:3: Best advice for someone new in real estate? Focus on just one or two lead generating systems vs trying to do everything under the sun to see what sticks. Find your niche and focus on it. Consistency is key and never treat a closing like a divorce. Your clients should be a part of your life even after closing. Everyone wants to work off referrals right?

Huffines REALTOR® Trips are legendary! Guests say each trip is better than the one before!

We sat down and chatted with Chellie Feathers-Meziere Director of Marketing with Huffines Communities to get the scoop on the legendary Huffines REALTOR® trips we hear about every year! The very first Huffines REALTOR® trip took place in February of 2016 - when 13 REALTORs ® were awarded for Heartland sales — with a luxurious trip to Dreams Las Mareas in Guanacaste, Costa Rica.

Later that year, in October of 2016, they took a group of 17 to the Grotto Bay Resort on the beautiful isle of Bermuda for sales in Inspiration.

The 2017 trip was originally scheduled to take place in the Caribbean Island of Tortola but Hurricane Irma had other ideas. So, Chellie and team quickly shifted gears and took 50 people to the incredibly beautiful island of Maui in Hawaii. I mean you can't go wrong with Hawaii!

The 2018 trip brought a big shift in direction for Huffines' REALTOR® trip, as they embarked on their very first cruise on board the SilverSea Luxury Liner of Silver Wind, a 280 passenger sailing yacht.

Forty guests enjoyed a grand adventure on this Caribbean cruise with stops on the islands of Grand Turks, St. Barth’s, Antiqua & Barbuda, British Virgin Gorda, and Puerto Rico

When Huffines says they are taking REALTORs® on an all-expenses paid luxury trip – they REALLY deliver!

Rudesheim Germany, Koblenz Germany, Cologne Germany, Kinderdijk Netherlands and disembarking in Amsterdam Netherlands.

I asked about REALTOR® based sales. Huffines communities sales involving REALTORs® average in the 80+% range. Huffines was among many real-estate-related companies who celebrated breaking sales records in 2020.

Chellie noted that Huffines' 2020 sales skyrocketed as

people discovered that if they had to be housebound, they preferred to do it in a beautiful new home vs. a cramped apartment. So in addition to record home sales in 2020, those sales also helped break a record of the number of guests qualifying for the trip!

The 2020 REALTOR® trip grew to a record 58 guests! Sadly, due to Canadian restrictions not allowing passage through International waters, the originally planned Alaskan Cruise had to be scrapped for a more tropical get-away to the breathtaking azure waters of the Turks & Caicos Islands.

That 2020 trip just took place this July, and 54 people experienced paradise together at the Windsong Resort on the Isle of Provodentiales.

It was postponed and rescheduled three times due to Covid and now is finally set to take placethis September 29th – October 6th. The 2019 was worth the wait, though! deliver! Each trip kicks off with a fun-filled “Ticket Party Reception” where Huffines' guests are invited to a cocktail party to wine, dine and mingle with other guests. Lucky guests are presented with lots of goodies including a totebag, beachbag or backpack (depending on the destination) loaded with thoughtfully brainstormed items that will be helpful on the trip such as bug bands, sunscreen and chapstick, snacks, branded beach towels and beverage tumblers, and a folder containing travel tickets and information, luggage tags and more. Airfare, lodging, food and beverage, excursions and entertainment are all included on Huffines' trips! Pretty much all REALTORs® need to bring is their suitcases and some spending money for souvenirs! Before the ticket party ends, a brief overview of the

trip is provided by Chellie, and Arta Travel President/Owner, Steve McSwain who also travels to the destination with the group. Guests are on the trips to relax, but Chellie and her team, along with Steve, work tirelessly to make the trips the incredible success they have become year-after-year.

Builder partners often voice their appreciation for Huffines Communities team members going above and beyond the 'norm' of what a developer typically offers builder partners, so getting one-on-one time with our builders on the trip is a great opportunity to mix business with pleasure.

Many great, new ideas have come from those casual get togethers on Huffines' trips!

Bloomfield Homes has been involved in the trips almost since the beginning, send-

ing either Mike McCord and his wife Rita, or Don Dykstra and wife Debbie. Debra Andrew with Gehan has found the trips to be such a great marketing opportunity that she has joined the trip for the past three years. Wanting in on the fun this year, Shaddock Homes' Peter Shaddock brought wife, Julie, and four top executives along with their spouses to join the 2020 trip to Turks & Caicos!

The 2021 REALTOR® trip will take place June 5-10, 2022 and, due to popular demand, will be at the fabulous all-inclusive Secrets Resort in Guanacaste, Costa Rica!

The healthy market is evident at all home price points. Competition in the real estate game is not new, generally homes at the entry level price point are competitive, no matter the market. The change is that now the competition is seen at price points all across the board, from entry level, all the way to high-end luxury properties.

Californians are moving to Texas.

It seems like every week a new corporation is relocating to Dallas. This definitely isn’t a new trend, but it is still a very necessary detail in the landscape of the North Texas real estate market.

North Texas suburbs have been ranked among the best cities to live in for decades, and now out-of-state residents are moving here to see what the hype is about.

Texas is viewed as the next California. As Austin transforms into the next Silicon Valley, Dallas is transforming into the next mixture of Los Angeles and Silicon Valley – basically California without the beach.

Texas has become the permanent home for Californians at an increasingly steady pace for the past few years, and the past few months have been no exception to the trend.

Along with the corporate relocation of Fortune 500 companies, comes the relocation of hundreds of thousands of individuals and families, all searching for their permanent home in Texas.

Rarely do you see multiple offers on multi-million dollar homes, but that is the new norm, in large part because five-million dollars in Dallas can buy a spacious estate, whereas in California, that amount would get you a much smaller property.

Dallas has become a powerhouse for both companies and families, and it isn’t going anywhere. The real estate market in Dallas-Fort Worth will continue to thrive beyond 2021.

The trend of moving to Texas isn’t solely based on the Pandemic, though it has put some ignition on the fire.

Last March, as the world started to shut down, no one knew what the future held for any business.

As soon as the real estate industry escaped the initial setback in March of 2020, the industry started to see immediate change. That change lies in people wanting to get out of their apartments, out of the city, and into places that offer more space.

The busiest time to be a REALTOR traditionally falls in the spring and early summer months, but that hasn’t been the case for the last 18 months. For the most part, 2020 and 2021 have functioned at spring levels for every firm in North Texas.

As California residents benefit from the lower cost and less populated Texas landscape, the Texas real

sent a fairly diverse set of backgrounds and walks of life, and very few seem to have answered, “REALTOR®” when asked what they wanted to be when they grew up.

Though Jenn Rock has been a REALTOR® with Better Homes and Gardens for a decade now, she’s no exception when it comes to bringing a unique background and unique set of experiences to the industry.

Jenn was born in Abilene, Texas, where she lived through her kindergarten year. After that year, because of her parents’ work as missionaries, the family moved to Costa Rica, and then to Colombia when she was eight. She remembers being hesitant about moving to Colombia; however, after some brief integration into the culture, she quickly realized it was exactly where she wanted to be despite the tumultuousness of the country during that time.

She spent the next several years there, building friend groups and immersing herself in the only real culture she had ever known.

Jenn had no trouble assimilating and making friends, and she credits this experience with developing her ability to relate to various types of people from early on.

An adventurous teen, Jenn was excited when she was told she would get to spend her junior year of high school at boarding school in Ecuador. “Some people think boarding schools have negative connotations,” Jenn said.

“But I have great memories of boarding school!” It was another opportunity for her to meet new friends that she still remains in contact with today. “It was an incredible bonding experience,” said Jenn.

Jenn’s parents modeled a familyforward lifestyle, which is eventually what drew Jenn into the real estate industry. Even when her father switched roles within the missions organization and moved their family to Los Angeles for her senior year, Jenn’s strong bond with her family and sharp assimilation skills allowed her to succeed. private school where everyone drove fancy cars,” Jenn remembered.

She recalls the move to LA being far more challenging than any move in Central or South America. But, true to form, Jenn persevered, carving out her place and building her own little community nearly 6,000 miles from what she came to know as “home.”

Jenn ended up staying in Los Angeles for 15 years where she worked in the marketing world.

Deep down, though, she knew she wanted to be back in Texas.

The only member of her family to be born in the Lone Star State, she wore the Texan badge with honor. “I am proud to be a Texan,” she laughed. Upon graduation, her parents offered both her and her sister a graduation trip. “My sister wanted to go to Germany; I wanted to go to Texas,” she said resolutely. That led to regular summer camp trips, and after feeling like she hit her California ceiling, with no job, house, or plan, she packed up her car and headed east — towards 'home'.

She explored various admin roles in different companies before deciding to try her hand at real estate. She was married with kids by then, and flexibility was paramount. The timing was

interesting, as she actually leveled up in her career during the sharp downturn of the housing market around 2008. While that coincidence provided its own challenges, Jenn considers herself one of the lucky ones. Her broker happened to be getting out of the business and offered to mentor her and send business her way.

“She launched my career for me,” Jenn said. As a result, she had the opportunity to rapidly expand her business, but was grateful that she didn’t have to. “I could’ve worked every weekend. I still can. But I don’t want to,” Jenn said matter-of-factly.

Jenn said her reasons for staying in real estate a decade later are the same reasons she got in: She wants the freedom to prioritize her family. However, this shouldn’t be confused for her savvy or keen eye for industry trends. She’s anything but disengaged. We discussed vision, market trends, which suburbs are handling rapid growth, and which ones aren’t. Her wisdom and ability to see the big picture no doubt makes her an asset to her community — not just as a businesswoman, but as a neighbor.

Just like she grew up in a familycentric environment, she wanted the same for her kids. “I love real estate,” she explained.

“But I have no desire to be married to my job.” The more Jenn shared about her life, the more evident it

Jenn and her husband have three kids — two of which they adopted through foster care. She cited her husband’s own adoption and the orphaned children her family helped care for in Colombia as some of the main reasons they knew they wanted to serve vulnerable children in any way they could. “Adoption and foster care were just always on my heart,” she said, “And it was personal for my husband who benefited directly from adoption.” Her academic background includes early childhood development, which has proven to be helpful in navigating any challenges as they arise.

It likely comes as no surprise that the person who eagerly embraced multiple international moves, packed up and relocated halfway across the country on 29
