The vendor reached out as he needed to sell his assets quickly and still achieve a high sale value. Seeing we were active in the local investment market, he requested an appraisal and marketing strategy. After a quick turnaround, we took the property to market. Through testing our investor database and understanding where the market saw strip retail investment yields, the vendor was satisfied we could create enough competition without a full marketing campaign. The vendor had connections within the market and found 2 buyers willing to go to contract which would have avoided agent fees. However, prior to going to contract with them, our team built competition and achieved a far higher price even when factoring in agent fees.

The eventual purchaser ended up being the tenant after noticing the interest in the property and the opportunity they would miss out on if they didn’t purchase now.
