Alan HargrovesThe year continues to race by. Lots of debates and decision making around our elections and hopefully the outcome will result in improved lives for all. We all have our own preferences and opinions but it’s important we continue to respect each other despite this difference.

Thanks to a few of the residents who assisted in escalating this intervention and obtaining the required permission. Our Board had previously agreed to set aside a significant sum of money to attend to these repairs, and the work will now start in earnest. We will keep a tally of these additional costs with the view to recover these from COT at a later stage.

On a disappointing note, we unfortunately had to take leave of our Chairperson, Frank van Heerden during May. Frank and Vera sold their property and in terms of our MOI, is therefore no longer a member of the association. Frank’s contribution through all the years and most recently as Chairperson cannot be underestimated, and it remains our belief that the Estate has benefited greatly from his leadership. He leaves Woodhill in a better position. We wish Frank and Vera all the very best with the next chapter in their lives. Ben Kleynhans will be the acting Chairperson until the next AGM.
The Estate continues to grow. Aesthetics are a big component of the pride we have in our community and surroundings. To improve these, we have continually engaged with the City of Tshwane (CoT) on various matters. Some successfully others less so. We have received permission from CoT to repair some of the infrastructure ourselves.
One of our bigger challenges pertains to the lack of intervention from CoT on the Cemetery View informal settlement. We have formally engaged with both the City Mayor and the City Manager on specific matters pertaining to the air pollution, the water pollution, the noise pollution, and the illegal inhabitants of this illegal settlement.
All to no avail with limited intervention from CoT to eradicate. We are considering all our options (including legal steps) to ensure this is addressed and not just allowing the matter to be “kicked down the road” by CoT on a continual basis.
We are pleased to advise everyone that we have appointed a very strong Course Superintendent in Pieter Cooper. Pieter comes with significant experience, having most recently been the Course Superintendent at Wingate CC. We welcome Pieter to the Woodhill community and know he will make a significant difference to our golf course.

The overall golf course condition has drastically improved and will continue to improve to exceed our members and guests’ expectations.
Food and Beverage continues its upward momentum. Changed menus and enhanced winter offerings are now available, still at exceptional quality and value for money. The number of customers continue to increase, and we thank you for your ongoing support. This business will never be without its challenges, but these remain the exception and are correctly addressed.
The recent upgrades to our tennis courts and squash courts ensures our aging Estate is well maintained.
Sadly, we still have a few individuals who seem to gain pleasure out of vandalizing our property. Recently the newly resurfaced tennis courts had the surface damaged by children, despite the presence of the parents. I can assure you this will not be tolerated, and we will act.
Operationally the security upgrade of the access control is complete, but not without some teething problems. These are continually addressed.
We do however request that owners ensure they re-register at our Security offices to obtain the new access tag and validate finger / palm prints.
The absence of load shedding has been most welcome, but we recently had to deal with the challenge of no electricity for a week, when the substation had another fire. Another request to CoT to provide us with the investigation report, including the report from 2022 for the same issue, that has to date been ignored. I know the City Mayor is sick and tired of my continual harassment, but we will continue until CoT provide the service delivery we are paying for and demand.

The appointment of The Garden Group for our common areas and gardens across the estate has been justified. They are doing great work, and we hope to see even greater benefit of this appointment when summer arrives, and flowers and plants start to bloom. Winter will be spent preparing, cleaning, and tidying so we are ready for the growing season.
The latest we have on the Rand Water Board proposed duplicate pipeline through the Estate, is that the Department of Forestry’s Fisheries and Environment (DFFE) have rejected our appeal. This means the previously approved deviation has been successfully overturned by RWB and they may now go through our fairways and greens on the first 3 holes. We will continue to evaluate our position on this before deciding on the next steps. We have 6 months from the DFFE decision to confirm our next steps.
Financially the Estate is extremely strong, and we continue to control and manage every aspect of this, ensuring our homeowners receive value for their levy contributions, and at the same time striving to keep these levies as low as possible.
The contribution from our commercial enterprises (golf, padel, driving range, food & beverage, conferences and functions) cannot be underestimated in providing the necessary additional income to offset some of the cost growth on the HOA side of our business.
Overall, we continue to strengthen the business, and our journey from Good To Great gains momentum. We are all in this journey together and please feel free to continue raising matters so these can be addressed.

Management is delighted to announce that Nick Jacobs has joined the Board of Directors at Woodhill. Nick brings a wealth of experience and with his background the team is confident that he is well-equipped to help us achieve our goals.
Nick is a distinguished lawyer and an executive at Nedbank, where he is responsible for Strategic Projects and Innovation. As he nears retirement, he is looking forward to the new challenge. Married and having lived on the estate for over 22 years, Nick is deeply rooted and a true part of the estate. He loves playing golf, tennis, and padel and his enthusiasm for these sports shows his energetic and dedicated nature.

Juan Jansen van VuurenThe WHOA strives to maintain the highest standards and to provide quality services to our residents and clients, but this comes with challenges. Our Estate consists of a culturally diverse community, and is home to roughly 80 diplomats from all over the globe. The task of promoting good neighbourliness among different cultures can sometimes be challenging.
The Memorandum of Incorporation provides for the Association to create rules of conduct and to monitor compliance of these rules with the main objective to protect and advance the communal interest of owners, residents, and others.
Within the Estate Rules, the WHOA ultimately works towards the promotion of good neighbourliness. Unfortunately we regularly notice the lack thereof within our community. Matters arise and disputes are referred to the WHOA, even though the WHOA has no mandate to intervene. Most of these issues could be resolved through good neighbourliness.
Often residents expect the WHOA to facilitate certain matters as they simply state they refuse to talk to their neighbours.
In most cases, the WHOA cannot intervene in these private matters. Matters that do need intervention from a “rules” perspective, are dealt with by management through the rules, city bylaws and legislation (when necessary). The rules clearly guide management into procedures to be taken and the WHOA’s obligation to report certain matters to the relevant authorities. The WHOA shall continue to enforce the rules consistently and throughout.
All the above being said, the WHOA has noticed a tremendous positive attitude towards the compliance of the rules. We have come a long way in the establishment of a culture whereby residents realise that their efforts positively contribute towards our “Estate of Choice”. Management thanks residents for their continuous support, commitment and responsible efforts in upholding the rules.
With the appointment of a dedicated Garden Services to service the common areas, there has been a huge improvement in the general appearance and maintenance of the gardens.
The focus is on creating a “WOW” effect in these common areas, and the efforts are starting to show.
What Is Good Neighbourliness?
Good neighbourliness extends beyond mere politeness. It is about building genuine connections, showing empathy, and contributing positively to a collective well-being. Here are some essential aspects of being a good neighbour:
1. Respect Boundaries: Understand that everyone has their own space and privacy. Be mindful of noise levels, especially during quiet hours, and avoid encroaching on your neighbour’s property.
2. Communication: Open lines of communication are vital. Introduce yourself to new neighbours, exchange contact information, and be approachable. A friendly wave or a simple “hello” can go a long way.
3. Helping Hand: Offer assistance when needed. Whether it is lending a lawnmower, or watching over a neighbour’s home during vacations, small acts of kindness build strong bonds.
4. Community Events: Participate in community events, gatherings, and meetings. These occasions provide opportunities to connect, share ideas, and collaborate on neighbourhood initiatives.
5. Respecting Common Areas: Woodhill Estate boasts beautiful common areas, walkways, and recreational spaces. Treat these spaces with care, pick up after your pets, and encourage others to do the same.
6. Safety and Security: Look out for one another. Report suspicious activity promptly and consider joining or supporting neighbourhood watch programs. A secure community benefits everyone.
7. Cultural Sensitivity: Woodhill Estate is a melting pot of cultures and backgrounds. Embrace diversity, celebrate traditions, and learn from one another.
“Striving towards greatness”

Security
Kyle JacobsenCurrently, in the criminal underworld, it seems the trend is to target vehicles. Statistics indicate 3 crime trends on the rise in our area; these are:
1. Hijacking
2. Theft of motor vehicles
3. Theft out of motor vehicles
The latter is the most prevalent at the moment and predominantly committed in public spaces such as shopping centre parking lots. Recently, a lady had parked her car in a familiar centre, conducted her regular grocery shopping and on returning had learnt that her laptop and a few other belongings were taken out of her car; yet her car was not damaged and still locked. So what happened?
Well, when the lady was parking, she was unconscious to the fact that the car in the parking bay beside her had four occupants inside it, one of which was able to open her car’s back door as she was closing her door, while still sitting in his car’s seat. Once she had gone inside the shop, the occupants of the neighbouring car, helped themselves to her belongings, and then casually closed her door, allowing her car to lock itself with its in-built central locking system.
Security Advice:
Obviously I cannot tell you, not to park near cars where there are people, but I do encourage that you develop the PCP Model of Situational Awareness. I have spoken about this in the past when going into areas outside of your control. Perception (of the area around you), Comprehension (of what could happen and how it could happen) and Prediction (that it will happen).
Develop a second natured habit to not rely on your central locking but to (in a Pre Flight Check kind of way), do a walk around of your car, checking the doors are locked, simultaneously, checking that your tyres haven’t been spiked or punctured.
Finally, remember to keep your personal belongings in one of two places, hidden away from onlookers –that way limiting the chances of becoming a victim of a meticulously orchestrated crime.
Side Note:
In cases, like the abovementioned, the co-operation of the police in terms of investigating a crime is unlikely, as there are no signs that the car was in fact “broken into” or proof that items were targeted and taken.

Country Club
Rosh SchoemanFrom a club development point of view, Woodhill’s progress has been consistent over the last couple of years.
With all the upgrades the overall look and feel of the clubhouse as a whole (Bar, Restaurants, Halfway house and Change Rooms) has changed for the better.
The Driving Range and the Estate Gates also received a make over. All in the effort to deliver a great product and experience to members and visitors.
The latest achievement and a first for the club, was reaching the 1 000 golf members mark.
Currently there are only three clubs in Gauteng North including Woodhill that have reached this number of members.

Woodhill CC is also the only estate golf course with 1 000+ registered members.

Greetings from the Workshop
With the leaves changing colour and falling to the ground, we can confirm that Autumn is officially in full swing in Pretoria, and more specifically on the golf course as well.
The grass has started growing slower and that gives us as the turf team a chance to focus on some other much needed projects on and around the golf course.
With winter upon us, our attention turns to proactive measures aimed at maintaining the pristine conditions of the golf course.
One of the focal points for the coming season will be the Veldgrass areas surrounding the golf course. We will undertake a project to clear out all weeds and invasive trees growing in these areas.
This project will not only enhance the aesthetic appeal of the golf course, but will also play a crucial role in preserving the ecological balance of the Veldgrass areas.
There has been much excitement in the air as we prepared to welcome a new golf course superintendent (also known as the head greenkeeper) to the team. Pieter Cooper started his tenure on 20 May.

Pieter brings a wealth of experience to our team, including:
• Being named Course Superintendent of the Year at Rustenburg.
• Serving as Course Superintendent at Wingate Country Club for 15 years.
• Competing as a former provincial golfer.
• Continuing a family tradition of excellence in golf course management, with his son serving as Course Superintendent at Irene Country Club and his daughter as Assistant Course Superintendent at Kyalami Country Club.
• Enjoying fishing as a hobby

Tennis Court Gate
Kindly be advised that, effective from 22 May 2024, the tennis court gate from the children’s play area will be locked at 5:00 PM to ensure that the newly refurbished courts remain in great condition.
Management has observed several instances of damage by bicycles and other activities and want to prevent children from entering and playing on the courts.
Residents are kindly requested to use the other two gates after 5:00 PM.

My wife and I have lived in Woodhill Golf Estate since 2004. You get two kinds of “estates”:
1. Estate Living which is idyllic.
2. Estate Planning, ‘Boedelbeplanning’ in Afrikaans, which is destructive.
Those of you who are financially blessed enough to be able to live in a luxury Residential Estate will do your best to ensure that you can live there until you die. Right?
Then why are you deliberately planning to end this idyllic lifestyle for the remaining spouse after one of you passed away?

Carol Jones, one of our Club Members, shared the following story with me.
Carol and Antoinette were neighbours on a Golf Estate for over 20 years. They, with their husbands, were very good friends.
Five years ago, Antoinette’s husband, Patrick, died of a heart attack at the age of 89 years. Without Antoinette knowing it, their joined estate (boedel) was frozen immediately.
Antoinette’s nightmare only got worse a few days after Patrick’s death when she couldn’t use her debit card or credit card. When contacting the bank, she heard all their bank accounts were frozen. The bank suggested she should contact the executor of Patrick’s estate (boedel).
She then discovered that their Financial Advisor was the executor of the deceased estate. The same guy who made sure that Patrick’s life insurance, share portfolio and other investments are appropriately managed. She said the Financial Adviser always told them “how important it is to be financially free,” which they were, but only until Patrick died.
The life insurance on Patrick’s life was utterly inadequate because, after his first heart attack at age 59, he couldn’t qualify for new or higher life insurance anymore. Their wealth grew considerably in the last 20 years of Patrick’s life, but since it was not possible to get life insurance during that period, the deceased estate couldn’t afford the following death costs:
• Debt Settling
• Estate Duty (Boedelbelasting)
• Executor Fees
• Capital Gains Tax, etc.
Long story short, Patrick’s estate (boedel) was declared insolvent, and consequently, Antoinette lost the golf estate mansion, the stock portfolio, the luxury cars, her jewellery and much more!
Antoinette now lives with her children in a small three-bedroom house in Witbank.
After telling Antoinette’s story, Carol thanked me again for teaching them the Wealth Mastery System in 2004.
Carol’s husband passed away two years after Patrick’s death. Today, she still lives in her Golf Estate mansion. Her children live with her. The mansion and all Carol’s investments and other assets will be the children’s after her death because none of it will ever be part of a deceased estate!

Kimiad Golf Course
The Brown-hooded and Woodland Kingfishers are common on the Estate, and although the Malachite is scarce, it has recently been spotted around the edges of the dams near the Clubhouse.
The Pied and Giant Kingfishers are on the list but no recent sightings have been reported.
