In 2012, I formed Welcome Home, the Grand Valley’s welcome service. Often referred to as the “welcome wagon”, greeters delivered welcome baskets to new homeowners in our area. Just one year later, Relocating to Colorado’s Grand Valley magazine was conceived. It would serve as the Grand Valley’s relocation guide and be distributed nationally to people looking to move to our beautiful area. As the owner of two businesses that truly encompassed welcomeness and hospitality, it seemed only fitting that I choose a symbol that best represented these values: and so the pineapple became the Welcome Home logo.
The pineapple has been a symbol of hospitality since the days of the early American colonies. And because pineapples were rare and difficult to survive long trips over the sea, pineapples became more than just a symbol of welcome; they were seen as exotic and rare and signified prestige and wealth. Now, the easily attainable and humble pineapple remains a symbol of warmth, welcoming smiles, neighborliness, and good cheer—everything I hope the Welcome Home products represent.
Fast forward to 2021 and 2022 where the Welcome Home publishing team (who are individual freelance professionals) produced the Parade of Homes magazine for the HBA of Western Colorado. Kristal Franklin (designer) and Ken Redding (photographer) are both coveted professionals in their industries, with a long list of revered clients and busy schedules. I am ever so grateful to them both for agreeing to work with me on this project once again.
I’d also like to thank Judy Shay, our Sales Manager, and Sydnee Herrick, Admin, for all their hard work, and the HBA’s newest addition, Megan Ward, for her contributions to this publication.
Brook Calhoon is an entrepreneur and publisher of Relocating to Colorado’s Grand Valley magazine. She is also the mother to 4 boys and one grandson. Brook resides in Fruita with her husband Cody and their two youngest sons.

To the 41st Annual Parade of Homes
On behalf of the Housing & Building Association of Western Colorado, I would like to invite you to the 2022 Parade of Homes. This will be our 41st parade here in the Grand Valley. We are blessed to have such amazing volunteers and board members to on this event! Our housing industry here on the Western Slope has had tremendous growth in the last couple of years, like most of the rest of the country. We have seen some inventory increases on the Western Slope in the last couple of months. While we all are still feeling the impact of the strained supply chain, this has not impeded the progress and growth here in Western Colorado. At this time, our local builders are doing their best to try to keep housing as attainable as possible. While the rising costs of regulations and fees add to the bottom line, the HBA of Western Colorado is still doing its part to advocate for the building industry.
This year we are very excited to present the 41st Parade of Homes to you. Our incredible HBA members have logged many hours to be able to bring an enjoyable couple of weekends of looking at some amazing homes here in Western Colorado!
The HBA of Western Colorado is comprised of the best builders, tradesmen, suppliers, architects, designers, title companies and financial professionals in our area, as we are all stakeholders in our community. Our mission is to promote, support and improve the home building and development industry in our community. We are passionate about the industry and our role in keeping the American dream of home-ownership alive.

OUTDOOR LIVING SPACE: THE NEW HEART OF THE HOME

It has been said that “the kitchen is the heart of the home”. And for many folks, this still holds true. But in recent years, another area of the home has stolen our hearts: the backyard.
A study from SABER Grills reveals just how enamored U.S. homeowners are with their backyards. Eightythree percent of homeowners across the country say their outdoor living space is the favorite place in their home—and it’s easy to see why. More and more people are bringing all the things they love about their kitchen outside--including the kitchen sink.
In terms of design and amenities, the outdoor living space has come the furthest over the years. These once simple spaces consisted of a concrete pad with a patio set and grill. Not anymore. We’re seeing creative design and amenities with ultimate comfort that were once only found at a swanky resort, being brought into our own backyards. Creating these spaces has become easier and more affordable than ever with specialty stores like Brickyard, Masonry and Landscape Supply, located in Grand Junction and Montrose, Colorado.
Jamie Montgomery, third generation owner of Brickyard, takes pride in serving customers the way her grandfather and father have for more than 50 years. “We specialize in helping people decide exactly what they want or need for their dream space,” says Jamie. “Oftentimes people come in with a photo of their blank backyard; they have no idea what they want or where to start. That’s where we come in.”
Jamie and her team can guide their customers in choosing which amenities, materials and design will create their dream yard. “That’s what sets us apart from the big box stores and other competitors. People will bring in paint swatches or stucco colors and we help them find the perfect brick, stone, veneer, or other material to match their home and style.” The Brickyard has a large showroom with samples of just about everything you can imagine.

The options for creating your perfect outdoor living space are endless. The type of material, style, and colors you can choose will create a space unique to your style and taste. Some of the most functional and fun amenities to include in your backyard are: fireplaces, outdoor kitchens, brick pizza ovens, water features and garden beds-- just to name a few. Additionally, homeowners can choose to build their own special oasis without breaking the bank. The Brickyard carries simple “do it yourself“ kits like their DIY fire pit kits that are just a couple hundred dollars. And if you’re not into building your own projects, the Brickyard will recommend professional contractors who specialize in landscape design, masonry, and builders who will bring your dream home to life.
Here are some helpful tips to consider when building your dream home and dream space outside:
1. Budget for the landscaping and outdoor living space. Oftentimes, when people get funding to build their home, they do not factor in the outdoor living area into the cost. It’s exciting to have a nice, new home. However, it is a disappointment to have dirt in your backyard (and front yard) because you didn’t budget for it.
One of the advantages of living in beautiful western Colorado is the 265 days of sunshine. Most of us would prefer to be outside than inside. Many of us who live in the Grand Valley take advantage of the beautiful views and weather from our own backyard. 360-degree views of the Colorado National Monument, the Bookcliffs, and the Grand Mesa, can be seen from many backyards in our Valley. Don’t miss the chance to experience the most beautiful sunsets in the world, from your own special outdoor living space. Talk to your lender and builder about outdoor living costs and funding before you begin the process of building your dream home.
2. Ask your contractor to run the gas lines from inside your home to the outside of your home-preferably out back. This will allow you to hook up your gas grill directly to
the unit outside your home. You’ll never have to worry about buying propane tanks again!
3. Use pavers instead of poured concrete for the patio or driveway. This is one of the most unique ways to beautify your home and set you apart from others. While your yard is being leveled or graded, and the big equipment is already on site, have the backyard (and front) prepared for placing pavers. You can place them on your driveway, walkways, and back patio. Besides the aesthetics, there are other benefits to using pavers instead of a poured concrete slab. Concrete patios will eventually shift and crack. These are costly to repair and/or replace. The paver driveway cost may be higher up front, but it will be easier to keep it in tip-top shape as time goes on. And if a paver cracks, it’s much easier to pop it out and replace. The cost of a concrete patio may be less up front than a paver patio, but the material could show more wear and tear if you’re always
entertaining or driving on it and much more costly to repair in the long run.
4. Hardscaping can make unusable ground into something usable. Instead of being unable to use your outdoor living space due to the property being wet to the point of flooding, imagine hardscaping innovations that help direct the water away from your outdoor room.
• Dry creek beds direct water away from the outdoor room and house. They also keep mosquitoes from becoming a problem.
• Retaining walls, when placed in logical places on the property, lead the water in the way that it should go. Plus, retaining walls look good and add value to a home.
And finally, hardscapes used in outdoor living spaces provide more of a chance to stay happy and healthy. Family gatherings are good, but they’re better outdoors. Meals
are great but grilling them outside is better. With that said, outdoor spaces with hardscape seating give homeowners a chance to enjoy the fresh air and get plenty of Vitamin D. Simply put: Life is better outdoors.

Carlos Ruiz began his career in construction in the Dallas area over 20 years ago and was owner of a successful framing business. When Carlos and his wife Nicole moved home to Western Colorado in 2009, Carlos had the opportunity to work for a major local builder, where he learned the full scope of the residential building process. Simultaneously, he studied and earned a degree in Construction Technologies and Supervision from Colorado Mesa University as his family began to grow. Previous education included 4 years of Philosophy in a Seminary in Mexico.
Eager to bring together his textbook knowledge and years of practical experience in construction, Carlos seized the opportunity to accomplish his dream of becoming a builder, launching Alta Home Builders.
Nicole later joined the Alta Home Builders team, shifting gears after a 14year career in ministry and advocacy in the non-profit sector. Her degrees are in Great Books and Theology from the University of Notre Dame. Nicole is also an independent real estate broker.

MESA COUNTY NEIGHBORHOODS
Wide variety of views, price ranges to consider when purchasing a property

TheGrand Junction area, like many towns, is much more than the city proper. In fact, most of the population lies outside the core urban area. The city population is about 65,000, while Mesa County boasts about 153,000 people, according to U.S. Census Bureau estimates from 2020. The city lies at the junction of the Colorado and Gunnison Rivers, which provide the lifeblood that is water for much of the western United States – thus the city’s name, Grand Junction. Incorporated out of Ute Indian territory in 1882, Grand Junction was one of the last cities established in Colorado.
When the Grand Junction Visitor and Convention Bureau was established in the late 1980s, it began promoting this special oasis in the desert. The secret has since spread far and wide, with the visitor center—now branded as Visit Grand Junction—advertising the Grand Valley as far away as Germany, and the Grand Junction Economic Partnership offering land and tax incentives to companies that choose to relocate to Mesa County. The climate provides more than 280 days of sunshine a year, low humidity, little snowfall (less than 20 inches a year) and endless opportunities to hike, mountain bike, camp, river raft, and golf. During some mild winters, the golf courses don’t even close. Yet, the nearby higher elevations of Grand Mesa, Aspen and Telluride offer world-class skiing, snowmobiling and snowshoeing all winter long.
Another draw for both newcomers and residents is the wine industry. Now dubbed “Colorado’s Wine Country” by Visit Grand Junction, international visitors tour the more than 25 wineries in nearby Palisade. The annual Colorado Mountain Wine Festival in September has become a big event, rivaling the Country Jam Music Festival, the Tour of the Moon bike ride over Colorado National Monument, and the Junior College Baseball World Series. USA Today recently named the Winefest as the best such festival in the nation.
In an effort to try to avoid past boom and bust cycles of the area’s energy industry, Mesa County has diversified its economic base through attracting new business, helping local businesses expand, and increasing the educated workforce by doubling the size of Colorado Mesa University over the past 15 years (now about 10,000 students). And, the people who move here or choose to stay after attending school are setting up homes where the median family income is about $60,000 (roughly the national median) and the cost of living is about the national average. Housing costs are below the national average, although home sales prices and rental prices are both on the rise as of September, 2021, up more than 10-percent over 2020 prices. The median sales price for 2021 is $325,000. Utility costs are below average and Colorado’s reputation as a low-tax state attracts people trying to improve their bottom line.
When deciding on a specific area in which to live, people have a range of choices within a 25-mile radius. Grand Junction, Fruita, Palisade, Clifton, the Redlands, Orchard Mesa, East Orchard, and LomaMack are some of the areas from which to choose.
GRAND JUNCTION
Grand Junction proper provides many urban amenities. From an indoor shopping mall to a downtown shopping park, large chain stores to locally owned boutiques; a convention center to a performing arts theater, Grand Junction has a small town feel with the advantages of a larger city. Entertainment options include a minor league baseball team, the JUCO World Series, more than 20 movie theaters, several art galleries, and plenty of outdoor recreation opportunities. The downtown area has an array of Victorian-style homes, many selling for below national average prices, as well as more upscale homes in newer subdivisions. Other amenities include the Western Colorado Botanical Gardens and

a paved riverfront trail for walking and bicycling. Las Colonias Park and Dos Rios Park are boosting the appeal of the Colorado Riverfront. Las Colonias added an outdoor amphitheater, a kayaking water channel, butterfly ponds and a business park in the past 5 years. Businesses include a bike rack manufacturer and a zip line manufacturer, and a zip line is planned to enable people to take a zip ride over the river. Dos Rios Park is underway in the Riverside neighborhood. It features a bike park, and plans call for retail and living space, as well as a restaurant.
PALISADE
Palisade offers a mixture of elbowroom and high-density housing. Famous for its 20-plus acre orchards, some working wineries sell for $1 million or more. But most Palisade homes are on smaller acreage, providing families with an opportunity to grow famous Palisade peaches, apples, apricots or cherries. Homes in the heart of town can sell for less than $250,000.
With 2,700 people, Palisade is a place where “everybody knows your name.” Palisade is also home to the Palisade Bluegrass and Roots Festival, held annually in Riverbend Park—the same site as the Colorado Mountain Winefest in September. Two recent additions—the Palisade Plunge Bike Trail that begins at the top of the Grand Mesa and ends near town, and a rifle shooting range east of Palisade—have brought more national attention to the east end of the Grand Valley.
FRUITA
Fruita is traditional farm territory transitioning into an urban area and mountain biking mecca. The city has nearly tripled in size in 30 years, to a population of about 13,000 people. Fruita features the only public recreation center in Mesa County, plus a microbrewery, quaint restaurants and, of course, bike shops. Fruita is well renowned as a mountain biking area, with seemingly endless trails to fit beginning, intermediate and expert mountain bikers. It’s benefited
from Moab, Utah’s international reputation for mountain biking, because trails near Fruita are less crowded than Moab’s during the peak biking seasons of spring and fall. Home prices in Fruita vary, as they do in most sections of the Grand Valley. Homes in the city proper can be found for less than $250,000, while higher-end homes in newer subdivisions can list for $500,000 and up. Homes sitting on several acres can reach the $1 million range.
LOMA-MACK
West of Fruita, the Loma-Mack region features desert terrain with some irrigated sections. Five-acre parcels of land are available, with large farms of 80 acres listing for $500,000 and above. As is the case with every area in the valley, some new subdivisions feature high-end homes listing for $400,000 and more.
REDLANDS
To the southwest of Grand Junction, the Redlands area offers many high-
end homes and townhomes at the base of the breathtaking Colorado National Monument. The old axiom that home values are based on “location, location, location” certainly applies when homes go on the market in the Redlands. Subdivisions such as Independence Ranch offer striking views of the Monument’s rock monoliths, spires and canyons. Large homes on large lots combine to drive prices into the $600,000 to $900,000 range. Yet, smaller, older homes in the Redlands can be purchased for less than $275,000. The Ridges subdivision features townhomes at reasonable rates—ideal for people trying to downsize or young families looking for affordable prices with nice views. The Ridges sits at the edge of the now nationally known Redlands Mesa Golf Club. Named as the top new public golf course in the country when it opened in 2001, luxury homes now peer over sandstone cliffs at the golf course below. This has turned into a playground for the “country club set” in Grand Junction.

GRAND JUNCTION – NORTH
The north area of town mixes subdivisions with large-acre trophy homes and sweeping views of the valley. Some subdivisions, such as Paradise Hills, were built up during the oil shale boom of the late 1970s, when western Colorado was at the epicenter of a national experiment to extract oil from shale rock. Newer subdivisions have been built north and northwest of Paradise Hills, to the west of Grand Junction Regional Airport. Homes range from $300,000–$800,000 in the north part of town where owners have easy access to the airport, Mesa Mall, and downtown Grand Junction.
ORCHARD MESA
Orchard Mesa provides a little higher elevation with several neighborhoods overlooking the Colorado River and the city. While OM offers a range of housing prices, people looking for bargains and “fixer uppers” can find many on Orchard Mesa, with prices under $225,000. Other areas, such as the Spyglass subdivision, on a ridge
with knockout views of the city, feature homes in the $400,000-$600,000 range. Orchard Mesa’s amenities include Eagle Rim Park, an indoor public pool, the fairgrounds, the Colorado Extension office with its demonstration gardens, supermarkets, and hardware stores.
EAST ORCHARD MESA
East Orchard Mesa, south of Palisade, offers an even higher elevation with views of the Palisade wineries and orchards below. Indicative of the mixed values associated with most sections of the Grand Valley, East Orchard Mesa features historic orchards and farms, vacant land and a high-end gated subdivision, called Bonny Brook. Buyers can find land going for around $80,000 an acre, and highend homes for $400,000–$900,000.
CLIFTON
Clifton is an unincorporated area north of East Orchard Mesa between Grand Junction and Palisade. Some of the older homes and townhomes are in the under-$180,000 range. Some
newly developed pockets of the Clifton area feature attractive properties priced at $250,000 and above.
GRAND MESA
Outside of the Grand Valley, Mesa County offers homes and cabins on the Grand Mesa, the world’s largest flat-topped mountain. People sometimes seek homes on the Mesa in order to escape the 90-plus degree heat during Grand Junction summers. At 8,000-11,000 feet above sea level, Grand Mesa properties offer life in a forest, with temperatures peaking in the 70s in the summer. Powderhorn Ski Resort offers wintertime skiing and snowboarding, and summertime mountain biking—all within 45 minutes of Grand Junction.
WHITEWATER
Whitewater is a fast-developing area for people looking for a quieter lifestyle and somewhat lower prices. Located about 8 miles southeast of Grand Junction, Whitewater provides easy access to the amenities of the city. While homes are available for
less than $200,000, some minimansions have also cropped up on the side roads of nearby Reeder Mesa—complete with sweeping views of the Grand Mesa and the Uncompaghre Plateau. The larger homes can run more than $500,000. Water and sewer lines have been extended to parts of this area, adding to its appeal in recent years.
GATEWAY
Another jewel outside of the valley is Gateway, nestled in Unaweep Canyon in the southwest corner of Mesa County. John Hendricks, the founder of the Discovery Channel, constructed a high-end resort featuring a hotel, restaurant and full-service store. Homes in the older part of town sell for $150,000 or less; large-acre farms go for much more. The long-term impact of Hendricks’ Gateway Canyons Resort remains to be seen, but it could lift the value of nearby homes.
Whatever kind of price range you might be looking for when moving to western Colorado, Mesa County has much from which to choose.
