BRISBANE SKYLINE The quest for height has been driving architects and developers since the dawn of cities. Taller, bigger, better has been the mantra for the better part of the last 80 years. In the late 19th century, the phrase ‘skyscraper’ was used to describe any

building over ten storeys tall. Now, the cut off to be deemed a skyscraper sits at around 150 metres: four-times taller than the 1880s. With engineering developments came outstanding feats of height, and now, there are 16 skyscrapers in Brisbane alone.

In 2018, Brisbane was home to three of Australia’s top twenty tallest buildings. Over the next four years, this number is expected to climb significantly higher with a further 18 skyscrapers currently proposed. Set to be completed early this year, the 274-metre Brisbane Skytower will be first to reach the city’s aviation-enforced ceiling and will become the third tallest building in the country. While Q1 will retain the crown for the Sunshine State’s tallest structure (sitting at 322 metres) for the foreseeable future, Brisbane’s skyline is looking up. If Lord Mayor Graham Quirk had his way, the aviation ceiling would be raised to sit at 300 metres: and there are plenty of developers in Brisbane who are keen to rise up to the challenge.

Brisbane’s upward journey began in 1930 with City Hall. A building that once dominated the skyline for 40 years is now dwarfed by its 21st-century counterparts. The reign of City Hall came to an end when the 114.7 metre Westpac Building was completed on Queen Street in 1970. Within the next two decades, the title of “Tallest Building in Brisbane” would be worn by five different buildings. Over this time, the skyline grew by nearly 85 metres.

For developers, having a substantial chunk of their revenue caught up in Bitcoin is perhaps a risky move. In December of 2017, the price of Bitcoin skyrocketed to an all-time high of $25,000. Yet, a year later the average price of a single Bitcoin in December of 2018 was just over $4,500. For buyers prone to lucky investment choices, Bitcoin could be a dream come true. The purchase of property with Bitcoin allows those who invested several years ago (back when a single Bitcoin was $8) an opportunity to offload significant gains into a real-world investment, or even their first home. Regardless of the risks, there’s no denying Bitcoin is a significant part of the financial market, and as a result, the property market. The increased use in the mainstream market through companies like Linzen is what will drive cryptocurrencies forward until they’re as much a part of the market as any fiat currency.



DECLUTTERING TO DOWNSIZE Should it stay or should it go? Whether you are a hoarder or a compulsive declutterer — moving to a smaller property will mean saying goodbye to a few things. Throwing out or donating an object that you have owned for twenty or thirty years can be tough, even if you dislike it. After all, it is the familiarity of our everyday belongings that can make a home feel like home. Studies have shown that donating, selling or throwing things away is actually more satisfying than buying new items. So if you need a pick-me-up that will be good for downsizing and your wallet, get decluttering! Downsizing and decluttering is also thought to help people better live in the moment, shedding the past and letting you mentally prepare for what’s to come. In summary, you need to get ruthless with your decluttering to really reap the benefits.

Have you got two? There’s no reason to double up. One has to go.

Is it functional? Broken or semi-functioning items such as temperamental blenders and socks with holes should not be making their way into your packing boxes. They have to go!

Would you buy it again? If you pick up an item and don’t answer yes to this question, it has to go. The most important thing to remember is that nothing is off limits. Even if your grandma inherited it from her grandma, maybe it is time you handed it down too? It doesn’t have to be thrown away, it just has to not live at your house. Another way to save a huge amount of space is going digial. Do you have CDs, DVDs, and documents taking up a lot of space? Perhaps it is time to ditch the physical items and get yourself a Netflix subscription and an external hard-drive to back up important photos and files. Going paperless could save you both time and packing boxes.

If you are finding it hard to part with certain items try packing them up in a box for a week or two. If you don’t miss them, this might make the decision much easier. You can go even further with this method and actually store everything from one room in a box for a month and put things back in drawers as you use them — anything left in the box has to go. When it comes to decluttering it is never too early to start, especially if you want to list your items on Gumtree rather than donating them, as they can take a while to sell. Even if you aren’t thinking about downsizing until the end of the year, get started on the decluttering and move through each room gradually so it is not such an overwhelming task when the time comes. If you are moving soon and still have a lot to do, don’t panic! There are plenty of solutions such as asking friends and family to help or enlisting a decluttering, packing, and removal service. If you are struggling to get started: try blocking out a specific time in your diary, starting a timer, and working until it goes off. If you are more of a visual person: aim to fill one box a week until the job is done; and if you are the sort of person that works best on a deadline: book a collection from your local op-shop to spur you on.

The development of the Maroochydore City Centre is set to shape the future for Queensland as a whole. One of the most interesting and innovative aspects of the new city centre is Australia’s first underground automated waste collection system — say farewell to wheelie bins forever. The 6.5-kilometre system of underground vacuum pipes will transport waste at up to 70 kilometres per hour from commercial building and apartments to a central storage facility. Along with commercial and technological expansion, brand-new transport links will play a key part in the transformation. A $347-million expansion of the Sunshine Coast Airport is already underway, with a new runway expected to be open by 2020. The city will also deliver an extensive public bus network, and there are also plans for light rail into the city for the future. Connecting Caloundra, Kawana, Mooloolaba and Alexandra Headland to Maroochydore City Centre — early-stage plans are in place for delivery of this light rail system by 2025. The flow-on effects of the Maroochydore City Centre have already been seen in the surrounding area, with a large solar farm and the Sunshine Coast University Hospital both being complete in 2017. Sunshine Plaza, the largest retail centre in the area, is also scheduled for an upgrade. Construction on this $400-million expansion has already commenced. The project was initiated after Maroochydore was declared a Priority Development Area by the Queensland Government and Premier, Annastacia Palaszczuk, who stands firmly in support of the project. While any new development of this size taking place in a previously quite quiet region is bound to ruffle some feathers, the transition for Sunshine Coast locals has been relatively seamless. The future is calling — and Maroochydore is picking up the phone.

Sippy Downs With the $81-million upgrade to the University of the Sunshine Coast recently completed, there’s only one way for the Sippy Downs property market to go: up. This small Sunshine Coast suburb is home to an unprecedented level of growth both commercially and residentially, and there’s no sign of this slowing. Sippy Downs has been designated a “knowledge hub” by the Queensland Government with the potential for over 6,000 knowledge-based jobs in the near future. As a result, a slew of new,

luxury apartments have been approved for the suburb, three of which are a product of Queensland-based Habitat Development. Habitat Development Group, or HabDev, as they’re known, made their first foray into the Sunshine Coast market with Enclave in Buderim in 2007. All 37 of these townhouses sold out within three weeks — before construction even commenced. This success has continued for HabDev, and they now have a range of townhouse and apartment One Tree Apartments

developments throughout the region. They specifically focus on providing a product customised for the Sunshine Coast market. SOUTH EAST QUEENSLAND MARKET UPDATE

South East Queensland will be the prime beneficiary of Sydney and Melbourne’s slowdown, with the economy starting to turn a corner and the state reclaiming its place as Australia’s number one destination for internal migration, as more families and downsizers from the southern cities cash in for a lifestyle in the sun. Economic growth is projected to accelerate from 2.5 percent in the 2017 financial year to three percent this financial year. This is supported by the biggest infrastructure spend in Brisbane since the 2011 flood recovery, announced in the FY19 Budget. Worth $45.8 billion over four years, the capital works program is designed to stimulate economic growth, encourage private sector investment and create tens of thousands of jobs, including 38,000 in FY19 alone, which should go a long way in raising consumer confidence and encouraging further internal migration. Looking ahead, economic forecaster BIS Oxford Economics says Brisbane will lead the capitals with 13 percent property price growth predicted by 2021, although more of this growth will occur in 2021.

Brisbane is one of the world’s great cities in terms of liveability and affordability. The future economic prospects all suggest that Brisbane is a market in which you can confidently invest. The value gap between the East Coast capitals is compelling — it is the largest it has ever been between Brisbane and Melbourne and the largest in 15 years with Sydney, according to CoreLogic. A median-priced house in Brisbane is $437,000 cheaper than Sydney and $260,000 cheaper than Melbourne. This level of affordability, coupled with positive economic signs means Brisbane is primed for future growth. Amongst the thousands of southern migrants relocating north, there is currently a clear preference for beachside living, with the Gold Coast and Sunshine Coast favoured

The Gold Coast is amongst the top ten destinations of all capital city migrants in FY17, attracting 19,400 people from the eight

capitals, including 8,800 from Brisbane. The Sunshine Coast also has strong economic credentials, with the redevelopment of Maroochydore CBD and the Sunshine Coast Airport expansion underway. The Sunshine Coast Regional Council is planning light rail by 2025 and a Business and Technology Park adjacent to the new university. South East Queensland provides a golden triangle of opportunity today — from the Gold Coast to the Sunshine Coast, including Brisbane and west to Toowoomba. This region offers the best short-to-medium term opportunities for capital growth as well as the most desirable lifestyle in Australia.

About 5,200 Sydneysiders and 2,500 Melburnians moved to the Gold Coast in FY17 and a further 1,500 migrated from Melbourne to the Sunshine Coast. Strong local economies, population growth and internal migration has translated into better property price growth in the regions, with house prices rising 4.8 percent on the Gold Coast and 6.1 per cent on the Sunshine Coast. The Gold Coast and Sunshine Coast are now more expensive than the state’s capital, with median house prices of $650,000 and $589,000 respectively compared to Brisbane at $536,000. The last time the Gold Coast had such a substantial premium to Brisbane was in July 2008. This might be a sign of the future with a huge wave of downsizing due to unfold over the next two decades across Australia. Queensland’s best seachange locations, including the Gold Coast and Sunshine Coast have long been favourite destinations amongst downsizers looking for a more relaxed life.

Whether it’s your fifth investment or your very first property, selecting an apartment that will increase in value is crucial. Ray White West End’s Business Development Manager, Erin Demmery, shares her tips for choosing a profitable apartment.

LIGHTING

INCLUSIONS

Erin says that natural lighting is one of the first things potential tenants notice when inspecting an apartment. “It’s a big selling point,” she says. “If the apartment or home is dark then choose to update it with neutral colours. A neutral palate which will appeal to more people adding to the brightness of the property.” If you are buying an off-the-plan apartment, understanding how the natural light will appear in the morning, at midday and in the afternoon is essential.

When considering inclusions, there’s a fine line to walk between providing tenants with modern comforts and going over the top (thus pricing your apartment out of the market). It’s best to stick to simple and keep ongoing costs lower. “Having a dishwasher and air conditioning are two of the main inclusions people want,” she says. “A second bathroom in a two-bedroom apartment and an internal laundry are also highly valued.”

PARKING It’s not uncommon to see apartments for sale with no car parks. Although that may work for you, this is something to consider. “With more friends choosing to share apartments, they’re more likely looking for multiple car spaces. Driving around and around to try and find a park near your home in a busy area becomes tiresome and a cause to move,” says Erin.

SPACE & STORAGE “A big reason why a lot of tenants move is lack of space. To be able to enjoy a home, you need to consider how many people are going to be living there,” says Erin. This is especially true when looking to attract the downsizer market, who are used to the space that comes with a traditional Queenslander home. Adding in extra cupboards and storage can go a long way in keeping tenants, and securing new ones.

Erin’s Top Tips

Always get a second opinion of the rental market value from an independent source, even if the property is rented. Sometimes figures are inflated to make the property seem more attractive. Current tenants may have moved in during a period of high demand so they are now paying over the current value.

LOCATION “Being closer to the city is important to renters. I know of a lot of rentvesters (investors that choose to rent) in the South Brisbane/West End area that have invested in the outer suburbs but choose to rent closer to the CBD as this is where they want to be,” says Erin. If your apartment is close to the CBD, transport, restaurants and amenities, it’s likely this prime real estate will be worth more in the future as the city and infrastructure of Brisbane expands. This is also true for riverfront or oceanfront properties, where there is limited availability. Over a ten-to-fifteen-year time frame, there will likely be a clear increase in profitability that can be attributed to location. As well as the city, riverfront and beachfront, a location close to universities is also a great option.

How can you make sure the home you build gives you the best returns and appeals to future buyers when you come to sell it? We spoke to Metricon Design Director, Adrian Popple, for the insider tips.

LOCATION When dealing in property, it is widely accepted that your location will determine the demographic of your buyers. “Your home will appeal to a broad market if it’s in a desirable suburb and close to major infrastructure, schools, sporting facilities and green spaces,” says Adrian.

MULTIPURPOSE ROOMS “A well-designed home should be adaptable and if possible include rooms that could have multiple purposes, such as turning a sitting room into an office or an additional bedroom,” says Adrian. “An adaptable layout will also appeal to a wider variety of buyers.”

ADDED LUXURY When building you should think of luxury inclusions that will appeal to buyers when it comes time to sell. Suggestions from Adrian to add value include a butler’s pantry or wet bar (which are very popular now); or upmarket fixtures and fittings such as luxury tapware and a feature bath.

As South East Queensland expands, space is becoming a premium — especially close to cities and transport hubs. Maximising space is a must, says Adrian. “A home should have a flexible floor plan that not only includes enough space when you build the home, but it will also appeal to various buyers with different lifestyles. Choose a design with an enhanced sense of space, with areas of the home able to be closed off for privacy, or opened up when it’s time to entertain, giving families plenty of living options. Storage is also another important consideration that potential buyers look at, and this should be maximised in any size of home.”

“Choosing an interior with a neutral palette with feature accents will be most appealing to future buyers. It will enable them to add their own personal touch to the home without making a huge financial outlay. The home also won’t be ‘dated’ before its time by using a neutral interiors scheme.”

FORWARD THINKING An energy efficient home will greatly appeal to buyers and future-proof your home with energy efficiency to offset rising power prices. “Smart home automation is almost considered mainstream when building a new home now, with an increasing number of buyers wanting convenience,” reports Adrian. “Home automation already controls security, lighting, heating, sound, windows and smart wiring technology is only going to increase.” More on smart homes on page 43.

INDOOR/OUTDOOR FLOW Open-plan living floor plans have been a design trend for many years now and will suit multiple buyer demographics. In Queensland, it’s essential to have a seamless flow of indoor and outdoor living spaces to enjoy our warm climate and relaxed lifestyle. Outdoor rooms are also extremely popular and this will appeal to buyers as well as adding capital growth to the home.” As most Australians spend a considerable amount of time outdoors, this should be an essential living space in the home, advises Adrian. “Consider how you want to use the outdoor space. Do you want a full kitchen, with cooking facilities, or a lounge and dining area? The outdoor area can be designed to maximise the use of your block of land.”

LIFESTYLE Coomera is probably most famous for being home to the majority of the Gold Coast’s theme parks which are a big drawcard for tourism in the area. Just off the highway, you’ll find Dreamworld and WhiteWater World, both owned by Ardent Leisure. Down the highway just a little further in neighbouring Oxenford is Movie World and Wet’n’Wild. From the Coomera train station, trains run to Varsity Lakes, up to Brisbane and the International and Domestic Airports. It takes approximately an hour on the train to travel to Brisbane and just shy of an hour and a half to the airports. There are also plenty of bus routes that run through the suburb. With a location right on the highway, travelling via the M1 up and down the coastline is very convenient. Coomera is connected to Coomera Island, so making your way there is simple. Getting to South Stradbroke Island is not quite so simple (if you don’t have your own boat that is).

One of the main drivers for population growth in the area is people choosing a lifestyle close to the Gold Coast beaches, over the shorter commute of city living in Brisbane. Households in the Coomera area are primarily couples with young children, and the predominant age group in the suburb is 0–9 years old. According to the most recent NAB Property Report, residents of Coomera most likely work in trade industries. In recent years, there has been a lot of resident amenities developing, as opposed to the tourism focus of years gone-by. Off the main road (Foxwell Road) is Coomera Waters Medical Centre as well as Coomera East Shopping Centre which offers a number of local shops and dining options. There’s also two IGAs within the suburb, one on Finnegan Way, and one in Coomera Waters. Although amenities are increasing, there is still a focus on green space within Coomera, with 5.9 percent of the total area of the dedicated to parks — 35 in total.

Currently, the closest primary school is either Coomera State School across the road from WhiteWater World or Coomera Rivers State School, but a third primary school is also currently proposed for the suburb. There is currently no high school in Coomera, but Pimpama State Secondary College is located in the neighbouring suburb, with Coomera High School set to open in 2020.

From automating lighting to heating, appliances to air conditioning, TVs, computers, entertainment audio, video systems and security — the possibilities for smart homes are seemingly endless. A smart home provides the ability to wake up in the morning and with a simple ‘good morning’ command, have your blinds open, the lights gradually turn on, the TV switch to the news, Fleetwood Mac blast from your speakers and receive live updates on the weather and your commute. Smart homes have come a long way from being ‘dad’s toy’ and there’s plenty more to come. As early as 1982, the concept of a network of connected smart devices was floated, and by 1999 this was represented by the term ‘internet of things’. Now, this concept is a reality that’s integrated into all aspects of modern life in a more functional way than could ever have been predicted. While we may not have Marty McFly’s hoverboard, smart homes represent a sci-fi-esque future made possible. As well as integration in existing homes, smart home automation systems are becoming a staple for new and off-the-plan luxury residences. Gone are the days where a pile of remotes sit on the corner of the sofa and entire work days are spent worrying

about whether or not you turned the air conditioning off before you left home. Smart homes can provide safety, security, comfort, convenience and energy efficiency at all times, regardless of whether or not anyone is home. The leaders in tech automation throughout the United States, Crestron, have been the go-to guys for celebrity smart homes for as long as smart homes have existed. While originally only utilised by the mega-rich in their multi-million dollar LA mansions, smart home automation is now making its way through the residential sector at a phenomenal pace. Expanding out from the American market, Crestron is now making waves in Australia. These systems are no longer out of reach for middle-income earners, causing a transition from ‘showy’ smart homes, to customised systems that offer a whole spectrum of automation options. Some installations involve simple lighting and audio, while others integrate under-floor heating, full security systems and voice control. Crestron has recently established Brisbane’s largest smart home experience centre at the Digital Residence Space in Albion. After taking a tour of the space (and pressing all the buttons), PropertyMash spoke to the

Taking a tour through a fully-equipped smart home is like taking a glimpse into the future, and it’s a future that’s not too far on the horizon. Trevor predicts that within a few years, automation will be standard for all new residences. “There’s going to be a time when the trigger is pulled, and smart homes just become the standard,” said Trevor. “I see it happening within the next three to five years, where even semi-rural house and land packages will be sold with automation,” he said.

A decade ago, the pinnacle of home automation was getting Foxtel from the living room to the bedroom, or transmitting music to the alfresco area. Now, the number one conversation starter for Crestron is smart lighting. “Nobody wants to move into a new home with an on/off switch on every wall of the house,” says Trevor. Smart lighting means much more than just moving switches off the wall and onto a phone app or central console; it’s about creating an atmosphere. Through a Crestron or other home automation system, you can set ‘scenes’ to create the ideal lighting for everything from dinner time and reading time, to party mode and even panic mode (where every light in the house will flash on and off, alerting neighbours).

“When it comes to voice, there’s that novelty factor there that makes people go crazy for it,” says Trevor. Whether it’s HAL 9000 from 2001: A Space Odyssey or Tony Stark’s Jarvis, we’ve all grown up watching voice-responsive systems on the big screen. With Siri now sitting in most of our pockets and Alexa lining the shelves of every JB HI-FI, voice control has developed at an exponential pace in the few last years.

“We’ve gone from a 60 percent success rate to around 90 percent, which means it’s very viable, especially in the disability sector,” says Trevor. “To add voice control to a Crestron system is as simple as buying an Alexa, which will evolve significantly this year and become far more refined.” While novelty will always persist within emerging technologies, it’s the seamless integration of the ‘every day’ that’s the end goal of a true smart home.

Creating a custom lighting set-up throughout an entire home is simple when you go down the route of automation, especially if this is integrated into the property from the initial design and building process, as opposed to retrospective installation. As functional and as impressive as lighting automation is, many residents are chasing a voice-controlled smart home. Similarly to the hoverboard, voice-control is seen to be the pinnacle of futuristic living.

What does the future hold for smart homes? “In ten years from now, I think every home on the planet will have some kind of automation unless you’re living in a tent,” says Trevor. In the shorter term — the next three to five years — is when the awareness will develop and smart homes will no longer be a novelty. Whether it’s biometric entry into your house with a thumbprint, facial recognition cameras to play your favourite song when you walk in the room and AI integration to make these smart systems even smarter, the potential is boundless.

What you need to know about... Once you have found a property you are serious about buying, there are a few more steps to go through before you move into your new home — signing on the dotted line being one of them. Contracts for new property are slightly different to contracts for existing property. We talked to Paul Morris of Nicholsons Solicitors to find out more.

What advice do you have for first-time property buyers?

Buyers have to appreciate the context of this question. There is no "standard" form of contract for “off plan” sales in Queensland. Further, there are very many variations to legal and physical structures that are available to developers to bring their product to the market. Consequently, it's not a matter of common problem clauses, but rather, making sure that the draft contract is appropriate for the development being considered.

The rest of the contract will be providing mechanics surrounding registration, inspections and settlement. So, it becomes an exercise to ensure that the flexibilities within the contract document do not exceed what is reasonable to allow the developer to bring the product to market. Unfortunately, reaching a fair balance involves the application of significant experience to be able to identify the risk created by the flexibility and to be able to explain the risks satisfactorily to a potentially inexperienced buyer.
