Thexton Smith, Minicon and Jolson Residential for Construction

Project Leader - Nolan Smith

The project I have spent the most time working on as part of Thexton Smith’s team is a Luxury apartment block in East Melborne. Minicon and Orchard Piper are the constructors and developers of this project designed by Jolson Architecture. Us at TS, were commissioned to do the last design development stages, draw the construction documents and manage them during construction.

I participated in building the model on Revit from previews drawings by Jolson. The next pages of the folio present some of the many sheets and drawings completely documented by me. Also, BIM families that I edit or created, and got them ready to be scheduled in the project.

Thexton Smith Age Care for Tendering Project Leader - Nolan Smith

For this project the team designed an extension for an existent aged care facility. This new wing would shelter over 20 new suites, medical rooms, a new gym, an indoor pool, a beauty salon, a café, a cafeteria, and a sports bar. I joined the team when we were revising and detailing the job to be tendered. In these pages I am presenting the sports bar annex. Most of what it is represented here was draw by me.

Part of the job involved modelling in Revit some complexly shaped furniture and joinery, and detailing the connexions between the existent structure with the new features designed.

The city of Geelong is Australia’s second fastest growing regional city. To support this growth, its central district is receiving special attention by the State government and Council, through plans to revitalise the centre and, increase its job offer. This studio focused on a block known as Market Square, which was turned into a shopping centre in the 1980’s. This reconfigured the CBD, converting a few separated blocks in a solid barrier that deteriorated the city’s sense of place, social cohesion and economic activity.

This thesis/design aims to investigate and propose how Market Square’s site can collaborate to enhance Central Geelong’s liveness being an extroverted node connected to the rest of the city. The theories studied deal with places as nodes of Networks where movement is essential to understand place holistically. This review pointed to idea of extroverted design, blurred boundaries and soft edges.

The current private operation in the block enforces a view of ownership over place. According to Australian philosopher Jeff Malpas the notion of ownership is challenged by the notion of engagement. That relation is devel -

oped through journey and movement, through the stories and moments those journeys generate. In contemporary geography, this holistic view of place is also obvious. Geographer Doreen Massey characterises places as con -

version points of trajectories enabled through spatial flow and movement. Therefore, places should be seen as extroverted in their character establishing connections with what is outside.

In terms of architectural guidelines this concepts match with some of Jan Gehl’s ideas of blur boundaries and soft edges where inside/outside (public/private) have gradual integration. Also, with the concept of extroverted architecture where the building has as much elements as possible exposed to the outside. This combination of ideas was used to developed Market square as an extroverted node that enables movement through and to.

One of the main catalysts for change of the site is the implementation of 44 housing unities there. One of the main features of the project is the apartments with 2 entrances. One of the entrances lead to the typical living area (dinning or living) and another to a bedroom size room. This second has straight connection to the vertical circulation hallway. Its intent is so that the room could be used for work purpose and allow one to host their clients and colleagues without the necessity to access the dwelling.

On ground level the building facing Malop Street was proposed to have a finer grain of retail unities all with wide store fronts. A Market would occupy the other building. It would have two main divisions. One is the permanent stores: butcheries, bakeries, small groceries, produce traders, and cafés and restaurants. They would be open for business constantly. The main area would be populated with empty stalls were different days of the week various traders or expositors could utilise to sell and exhibit their products and work. As the windows of the market open to the courtyard, the stalls extend they reach to the passer-by.

The northern and western neighbourhoods of Greater Melbourne currently miss a better public transport connectivity. The intent of this design studio was the proposition of strategies to improve this connectivity, and to provide transport infrastructures that generates community engagement in the precincts around them.

The final output of this individual project was a design proposal for Broadmeadows Metro Station. This location would consist of a transport interchange where the class proposed the intersection of two new light rail lines with the existent urban and regional rail routes.

As part of a collaborative research, the class proposed that the existent heavy rail would be elevated and the light rail lines would run on ground level. That strategy turns their stops into points where traffic ease, helping pedestrians to cross busy streets like Pascoe Rd and Camp Rd.

A major guideline of the proposal for Broadmeadows was to enhance pedestrian connectivity under the new viaduct and elevated station. The urban fabric and uses of the neighbourhood were mapped and linked to provide trajectories for people to stop and move in between

the transport stops and the places around. Those diagrams lead to the final design of the floor plan configuration. On this level, community facilities like an open Market and a Recreation centre, would offer the local population opportunities to engage and socialise.

The station entrances would access the end of the platforms through a combination of escalators, regular stairs and elevators. As seen in section, 2 platforms would lead the passengers to their trains. One island platform supporting the two directions of the Metro line and one side platform for the regional routes.

Schools Precincts for 20-min

The final output of this project is a design proposal that delivers a 20-minute neighbourhood for Melbourne Metropolitan area based on studies done in the Lalor suburb. 20-minute neighbourhood is a concept included in the Melbourne metropolitan planning strategy, Plan Melbourne 2017-2050. This proposal aims to deliver neighbourhoods in which people can get

necessary goods and services within a twenty-minute walk from their homes.

During part of this semester I had the partnership of Almin Mulic, Anna Carolina Saldanha and Melkamnesh Johnstone. As a group we map and analised several suburbs in Melbournes Northeast area and later focused our work in Lalor.

During the first part of this project the group mapped and studied, using GIS, elements that would make Lalor a 20-min neighbourhood. First, we conclude that Lalor, as a low-density suburb, currently lack accessibilities to these elements, like public transport, open space and overall amenities. The second part was to create a methodology that set criteria and combined those elements so we could develop guidelines and compare scenarios. Based on literature, our criteria were: every lot should be within 800m walk (average 10 min) from a Primary School, 5 retail and hospitality amenities, open space and public transport. Our main guidelines were to use public and community facilities to tackle this issue. Further, Anna looked into open new schools were needed. Melku proposed adapt aged care facilities, opening them up to the community. Almin reconfigured part of the street network to connect culs-desac. My guideline was to adapt existent primary school into neighbourhood centres. This strategy focused on creating on existent school sites, neighbourhood centres. The area is fairly served by public Primary schools, however lack other services. That would happen either adapting the existent buildings or adding to the school’s campus. One of the guidelines is to create shortcuts through laneways that would also help to enhance connectivity. The sports facilities of the school’s would also be extended and open to the community out of school times.

A Green Infrastructure for Governador Valadares

Governador Valadares in Minas Gerais state, Brazil, developed throughout the XX century based on exploration activities like the timber industry. The city expansion ignored its natural features like creeks, the river and vegetation. This project is a proposal for an environmental and urbanistic structuring plan for the city. The parameters used came from a concept called

Green Infrastructures (or Green and Blue Networks). This concept is a planning tool that results in guidelines for a more sustainable city.

After a careful mapping procedure, categories of green space, corridors were defined and specific guidelines for each one were proposed. These included 4 green spaces based on their area and population they impact. Also, 7 types of corridors. Accessibilities corridors connect the popu¬lation with the entire network. Bike paths and walking trails, existent and proposed, are some features in this category. Besides connect the Network, multi-func¬tional corridors help with the preservation and re¬generation of the natural features. They go alongside creeks and the river.

One of the goals of this project was to offer 15m ² of green space per person according to the radius of influence of the open spaces. Evaluating the mapped elements and its influences using GIS it was concluded that after submitted to the plan’s guidelines all the elements, would make all the zones of the city extrapolate 15m ² of green area per person.

The elements mapped and categorised were then subjected to a series of guidelines with practical actions and suggestions for changes in the city’s codes. Some EXAMPLES of guidelines are:
