Based on average building square footage per property and average FARs, single family homes are getting much larger but FARs are falling suggesting that these larger homes are being constructed on larger land parcels, which strongly suggests that the majority of new single-family development has been geared towards higher end home markets. FARs also suggest that development patterns for single family homes are become less dense suggesting that the most recent homes constructed (2016 – 2021) are not only larger than those built pre-2000 but are also being constructed on larger parcels of land. This could be a response to demand by higher income households that have moved into neighborhoods such as those on the border of Southington and Wallingford.
