Revival after confinement

After having been involved in the real estate sector for over 20 years, with 13 of those at our main office in Puente Romano, I have experienced a countless variety of situations. From the real estate boom... to the economic crisis, and now this completely unexpected new situation, which we all know as COVID-19, and which seems to have come straight out of a science fiction film. Despite everything that the pandemic has brought with it, it has also been a complete game changer, giving us all a chance to recharge our batteries, both professionally and personally. Surprisingly, Marbella is at full capacity and the real estate market is stronger than ever, relying on a multitude of clients interested in not only buying a property as a holiday home, but also in moving their main residence to Spain. This interest would notably increase if, from a legal point of view, action was taken and more tax-advantageous laws were enacted for non-residents. Most of our customers adore Marbella and would like to spend more time in our city. I believe that we should follow the example of other countries, such as Portugal, who are offering large tax benefits for non-residents. From my point of view Marbella is unstoppable, with countless new establishments opening daily, and large companies once again seeing Marbella as a priority objective for opening new stores, restaurants... I predict some very positive years for our beloved city. 2

Real Estate Market 2022

In 2022 property prices have risen by up to 45% in Puente Romano, Golden Mile by over 25%, with the beachfront properties still being the most sought after in the luxury sector. “The purchasing power of our clients is higher and the price negotiation is lower, giving more importance to the location. All nearby areas follow the same pattern. There is a very high demand for properties and less supply.” Our potential clientele has also changed. We have a younger clientele, more Nordic and American nationalities, as well as Eastern European countries. French, English and Arabic clients have remained on the increase. What they buy and what they are looking for? Resale homes are still the most demanded market but one third of the properties demanded by Nordic and Belgian nationalities are new new promotions. “In the last two years there have been many new villa developments as well as apartment projects being sold off-plan. Renders for refurbishments have been key. “ In general, after the pandemic there is a demand for more spacious homes with terraces or large gardens. Online connectivity and networking is important for our buyers who are tending more towards teleworking. Health is another pillar in demand; swimming pools, gyms, tennis and paddle courts. Energy efficiency and security are also highly valued. When looking for a home, we find a client looking for modernity, but also modern designs with traditional touches.

“Many of our clients are investing in order to refurbish and rent. They are looking for residential areas with concierge services, property management and full rental management to disengage.” Online selling is a fact of life. This year we have had a high demand for properties over the internet. Online meetings, whatsapp web, videos, tour guides, and other technologies have been key in our clients’ decision to buy. Social media plays a major role. “Our buyers are increasingly tending to own multiple properties globally and to be on the move. However, they are also looking to establish their family in Marbella where its international public schools have been considered some of the best in Spain. “ Climate is a vital factor for our client. Marbella offers greater stability than other destinations with more severe climatic risks. The quality of life in Marbella is of great vitality for our buyers. They place increasing importance on orientation or the proximity of a golf course for its freshness. Buyers are becoming more and more informed and many know property prices well. The selling experience is vital in the process and the time to deliver is very limited. The feeling of belonging to a brand is also an elemental factor that we are building through social media, as well as more training for our teams. “Being in continuous contact with our clients is very important.” In 2022 we has made an important online leap, renewed our website, created a marketing team, with videographers and photographers and continuous training for our agents. Being in line with the market and offering you what you are looking for with a personalised and professional service is our main concern.

2000

Javier Nieto enters the real estate sector with the purchase and sale of inland properties on the Costa del Sol.

2009

Pure Living Properties is launched as a business venture despite the world-wide economic crisis at that time.

2011

Creation of the “Holiday Lettings Department” offering a five star service to both, owners and tennants. This department was extremely well received since, and has continue to grow ever since.

2015

Javier Nieto embarks on a new challenge as Project Manager in various real estate projects, overseeing the refurbishment of apartments and construction of villas to the highest quality standards.

2016

Pure Living Properties offers Property Management Services to new and existing owners of apartments and villas.

2020

The first real estate association of the Costa del Sol is born: “Leading Property Agents of Spain” (LPA). Pure Living Properties is a member of the LPA along with other influential and well respected real estate agencies.

2021

Complete renovation of PLP’s corporate image, including our Puente Romano office. The new space is redesigned to offer our clients a comfortable, unique and exclusive service.

Meet the team Begoña González No matter how difficult it is to find that dream home or to get the best deal, I always give one hundred percent. Begoña is the Sales Director of Pure Living Properties. Born in Galicia, she moved with her family to England at the age of eight. An expert connoisseur of the Golden Mile, Puerto Banús and Nueva Andalucía, Begoña is one of the most respected agents in the luxury market in Marbella. Always linked to the high-end real estate sector. She created her own agency in 2009 and turned it into a success story that, in 2017, was acquired by a leading luxury brand in Marbella. Meet the team Sten Goosen The first day I set foot in Marbella, I understood its special lifestyle and decided to stay. Now, I love helping our clients find their ideal home, just as I found mine. He was born in Noordwijk, the Netherlands, a city with many similarities to Marbella. In 2017, he found love in our city and decided to finally settle here. Being a permanent resident has given him the opportunity to really experience the incomparable lifestyle of the Costa del Sol. Sten holds a Bachelor degree in Structural Engineering and Architecture; after which he also achieved a Bachelor degree in Supply Chain Management. He then began a career in the challenging world of global logistics, working his way through various departments eventually becoming Business Development Manager. In addition to Dutch, he speaks perfect English and is perfecting his Spanish. He brought his passion for sports to Spain, especially football and tennis. He loves the mountains and during the winter months you will find him skiing and snowboarding in Sierra Nevada.
