3. Understanding Agency

I will provide you with a Disclosure regarding Agency Relationship document that will explain in detail the role of an Agent It should be understood that legally, the Brokerage is the entity that represents the Buyer or Seller, and the Agent is a subagent of the Brokerage. In this document, we will refer to me as the Agent, and the brokerage as the Broker

Three Types of Agency: Dual Agency

Brokerages can legally represent both a Buyer and a Seller on the same transaction, or could represent even multiple Buyers on the same sale Less frequently, but also legal, an Agent can represent both sides of a transaction There is a document that references the Possible Representation of More Than One Buyer or Seller – Disclosure and Consent, that explains dual agency and the implications.

Exclusive Representation

If a relationship is exclusive, you are my priority Compensation is due at closing regardless of the buyers agent identified on the purchase and sales agreement

Non-Exclusive Representation

If a relationship is non-exclusive, compensation is due at closing IF the purchasing agreement identifies the firm as buyer’s agent

Financing and good lender relationships are important. We can recommend a variety of loan officers who can help you financially prepare to purchase your home Your Agent can:

• Provide a list of lenders who can pre-qualify you and confirm the property price range

• Suggest that you obtain loan Pre-Approval subject to the property selection

• Collaborate with the lender on any Bridge Loan so you can buy before you sell

• Provide any requested contract documentation

• Show the property to the Appraiser and provide supporting comps

6. Locating and Viewing Properties

I view properties continually, follow local market dynamics, and am here to guide you in finding the right home I can assist by:

Research and assist on unlisted properties (as agreed)

When we locate a property that meets your needs, I can provide information to assist you in determining an offer price and terms, and then negotiate on your behalf to help you win the sale

Communicate with the listing Agent to get the best information possible about competing offers and sellers’ preferences regarding terms, and the timeline for offer submission

We can review comparable sales and discuss the price and terms that can best position your offer. I will prepare a compelling offer with the relevant and required advisories and disclosures, and can submit the loan approval letter and proof of funds with the offer

Get signatures on all offer documents to provide a complete offer

Presenting Your Offer

Representing you in the best light can be helpful in securing the accepted offer What may not be evident at the outset is the value of having an Agent with a trusted brand and good reputation in the eyes of other Agents, who are often a key factor in helping their clients assess competing offers

• Present the offer in a timely manner

• Maintain communications and forward any counter-offers for review

• Negotiate on your behalf and write any addenda or subsequent counter-offers

8. Inspections & Financing

Congratulations! This is just the start of the transaction process. I will guide you through the requirements that are contained in your accepted offer

Physical & Other Inspections Contingencies

There may be numerous contingencies, and I will help you navigate through them If you have an Inspection Contingency this will allow you to order further inspections and reports to get more information about the property

• Recommend or help you locate inspectors for all the inspections you want to undertake

• Call inspectors to check on their schedules, and set up inspection appointment times

• Complete an Agent Visual Inspection

• Forward and review Inspection Reports with you

• Communicate with your lender as requested

• Assist the Appraiser with access to the home and provide comparables, as needed

• Provide resources for Homeowners Insurance and options – this is a critical step in the process given the current insurance climate

• Assist you in making a Request for Repair, if applicable

• Remove any remaining contingencies
