You provide expert advice on the local real estate market, helping clients understand current market conditions and what they can expect throughout the buying process. This includes insights into pricing trends, neighborhood data, and investment potential.

Negotiation Skills: You act as a negotiator, working to get the best possible price and terms for your clients. This involves crafting offers, handling counteroffers, and navigating complex negotiations with sellers and their agents.

Access to Resources: You offer access to a wide range of resources, including listings that might not be widely available online or are coming soon. You also have a network of professional contacts like mortgage brokers, inspectors, attorneys, and contractors which can be invaluable.

Legal and Regulatory Knowledge: South Carolina has specific laws and regulations regarding real estate transactions. You ensure that clients are compliant with these laws, helping them navigate the legal aspects of home buying, such as contracts, disclosures, and closing procedures.

Personal Advocate: As a buyer’s agent, you serve as a personal advocate for your clients, representing their interests exclusively in the transaction. This includes ensuring that their needs are met during home inspections, appraisals, and closing.

Hello everyone, I’m Darlene Elmer MP of the Spartanburg office. We want to help make this transition easy for you all and help you be able to present your value proposition to your client while explaining how you are going to earn your commission. Most importantly we want you to understand the importance of the buyers/transaction agreement NOW IN PLACE - All transaction or buyers agreements must be emailed to docs.rogf@gmail.com (within 24 hours) For Buyer Agency Agreements, the subject line is Buyer Agency – (client name). For Transaction Brokerage Agreements, the subject line is Transaction Brokerage – (customer name). Carrie MUST have these within that 24-hour period.

THIS IS SERIOUS BUSINESS AND PLEASE BE AWARE the commission, the MLS and anyone else involved is not playing and they have access to all the supra reports form our app and they can see what time you entered the house and will compare it to the timestamp on your buyer/transaction agreement and they WILL BE AUDITING.

AGENCY DISCUSSION SCRIPT

As of this month we have a nationwide rule that we cannot open a door without having a representation agreement.

We have two kinds of representation that you can choose from. Buyer’s Brokerage Representation and Transaction Brokerage – let’s go over them so you can decide which one suits your needs best.

Let’s go over both and see which is best for you. Wither of these agreements can be made for 1 hour – 1 day – 1 week … any time frame that you are comfortable with and you have the choice of being represented as my client or as a customer. Buyers Agency allows me to protect you and give you more representation and a transaction brokerage is more of assisting you with paperwork.

BUYERS AGENCY AGREEMENT - By signing this contract, you're appointing me as your exclusive agent, and you are my CLIENT. This means I’ll be working solely on your behalf to find and negotiate the best possible deal for a property that fits your needs. You’ll agree to work exclusively with me during this process, which helps streamline everything and prevents any conflicts of interest.

The contract specifies the types of properties you're interested in, your budget, preferred locations, length of our relationship and my responsibilities to you. This helps me to better understand your needs and focus my search accordingly.

My duties as your agent include using my professional knowledge to find suitable properties, negotiating deals, ensuring confidentiality, and if applicable, managing dual agency situations

fairly and transparently. This means even if I represent both the seller and you, I’ll make sure neither party has an unfair advantage.

In terms of compensation, the contract outlines how I get paid, which usually occurs when you close on a property. It’s important to note that this fee structure is negotiable and can sometimes be covered by the seller or their broker, making it less of a burden on you. It can also come directly from you or in combination of the seller paying some toward commission and the buyer paying the rest. It is ALL NEGOTIATABLE.

With a TRASACTION BROKERAGE AGREEMENT – by signing this agreement you are a CUSTOMER. My role is more of a neutral facilitator. I don't represent either party exclusively. Instead, I provide assistance to both you and the seller, helping to manage the transaction and ensuring all legal and procedural requirements are met. This means I won’t offer advice that benefits one party over the other, but I'll make sure you have all the information you need to make an informed decision. It also outlines my responsibilities to you, how long I will represent you, what you are specifically looking for, your budget and how I will be paid.

To help you make your decision let’s consider how much support and guidance you want during the buying process. If you value having a dedicated advocate, Buyer’s Brokerage offers that exclusivity and dedicated support. If you prefer a more hands-off approach, Transaction Brokerage allows for a neutral facilitation of your purchase, but I will not be able to offer any guidance.
