HEAVY FALLS, EARLY START TO SEASON AT ALPINE RESORTS Page 5

WHEN they talk about mountains of snow, they’re not kidding. The heavy falls which began last week and allowed both Mt Hotham and Falls Creek alpine resorts to open a week early last Saturday, haven’t stopped and are forecast to continue for the rest of the week. Falls Creek had more than a foot of fresh snow in the 24 hours to 9am yesterday, whgile Hotham was pushing half a metre. Bother resorts are expected to have a snow depth of more than a metre, and with more lifts running and terrain open, this Queen’s Birthday weekend will be the best since the 2000 season. Rental challenge Bright B i h agents say ‘‘triple i l whammy’ h ’ to bl blame ffor shortage, h which hi h iis the h ‘‘worst iin 30 years’’ ALPINE Shire’s rental crisis is being caused by a perfect storm of holiday letting, remote workers and high property prices, according to local real estate agents. Kay Alexander, director and property manager at Alexander’s First National Real Estate in Bright, said the rental shortage was going through the worst period she had seen in nearly 30 years in the business. to three factors: owners from across Victoria moving into their rental properties, rentals being sold in a booming housing market, or owners turning permanent rentals into holiday lets. “I know we blame a number of things on the

COVID pandemic, but it’s certainly been since it began that we lost so many of our rental properties from the rental pool,” she said. “A number of owners have decided to move to the area to escape metro Melbourne, with some knowing that they can now work remotely, and some have sold to capitalise on our sale prices which have skyrocketed in recent times. “But so many have sadly turned their permanent

rentals into holiday lets, thus aiding the shortage of permanent accommodation for our local workers and families.” Division owner and property manager at Dickens Real Estate Kellie Gray agreed, and said while Bright has always had a low number of rental properties, remote workers moving to town, as well as holiday letting and owners selling their properties, had contributed further to the rental squeeze.

“After COVID-19 workplaces are more flexible, so people are tending to look elsewhere other than the big cities,” she said. Ms Gray also said the combined rental shortage and increased demand from remote workers was pushing up prices. “The remote workers have bigger incomes than generally what our rural industry workers get, they are pushing it up,” she said. “Owners are going

‘such-and-such is getting this much for their three bedroom, one bathroom property - so why can’t I get that?’” Neither Ms Gray nor Ms Alexander are advertising their rental properties online, saying they have been able to find rentals for their clients without it, and both recommended those looking for rental accommodation be proactive and contact real estate agents.
