Market Update

During the pandemic, historically low interest rates played a pivotal role in driving rapid growth in Australian house prices with Perth emerging as one of the standout performers nationwide.

The scarcity of new housing supply, exacerbated by lockdowns and high construction costs, further fueled this trend. Robust economic growth in the state also contributed to the appreciation in home prices.

While there was a surge in median house prices in Nedlands between 2020 and 2023, some correction occurred as financing costs increased. However, the strong demand for generous landholdings and high quality housing, coupled with the allure of this sought after location near the CBD and good schools, swiftly led to a rebound in prices.

The current median house price for Nedlands is $2,050,000, representing a 4.4% increase over the last 12 months.

Given the prestige nature of this region, stock levels do see some fluctuation resulting in listing numbers down 12.6% on the last year while competition to secure an asset in this location has increased keeping days on market tight at just 14 days.

Due to its picturesque riverside location and abundance of desirable lifestyle amenities, Nedlands remains a sought after luxury suburb of Perth. The demand for homes in Nedlands continues to grow and I am finding my Nedlands listings are receiving significant interest levels from local, interstate, and international buyers.
