchboard type residual current device that comply with the relevant standards

Window Coverings

• Window coverings are required in all bedroom and living areas

All window coverings must open and close correctly

• All window coverings must provide privacy and reasonably block light out

Windows & Latches

All external windows that open

• Must set in both the closed and opened position.

• Must have functioning latches to secure against external entry

Lighting

• All interior rooms, corridors and hallways are to have access to either natural or artificial light that is appropriate to the use of the room*

• Each habitable room is to have access to Natural light, including borrowed light from adjoining rooms during the daylight and appropriate to the use of the room*

• Artificial light during non-daylight hours that is appropriate to the use of the room*

Ventilation

Each habitable room, bathroom, shower room, toilet and laundry must have ventilation which meets the standards for the class of building.

Heating

A fixed heater is required in the main living area of the premises.

• If existing, it must be in good working order

• If a new heater is required, it must be a fixed energy efficient heater in good working order***

An energy efficient heater includes:

• Non ducted ac/heat pump with a 2 star or above

• A gas heater system or hydronic heating system with an outlet in the main living area

Fixed heater means:

• A heater that is not designed or manufactured to be portable
