Conducted by our Property Managers, our entry condition reports are extensive in their nature including detailed photo's ensuring accuracy

ROUTINE INSPECTIONS

Our Routine Inspections are regular and thorough We aim to schedule our routine inspections around the lease renewal period to give you a broad picture of the tenancy and condition of your investment During this time we also evaluate rental trends and data to ensure your property is priced to obtain the best yield

MAINTENANCE

We use licensed and experienced local trades to ensure any works completed on your property are quality and competitively priced

TENANT RENTAL PAYMENTS COMPLIANCE AND LEGISLATION

Your tenant's rental payments are monitored daily to minimize rent arrears We can also arrange payment on rates, water and insurance on your behalf to take the stress off you

Understanding the legal rights of tenants and how to keep them safe can be tricky but also key to avoiding unnecessary court cases Our property management team are experts in all areas of tenancy legislation and will assist you in navigating these regulations

Over the last few years, the Federal and State Government have introduced legislation into our industry that requires landlords and tenants to comply with statutory laws This is an ever changing landscape and as such, we must ensure that you remain compliant and your tenants remain safe These laws require us to engage the services of licensed tradespeople to undertake, monitor and service these particular areas: Smoke alarm servicing, Blind cord compliance, Water efficiency certificate & Pool and spa safety
