The Piney Ridge Ranch combines open grass meadows, Ponderosa pine-covered hills, and oak and strewn drainages. It is an incredible mix of forage and habitat for cattle and wildlife alike. One of the original barns sits in the same compound, complete with a metal pipe corral, stock water, and electricity. A new roof has also been installed on the barn. It has a detached two-car garage. This home is well suited for visitors or a caretaker.

ARENA

The working improvements are not to be overlooked by any means. At the center of the compound sits a 130’ by 275’ indoor arena that is ready for team roping, barrel racing, cutting, or whatever you and your horse desire. The arena has also been updated, with new insulation in the walls and ceiling, and new colored metal has been installed on the exterior, including the roof. The arena boasts 11 box stalls, each with water. The corral system inside is made of welded pipe with a roping chute, stripping chute, and return alley. The arena is heated with four propane unit heaters and fully lighted, making it useable any time of day or the year. Other amenities include a bathroom, wash rack, two tack rooms, and hay storage. The seller currently receives two Landowner Elk Permits for Hunt Area 117. Both whitetail and mule deer have sustainable populations on the ranch, with the whitetail deer being the more prominent. The ranch lies in Deer Hunt Unit 6, a general, over-the-counter tag for residents. Antelope are also found on the ranch and are also in a general, over-the-counter tag for residents in Hunt Unit 5. From Sundance, Wyoming, travel approximately 17 miles on State Highway 116 to Dry Creek Road, turn left, and travel approximately 6 miles to the ranch.

AIRPORT SERVICES

Two cities provide commercial air service to the ranch. Campbell County Airport, located in Gillette, Wyoming, 60± miles northwest, provides daily commercial flights. Rapid City Regional Airport, about 110 miles east, is a larger airport with more daily options.
