MLSCommittee

The MLS Committee monitors the MLS database and review Rules, fines, and system performance They recommend updates to the MLS and ensure that the operations of the MLS are subject to the By Laws.

Education&communications Committee

This Committee responds to members’ educational needs by planning, promoting and implementing seminars, workshops, as well as communication of relevant occurrences or developments to members of the Association and the public.

ProfessionalStandards&Ethics Committee

This Committee has authority to inquire into the conduct of the members of the Association. They review complaints, make findings, decisions, rulings, recommendations, make written reports to the Board and take cognizance of all matters pertaining to ethical practices.

The Committee is charged with the responsibility to oversee the Association’s financial resources and prepare the annual budget.

Targets audiences for membership, successfully enrolling new members while retaining current members and coordinates tangible and intangible benefits

Events,Entertainment&Fundraising Committee

This Committee conceptualizes, develops, schedules and stage events, entertainment and fundraising activities for the Association.

GlobalBusinessCouncilCommittee

This is the arm of the Association which is dedicated to globally themed education, programming, and networking for their members

STANDARDS OF CONDUCT

REALTORS® DOS AND DON'TS WHEN SHOWING LISTINGS

DOs

RETURN appointment calls promptly. FOLLOW instructions when showing listings/making appointments.

ARRIVE on time.

LEAVE your business card.

TURN off all lights that were not on upon arrival.

CALL sellers (if authorized) or seller’s REALTOR® to inform if you are delayed or appointment is to be cancelled.

CLOSE drapes/blinds, which are closed upon arrival.

LOCK all doors before leaving.

DON'Ts

DO NOT SHOW a listing without an appointment. DO NOT CONTACT seller directly unless authorized. DO NOT LEAVE trash on property. DO NOT SMOKE or allow smoking on property.

DO NOT ALLOW children to wander. DO NOT FAIL to cancel, or call, if late or unable to show.

DO NOT DISCUSS price, etc., in front of seller.

CHECK all doors, even if you didn’t open them.

REFRAIN from smoking in the property. QUALIFY buyer before showing.

NOTIFY the listing broker if there appears to be inaccurate information on the listing.

REPORT suspicious odors, broken locks, windows, etc. to listing office.

BECOME familiar with property before showing.

WAIT outside if another REALTOR® is showing the property when you arrive.

DO NOT CRITICIZE property in the presence of the occupant.

DO NOT TALK to seller about potential contract terms while showing.

DO NOT REARRANGE furniture and leave it that way.

DO NOT LEAVE doors unlocked, windows open, etc.

DO NOT FORGET to leave business card.

DO NOT FORGET to return the key to the listing broker.

HOW TO USE THE 4PS OF MARKETING IN REAL ESTATE INDUSTRY

The 4 Ps of marketing are known as Product, Promotion, Price and Place.

The 4 Ps of marketing is a key factor when implementing a marketing plan for your clients' property, whether for sale or rental. You are at a advantage as only you can highlight the unique selling points that allows it to stand out from the rest.

Product: Real Estate is more than just a physical home; the characteristics of the house makes it desirable to potential buyers.

Promotion: As a REALTOR® or REALTOR ASSOCIATE®, it is your duty to convey the property's unique characteristics by making use of your Social Media Platforms and Xposure to market the property to your potential buyers.

Price: Discuss an appropriate price for listing purposes in order to appeal to your potential buyers. If the property is priced too high, you are unlikely to attract potential buyers.

Place: As it relates to Real Estate, ensure that the property is properly staged in order to attract your potential buyers by display photos on Xposure and through Open House/Viewings.

REALTOR ASSOCIATES® ARE PAID A COMMISSION ON HIS OR HER GROSS SALES PLUS GCT WITHOUT ANY DEDUCTION OF TAXES SUBJECT TO YOU REACHING THE REQUIRED THRESHOLD.

REALTOR ASSOCIATES® HOURS OF WORK CANNOT BE MANDATED BY THE REALTOR®.

REALTOR ASSOCIATES® ARE PERMITTED TO WORK OUT OF HIS OR HER OWN HOME OR THE OFFICE OF THE REALTOR® AS PER THEIR AGREEMENT.
