• The number of closed sales in the 12 months ending April 30th, 2025 for the Naples and Bonita Springs Area decreased 14% year-over-year (3,989 vs 4,654).
• There were 39 closed sales priced above two million in April 2025 compared to 133 in April 2024; a 71% decrease. During the 12 months ending April 30th, 2025, sales in this category decreased 21% over the same time period in 2024 (339 vs 431 units).
• During the 12 months ending April 30th, 2025, a total of 8,586 new listings were added to the market, a 9% increase vs the same time period 12 months ending April 30th, 2024.
• Available inventory as of April 30th, 2025 consisted of 4,907 units, an increase of 28% vs the same time period in 2024. Current inventory represents 15 months of supply based on current absorption rates.
• The year-over-year average sales price for the area was $793,956, a 3% decrease vs the same time period in 2024.
• The median sales price for the area in April 2025 decreased 20% to $473,000 vs April 2024.
