In 2010, Riz Dhanji began to offer sales and marketing services to other developers and in 2017, launched RAD Marketing to take advantage of the lack of true sales & marketing innovation and expertise in pre-construction marketing and sales. Riz and his team assist developers on all aspects of sales, marketing, design, administration, legal, take out financing and much more.

Over the years Riz’s team has executed above average results on many high profile projects such as the Shangri-la Hotel & Residences, The St. Regis Toronto, KING Toronto and One Delisle plus many more. RAD Marketing has sold over $4 billion in pre-construction condo developments in Toronto, Montreal, Vancouver and abroad, totaling more than 15,000 condominium suites: and the team is just getting started.

In 2018, RAD Marketing was handpicked by Westbank as the sole sales and marketing team for the iconic KING Toronto project in partnership with Allied REIT and designed by starchitect Bjarke Ingels, his first project in Toronto. The RAD Team helped to carefully craft every detail of the sales and marketing strategy and employed a unique approach that helped them break all pricing records in Toronto. In 18 months, RAD Marketing was able to sell 85% of the project, averaging over $2000/sq.ft. - the highest pricing in the market. This exceeded the developer’s expectations and allowed them to start construction sooner than anticipated. A feat very few sales firms could achieve.

Traditional Preconstruction Sales Firms

Sean Zahedi

Executive Vice-President of RAD Marketing

Sean brings with him over a decade of luxury real estate experience and sales of over $2.5 billion in pre-construction condominiums having worked for Baker Realty during this time. His commitment to launching and selling high profile condominium developments while training and managing an onsite team has led to higher-than-average sales and revenue results.

As a leading sales strategist, Sean has built strong bonds and relationships with top performing real estate agents and clients, both locally and on a global scale. His strong network with the broker community locally has allowed him to deliver outstanding results for all of his past developments. Sean is also affiliated with the local and overseas brokerage community across the GTA area with platforms such as: Luxury Portfolio International, Leading Real Estate Companies of the World, Juwai, Board of Regents, The Aventure Realty Network, Chestertons International, and International Real Estate Federation.

Sean’s recent involvement in leading One Delisle assisted in making this project not only one of the most successful luxury condominium launches in Toronto’s history but set records during the pandemic of 2020-2021 with limitations of clients and brokers in place.

Sarah Nakamura

Vice-President of Sales & Marketing

Sarah brings over a decade of Real Estate Marketing experience to the team. Starting her career at an advertising agency, she quickly found herself excelling in the world of Pre-Construction Marketing.

She has extensive experience in developing, implementing, and executing powerful, innovative marketing campaigns for condominiums across Canada. Blending the use of traditional marketing platforms with new technologies has been the key to her success in the industry; leading to numerous award-winning campaigns.

With branding and execution of marketing strategies that have led to the sales of over 8000 pre-construction condos under her belt, Sarah looks forward to leading her new team to great success. Sarah is a valuable member of the RAD Team with her expertise in master-planned and luxury residential communities in North America.

Sheldon Wright

Director of Operations & Administration

Sheldon brings with him over 15 years of real estate administration experience. Before his real estate experience, he completed his diploma in Advertising at Humber College and went on to work with top leading developers in Toronto such as Menkes, Lifetime and Alterra to name a few.

With his immense knowledge and dynamic background in administration and real estate, Sheldon helped launch, manage, and administer a number of iconic project developments in Toronto including Bisha Hotel & Residences and King Edwards.

Sheldon oversees and manages all new development operations including all the administration team, software execution, launch events and rollouts, developer client inquiries and event staffing. With his strong knowledge in legal amendments and contracts, Sheldon is a valuable asset of the RAD team.

Yanny Lee

Yanny has been a full-time real estate agent for over 10 years. Her passion for real estate began in the resale market working with local buyers and sellers from her network.

Since 2011, Yanny worked with a brokerage that specialized in marketing pre-construction projects. She worked with various renown builders in the GTA and successfully sold many luxury pre-construction condos and low-rise homes, with net sales value of over $700 Million dollars.

Her experience led to many awards including “The Best Sales Team 2018” by The Nationals in Florida, with over 1300 North American nominations, for “NOBU Residences Toronto by Madison Group” – with partners Robert De Niro & Chef Nobu Matsuhisa.

Yanny has become a go-to agent for developers and top pre-con agents in the GTA alike who seek to work with her for her sharp pre-con knowledge.

Born and raised in Hong Kong, Yanny prides herself in being able to speak fluent Cantonese and Mandarin, as well as reading and writing in Chinese.

Shannon has an extensive background of experience and success spanning over 20 years as a licensed real estate sales representative. She is well recognized as being one of the top luxury sales representatives in the pre-construction industry. Not only has she sold in excess of 4000 pre-construction condominiums but has directed her sales and administration team in successfully selling several high-rise projects in both the GTA and Montreal.

Shannon’s niche is in the luxury real estate market, a place where she excels. She has achieved a level of success well over $300 Million in sales at several high-end luxury penthouses in well recognized projects. Projects including Aura Condominium’s, Art Shoppe Condominiums, Tour Des Canadiens (Phase I, II and III), YC Condominiums, St. Regis Toronto Residences, and, KING Toronto by Westbank to name a few.

Her relationships within the broker community are very strong. She has built and expanded that large network of relationships over the years, which is so very valuable today.

With over 18 years of international experience in residential interior design, Kathy’s passionate enthusiasm for design and dedication to delivering the unexpected, are evident in her strategic ability to transform spaces with creative and cost-effective solutions.

As RAD’s in-house interior designer, Kathy assists in establishing a unique aesthetic and design philosophy for every project. In 2018, RAD Marketing had been handpicked by Westbank Corp. to lead the marketing and sales program for Toronto’s most innovative world-class development – KING TORONTO, designed by world-renowned architect, Bjarke Ingels.

Inspired by Utopian expression, the project’s distinguished design features atypical massing and glass block facade, breaking away from traditional expectations of podium and tower architect and imposing instead a range of pixelated mountains, unique to city streets.

In collaboration with Westbank Corp, a comprehensive sales and marketing strategy was initiated to launch Canada’s very first development designed by Bjarke Ingels including curating unique events surrounding the ‘Unzipped’ exhibition.

Over 50,000 people including over 5,000 brokers/agents attended Unzipped over a 3-month period.

By April 2019, King Toronto launched their 4th mountain at one of the highest average prices per foot in Toronto’s history of $1900.

With a hybrid of individual broker presentations at the Pavilion Exhibition, individual sales events targeting different communities across the GTA and an overseas sales program and leveraging our sales and marketing strategies the amount of excitement and hype around this project was like no other.

King Toronto was the most successful project in 2018 selling out 2 mountains in less than 2 months at a record average of $1800/sq.ft.

In September 2019, King Toronto launched the final piece of the total work of art – The Penthouse Collection at an average of $3,000/sq.ft.

Atop each of the four mountains, the two-storey penthouse levels form floating sanctuaries, set high above the urban neighbourhood of King Street West.

Designed by Bjarke Ingels, each penthouse at King Toronto offers stunning panoramic views of the city and one-of-a-kind features.

The third most expensive penthouse sale in Toronto’s history was sold at KING Toronto through RAD’s efforts.

WELCOME TO (KING) TORONTO ELTON JOHN!

RAD Marketing with our client Westbank and Allied Corp have secured the sale of a penthouse at KING Toronto to legendary musician, Elton John.

This is the 2nd record breaking penthouse sale for KING Toronto that RAD Marketing has been involved in, with the first being a $16 million penthouse in the depth of the pandemic.

While being able to live in any upscale and presticious neighbourhood in Toronto, Elton John and his husband have decided on the trendy King West neighbourhood. Once completed, they will reside in the penthouse known as The Treehouse.

This sale will break history by being the highest price per square foot ever recorded in the city.

The Emoji Gallery by Douglas Coupland is an exhibition located in the KING Toronto presentation gallery at 544 King St. West.

This is the second collaboration between Douglas Coupland and architect Bjarke Ingles.

The gallery is 2,500 sq.ft. of the works of Douglas Coupland and contains over 400 art and design pieces. This inspiring and cozy space is curated to take after Coupland’s own living room in Vancouver.

In recent months, significant progress has been made on the installation of the unique glass block walls and cantilevered units, while the removal of scaffolding has unveiled the building’s intricate design and brought it closer to its completion on King Street West.

A NEW ARCHITECTURAL LANDMARK

Soaring 47 stories high above Yonge just north of St.Clair, One Deslile will be a building unlike anything seen yet in Toronto. This is the first Canadian project designed by Studio Gang Architects, a Chicago-based powerhouse firm.

Owning multiple clusters of properties in the area, One Delisle is the first building of Slate Asset Management’s expansive vision for the neighbourhood, and RAD Marketing is excited to be part of Toronto’s next iconic landmark.

In 2019, RAD Marketing was handpicked by Slate Asset Management as the sole sales and marketing team for the iconic One Delisle project. A 47-storey development on Yonge just north of St.Clair. One Delisle will be a building unlike anything seen yet in Toronto. This is the first Canadian project designed by Studio Gang Architects, a Chicago-based powerhouse firm. Owning multiple clusters of properties in the area, One Delisle is the first residential building of Slate Asset Management’s expansive vision for the neighbourhood.

RAD has been involved in this project from the beginning, offering their expertise and knowledge on floor plan design, suite mix, sales & marketing strategy, finishes, amenity space programming and design, sales office design, PR, branding and marketing, plus much more.

November 2019, leading up to the One Delisle official launch, we invited 150 agents including RAD’s top Elite Club Agents and other top luxury agents, to a pre-recorded livestream event. The presentation introduced the project, Jeanne Gang, and revealed the first rendering for the project and a 3D model mspin of the building.

A special curated box was personally delivered to each agent which included a copy of Jeanne Gang’s Architecture Book, a note from Jeanne Gang and a branded One Delisle scented candle with matches.

In just 8 weeks, RAD has sold 70% of One Delisle at the highest prices in the Yonge and St Clair neighbourhood for a new condominium launch and the project is also achieving one of the highest prices ever for a luxury, tall building launch in Toronto’s history. We are now 92% sold at an average of $2100/sq.ft.

Excavation has reached a record depth of 20 meters (approx. 65ft) from the ground level, marking a significant milestone in the project. The focus now shifts towards the preparation for the raft foundation and installation of cranes, coinciding with the advancement of the main building structure.

LAUNCHED IN OCTOBER 2021

In a city of incredible neighbourhoods, we know first hand why Leaside is one of the most coveted. Tucked away in the heart of Midtown, it’s a connected community steps from the Bayview and Eglinton LRT station with an appreciation for the best of city living.

Exceptionally designed both inside and out, the architecture here carries a distinct presence while the central glass atrium fosters a common ground.

The project was revealed in September 2021 hosting a backyard mixer and inviting our top RAD Elite Club Members to learn about the Leaside neighbourhood.

In January 2022, we started providing exclusive sneak peak tours of the brand new sales office on site to show clients and agents the quality of Gairloch’s craftsmanship.

Since sales commencement at the end of October 2021, sales have reached 85% total for the project at record pricing in the neighbourhood, far exceeding the developer’s expectations.

In September 2022, Leaside Common commenced construction with a ground-breaking ceremony.

Significant progress has been made below grade, nearing its completion, signaling the upcoming transition to visible progress above grade, a notable advancement in the project’s development.

In June 2022, over 700 agents attended the Forêt™ Launch Gala at the Park Hyatt in Toronto, where the vision of the project was brought to life with the use of peonies and canopy trees for an enchanted evening.

Official sales office on site opened October 2022, Phase 1 is almost sold out and we are gearing up for the launch of Phase 2.

Located only steps away from Bayview Village Mall, one of Toronoto’s most prestigious shopping emporiums, and within walking distance to Bessarion subway station.

As a vision of modern luxury, 625 Sheppard is a new opportunity to boldly become part of a community of revolutionary beauty, enviable connectivity, and enchanting green space.

Within the initial 2 weeks of launch in March, 100% of the 200 released units were sold totaling 91% of the entire project, reaching the developers 80% construction start sales goal within the first month.

The RAD sales team was able to increase the average price per square foot well above the developer’s proforma making this the highest price per foot project sold in Bayview Village - over $1275/sq.ft.

Over 1500 buyers were interested in purchasing suites in the building and RAD used its intelligent pricing model to continue to increase pricing through the launch to achieve records.

Prior to the official launch, the RAD team met with a select number of top broker of records and their agents virtually to give them a sneak peek at the project and a market update.

They also created social media videos/ posts curated to get agents and their clients excited about this new project. These efforts gave the project a lot of visibility and generated a ton of purchasing interest before the project even launched.

625 Sheppard has sold 99% of the units at an average of $1,300./sq.ft.

On the much-anticipated launch day, the 625 Sheppard sales team held a virtual sales presentation that was attended by over 1000 agents and clients, a record that the livestream company said they have seen for any project they have launched.

Since mobilizing of site began in December 2021, construction has been advancing rapidly. As of the end of October, the project has reached an impressive milestone, with the third floor nearly complete.

In June 2019, RAD Markeitng started the sales of 900 St. Clair West, phase one of St.Clair Village. It is a boutique midtown condo standing 12 storeys with 122 units.

With a tight marketing budget, RAD brought forth creative ideas and had a team that was able to execute an out-of-the-box marketing strategy to help drive sales at record prices.

The unique abilities of the RAD Team can assist across a broad spectrum of project needs from branding to community involvement.

During COVID-19 the RAD Team sold a 2,025 sqft suite for $2.414 million and broke our own record for the most expensive condominium in the immediate area (1.25KM radius) per Toronto MLS- TWICE with a 2,544 sqft suite for $3 million, and most recently a $4.5 Million suite at 3,592 sqft. combining 4 units on the 4th floor. 900 St.Clair had the 9th highest sale in the city during COVID-19, the top 8 all of which were in Yorkville.

With construction of the project near completion, purchasers have started to take occupancy as of July 2023.

To sell the remaining few units, the team has designed and staged a fully furnished 3 bedroom model suite in the building for potential buyers to tour.

When 900 St Clair was launched in 2019, the focus on the marketing was this up and coming neighbourhood. 908 St Clair was positioned as this neighbourhood that is now coming into itself and 908 St Clair was the last affordable luxury in some of the most expensive neighbourhoods in Toronto bordering the site. Our team continued to focus on nurturing the relationships with both the brokerage community and walk-in community to ensure each prospective buyer was serviced and handled with the utmost professionalism. A strong follow-up and tailored individual service for sales occured with each sales representative providing a bespoke level of sales service to clients and agents. A rarity in this marketplace.

With COVID restrictions in place, RAD did a virtual live stream launch which was visited by close to 500 guests and agents. Excitement for the project was extreme and agents and clients were quickly snapping up suites while at the same time, RAD used its intelligent pricing model to raise pricing well above the developer’s Pro-forma.

Construction for this project has now started. During the first launch, 120 suites were released, and 100 were sold and firm. A similar project in a superior location launched at lower pricing to 908 with slower sales results.
