NEW data released in Domain’s Decemeber Rent Report has shown that rents have increased in almost every part of regional Victoria in the past year, with the Strathbogie Shire having the highest percentage increase. The median price of houses in the area rose 19.1 per cent to $420 in December 2022 after being just $353 in December 2021. Neighbouring council areas Alpine, Campaspe and Indigo also saw significant rises, with rent increasing by over 13 per cent in each shire.

Ten council areas in the state posted double-digit rent rises. In Euroa, there are few homes available for rent and costs have increased significantly. The impact of interest rate rises has prompted landlords to review rents, especially when a property became vacant, while tenants sharing a house were filling their spare rooms to cut costs.

Domain’s report described a boom in regional rents in recent years as Melburnians who could work remotely fled lockdowns in search of more space. “They’re still growing, because there’s obviously still a mismatch between supply and demand,” Domain chief of research and economics Dr Nicola Powell said. “But they’re moving away from that strong rate of growth. “Most of the areas have had an over-30 per cent increase in the last five years.

“That’s where you see the affordability ceiling and the strain being placed on local residents that are unable to keep pace. “We haven’t built enough social housing for people on lower incomes - those most vulnerable Australians that are in the private rental market.” Shane Thomson from Ray White Euroa was asked about the increases in rental prices, confirming that prices have seen a large rise over the past year. “Tenants could find a three-bedroom house

for about $350 a week 12 months ago, but now might expect to pay $450 or even more,” he said. Mr Thomson said during the recent property boom, sales were buoyant and investors were taking the opportunity to cash in and sell to people coming to the area, which has reduced the supply of rental properties available, He added that interest rate rises had also prompted landlords to review rental prices, especially when a property was becoming vacant. ■ Continued page 2
