Welcome

Chief Executive’s Message Welcome to the first edition of Focus in 2017.

We got the year off to a flying start, with our Chinese New Year ceilidh (p.11). Around 150 people enjoyed food, music and plenty of dancing. It was lovely to see so many of you join in the multicultural celebrations - well worth the sore feet the next morning!

Elsewhere, we’ve been busy working to respond to the shock decision to make cuts to the funding for our sheltered housing service (p.3). We’re determined to continue to deliver services for older people in our community and to protect jobs for our staff. We held consultation events in March and we’re working to submit a service proposal to Glasgow City Council soon.

In better news, I’m proud and delighted to announce we’ve been nominated for Outstanding Landlord of the Year at this year’s UK Housing Awards (p.20).

It’s a real honour to be nominated - fingers crossed for the ceremony in London on 26 April.

We’ve also been busy working on our new Business Plan (p.12). It’ll set out where we’re going for the next three years, and how we’ll get there. One of the key themes will be investment and regeneration, building on the work we’re doing at the moment at Cedar (p.14) and our plans for the regeneration of Hamiltonhill (p.15).

And as we come into longer days and lighter nights, there’s plenty to get involved in outdoors.

Shock as sheltered housing loses funding Tenants take action as Association works up new plan Tenants have made their worries and anger clear to local politicians following a decision by Glasgow Health and Social Care Partnership to withdraw funding from our sheltered housing services from December this year.

Petitions of around 800 names collected by sheltered tenants are being presented to the City Council. Tenants are also attending Glasgow City Council meetings to put their views across..

City Council decision The Association learned of the decision at a meeting with Glasgow City Council in January to discuss our grant for 2017-18. At that time we were advised that the annual grant would reduce by £150,000 from April this year to £355,000.

We were also informed that, from December 2017, grant funding will be withdrawn from our sheltered housing services altogether. Overall, the city’s annual budget for older

people’s services will reduce from £3m to £2m from April this year.

This approach is city wide with all sheltered housing services affected.

Whilst we have taken steps to absorb the cuts occurring in April by making savings elsewhere, the December funding withdrawal is significantly more challenging and will require a radical review of service provision.

Chief Executive’s service concerns Association Chief Executive, Shona Stephen, said:

“We’ve had several meetings now with our sheltered housing staff and tenants. Although everyone’s still in shock we have every intention to deliver a plan that will continue to deliver services to older people in our community.

“Glasgow City Council said that we can apply for a grant from the £2m fund now available.

So we immediately started a consultation with staff and tenants and will submit a service proposal to the Council by the end of March.

“Board members are hopeful that we’ll be able to present a proposal that will attract funding.

However, it is clear from the Council’s approach and the reduced funding available, that our sheltered housing service will change.”

The TIC takes us to Task Our Tenants’ Improvements Club have changed their name!

Exciting programme

As the group grows, they decided to take ownership and come up with something new. After some lively discussion they all agreed on Residents Task Force, (RTF) as this sounded like a group that “gets things done”.

The Residents Task Force (RTF) are a core group of ten residents who look at our services in detail. But they’re always looking for new people to join!

Recently, the Task Force inspected Westercommon and Queens Cross neighbourhoods during estate walkabouts. They gave excellent reviews of the areas, and identified repairs and environmental issues.

The RTF have an exciting programme of tasks ahead. This includes sessions with Queens Cross staff to ask questions about our estate caretaking service, meeting other resident groups and plenty of estate inspections to make sure our neighbourhoods are in tip-top shape.

Gas Safety Six hundred and ninety-one gas services and 13 gas tightness checks were carried out in Quarter 3 and 100% were completed on time.

Average days to re-let empty properties

In Quarter 3, it took over 20.8 days to re-let homes.

Some properties were left unlet to allow us to install a new heating and hot water system and a new kitchen and bathroom in another home which was let immediately afterwards.

Repairs completed at First Visit A total of 4,327 emergency, urgent and routine jobs were completed in Quarter 3. Of these, 4,229 jobs were completed at the first visit. That’s a fantastic 97.7%.

Tenant Satisfaction with the Repairs Service Our target of 97% has been surpassed this quarter at 99.9%. Three hundred tenants were surveyed during the three month period, and of this, 298 were either ‘very’ or ‘fairly’ satisfied with the repairs service provided.

News from the Neighbourhoods

DUNDASVALE

In February, Community Involvement Group members discussed proposed foyer improvements works for the multi-storeys, and took a look at architects’ proposals. They also agreed quarterly walkabouts for the year.

They’re due to review their action plan for the year ahead and will continue to support the Community Garden and Bowling Club.

WOODSIDE

Our Woodside Community Involvement Group have been getting updates and giving views on the new investment works at Cedar.

They’ll visit a new show flat soon and the Group will be kept updated on progress of the works.

WESTERCOMMON/ HAMILTONHILL The annual Easter Event will be at The Courtyard on Thursday 13 April from 1-3pm. There will be an Easter bonnet competition, Easter egg hunt, face painting and much more. All welcome!

Community Garden updates Woodside: Kids Outdoors Club starts back

Dundasvale: Princes Trust Community Project

The weekly Kids Outdoors Club is back.

It’s open to 5-12 year olds, every Wednesday, 3.30-5pm in Woodside Community Garden.

Young gardeners will start the year by making their own garden journal, recording their growing plans and progress.

Gardener Ben and Youth and Community Worker Charly will be there to help grow all kinds of colourful fruit and veg.

Club members will learn about different habitats for wee creatures and have fun playing outdoor games.

The Princes Trust is back in our neighbourhoods, bringing colour and smartening up our community gardens.

Dundasvale community garden is now sporting planters in shades of lavender and green and the trellis fencing has been repaired.

The young volunteers shifted two tonnes of compost and topsoil from street level up to the garden to fill new raised beds brought in.

One of the volunteers was so caught by the community gardening bug he offered to come back and volunteer with us!

We take leap in workplace equality We’ve jumped an amazing 82 places in this year’s Stonewall Workplace Equality Index, a UK-wide benchmarking tool which measures lesbian, gay, bisexual and transgender (LGBT) workplace equality.

It’s the second year we’ve taken part in the Index. Our entry was judged on a number of areas, like policy and practice and staff and community engagement.

Sponsorship of OUTrun, a run held as part of Glasgow Pride week, and staff participation in events such as LGBT Youth’s Purple Friday and the No Bystanders campaign all helped our progress this year.

Stonewall Programmes Officer Sarah Chidlow said: “A jump of 82 places represents one of the strongest improvements of any organisations in the Index.

“It’s testament to the progress made

by Queens Cross in promoting their organisation as a welcoming and inclusive place for everyone irrespective of their sexual orientation or gender identity.”

To jump higher next year, we’ve earmarked areas like employee policies, targeted training for staff, and setting up a staff network group.

Chinese New Year

Dancers from the Glasgow Oriental Dancing Association

East meets North West We welcomed in the Chinese New Year in multicultural style with a traditional Scottish ceilidh.

Woodside Halls came alive on 30 January to the sounds of bagpipes and a full ceilidh band, with guests enjoying traditional Chinese dance performances and a Chinese/Scottish fusion buffet.

The event was organised by Sharing Lives, Sharing Spaces, our community engagement project run by Shawn Zhou. The project brings people from different cultural backgrounds together through classes and social events.

Shawn said: “Sharing Lives, Sharing Spaces has been a real success so far.

We’re running English language and cookery classes, employability courses, and helped to increase access to Association services such as welfare rights and benefits advice.”

Association Chief Executive, Shona Stephen, said: “Cultural events like this help us bring our diverse community together, and provide an opportunity to meet with friends and neighbours from all walks of life and share culture, language and experiences.”

Business Plan

New Business Plan is on its way Health and housing, challenging poverty, regeneration and investment are just some of the themes we’ll lay out in our new business plan for 2017-20.

Launching in June, Association Chief Executive, Shona Stephen, says that the plan will boost how we support customers and bring new ideas, partners and opportunities to communities:

“We’ve listened to people living in Queens Cross homes and about the challenges they can face and how they feel about the future.

“So we’re reviewing our frontline services to make sure they’re right for tenants’ needs.

“We’re also looking at partnerships that bring major benefits to individuals and whole communities.”

Work begins on new health centre Work has now begun on the brand new Woodside Health Centre.

Construction started on 27 February, resulting in Doncaster Street closing.

These works are expected to take around 18 months to complete. The contractor has provided a newsletter on the initial stage of the works, and will hopefully provide regular updates.

Most of Doncaster Street will be involved in the works, and will eventually be turned into parking areas.

Ground drilling works began in March, and will last for several weeks.

Twin talents

We take a look at the work of two young Queens Cross creatives, Claude and Elie.

Twin brothers Claude and Elie, 25, fell in love with the visual arts at a young age. Now in their twenties, they’re making strides in their careers.

Originally from Rwanda, the twins moved to Scotland in their early teens. They became service users with our youth homelessness service when they were 16, after their relationship with their dad fell apart.

Strength to strength Since then, both have gone from strength to strength.

Filmmaker Claude has already produced a number of acclaimed short films on topics close to his heart.

He said: “My first film was all about what it’s like to be young and homeless, how terrifying that can be and how fantastic it is to have services like CHYP there to catch you.

“Without CHYP and Fire Station, I don’t think my life would have turned out as well.

And I know that’s true for many other service users.”

Celebrating a Community His latest film is called Celebrating a Community, and looks at the heritage and future

of the Queens Cross area which he calls home. The 15-minute documentary asks the question ‘what makes a community better?’ and features footage of our Gala Day, Stag Groups and local landscape. There are also interviews with staff from Queens Cross, Patrick Thistle and Café D’Jaconelli. It’s been entered in both the Edinburgh and London Film Festivals.

Claude has his sights set high for the future. He’s setting up his own production company, Motion Line Pictures, developing a television show and filming a new short film in the summer.

Published in Vogue Brother Elie is equally ambitious.

He’s already carving out a successful career as a freelance photographer. Amongst a busy schedule of college work, Elie works taking photographs for weddings, events and press. His work has so far been published in The Independent, Elle Magazine and Vogue.

Elie would like to continue to expand his portfolio, and make it big in the fashion industry, specialising in portraiture. He’s also looking at setting up an exhibition at Glasgow’s Centre for Contemporary Art later this year. You can see more of Elie’s work on his website, www.eliephotography.com.

Inspirational Sharon Freeman, Housing Support Manager with our youth homelessness service has known the brothers since they first moved to CHYP. She said: “Claude and Elie are inspirational. Their work is

fantastic and they’re a credit to the service and themselves.

“They’re a testament to how our youth homelessness projects, CHYP and Fire Station, can help young people to shine and achieve all they can, with the right support.

“We’re so proud of them.”

Hamiltonhill Masterplan We remain focussed on finalising a masterplan for Hamiltonhill as we wait for survey information from Glasgow City Council.

Due imminently, we’ll then arrange more public consultations.

In the meantime, we reviewed our proposals following comments received from members of the public, and information from ground surveys over some of the sites.

We’ve also made good progress with the City Council and Scottish Canals about the design of drainage into the Canal, which is required to enable any new development to proceed.

Scottish Canals Partnership

Westercommon Multis for Spring Completion OPC Completing OPC are our new lead contractor on the green energy project for Westercommon multi-storeys.

They’ll complete works on all properties including communal areas like foyers and landings provide tenants with refresher training on the new heating system.

This move was brought about as the original contractor, Ice Energy, suffered serious business setbacks at the end of 2016 and have left the project.

We’re grateful to all our customers for their understanding and to our staff and contractors for stepping up to take this project to completion.

Maintenance service OPC will take on the initial system maintenance programme.

Canal Project breathing new life into North Glasgow!

We’ve joined the Glasgow Canal Project, a partnership of organisations developing the Forth and Clyde Canal as a vibrant and emerging visitor destination.

The Project’s aim is to let people know that the area’s fast becoming a great place for people to enjoy, have fun, start a business or create something unique.

Since 2007 it’s delivered social, environmental and economic improvements, breathing new life into North Glasgow with more to come.

We aim to play our part by continuing to develop and invest in local housing and community projects.

New TV System

Overloading causes lift breakdown A serious case of a lift being overloaded with too many people caused it to breakdown in February.

Around 15 people were stuck in the lift designed for 8 people for 20 minutes causing them distress. It took several days to repair the lift and complete safety checks.

We appreciated having only one lift available is inconvenient however overloading is dangerous and breakdowns mean that other tenants are affected.

We would urge everyone to be patient during the lift replacement programme.

Lockable handles fitted New lockable window handles are being fitted to all flats except those that have direct access to a fire escape balcony.

The new handles give residents a bit of added security above what’s required under building regulations.

Everyone will be given directions from the installation team on how to use the handles along with an instruction booklet.

Heating and ventilation ramps up Residents are getting ready for the installation of a new system that will provide them with heating, ventilation and hot water.

This is probably the most disruptive part of the Cedar programme for householders who’ll be asked to clear personal belongings from some areas of their house and to leave their homes during daytime hours as the works get messy and noisy.

KeepMoat and their liaison team will be on hand to support residents at each step along the way.

Financial Inclusion Team u o y r o f g n i Work The Financial Inclusion Team (FIT) deliver welfare rights and money & debt advice services free to all tenants and factored owners.

We offer advice and guidance on welfare rights, welfare reform, case work assistance, money and debt advice.

The Money and Debt Advice Service plays a crucial role in the aim of tenancy sustainment, helping tenants to give priority to rent and arrears and working with housing staff to reach agreement on repayment arrangements.

Meet the team Christine Church, Team Leader I started my career as a generalist adviser in Citizens Advice Bureau on a two year training post and advised in local psychiatric wards. I became a Money Adviser then trained and specialised in Welfare Rights representation.

In 2014 I joined the Association’s Financial Inclusion Team leading the service at a challenging time. I’m very proud of what we’re achieving on local residents’ behalf.

I have been working in welfare rights service delivery for more than 29 years.

I started my career as a volunteer tribunal representative then welfare rights adviser in Cranstonhill, working as a Welfare Rights Officer for a number of organisations throughout the city.

I’ve been with the Association since 1993 and am currently responsible for the tribunal representation service.

Vivien Betteridge, Financial Inclusion Officer In 2008, I began my career working as a full time Debt and Money Adviser for North Lanarkshire Council.

I move to Falkirk Council in 2014 under the SLAB (Making Advice Work Programme) where I provided Debt and Welfare Rights Advice to disadvantaged groups such as criminal justice.

I started work with Queens Cross as a Financial Inclusion Officer last year.

Patricia Hanlon, Money Advice & Welfare Rights Assistant I started in advice work through a volunteering opportunity with CAB back in 2004.

When I wanted to return to full-time employment I wanted to do a rewarding and worthwhile job and I knew advice work was an area I wanted to continue to be involved in.

In my Queens Cross role I provide varying levels of assistance to tenants and factored owners in relation to debt and welfare benefits. I work closely with Housing Officers and Assistants to sustain tenancies through maximising tenant incomes and reducing rent arrears.

Council Tax, water and sewerage charges Do I need to pay?

Council Tax is a local tax collected by local authorities.

Who pays Council Tax? All households in Scotland pay some form of Council Tax unless they have an exemption.

Every year around March every household is sent a yearly Council Tax bill with a breakdown of the payments to be paid every month.

What I receive full Housing Benefit and Council Tax reduction?

What if I already get money taken from my Benefit for Council Tax?

Even if you receive full housing benefit and Council Tax Reduction you will still have to pay something for water and sewerage charges.

If you receive direct deductions from your benefit for Council Tax this is for the previous year’s arrears, normally £3.70 per week.

You still have to pay your ongoing tax.

If you don’t pay this, you are leaving yourself open to recovery action by Glasgow City Council.

Do you know someone like Rab? Epic 360 can help Epic 360 offer money advice to anyone in Glasgow. Angie, a Financial Capability Officer at Epic 360, started working with Rab last year, here, she speaks about Rab’s journey.

“Rab came to me through the Pitstops programme. He was a bit of a Jack the lad type whose main priority was having a good time with the boys.

“He got Universal Credit and frequently spent more than he had coming in, which meant borrowing from family and friends. Then his benefit was sanctioned due to not attending a DWP appointment. He gave what he had to his rent leaving himself with no money, no food and no fuel.

“The more I got to know Rab the more he calmed down.

He told me how he loved the Pitstops programme and really wanted a job.

“We spoke about what it would mean for him to have a job and budget to keep on top of bills like rent, council tax and fuel. I

discovered that he already had rent arrears and his council tax was being deducted from his benefits.

“Rab started to get on top of things, with a repayment plan to pay off his arrears. He made sure his meters were topped up and he had plenty of food in his cupboards. He borrowed money less often.

“Rab got a job a full-time job with Glasgow City Council in January. Since then, the pride in Rab is easy to see. He has almost cleared his rent arrears.

“Rab told me he is now sleeping and eating better, has a focus and feels part of the human race again. “

Getting Ahead A group of Queens Cross tenants celebrated completion of a Getting Ahead programme with a graduation party.

They met together to discuss and share their experiences of living on low incomes and dealing with the challenges that brings.

The group were supported by staff from Scottish charity Bridges out of Poverty who help people in Glasgow move out of poverty and lead change in their communities.

All of the Getting Ahead graduates have benefited greatly from taking part – one participant has said “it got me out of my rut and helped me to build the resources I need for my future”.

Executive Director of Bridges out of Poverty Amreeta Graham said: “It is fantastic to be working with Queen’s Cross tenants on our Getting Ahead programme. We have heard so many incredible stories and we look forward to delivering further training to more tenants.”

Community Café Our Homework Café in Windso r Hall has been awarded £1450 from the NHS, the result of a joint bid with Woodlands Community Development Trust.

This funding will allow us to con tinue providing homework support and a free healthy meal to Woodside residents.

The café runs from 3.30 – 6pm every Tuesday, with a team of volunteers serv ing up a hot meal to around 30 people every wee k. We also provide takeaway portions for tenants who can’t make it along.

This award means we can continu e this until June 2017. We’re also looking at how we can expand, with cookery demonstrations line d up.

Training opportunities with McDermott McDermott Contract Services are offering two paid work placements for under 25 year olds living in the Queens Cross area.

These placements will run for a fixed period across this summer.

They’ll be great experience for any young people who’d like to work in landscaping and ground maintenance in the future.

McDermott Contract Services Ltd provide our ground maintenance service. They’re a specialist contractor working with a number of leading property management firms and housing associations.

What is the Garscube Community Foundation?

The Garscube Community Foundation is a registered charity. They have a long history of community work in the Queens Cross area. They’ve awarded grants to a number of worthwhile community causes, like local football teams and funding for job interview clothes for young people.

SARA’S STORY

Sara, a tenant with CHYP, received a life-changing grant from the Garscube Community Foundation back in 2015.

A talented, classically-trained pianist, Sara didn’t have her own instrument to practice on.

After playing for the Association at an anniversary event, a staff member approached Sara and asked if she’d heard about the Garscube Community Foundation.

“She told me that the Garscube Community Foundation might be able to help me out with a grant so I could get my own piano, and encouraged me to apply.

“My Support Worker Sheena and I sat down and completed the application form together, and then I just hoped for the best. I couldn’t believe it when the GCF got in touch to say I’d been successful and I would be able to buy my own piano.”

With her own piano, Sara is now studying music at college and well on track to becoming a successful musician.

We’re delighted to be shortlisted for Outstanding Landlord of the Year at this year’s UK Housing Awards.

Organised by the Chartered Institute of Housing (CIH) and Inside Housing, the awards recognise the creativity, passion and results of housing organisations across the UK. We were nominated for successes like the completion of 106 new flats at Timber Basin, top marks for Youth Homelessness from the Care Inspectorate, excellent satisfaction results with repairs service and the popular Stag Group, an activity group for men over 60.

Our staff met judges selected by CIH and Inside Housing in March. The winners will be announced at a ceremony at the Lancaster London Hotel on the 26 April 2017.

Get connected to what matters to you The Community Connectors work with over 60s and anyone caring for someone over 60. We connect you to support, activities and groups in local communities.

We’re a flexible free and confidential service that can work with you on any area of your life where you would like to make changes. We can support you towards personal goals, help improve health and wellbeing and connect you to your local community.

You can take as much or as little from the service as you need, and you can come back to the service at any time.

Two of our Connectors, Michelle and Katherine, are based in the Association’s main office at 45 Firhill Road, and are happy to meet anyone interested in the service.

For one of our older people in north east Glasgow, the service has made all the difference: “It’s fantastic, I get all sorts. I go to the Harmony Club with a buddy, they got the falls people to come and advise me as I’d had a few bad falls.

“I’m in the process of going to the Daffodil Club, and Good Morning Service call at the weekends – I’m in a complex so I get wake up calls during the week.

“I’ve had fantastic massages from the CALM project for the past six weeks. I got exercises at Lightburn for 11 weeks and got a Zimmer and special knives and forks and things to help.

“I get community transport for trips to hospital appointments which took me right to the clinic and waited for me and took me home again.”

Some of our older residents became video stars in February, part of a series of films on how housing associations are combatting loneliness.

The film features interviews with our Stag Group and Cyber Seniors members, talking about how the activities have changed their lives.

They told the camera crew that the activities have helped them get out the house following bereavements, make new friends after moving back to Scotland from abroad, and given them “something to look forward to every week”.

It’ll be shown at a special screening sometime soon – look out for more information!

The films are being made by the NHS Joint Improvement Team to highlight the role of housing associations in improving wellbeing.

Is your tumble dryer a fire hazard?

Millions of owners of potentially lethal tumble dryers have been warned not to use them until the machines have been repaired.

Tumble dryers sold under the Hotpoint, Creda and Indesit brands have been behind a series of fires.

Whirlpool, which owns the brands, had said they were all right to use, providing someone was in attendance.

But new guidance says not to use them until they are repaired.

Consumer group Which? has called for a full recall of all the machines involved.

Fires have been caused by excess fluff, which can come into contact with the heating element and so catch light.

The dryers subject to the repair programme were manufactured between April 2004 and September 2015 under the Hotpoint, Indesit, Creda, Swan and Proline brands.

Claypits Plans Bringing new attractions to a world-class site New cycle-path for Claypits An exciting new plan for a cycle-path is underway.

The planned path will run between Ellesmere Street and Applecross Basin. It’ll provide a connection between Hamiltonhill, the canal and the new cycle-path at Baird’s Brae.

This project has been brought forward as an early phase of work within the Claypits thanks to funding from SUSTRANS.

What’s happening at the moment?

Scottish Canals is making a new southern entrance into the Claypits nature reserve at Applecross Street, with funding from Glasgow City Council and Scottish Canals.

This includes removing high boundary walls around the Claypits.

Work will soon begin on restoring Old Basin House (also known locally as Rockvilla House) to bring this historic building back into use.

What else is planned for the Claypits?

Scottish Canals and Friends of Possil Greenspace will work with local residents and groups to form a long-term plan for the Claypits this summer.

This includes more paths, viewpoints, fishing pegs and boardwalks, signage, seating and new children’s play activities.

Girls Aloud New women’s group goes from strength to strength Every Thursday, from 2 - 4pm The Courtyard comes alive with laughter, as the Westercommon Women’s Group, Girls Aloud, take over the art room for their weekly session.

The women range in age from 32 to 80. It’s a great mix of those who are new to the area, and women who’ve lived in Westercommon for over three decades. There’s a mix of skills and experiences, which everyone is happy to share, like teaching each other to knit.

The Group began with a funding award from Spirit of 2012. Since then, they’ve taken part in the Christmas Fayre and the annual Westercommon Easter Event. They also recently applied for further funding for a theatre trip.

Above all, the group provides a chance to socialise and make new friends. One group member said:

“Spending time with each other and taking part in local events has really built a bond between us.

“Each woman brings her own individuality to the group.”

The youngest participant told us:

“I really look forward to coming along every week. It’s a great way to utilise your time.

“Sometimes people think of friends as people that are in their age group. But we’re all ages here, and I consider these people my friends.”

If you’d like to join the Women’s Group, just drop in to the Courtyard between 2 – 4pm on a Thursday. All women welcome!

It’s great to know I can put my points across Tenant Christine Thomson joined our Board in 2016. Here she shares her experiences as a Board Member so far.

I’ve been a Queens Cross tenant for 12 years, living in Westercommon.

I love my house, I’ve got it just the way I want it. And the Association are doing a lot for the communal spaces, like installing new heating systems and transforming the landings.

But there are sometimes things that get to me, like rubbish being left out and vandalism.

I love this area and want everyone to take pride in it, so I try and make sure things are being done. I always report things, like lights that are out or graffiti.

What we need One day I got a letter from the Association about an open evening, because I use the Association’s services. I forgot all about it, then as I was washing the dishes I saw a crowd of people outside The Courtyard. I suddenly remembered and went to join them.

When I got there a member of staff asked if I’d ever considered getting involved. She told me “What we need is tenants to tell us how we’re doing.” It was one meeting, once a month so I thought, why not? And I joined up.

Welcoming atmosphere Being on the Board has been a really good experience so

far. It’s great to find out where the money’s being spent, and what’s going on in every area.

You don’t need any special skills – there’s training and open days.

And everyone is so welcoming, from the other Board Members right up to the Chief Executive.

They’re really nice people.

It’s not daunting. You’re never scared to speak up, you’re there to share your opinion and ask questions.

A tenant’s perspective Above all it’s great to know I can put my points across, and contribute a tenant’s perspective to what the Association’s doing.

If anyone is interested in joining, I’d say give it a try. I work full-time so it’s not a big time

commitment. If you come along and decide it’s not for you, there are also the Community Involvement Groups. There’s something for everyone - you won’t know until you’ve tried!

Our Board needs you! AGM We’re looking for enthusiastic, committed individuals with a passion for making a difference to local communities.

This is a fantastic opportunity to make a positive impact and contribute to our major improvement plans.

Call Recording We develop our contact centre service March sees the introduction of call recording to our customer contact centre service.

Staff have been preparing for the installation of new software that will support staff training and help deliver

consistent standards of service.

Contact centre manager, Elizabeth Viola, welcomes the move: “The ability to record calls not only allows us to build the quality of the service we’re providing, it gives an added level of

security to customers and staff alike as we’ll be able to listen to calls again.

“This is part of the Association’s aim to develop contact centre services as part of our Customer First programme.”

P&D change hands Our repairs contractor, P&D Scotland, have sold the company to the Bell Group, a UK building services company with a head office in Airdrie.

We’re not anticipating any changes to the service P&D provide and we look forward to building a strong and positive relationship with the new owners.

The Bell Group has many years’ experience working in the social housing sector. The Association, along with all staff employed by P&D, have been advised and assured that it will be business as usual.

New rents from April You’ll now have received a letter confirming your new rent from April 2017.

We’re restructuring our rents so similar types of properties pay similar rents, so our rent setting is fairer.

After over 20 years of service, Neighbourhood Housing Manager Tom Canavan is leaving the Association.

I wanted to let you know that after 23 years of service, I have decided to leave Queens Cross and move on to pastures new.

I joined the Association as a Housing Assistant in 1994 and, over the time I’ve worked here, I have seen it grow and develop to become one of Glasgow’s foremost housing associations.

When I started we had around 6 staff and 1000 homes. After various stock transfers, we’re now more than four times the size. I also remember the old Firhill Tavern, where our main office now stands – a very different sight!

I am very proud of the part that we have played in regenerating the area over the years. The amount of new builds in the area is a real achievement. With plans like the regeneration in Hamiltonhill, this looks set to continue. I remember one of my tenants crying tears of joy when I gave her the keys to a new home.

Working in housing, there’s nothing better than that. I will leave with many fond memories.

I’d like to thank everyone for their support over the years.

Although I’ll miss tenants and colleagues I’m looking forward to having more time to spend with my family.
