HAWTHORN HOUSE PROJECTS
With interest rates now largely in the rear-view mirror, market sentiment remains upbeat despite the RBA’s unexpected decision to hold rates steady earlier this month. Optimism remains high for a potential cut when the RBA Board meets on 11–12 August, which would likely provide an additional boost to what is already shaping up to be a reasonably buoyant market.
The key driver at present is price sensitivity. Buyers are engaged and active, but value alignment remains crucial. Properties priced in line with current market expectations are achieving strong results across all price points, from entry-level apartments to high-end family homes. Campaigns that launch with realistic price guides continue to see solid enquiry, healthy open-for-inspection numbers, and competitive bidding come auction day.
Looking ahead, August is expected to deliver the highest level of opportunity we’ve seen in the past four years for both buyers and sellers. Stock levels are steadily rising, with more campaigns launching each week and auction volumes building towards a peak later in the month. This increase in available properties, combined with stable sentiment and the possibility of a rate cut, positions the market for a lively end to winter and a positive lead into the traditional spring selling season.

PRAWN BROKEN RICE

Recreate a taste of Prahran’s Firebird restaurant at home with this signature recipe from Head Chef Corey Gallichan — a bold, flame-kissed dish that captures the smoky, punchy spirit of Vietnam’s grill culture.
INGREDIENTS
Firebird Prawn Stock:
1.25 kg prawn heads
2–3 Roma tomatoes
3 brown onions
2–3 carrots
¼ bunch celery
1 fennel
50 g ginger
5 cloves garlic, fried
½ tbsp coriander seeds
½ tbsp fennel seeds
½ tbsp cumin seeds
1–2 star anise
Prawn Oil:
250 ml vegetable oil
100 g sambal with prawn
50 g prawns in soybean
5 g annatto seeds
Prawn Bisque:
370 g prawn stock
180 g unsalted butter
20 g mam nem
30 g sambal with prawn
25 g dark palm sugar
20 g smoked paprika
2 g smoke powder
35 g tamarind paste
30 g kombu extract
1.25 g xanthan gum
Prawn Broken Rice:
750 g broken rice
750 ml prawn stock
40 g shallots, sliced
14 g garlic, sliced
50 g prawn curry paste
36 g vegetable oil
125 g butter
Kombu extract, to season
To Serve (Per Portion):
200 g cooked prawn rice
2 tiger prawns, split and cleaned
50 ml warm prawn bisque
METHOD
Firebird Prawn Stock:
1. Roast prawn heads at 180°C for 15 minutes until golden (not dark).
2. Roughly chop vegetables and sweat with a little oil in a rondeau.
3. Divide into trays, cover with water, and steam at 93°C overnight.
4. Strain and reserve.
Prawn Oil:
1. Combine ingredients and gently infuse over low heat.
2. Strain and reserve the oil.
Prawn Bisque:
1. Gently warm all ingredients in a tall pot.
2. Season to taste.
3. Blend in a Thermomix until emulsified and smooth.
4. Strain through a fine chinois.
Prawn Broken Rice:
1. Sweat shallots and garlic in oil until soft.
2. Stir in curry paste, then add rice and toast briefly.
3. Transfer to a deep tray, add stock, and cook in a combi oven on 100% steam for 45 minutes.
4. Once cooked, fold through butter and kombu extract.
Plating:
1. Spoon 200 g of rice into a hot cast iron pan and gently press down.
2. Allow the base to crisp up over medium-high heat (2–3 minutes).
3. Meanwhile, gently warm or grill split tiger prawns until just cooked.
4. Plate crispy rice with prawns on top.
5. Finish with a ladle of warm prawn bisque over the prawns and rice.

In this exclusive interview, we spoke with Alexandra Pappas, the founder of No. 22 Home, an Australian brand creating unique giftware, crockery, and tableware. Below, Alexandra shares insights into their design philosophy, inspiration, and commitment to bringing affordable luxury to the Australian homewares market.
No. 22 Home is known for its playful and vibrant take on giftware, crockery, and tableware. How do you incorporate these elements while maintaining a sophisticated and elegant aesthetic?
We carefully balance and curate the designers we collaborate with to ensure our products have a fun, playful element while also being classic and sophisticated. Our products are designed to create memories, so we include playful and vibrant details for people to remember them, while also making them timeless for use across many occasions and years.
The brand takes inspiration from global cultures and styles. Which specific cultures or regions have had the most significant influence on your product designs?
Greek culture, with its love for entertaining and making people happy, has greatly influenced No. 22 Home. As someone with Greek and Cypriot heritage, I draw inspiration from this to create the brand and our product range. Our Destinations Collections are inspired by my experiences and appreciation of specific cities. Capri's abundant lemons and delicate tile designs, and Paris' morning rituals, bistro cuisine, and passenger bikes have all played a role in shaping our collections.
Your collection of Paris-inspired plates garnered an incredible 5,000-person waitlist in 2023. Please set the scene around this sought-after collection that captured the imagination.
What's not to love about Paris? After almost three years of no international travel due to COVID, this collection launched just
as borders were opening and people were starting to travel again. For those who were not travelling, this collection either made you want to go to Paris or conjured up positive memories of the City of Love. The delicate, hand-drawn designs by the talented Lauren from The Blackline Bottega were so inviting that it was easy to feel love at first sight for them, hence the strong demand and waitlist.
Can you share more details about the quality materials and skilled artisans involved in creating your products?
Most of our products, specifically our tableware, are produced by hand in one way or another. The designs on our Capri plates are hand-drawn, with artisans painting the lines and dots without machinery. It blows you away to see it in person - thousands of plates being drawn on in vibrant colours, each with different tones and strokes. We get a lot of questions about this as people are confused about why their plates may not look identical, but we believe this adds to the charm of them and makes you feel like you could be in Capri.
You are committed to bringing affordable luxury-inspired edits to the Australian homewares market. Did you identify a gap in the market that inspired this focus?
Not really. Despite my best efforts to remain objective, I feel I am my biggest customer and have always aimed to create products I would use in my own home at a comfortable price point. Our products are made from high-quality, timeless materials, positioning us above trend-focused brands but not quite in
the luxury tableware league. While we've navigated this market carefully, I believe our niche has developed organically.
How do you see No. 22 Home's products evolving to accommodate the ever-evolving world of entertaining and home design?
We strive to evolve and improve our products while maintaining a delicate balance to ensure they remain timeless rather than simply following trends. Our products are designed to evoke warm, positive emotions and be cherished by customers, whether for entertaining or daily use. We aim to be part of special memories, from intimate meals to gatherings with friends, and believe there will always be a need for sophisticated, quality products. ■
