To create a positive first impression when your buyer visits your property, there are some simple steps you can take prior to coming to market and during the campaign.
Exterior appeal
Exterior house wash: This is an inexpensive way to give a lift to any paintwork. Don’t forget the fence, gate, paths and decks
Maximise sunlight: Sunlight is one of the most universal requirements when viewing a home, so make sure you are making the most of yours! Tree pruning may provide some bonus light you hadn’t noticed before.
Potted colour: Careful placement of pot plants around an entrance can make a home feel more welcoming. And you can take them with you when you sell!
Lawns and gardens: Before and during a campaign, keeping your lawns and gardens tidy can make the home look fresh.
Remove rubbish: General garden rubbish, piles of stuff that hasn’t made it onto the trailer yet, all of this can be unsightly and detracts from the appeal of your property.
Pools and Spas: If you have a pool, clear it of leaves and keep the water clean and crisp.
Spring clean: It sounds obvious, but what a difference a spring clean can make! Carpet cleaning can even make a home look and smell more inviting, particularly if pets are present. Not to mention when a window sparkles, the whole home seems to take on more vitality and life.
Flowers and Warmth: Fresh flowers are always welcoming in a home, and smell wonderful too. During Summer, open all the windows and doors to the sun. In Winter, have the fireplace or heat pump going to make it cozy.
Declutter for space: Space is another significant universal requirement for many buyers. So, make the most of it by creating the feeling of space. You can do this by removing clutter, storing things in boxes, and even rearranging furniture. Less is more!
Paint Work: When it’s necessary, sprucing up the paint work can be an investment that pays big dividends. But remember it needs to be done well, rough edges or paint on windows will send the wrong signals.
Bathroom and Laundry: If mould is present, use commercially available mould remover to give these areas a fresh look. They are also great products to remove calcium build-up on glass shower doors - a bit of elbow grease is involved, but definitely worth the effort!
Kitchen: The two key things that can most readily be done to improve the look of a kitchen, are updating cabinets, handles, or benchtops, depending on your budget. If you have broken appliances, replacing these is high priority.
The last thing you want your property listing to become, is stale. But like bread, cake, or news - a home on the market can also become stale.
There is a key metric that tells us how long your home has been for sale. Known as days on the market, or DOM, this metric counts up by one every day your home remains unsold.
Homes typically generate the most interest when they’re new to the market. After the first few weeks, the phone calls, e-mail enquires, and open home visitors tend to drop. Once all current buyers have seen your home, you’ll be limited to the smaller population of new buyers entering the market.
The best way to keep your listing fresh and keep DOM low, is to have a solid marketing strategy. The strategy built by your agent is all about first impressions.
