Pricing a property and strategic positioning are the most important aspects of the marketing process and eventual sale, both upfront and when entrenched in negotiations When determining the correct price/strategy for your home, it is imperative to evaluate closely the targeted buyer, consumer trends within your specific neighborhood, and comparative prices of similar homes in the area Current inventory and market conditions in the pinpoint market (Meadowbrook) and broader market (Matthews Beach) are just as crucial to understanding the most appropriate sales price
Due to your lot being so large and you wanting to preserve it from being developed you have a few different options on how you want to proceed The price recommendations provided below are based on the assumption that we would prep your home by doing a pre-inspection and addressing any major items that come up, landscape clean up with fresh mulch in front and staging to ensure it is presented in the best possible way.
Option 1: Selling your home and the entire 10,466 sf lot, listing it on the MLS.
This approach is likely to generate the highest overall sales price By offering the home together with the larger lot and exposing it to the open market, you maximize visibility and reach the broadest pool of potential buyers In strong market conditions, this can also create the opportunity for multiple offers and pricing above list price In situations like this, the market often determines the final value, especially for unique properties such as yours
Recommended list price: $785,000 - $849,000
Option 2: Selling your home and the entire 10,466 sf lot to your neighbor off market
This could be a good option if you don’t want the stress and hassle of prepping your home to go on the market Depending on your neighbor, if he is not represented by an agent it could also save you costs on real estate fees.
Recommended off market price: $800,000 - $849,000
Option 3: Sub-diving your lot and selling the back half to your neighbor and then selling your home with a smaller lot on the MLS
In Seattle, this is done through a Lot Boundary Adjustment, which allows an existing property line to be shifted between two neighboring lots The key requirement is that no new lot is created and that both properties remain compliant with city zoning standards after the adjustment
The general process would look like this:
1 Confirm feasibility with the City – Verify zoning, minimum lot size, setbacks, and check for any environmentally critical areas to ensure the adjustment is allowed
2 Hire a licensed surveyor – A surveyor prepares a boundary survey and proposes the new property line, along with updated legal descriptions
3 Submit a Lot Boundary Adjustment application to the City of Seattle – This is an administrative land-use review handled by Seattle Department of Construction & Inspections
4 City review and approval – The City confirms zoning and code compliance
5 Recording and sale – Once approved, the new boundary is recorded with King County and the portion of land can be legally sold to your neighbor
From start to finish, the process can takes 3–6 months, depending on city review timelines and complexity Total costs often range from approximately $6,000–$15,000, including survey, city fees, and recording. In many cases, the neighbor purchasing the land covers or shares these costs since they are benefiting from the additional lot area.
Once this is completed and the sale is finalized and recorded we could then list your home with it’s new smaller lot on the MLS

“Maria and Sally did a wonderful job working with me to sell our house - from the very start, when I was trying to select a realtor, until now - after I have sold the house, and moved to a smaller rental home nearby.
While ours was an "older" house - built in 1982 - with no open spaces, with stairs, and a pool, she never thought that it simply needed to be sold as a tear down. She was very honest thruout the entire process, and let me know that it might have to be sold as a tear down, but thought we should first see if someone would love it as much as we did
She came up with realistic, but innovative, ideas to give prospective buyers a fresh look at the house's potential as a warm "modern" home!
