Of Barnardsville’s, heroes and history Our story begins with Pisgah National Forest as we celebrate its 100th anniversary. As we follow the forest’s natural Ridgeline, we come to the cities and towns that share its borders. We discover the history of the area, see how its heroes have shaped it and understand why so many call this special place home. Pisgah was one of the first national forests in the eastern US and is completely contained within western North Carolina. Near Barnardsville, in an area known by locals as the Coleman Boundary, and by the US Forest Service as the Big Ivy, you’ll find many trails, picnic areas, numerous water falls and the Ivy River. The history and beauty of the area draws nature lovers in abundance to hike or bike its many trails. The Big Ivy is ecologically significant with its old growth and virgin forests. Its rugged and scenic terrain has also served as film locations for The Last of the Mohicans. For The Hunger Games, the Big Ivy area was used as the local forest in the early scenes where we witnessed Katniss Everdene’s hunting skills.

Creating sacred space in your home or garden by Laura Esculcas Professional athletes talk about “being in the flow” when referring to that moment of performance when everything just clicks into place. Most of us are not pro-athletes, but we may have experienced one of those moments of flow, whether physically, mentally, or emotionally. You might recognize it as the “click” of synchronous words or actions, an inner calm or peace of mind, or the flow of joy and spontaneous expression of love. So many words are used to describe this state of being in the flow, yet all are inadequate. Even so, phrases like she’s on a roll, he’s in the groove, everything just clicked into place, it’s all smooth sailing, and a state of grace help us to understand this experience of flow. But understanding is not the same as experiencing, and for most people it’s not that easy to move into a state 34 Fine Homes & Design | Spring 2016

of flow in the midst of an often-hectic day. This is why so many people today who are seeking that state of flow are drawn to spiritual practices such as yoga, chi-gong, prayer, meditation, and mindfulness. Dedicating time each day to care for your soul gives ordinary life depth, and invites you to be open to the flow of life, which in turn brings you more opportunities to “be in the flow.” Our natural world is alive with spirit. We have been shaped by our experiences here on earth, so it is important to maintain a connection to nature by creating sacred space at home. Practices that nurture relationship with the earth – and the force that you believe created it – deepen your sense of connection with flow. For many people, working in a garden is a spiritual practice. “When you work in the garden, the garden works on you,” write Ellen Gunter and Ted Carter in Earth Calling, reminding us that “ Reconnecting to the earth also reconnects you to your


senses, the nature that is always in you. When you turn your senses over to nature, it heightens your awareness of everything.” Effective spiritual practices help us to reacquaint ourselves with the spirit of our natural world. Calen Rayne, founder of Sacred Landscapes and co-founder of Earth Shamans, tells us, “Some people believe the Blue Ridge Mountains surrounding Asheville to be one of the most powerful healing places on Earth. So we have a base of meditative energy to draw from as we design our own sacred landscapes around our homes, or a contemplative space within our homes, to assist us to step back from our fast paced mobile world for a period of time to reconnect with that which truly nurtures our spirits.” Whether you already have a spiritual practice, or you’re just getting started, an essential part of your practice is the space in which you choose to care for your soul. A well-designed sacred space – whether it is a dedicated garden, room, or home altar on a windowsill – creates a physical connection to the land and is a tangible reminder of what gives meaning to your life journey. “Sacred space is as simple as making meaning. Sacredness comes from the meaning of your life story... make a space and a time that is full of meaning to you. The space you carve out of your life is the space where magic will happen, the place where you will be healed, grow and change,” write Michael Samuels and Mary Rockwood Lane in Creative Healing. Creating your own sacred space in your home or garden signals that self-care – deep soul care – is a priority for you. Your sacred space sets boundaries and grounds your intention to be in the flow of life. Five tips for creating your sacred space in your home or garden: 1. Where intention goes, energy flows. Begin by setting your intention for your sacred space. Are you creating a private sanctuary or a shared space for community prayer and meditation? How do you want your sacred space to support you? Do you want it to be inspiring, motivating, energizing, calming, grounding, or something else? Before you begin, take time to write out your intention for the space and how you would like to use it. 2. Make it clear and simple. Simplicity is key. Choose a place in your home or garden where you will not be tempted with distractions. Make sure your space is clean, clear and uncluttered. This is your place of peaceful self-care, so avoid high traffic areas and transition rooms in the house or garden. Remove mobile devices and electronics, and do not work or have a home office where you create your sacred

space. Once you’ve physically cleared your space, consider ritually clearing it as well by ringing a bell or chime, drumming, singing, chanting, burning sage, or using any element you choose. Bring into the space only a few basic furniture elements: a chair, cushion, or mat to sit on, a soft light, and a blanket to stay cozy. Choose colors that support your intention and create a comfortable ambiance based on your personal preferences. White or pastel colors enhance light and clarity, and dark, earth tones support going inward. 3. Home is where the heart it. Select for your sacred space items that support your intention and remind you of what you love. Personal items that are meaningful to you might include: a painting, collage, statue of protective symbols, favorite poem, sacred texts or words of wisdom, bells or musical instruments, ritual objects, images of your Spirit animal, a talisman symbolizing your intention for your space, photographs of loved ones, a candle, incense, personal divination tools such as runes or oracle cards, and a journal specifically designated for your sacred practice. 4. Make an Earth connection. If your sacred space is in a garden, then you will naturally feed your connection with Earth. In Earth Calling, authors Carter and Gunther recommend having a dawn and sunset practice outside “in which you pay homage to your life, the air you breathe into your lungs, and the earth that sustains you.” In your home, bring in a connection with the earth by adding natural elements to your sacred space, such as plants, stones, shells, fresh flowers, and water. Include objects or images from places of pilgrimage and special places that you have known. Add a photograph of your favorite tree, mountain peak, lake, river, seashore, or any place where you have felt your connection with nature. Every home, garden, or room has a point that resonates with the sacred energies of the land. Calen Rayne has named it the Genesis Point. It is from this point, he explains in his Genesis Point Training, that information and energy stream in and increase the transformational potential of a space. 5. Make room to grow. Use your intuition to gauge the energy of your sacred space, changing it with the seasons, special occasions, or to honor changes in your life. From time to time, review your intention for the space and update objects in it as life changes and you evolve. Make sure your sacred space is still supporting your intention, and if not, step back and look at what needs to be cleared or simplified in your space and in your spiritual practice. Asheville-based Feng Shui Consultant Jini Rayne suggests that you honor any changes you make in your space with ritual. Creating a sacred space is essential to having a spiritual practice that moves you toward a state of flow and supports you to generate meaningful action and cultivate genuine relationships every day. This provocative (though far from unprecedented ) statement compels us to explore the essence of both ‘life’ and ‘environment’. though the focus is very different.

Easements are all around us. They provide us with sidewalks, access to utilities or driveway access for a neighbor. They may be public easements that define a specific area of land for public use, such as beach or trail access.

In reality, whether it’s a conservation or preservation easement, the principles are the same. Basically, an easement is a voluntary legally binding agreement that limits certain types of uses or prevents development on a piece of property now and in the future. And with either agreement, land or property owners retain many of their rights, including the right to own and use the property, sell it, or pass it on to their heirs.

Two very different types of easements are those that are granted by individual landowners or property owners to limit development and protect property for the future. The most common, or at least the one that most people are aware of is a conservation easement. Preservation easements are not so mainstream, but are of equal importance even 50 Fine Homes & Design | Spring 2016

Donating both types of easements come with many benefits. In addition to the possibility of tax benefits, the most profound is the preservation of the land or property for future generations.


Conservation easements The purpose of a conservation easement is to protect the property’s ecological or open-space (conservation) values. One of the very first conservation easements was donated in 1961 to The Nature Conservancy. It was for land in Connecticut and helped set the stage for this nonprofit to lead the way in helping craft the policy around conservation easements. And ever since then, The Nature Conservancy has used conservation easements to protect the value of land and water as habitat for native plant and animal species. Closer to home, the Carolina Mountain Land Conservancy is in business to safeguard our region’s rich natural features—our beautiful, ancient mountains, forested

Conservation easements offer great flexibility, yet provide a permanent guarantee that land will not be developed wilderness, precious waterways and historic rural landscapes. Through more than 100 conservation easements, this organization is creating a network of protected farms, forests, parks and natural lands that include thousands of acres. Conservation easements offer great flexibility, yet provide a permanent guarantee that the land will not be developed. For example, an easement on land containing rare wildlife habitat might prohibit any development, while one on a farm might allow continued farming and the building of additional agricultural structures. All conservation easements must provide public benefits, such as water quality, farm and ranch land preservation, scenic views, wildlife habitat, outdoor recreation, education and historic preservation. Preservation easements While it’s critically important for our future to conserve our precious environmental resources, it’s just as crucial to preserve our historic resources. To that end, preservation easements play an integral role. The purpose of a preservation easement is to protect the property’s historic integrity. The legal agreement is made between the property owner and a qualified preservation organization, such as the Preservation Society of Asheville & Buncombe County (PSABC). One of the more recognizable buildings that maintains permanent protection through a preservation easement is the Grove Arcade in downtown Asheville. Some of the properties on Wall Street also fall into this category of protection.

Preserving an historic building for the future creates a link to the past that cannot be broken. Many who have entered into an easement agreement have mentioned their deep personal connection to their historic property, speaking about their family legacy and their desire to preserve it.

Moving away from downtown, there are a number of homes in Asheville neighborhoods that have preservation easement agreements with the PSABC. The Sallie Lee Cottage in Montford is one such home. It is one of the older homes in Asheville, believed to be built in 1883. The Victorian Stickstyle home was named after its original owner and will be preserved in perpetuity.

When entering into an easement agreement, both the property owner and the organization have certain responsibilities. The property owner agrees to maintain the property in satisfactory condition and protect its historic integrity without inappropriate alterations, additions or demolitions. The organization is responsible for monitoring and enforcing the conditions of the easement by inspecting

Preservation easements can be a tool for neighborhood preservation as well the property and communicating with the property owner. The owner retains the right and duty to manage and care for the property, continues to pay taxes, and can continue to live and/or work in the building and on the property as before. The legal agreement is written in deed form and filed at the Buncombe County register of deeds. It’s also included in the property title and not only affects the original property owner, but all future owners. The easement will be listed during a title search, thereby notifying each potential new property owner of its existence and the conditions that go along with the property’s purchase. Easements are flexible and can be customized to meet the property owner’s needs. For instance, the owner may choose only to protect the exterior of the building, but a preservation easement may also protect a building’s interior and important landscape elements, such as outbuildings, walls or terraces. Preservation easements protect properties—private residences, commercial buildings, landscapes and gardens— with significant historical, architectural or archaeological resources. Eligible properties must meet certain standards for historic significance. Being listed in the National Register of Historic Places is a standard typically used. Preservation easements can be a tool for neighborhood preservation as well. An easementprotected property becomes a stable anchor for its neighborhood, demonstrating historic status and a heightened awareness of the value of preservation. Benefits of easements There are many advantages to both types of easements. Whether for historic property or land conservation, easements benefit owners by securing the property for the future. Through the donation of an easement, a personal legacy is created that will live on, leaving an indelible mark for all to enjoy.

This is how it works. By precluding certain development alternatives, the market value of the property can be reduced. The resulting difference is the value of the interest in the property that is transferred to the non-profit organization. Property tax assessments may be adjusted appropriately, with a corresponding impact on estate taxes. There are some specific requirements that must be met to obtain federal and state tax incentives for the donation of easements. For example, the easement must be perpetual, the donor must work with a qualified charitable organization, and the easement must meet one or more of the purposes set out in the federal tax code, which include: • Preservation of historically important land or buildings • Preservation of land for outdoor recreation or education • Protection of relatively natural habitats of fish, wildlife or plants • Preservation of open space pursuant to a clearly delineated governmental conservation policy Additional requirements must be met to take a tax deduction on an easement donation for a property in a local historic district. Each property and the applicable local preservation law must be considered individually in order to correctly assess the value of a preservation easement. You can check with the PSABC for more information about this. The importance of easements cannot be understated … conserving and preserving land is in everyone’s best interests. Conserving our natural resources is critical to our future and preserving our history helps sustain our sense of place and connects us more deeply to who we are as a community. Saving the places that are important helps to define us and in effect makes us who we are. It helps create a sense of pride and accomplishment that can be felt in the energy of Asheville and Western North Carolina. Small business leads the way in driving economic growth By Colleen Watson We’ve seen it many times, the desire for communities to entice large corporations to their areas. It may seem like a quick fix to economic growth, but there are many benefits to supporting small businesses. Whether that support comes in offering certain incentives to a business start-up or through opportunities for existing businesses to tap into knowledge 76 Fine Homes & Design | Spring 2016

and leading-edge innovation, the end result is the same—a thriving economy with continued job opportunities. According to the Asheville Chamber of Commerce, small business is the backbone of Asheville’s economy. The facts back up this statement, so it’s not surprising that the Chamber of Commerce and many other community organizations offer a variety of resources designed to help small businesses succeed. One such group is the UNC Asheville Family Business Forum (FBF). Helping business owners maximize the well being of their business, the FBF focuses on professional development and creates an environment that raises awareness specifically for family owned and privately held businesses in Western North Carolina. They allow for the sharing of ideas and access to relevant business education. The mission of the FBF is “to support you so your business can succeed across generations.” The first week of May is Asheville’s Small Business Week. According to the US Small Business Administration (SBA), small businesses represent 99.7% of all employer firms. Since 1995, they’ve generated 64% of new jobs and

accounted for 42.9% of the total US payroll dollars Small businesses stimulate economic growth through employment opportunities and by bringing innovation to the community. They tend to attract talent who invent new products or implement new solutions for existing ideas. To support this, a study by the SBA found that small businesses produced 16 times more patents than larger firms. In short, small businesses of all types help strengthen local economies. In honor of Asheville’s Small Business Week, the Family Business Forum will be opening its doors free to the public for their Thursday, May 5th luncheon event. Mark Peters of the Michigan-based, family-owned dairy operation known as Butterball Farms (not to be confused with Butterball Turkeys), is on the schedule. Mark’s talk, Because Butter Should Be Beautiful, will cover the company’s transition to the next generation as well as the importance of collaboration in the business community. Mark has appeared on TEDx Talk and you can see his presentation, I want lifetime employment (not just with you), on YouTube.

While FBF members include all business sizes, they have one thing in common—dedication to preserving family business for future generations. The Forums provide educational programming presented by nationally known experts, with event topics originating from member feedback and current hot topics. An ongoing topic centers on passing the reigns to the next generation. An article in the Harvard Business Review states that 70% of family businesses fail before they reach the second generation, and only 10% make it to the third. An important benefit to joining the FBF is their commitment and dedication to preserving family business for future generations. The Forums also provide opportunities for members to build relationships with other family businesses and service providers. According to G. Tate Groome, Co-CEO of Colton Groome & Company, his father, George, helped create the UNC Asheville Family Business Forum 15 years ago with the goal of bringing best-in-class speakers to Asheville from family businesses throughout the country. As for small businesses in general, many are able to react and adapt quickly to accommodate a changing economic climate. Because they generally are more customer-focused, their customers tend to remain loyal during an economic downturn. In spite of this, during the recession of 2009, small businesses were hit hard. It took awhile but they have continued to rebound. Because they’re small, however, it’s easy to underestimate their value and role in our economy. But while they may be small, their impact is not. Local artist creates unique illustrations with a knife North Carolina artist, Kimberly Anderson has been an illustrator, graphic designer, and silk painter for years. She started her artistic journey at the young age of three years old where she started drawing and never stopped. According to her family she drew on everything... including walls. Her talent is an inherited talent that she shares with several other artist in her family and it came naturally even as a toddler. Kim decided early in life that she was going to pursue a profession in design and the arts. She was always fascinated with photography at a very early age. At the beginning of her 20’s her first real creative job came about when an uncle bought a photo lab in Hendersonville and hired Kim as the manager. This is where she was able to set up a photography studio and a dark room along with the newest photo lab equipment that did all the work for you. This is also where her first lessons in CMYK color came from (the format for all 4-color printing). It was the beginning steps to her graphic design career. During this time Kim became a professional photographer and went on to work in commercial photography with a well known photographer in Hendersonville. After a few years in the photography business and at the age of 24 she was able to get her first job as a graphic designer and this became her profession. Besides being a graphic designer she has many years of experience in management as a Production Manager and an Art Director. She is currently the Art Director for Fine Homes & Design magazine. Her career as a graphic designer came true early on and she still works in the advertising/marketing /publication industry.

She never stopped drawing... She eventually became known for her pen, ink, and watercolors and was accepted into galleries in the area and began selling her art. And like so many creative people she had many mediums that she experimented with, some stuck and some didn’t. With the exception of a few workshops she is a self taught artist and crafts person. It was less than 10 years ago when Kim was teaching silk painting at AB Tech in their Continuing Ed classes that one of her students carried in the white clay board that had been painted on with India ink and scratched back off. Kim had been working with the black scratchboard but this was different. Kim thought “I can get excited about this” and went out the next day and purchased what she needed from the former Carolina Arts Supply on Swannanoa River Road. It really began there with the scratch art and the art has evolved over the years. The boards are a product of Ampersand and the correct name for the boards are Scratchbord and Claybord. “I found my niche and what I have a passion to do. It’s my illustration skills inside out. I am drawing on this black ink with a knife and bringing it to life through tiny scratch lines. It’s sort of like drawing in the negative by taking solid black and turning it into a realistic image.” Spring 2016 | Fine Homes & Design 89


Kim works on both the black scratchbord and the white claybord, but most of her work is on the claybord. A common misconception by many is that the color is underneath the ink and there is not any color, it is applied later. These boards are either totally white (claybord) or totally black (scratchbord). Kim’s process on the claybord begins with painting in the subject with black ink and then with her knife tool she removes that ink creating her subject. The white clay shows through all the scratch lines. Next she colors the piece, with a combination of watercolor, and inks. She finishes the art with a high gloss sealant. Framed pieces are without glass so that you can see and feel the texture of the line work. She works mainly in nature, birds, and florals. The scratch art lends itself well to the realism. She also likes to be creative and do “block print” style scratch art (see Hummingbirds on page 88). That is where she starts on black scratchbord and then removes the white around the subject. It leaves a black outline and little marks throughout all the white. The scratch art is a labor of love and can take many hours on the larger pieces. “Kimberly shares that her drawing background is what drives her art. With a strong understanding of many art materials and superb drawing skills, it is no surprise that Kimberly’s current artwork is both beautifully designed, exquisitely rendered, and nationally recognized.” - Ampersand Art Supply - Featured Artist July 2015 As a graphic designer and photographer, Kim is able to photograph her art and then turn it into many products such as art pendants, ornaments and note cards to name a few. She is also involved in the coloring book craze and is currently working with a publisher illustrating a coloring book to be published late in 2016. She has been represented by many galleries in the area. Feng Shui design:

The importance of your kitchen By Jini Rayne

Kitchens are a place of nurturing and support for a family. The kitchen is both a private, almost meditative space, and a public space where family and friends gather around for the preparation of food. In feng shui, the kitchen is particularly important because the stove is seen as the hearth of a home, a place where the family is continually nourished, and where personal vitality is replenished. Along with the entrance, where energy and opportunity are welcomed, and the bed, where you rest and rejuvenate and spend about one third of life, the stove is one of the three most important features of a home. It is the engine that runs the house. As the source of nourishment for inhabitants, the stove is a symbol of wealth as well as health. It is important that all of the burners and the oven function properly, and that they all be used on a regular basis. This doesn’t mean that one must cook elaborately, just that it is important to use all of the sources of family nourishment, not just a favorite burner or two, to avoid inhibiting your ability to provide for your family. Keeping the stove sparkling clean is also a good way to honor and reinforce its function as a source of good energy. The stove (fire) should be separated by some counter space from the sink (water) and refrigerator (water) and not be under a window or skylight. It should be well lit and free from any oppressive block overhead such as a beam. The cook should have plenty of space to work at the stove and ideally should also be able to see the door while cooking. If the cook’s back is to a door, a shiny teapot might be placed next to stove, or some other adjustment might be required so that they can see the reflection of the door. Hanging a crystal or wind chime over the cook’s position at the stove can bring clarity to the cook and generally clear and balance energy in the kitchen. This is especially indicated if there are many windows or doors in the kitchen, if the kitchen does not have three defining walls, or if it is not a regular square or rectangle in shape.

Good lighting in the kitchen is not just a practical or esthetic consideration but also a feng shui imperative. The


Chinese believe that a dark kitchen portends a dark future. Well lit work spaces at both the sink and stove, in addition to general, overhead lighting, is ideal. It is undesirable for a kitchen to have a common wall with a bathroom. It is especially adverse if bathroom plumbing (water) is on the wall of the bath behind the stove (fire). Likewise, a common wall between a bedroom and the kitchen is considered unfortunate. At the very least, the head of the bed should not be on the wall against the stove on the other side. If the house is an irregular shape and the kitchen, particularly the stove, is outside the bagua (the energy map) of the house, then it is hard to bring money in and one partner is likely to be gone a lot. There is a way to use a mirror to “pull the stove� back into the house. One very negative circumstance is if the stove can be seen from the front door when one enters the house. This

view must be blocked in some way as illness or death, especially for adult women, is believed to result from this circumstance. I must admit that this is one feng shui rule for which I could find no logical reason. Yet I have seen too many fatal illnesses of the woman of the house when this circumstance is present to doubt the validity of this rule. In this day where many of us habitually enter from a garage directly into the kitchen, I would be cautious of the woman of the house using such an entrance if the stove is immediately in her line of sight when entering the kitchen. At least I would not use such an entrance very often if it were my house. Feng shui is a method of bringing balance and harmony to one’s environment.
