Three reasons you need a realtor when buying a foreclosed home A foreclosed home is one that’s been seized because the previous owner could no longer pay the mortgage. This means the seller will be a bank or other lender trying to recover their investment. If you’re interested in buying this type of property, here are three reasons you should work with a real estate agent. 1. To assess the market. One perk of buying a foreclosed home is that you can usually get it for a lower price. In order to recognize a good deal when you see it, you’ll need someone with extensive knowledge of the local market.

Four things you should never do when buying a home Buying a house requires a major investment. If you don’t set yourself up in the best possible financial situation, it could cost you your dream home. Here are some common mistakes to avoid as you prepare to buy a house. 1. Don’t meet with just one lender. It’s a good idea to get pre-approved for a mort­gage before you house-hunt. Request a quote from at least three lenders to ensure you get the best rate. A mortgage broker can help make this process easier. 2. Don’t miss bill payments. If you fall be­hind on credit card or car loan payments in the months before applying for a mort­gage, you risk lowering your credit score and jeopardizing your chances of getting approved.

3. Don’t change jobs. When a lender reviews your mortgage application, they want to see financial stability. If you start at a new company or transition from a full-time position to part-time or contract work, this could sow doubt about your ability to make regular mortgage payments.

Four questions to ask before you buy a vacation home Vacation homes come in a wide range of styles and si­zes and can be found in a variety of locations. But whether you’re looking to buy a cabin in the woods, a bungalow on the beach or a condo on the slopes, there are several factors to consider before you purchase this type of property. 1. WHY DO YOU WANT IT? To narrow down your search, you should have a clear idea of how you intend to use your vacation home. Do you want a couple’s retreat or a space that can accommodate the whole family? You should also think about what’s nearby and whether you’ll want to move there when you retire. 2. DO YOU PLAN TO RENT IT OUT? If you only use it on occasion, a vacation home can be a great source of income as a short- or long-term rental property. Keep in mind that you’ll need to manage boo-

kings, clean the space between guest stays and be available to address questions or problems. You might also have to pay higher insurance premiums. 3. CAN YOU AFFORD THE UPKEEP? Owning a second property comes with a lot of respon­ sibilities and expenses. In addition to the price of the home, you should factor in the cost of utilities, insurance, maintenance and more. Three things you should know Do you dream of down­si­zing, adopting a minimalist lifestyle and getting closer to nature? If so, a tiny house might be right for you. However, it’s important to be aware that this type of dwelling, while increasingly popular, often still falls into a grey area in terms of the law. Here are some things to keep in mind as you explore your options. 1. SIZE AND STYLE MATTER A major decision you’ll need to make regarding your tiny house is whether to build it on a foundation or on wheels. If you opt for a stationary home, it’ll be subject to local bylaws regarding house sizes. In Canada, the minimum is generally 400 square feet. If you want a moveable tiny home, however, it may need to be registered as a recreational vehicle. 2. IT CAN’T GO JUST ANYWHERE How tiny houses are zoned in a particular area can greatly limit where you’ll be allowed to build or park your home. For

example, in many municipalities, it’s illegal to take up permanent residence in a recreational vehicle on a property that isn’t zoned for mobile homes. This means you might be required to build your tiny house on a foundation. 3. BUILDING CODES STILL APPLY While there can be a bit more flexibility if your tiny house is registered as a recreational vehicle, these homes usually need to comply with the local building codes. Among other things, you may need a minimum ceiling height, at least one full bath­room and a window that can be used as an emergency exit. The bottom line is that building requirements and other regulations for tiny ho­ mes vary widely by province and even municipality. Therefore, it’s crucial that you do plenty of research before committing to this lifestyle.

• Find out if you’re allowed. Depending on the zoning in your area, you might need a special permit to rent out your home, or it might be prohibited altogether. If applicable, you’ll also need to get permission from your land­lord or condo association. • Ensure the property is safe. Firstly, you’ll need a secure way for guests to enter and leave the space. If renters will have access to appliances, they should be safe and in good working

order. You’ll also need to clean the place bet­ween guest stays. • Make the space inviting. When you create a listing for your home, be sure to include a complete inventory of the amenities you of­fer and plenty of photos so guests know what to expect. Details about the surrounding area are also helpful. • Respond to concerns quickly. As the host of a rental property, you’ll need to be available to ans­wer questions and address any problems that may arise. Make sure you’ll have time to ma­nage the property or hire some­one to do it for you. Once you’ve set up your home as a rental property, you’ll be ready to welcome your first guests.
