With the 'green shoots' that we are experiencing within the property market, there is definitely an ease for the theory that the speed hump we all hit at the years beginning could be flattening out. Interest rates began to stabilise, and border doors have been flung open.
Investor interest is starting to pop it's head over the parapets too, and the first home buyers are emerging in healthy numbers although obviously their interest is in a certain price range.
It would be unwise to draw major conclusions from comparing one month against another, as these time frames are too small to be representative of real trends. That said, it is clear that Vendors are more cognisant of the new market than six months ago, and most Purchasers realise that we have just experienced a normal adjustment from previously heady and unprecedented times.

Median sale prices over the last three months in Mount Maunganui have continued to climb, leaning towards a trend of higher end of property coming to the market
Median sale price differences from the year prior are showing a slight decrease (between 5.8 and 6.5%), speaking to the plateau that the real estate industry as a whole has been experiencing in the last quarter.
The lift in sales volume almost doubled from August (16 sales) to September (31 sales). Sales in Mount Maunganui made up 1.1% of total national sales this September. Whether or not this is showing the market moving in a positive direction, or simply Spring selling season kicking in, we may not know until the October and November statistics come through.
With warmer months ahead, we look forward to tracking how the market behaves in these crucial months in our little beach town, a slice of paradise to many Kiwis

The Papamoa market is following the national trend that the usual spring lift is seemingly more subdued
September. Agents are reporting that there are more first home buyers in the market, and open home attendance
significantly increased.
When compared with last year where Papamoa was assisting the Tauranga District in hitting record median sale prices, the rise in prices we have seen previously in this area with many new build homes has not continued in this direction.
Median sale prices nationally in September sat at $811,000 with Papamoa selling consistently in the mid to high $900,000s, it is proving to still be an area positioned close to the high end of the market.
With further growth planned and underway (including the building of the Papamoa East Town Centre), there is no doubt we will see more households moving into this desirable family area.

In the last quarter, only a limited number of new investors have entered the rental market. However, there are less investors leaving the rental market, which was a trend that was prevalent in 2021 and early 2022.
Our Property Managers continue to see a considerable number of applicants applying for properties, and nationally 75% of Ray White Property Managers noted that they did not have enough property to satisfy the demand.
The portfolio has seen considerable growth, with many DIY Landlords finding it increasingly more difficult to ensure they are complying with different legislation, including the new privacy laws, that come hand in hand with a rental property.
In the last 30 days, the average rent from our leased properties was $634 per week

With Ohope having very few sales over the last three months, the median data cannot accurately reflect any trends.
Surprisingly, and different to other areas around the country, Ohope properties have not moved away from the Auction method of sale, as this is still a popular listing type among the waterfront homes.
As at 13 October 2022, only 18 properties are on the market for sale in Ohope.
As the popular holiday destination comes closer to Summer, it is believed that the number of listings will pick up, as out of town buyers will have the opportunity to experience the kind of life Ohope Beach can offer
Especially when compared to its big brother in Mount Maunganui, where the highest sale price exceeds $5.5M in the last three months, there is real value to be found in the beachfront property here in Ohope.

Staying true to form, the rental market here along with the rest of the country has come under many changes in legislation including provisions to the Residential Tenancies Act surrounding victims of family violence.
MBIE have also been in full swing to ensure three main views to compliance: Minimum standards, RTA & Healthy Homes, and Unlawful dwellings.
It is no surprises then that our team have signed on 27 new properties to manage these areas of compliance The average weekly rent on new tenancies signed has been $503 per week. Whakatane District has seen a steep incline in the weekly rents this past quarter, with demand outstripping supply.
