House prices have seen strong levels of growth over the last few years, with Perth leading the charge across the country. The attractiveness of the Western Australian economy coupled with limited new supply due to high construction costs and prolonged planning delays all contributed to this substantial growth.
65 houses were sold in Dalkeith over the last year with demand continuing to be high for homes in this luxury location with average days on market at a tight 27. The leasing market also continues to perform well with an average home rental of $1400 a week, growing in response to the record low vacancy rate across the Perth market.
Median rates for Dalkeith, Nedlands, and Crawley properties have seen this continued uplift by over 10% during the last 12 months, however for the suburb of Dalkeith values have moderated more recently representing a 2.9% decline over the last year to $3,300,000.
Dalkeith is a sought after suburb with a broader value range of high quality homes causing some volatility in median house price. This premium location experiences strong demand from a range of buyer groups and I am continuing to work with many local families and investors along with interstate and international buyers, who are drawn to the large landholdings, leafy streets and proximity to amenities.
