Mt Buller property news... W READY TO DEVELOP: Vacant land with a small storage unit on it already is just right for development - with planning approval of course. X LANDSCAPE BLEND: Blending in with the white landscape in snow season Koflers Restaurant can seat up to 500 plus people and is fully licensed - serving alcohol with meals.

PROPERTIES OF THE WEEK QUICK KIOSK: Known as Wombat Hut, the Koflers Kiosk provides quick snacks for skiers on Little Buller Spur.

BOB and Christine Fleming, mountain icons, have decided to seek expressions of interest for the sale of the business and leasehold property interest in Koflers restaurant, Little Buller Spur slope eatery and development site on Summit Road currently used as the storage depot. Offered for the first time in 44 years the sale includes the transfer of leasehold interest which commenced in August 2008 for 19 years from the Mt Buller and Mt Stirling Alpine Resort Management Board. Located in the Summit ski area they are the only eateries that provide a much needed service and shelter to the skiing public. Koflers was built as part of the development of skiing in the Summit area in the late 1950s. It is named after Helmut Kofler, an Austrian pioneer who helped establish Mt Buller as a ski resort. Bob Fleming ran Koflers on behalf of the Orange Lifts in 1970 and took out a lease of sorts in 1971. He was promised a more formal lease but it didn’t come

through until 1985 - he now owns the building and the business under a lease with the Resort Management Board. Koflers is located near the bottom of the Summit lift adjacent to Howqua chairlift and Koflers T-Bar. The leasehold interest is site 205 which is on 777 sqm of land. It is fully licensed to sell alcoholic beverages with meals. The restaurant includes adequate accommodation for management and staff on the lower level. On the upper level the restaurant includes functional kitchen and servery and seating inside for 150. The outside deck has additional seating for 150. On the surrounding snow there is seating for approximately 250. There are approvals in place for an extension to the building to construct additional storage and cool room area so as to minimise the space required at the depot. LITTLE BULLER SPUR KIOSK is located on the halfway point down Wombat Lift

and provides quick snacks, hot and cold drinks and has outdoor tables and chairs. The leasehold interest is known as site 338 and is on 217sqm of land. VILLAGE RESIDENTIAL SITE and depot is located on Summit Road on the Skakey Knees corner. The total land size is 522sqm and offers panoramic views to three sides. Regarded as one of the premier positions on the mountain it would make a magnificent home site for one or two houses or an apartment building. Currently the property serves as a storage depot and includes a two bedroom apartment. Upon redevelopment it could still incorporate into a garage area a small storage facility to cater for the restaurant’s requirements. A concept plan of a threestorey building is available. For further information and to submit an expression of interest contact Mark Adams on 0419 858007. Expressions of interest close on October 2.
