Stories are “discoverable,” meaning that even people who don’t follow your business account will be able to discover your Stories – a great opportunity to attract new fans! #2 is to work Stories into your posting strategy to draw attention to new posts, share brand news and activities, attract new followers, increase engagement, and to support your overall feed.

Hashtags are a VITAL ingredient. You have the content, you have the stories, now you need to apply hashtags so they can be found. A single wellplanned hashtag can increase the engagement of a post by 12.6%. The optimal number of hashtags is around 11, and longer, more specific hashtags

Fortunately, the real estate industry was quickly identified as an essential business and our DFW market remains strong. Even as an ‘essential business’ all of us in real estate had to innovate — making adjustments to minimize exposure.

Helping consumers buy and sell property, and getting families into homes has become even more important during Covid-19.

Real estate agents are still listing and selling properties, homebuilders are still building and selling new homes, but in-person tours now require extra consideration. Buyers are encouraged to utilize virtual online

Closings tours to narrow down homes they want to tour in-person. Then appointments are made — for the minimal number of people, and only with lots of safety precautions. Agents are learning technology faster than ever to discover how it can help their real estate business thrive with low-contact and no-contact options. Title companies have enacted policies for clean closing rooms, including limiting attendees to actual signers — no Realtors, no loan officers, nobody else present. The closing rooms are only used for a single transaction and then completely sanitized. One-time use pens, remote, FaceTime, drivethru and curbside closings also help limit exposure.

eal estate agents, builders, and interior designers frequently get asked about the latest trends in interior décor and/or new home design. It is a natural part of dealing with the buyer/seller process and it is undoubtedly crucial to have a good idea of what is trending; not only to assist sellers with home staging or preparing a home to sell, but also for buyers to look for new and upcoming design features that they want or need. Before you roll your eyes at me when I tell you that gray is going out of style, please see my disclaimer:

Now that we have that out of the way… Many real estate agents believe that a home cannot sell without being “neutral” to attract future buyers; you know, boring paint colors and matchymatchy furniture/accessories. While this thinking can be helpful with buyers who have traditional tastes, things are certainly changing. 2021 is expected to bring buyers who design directly around their individual needs without as much regard for future resale potential. It is time to throw out all preconceived ideas and look at some of the latest and upcoming trends in décor that are starting to be requested more often by home buyers:


INTERIOR DÉCOR • Color is always a factor when it comes to interior design. It affects mood, perceived size of space, and appeals to everyone differently. However, there are several colors that stand out for 2020 and 2021. Aqua is popping up everywhere, whether it is in upholstery fabric, small design accents, or entire rooms. Similarly, the current Pantone Color of the Year is Classic Blue, which has been a keystone of design in 2020. This Classic Blue, along with various shades of navy blue, have appeared more frequently in cabinetry, kitchen islands, and accents. The Pantone Color of the Year for 2021 is Ultra Violet; an extraordinarily rich color that is likely to continue pushing out the old pastels of the past few years, ushering in more contrasting jewel tone shades. • Paint is still key, but graphic or patterned wall papers are adorning guest baths, pantries, and master suites. Some upcoming popular pattern choices for walls are animals, leaves/floral, and bird motifs. Natural textures such as burlap or straw/tweed are also being spotted.

• The use of natural materials in the kitchen and bath surfaces is continuing to increase in popularity, such as quartz/quartzite, marble, and stone. These materials greatly contribute to a spa-like feel in bathrooms, which many buyers are starting to prefer over more traditional designs.

• Larger, walk-in pantries that allow for more food and supply storage are also being built. While it is impossible for everyone to have the exact same tastes in décor and design, it is part of the job as a real estate agent to stay in tune with the trend cycles so that sellers and buyers can be guided into making decisions that are right for their needs. The final bonus is that you will convey to your clients that you are knowledgeable, current, and that you care about their input. Visit décor websites, newly built homes, and make friends with home stagers/interior designers and builders who can help keep you up to date on the latest and greatest in home design. By adding this information to your real estate toolbox, you will have the opportunity to bring more value to your clients.v

BUILDER TRENDS • Many builders are being asked to incorporate more features that cater to people who work from home. Features may include a more abundant amount of smart plugs/switches that are compatible with Google Assistant and Alexa, specialty lighting that reduces strain on the eyes, built-in high-speed Wi-Fi options, and easy access to security devices as the quest for privacy increases.

• Shiplap is being replaced by more classic beadboard. • Bringing nature inside the home is on trend, with plants, vines, and succulents being used throughout the home to add greenery. • Decorating with mismatched or second-hand pieces – especially common with Millennials – as buyers are becoming more concerned about having functional pieces that double as eco-friendly choices. • Mixed metal finishes, natural wood surfaces, and the use of mixed,

esources are available for agents, landlords or property managers affected by Covid-19 that may help you maintain or even grow your business during this crisis.

Precautions is a part of every conversation these days. Property managers are taking precautions by only addressing emergency maintenance orders. Flood, fire or blood qualifies as an emergency. If there is a plumbing issue, the landlord or property manager will mitigate it quickly before damage worsens. Make sure your vendor or technician takes precautions, such as asking questions prior to entering a home, “do you have a fever”, “have you come into contact with anyone who has Covid-19”, etc. Agents are finding innovative ways to continue to do business, including virtual showings, self-access lock boxes, and social media engagement.

Ready to try a video for a showing or social media? There are several tutorials online to teach you how to conduct a virtual showing including eyespy360 and Matterport. Practice prior to your video. You want to retain the audience’s attention - and you have about 30 seconds! An agent can use Model COVID-19 Certification for Property Access in vacant listings - available at TexasRealtor.com. Agents and/or prospects touring property can certify that they do not have Covid-19, nor have they come in contact with anyone who has Covid-19. A popular question among agents and landlords is “can an occupying tenant deny a showing?” TexasRealtor.com says a tenant cannot deny a showing.

During these uncertain times, I recommend showing vacant properties utilizing self-access lock boxes. Third-party companies such as Rently and Tenant Turner provide these lock boxes. The prospect qualifies, then they receive a unique code with a time limit to enter the property. Cities and/or counties may provide rental and utility assistance. The tenant’s income level must be below the poverty line and they must prove how they have been impacted by Covid-19 (loss of job, health issues, etc). Some utility companies and cities are also providing utility assistance. Help tenants by locating these resources in your city/county, then help them fill out the paperwork. Be proactive and text them the link and information in case they are struggling. Landlords could offer tenants a payment plan - a form is available on TexasRealtor.com. They could also waive late fees, provide gift cards for groceries, and take care of lawn maintenance while we all navigate these uncertain times. We must be ready for change and adapt to new circumstances. Luckily, with nearly everyone having a smart phone, we have technology at our fingertips to handle virtual practices that allow us to maintain or grow our business. Bottom line - be kind. v
