Your guide to buying environmentally friendly If you are concerned about our environment you can buy an eco-friendly car, you can offset your carbon emissions when you fly and even choose renewable electricity, but what about if you want to buy an eco-friendly property? Commercial property has been providing environmental ratings for new developments for a number of years, but the residential property industry has been slow to adopt recognisable standards. Thankfully, a number of competing standards are now developing which you can use to determine if the property you are buying is environmentally friendly.

ENVIRODEVELOPMENT LEAVES The most common ranking system for residential developments in Australia is the Urban Development Institute of Australia’s (UDIA’s) EnviroDevelopment Leaf rating. The scientifically-based rating system independently reviews each project and awards up to six leaves for outstanding performance in four or more of the categories: ecosystems, waste, energy, materials, water and community. A leaf for Ecosystems means a development has made efforts (and mostly succeeded) to protect and enhance existing ecosystems and rehabilitate natural vegetation sites. A Waste leaf means resources have been used efficiently and reduced the volume of waste sent to landfill. An Energy leaf indicates a project has gone above and beyond government requirements and reduced greenhouse gas emissions by a further 20 percent. A Materials leaf is awarded when at least 20 percent recycled, renewable, or low lifetime carbon-emission materials are used throughout the project. The blue Water leaf is allocated to developments that reduce drinking water usage by a further 20 percent compared to minimum regulatory compliance for the area and a Community leaf highlights efforts in creating safe, cohesive and vibrant communities.

Of course, the more leaves, the more environmentally friendly the development is: a 6-leaf rating, as you can see, is difficult to get, but is rightly highlighted by the developers when it is achieved.

LAI OR GPR LAI (standing for Leaf Area Index) or GPR (Green Plot Ratio) ratings are often used internationally as rating systems for apartment developments. Less frequently used in Australia, LAI or GPR ratings often pop up on internationally-recognised developments generally in the capital cities. These two rating systems are very similar — in fact, the Green Plot Ratio is actually the average LAI for a site. The Leaf Area Index measures the health of natural ecosystems, so the Green Plot Ratio provides a number to measure the amount of greenery on a development site.

NABERS RATING NABERS is a rating system commonly used in commercial property in Australia, and can be used for residential property but has been slow to be adopted. NABERS is the acronym for the National Australian Built Environment Rating System, which is essentially designed to be a star-rating system for buildings. A NABERS rating will be based on an assessment of the common areas in a development, including energy and water consumption.

So, what does this mean for you, the buyer? There is a small but rapidly growing sector of the property development community who are actively designing and building new projects that are eco-friendly. Just like all green initiatives, the power lies with the buyers. Making environmental efficiency a priority for your new home will help these initiatives become vital considerations for developers, leading to a greener, more sustainable future for the entire industry. Greenwashing: it’s a problem in the property industry. You know the places. They say they’re eco-friendly because there’s an option to include LED lights, all the while they are ploughing down trees and letting storm water run off into the nearest river. If you’re looking to move somewhere where you’re really helping the environment, then we have you covered. These are the top five most environmentally-friendly developments in Queensland, included for the work they’re doing to improve the environment around them, the innovations that help residents keep costs down and look after Mother Nature, and their ongoing commitment to keeping it green.

443 QUEEN STREET

443 Queen Street is a standout eco-friendly development. Its exterior will be aesthetically pleasing, with the integration of large amounts of greenery throughout the design, but more importantly, the entire building is designed to ensure that every part is environmentally friendly. 443 Queen Street will be the first building in Australia to achieve a Green Plot Ratio (GPR) of 197 percent. The apartments are all designed to facilitate cross-flow ventilation through the breathable facade, as are the lobbies, foyers and car parks, which are not sealed spaces (saving a massive amount of energy). There are gardens located on every floor which in conjunction with the natural daylight and air, will help reduce total energy consumption by up to 60 percent. There are 264 apartments at 443 Queen Street of between one and four bedrooms. Construction has now commenced, with completion due in late 2020. Prices start from $725,000 for a one bedroom.

Drift is well-known developer Mosaic’s newest entry into the Sunshine Coast apartment market. The 56-apartment project has received all six Envirodevelopment leaves for a number of reasons. The ‘Energy’ leaf was given for the inclusion of LED lighting — which has been shown to be 80 percent more energy efficient than traditional lighting options like incandescent and fluorescent lights — and the use of solar panels to power the common areas, which includes the pool, wine cellar, car park and recreation area. Drift was awarded the ‘Water’ leaf for the inclusion of shower and tap head designs that limit water consumption to less than six litres per minute. The apartments are all designed to be low maintenance. Drift features two and three-bedroom apartments, with prices starting at $545,000. Construction is currently underway and is expected to be complete by November 2019.

RENOVARÉ Harmony Estate has achieved all six Envirodevelopment leaves by ensuring that almost every aspect of the estate helps the environment in some way. The Sunshine Coast house and land development will deliver 4,800 homes once complete, with 100 hectares of the total 378 dedicated to open space. The house designs on almost 70 percent of the lots throughout the development have been oriented to maximise the amount of sun (and therefore solar energy) that can be collected, whilst the storm water management system that runs throughout the entire estate is designed to minimise the environmental impact of storm water run-off.

Renovaré is a townhouse and apartment development located in Yeronga. The five-stage development has five UDIA Envirodevelopment leaves, and the ‘Community’ leaf was given to the development for the central recreational area all residents can access, with a pool and barbecue, community centre and garden, gym, and function spaces. The donation of 3,439 square metres of space to the local community (which is 20 percent of the total development) was another reason this leaf was granted to Renovaré. The ‘Ecosystems’ leaf was given to Renovaré due to its inclusion of the community garden, providing 20 percent extra green spaces for residents, making sure that all replanting was 90 percent Australian flora (with fast and slow growing species), and providing a storm water management plan. The latest stage of Renovaré is Arboreti, which is currently under construction. The one, two, three, four and five-bedroom apartments are selling now, with prices starting from $409,000.

HARMONY

Harmony was actually the first master-planned estate in South-East Queensland to receive accreditation for all six leaves. Lots range in size from 250 to 505 square metres, with prices starting at $228,500. House and land packages start at $402,448, whilst the new terrace homes are priced from $389,900.

MINNIPPI

Minnippi is a large house and land estate located in Cannon Hill that has been over 20 years in the making. The main feature of the massive estate is the golf course which will be the first to be built in Brisbane in 70 years. Once complete, there will be over 110 hectares of green spaces for residents and the public to access, which includes the aforementioned golf course, along with parklands, playgrounds, natural corridors as well as a lake/lagoon and tidal creek. The developer, Urbex, received an Environmental Excellence award at the 2018 UDIA Queensland Awards Night. Judges loved the 110 hectares of open spaces, along with planting of 80,000 native plants (to date), the removal of 30 hectares of lantana and other invasive weed species throughout the part of the estate that is currently under development. The installation of nest boxes, fauna poles and monitoring cameras to protect the resident Squirrel Glider colony (which, once the development is complete, will have a habitat area that has doubled) was also a key factor. Land is priced from $250,000, with individual house and land packages available on request.

CANBERRA

Our nation’s capital is undeniably one of Australia’s hottest property markets, and it’s showing no signs of slowing down. Coming off the back of six consecutive years of house price growth, we take a look at what’s still to come for Canberra. Although the smallest of the Australian states and territories, the ACT is undeniably playing in the big leagues — especially when it comes to the property market. Canberra is the fastest growing city in the country, with the population increasing by 8,700 people every year and a growth rate of just over two percent annually. Just a decade from now, the Australian Bureau of Statistics forecasts Canberra will be home to over half a million people. Canberra didn’t follow Sydney into a major market boom, but with Sydney now on the downturn, the nation’s capital is still on the rise. The ACT has more growth suburbs than any other state or territory in the country, and the reasons why are endemic to the identity of Canberra itself. Canberra is cocooned from many of the market forces affecting other capital cities: economic growth is consistently strong, jobs are stable, unemployment sits under five percent and Canberra has the highest average income in the nation. Brett Smith, the Project Director of Art Group (one of Canberra’s most prolific developers) says this upturn will continue as long as the economy of the region is stable.

“Property owners have experienced Canberra bucking the national trend, recording six consecutive years of house price growth and more stability within the market than Melbourne and Sydney. Canberra hasn’t had the property bubble effect or impact, but it’s remained stable due to the strong economy,” he said. “There’s a good balance of activity, open spaces and parks, culture and community, so both individuals and families are drawn here for an easier, less chaotic lifestyle.” One of the key differences that separates Canberra from other capital city markets across the country is the tenure of property. Canberra is a leasehold only market, as opposed to Queensland where the majority of buyers of new property own the land freehold. In a leasehold tenure, the land is owned for a fixed-term and this lease must be renewed once that lease term expires. In the case of Canberra, when the lease expires, land is reverted back to the crown (the ACT government). Standard lease term from the crown in the ACT is 99 years, after which the lease is generally automatically renewed. Leasehold tenure is a very common model for owning

property, especially in larger and more established markets like the UK, Hong Kong and Singapore. As a result of the leasehold tenure, stamp duty is fully tax-deductible in the ACT for investment properties, as it falls under a lease document expense. This, along with a myriad of other factors make the market a very attractive option for both local and interstate investors.

With an increasingly formidable investor market and a strengthening local market of working professionals, property developers in the ACT are turning their attention towards developing an ideal urban lifestyle. Buyers in the area are becoming increasingly more selective in terms of location, expecting great amenities while still embracing the local community vibe of the suburbs.

“While the inner-north suburbs are ever popular, there are also a number of new suburbs that have been really well planned and are set amongst rolling hills, while still being connected to the CBD and Parliamentary Triangle,” said Mr Veraar. Recent reports from credible analysts like Moody’s Analytics suggest notable price growth for both apartments and houses in the ACT not only in 2019 but for 2020 too. Within the last financial year, many Canberra suburbs have recorded double-digit price growth and many more areas sit around the eight or nine percent mark. A total of 31 suburbs recorded a median price growth of at least five percent, making the ACT the fastest and most consistently growing market in the country.

LJ Hooker Project Marketing’s Development Manager, Keenan Veraar, says Canberra buyers are more discerning than they used to be, focusing on the potential for lifestyle and value instead of just convenience and expecting more from their new homes.

A key infrastructure project for Canberra is the new light rail system which is driving urbanisation along its route and offering improved public transport in a city that has always been best transited by car. The new financial year will also welcome in the abolition of stamp duty for first-home buyers on new-build homes, marking a big win for young ACT professionals. With a federal election coming up in May, a potential change in government may see public service numbers swell significantly, which would be a great outcome for Canberra in the medium term.

“Developments in established, sought-after suburbs will always do well. The better an area is serviced and the closer to the city, the hotter the properties. People love to be in an established, leafy environment and tucked back from main roads but don’t want to sacrifice convenience,” he said.

“With a more sustainable growth curve, Canberra still has a long way to go before it reaches the levels of the Sydney market, so I envisage decent growth across the whole market for the next few years, particularly if we see a change in the federal government”, said Mr Veraar.

Grace Lutheran Primary in Clontarf teaches Prep to Year 6, and the affiliate high school, Grace Lutheran College, is also located in the Redcliffe Peninsula area, just off Anzac Avenue in Rothwell. In terms of tertiary education, TAFE Queensland has a Redcliffe campus and the new train line means Brisbane-based universities, like UQ and QUT, take just over an hour to get to.

DEVELOPMENTS The next stage of the master-planned development Newport sees Stockland working towards the opening of Waterside Town Centre. This precinct will offer a market place, a large waterfront park, an aged-care facility as well as childcare options. This town centre will also feature a new jetty, with the entire precinct being built around the water. Construction is also underway on a 22-hectare lake that will form

the centrepiece of this new town centre. It’s expected to be completed this quarter. With Stage 1 of Howard Smith Wharves opening to the public in December of 2018, the area has rapidly become a favourite for brews and chews thanks to well-executed venues like Felons Brewing Co, Mr Percivals, Greca, Arc Wine Bar and huge fuction spaces. March 2019 also marked the opening of the Fantauzzo hotel which directly overlooks the hub. Still to come is a 1,500 square metre exhibition centre as well as the precinct’s very own ferry terminal by 2020.

The Queens Wharf precinct, located right on the river in Brisbane CBD, is about to give the riverfront a major facelift. This $3.6 billion entertainment and lifestyle precinct includes a brand-new casino, over 50 bars and restaurants, five hotels and nearly 2,000 residential apartments. The precinct also includes Brisbane’s first 100-metre sky deck and a new pedestrian bridge providing direct access to South Bank. With early earthworks for the project already underway, completion is expected by 2022.

Construction has already commenced on the 10.2 kilometres of rail line and the 5.9 kilometre tunnel that will form the Cross River Rail project. With four high-capacity underground stations, this $5.4 billion project will run from Dutton Park to Bowen Hills and will transform the way Brisbanites travel. This project aims to “unlock the bottleneck” at Brisbane CBD and Roma Street and will be fully operational by 2024.

Looking back on images of what the Gold Coast looked like in the 1970s is sure to stir nostalgia in most Queenslanders — especially those who have similar photos of their own drifting around in old photo albums or keepsake boxes. From family beach homes to sky-high apartment towers, to say the Gold Coast skyline has transformed in the last 40 years would be an understatement. Where once you could purchase a small shack and block of land for $65,000 now sits luxury towers with hundreds of million dollar apartments. Last edition, we took a look at the Brisbane skyline and its evolution since 1930 (now up on our website for you to peruse). Upon its completion this year, Brisbane Skytower will be the first building in the river city to reach the aviation-enforced ceiling of 275 metres. When it comes to the Gold Coast, there is no aviation-inforced ceiling in place. For new developments, the sky really is the limit. The Gold Coast holds a slew of special titles when it comes to skyscrapers, the majority of which can be attributed to Q1. Even though construction on Q1 finished over ten years ago, it still retains the rank of not only ‘Tallest Building on the Gold Coast’ but also

‘Tallest Building in Australia’. Q1 tops out at an astonishing 322.5 metres from base to tip of the spire. Short for Queensland Number One, this striking building also claims the title of the sixth-tallest residential building in the world, behind 432 Park Avenue in New York and four skyscrapers in Dubai.

WHERE ONCE YOU COULD PURCHASE A BEACHFRONT BLOCK FOR $65,000 NOW SITS LUXURY TOWERS WITH HUNDREDS OF MILLION DOLLAR APARTMENTS. Before its completion in 2005, the title of the tallest building on the Gold Coast belonged to the 158-metre Skyline North Tower. With dozens of new developments now stretching into the sky from Surfers to Palm Beach, this once title-holding building now sits at 11 on the tallest building list. Next on the list sits iconic Gold Coast towers like Circle on Cavil, The Hilton and Soul. The recently completed Jewel Hotel takes out the number seven spot, with a height of 170 metres. However, its visual contribution to the skyline of Surfers Paradise is much more significant. With the North Tower sitting at 144 metres, and Jewel Beach Tower at 124, these three

architecturally-striking buildings located right on the beach front really are a jewel in the crown of the Gold Coast. Currently under construction is Ocean, which will also form a notable addition to the skyline upon its completion. The Ocean tower will sit at 257.8 metres when construction concludes in 2020. While not yet approved, another mixed-use hotel development, Orion Towers, will give even Q1 a run for its money if it proceeds. Current plans set the completed building height to 328.1 metres, awarding Orion Towers the title of ‘tallest building on the Gold Coast’ by just 6.5 metres. Looking back at images from a mere 40 years ago goes to show that it’s not just the biggest and tallest buildings that can change the skyline. The Gold Coast has seen vast changes in the very structure of the area, from beachfront shanty homes to multi-billion-dollar skyscrapers lining every block. It would be tempting to ask when this amazing transformation will stagnate, but it is clear to locals, tourists and big businesses alike that this growth isn’t slowing down any time soon and is expected to continue well into the foreseable future.

While it’s still a long way from the top of the list, the Gold Coast skyline remains significant simply because of the speed of the evolution. With this upwards trajectory set to continue for decades to come, the skyscrapers aren’t expected to be contained to Surfers Paradise and Broadbeach alone. High-density residential developments are also being proposed and approved for the southern Gold Coast suburbs of Burleigh Heads and Palm Beach too. It seems that the world can not get enough of the famous Gold Coast sunshine, surf and sand.

According to the Emporis Skyline Ranking, which ranks global cities by the visual impact of their skylines, the Gold Coast skyline is the 86th most impressive skyline across the world, beating out Brisbane (which doesn’t appear at all in the Top 100 list). For comparison, Sydney comes in at 66 and Melbourne at a notable 35.

So what’s driving all of this development? It’s no secret that many of the large-scale projects on the Gold Coast are spearheaded by Chinese investment. With big visions (and hefty bank accounts to make it happen), it’s not the first time The Glitter Strip has seen an influx of international developers. Much like the Japenese investment throughout the 1970s and 1980s, Chinese investment in the Gold Coast is prone to controversy. The latest run of projects developed by overseas conglomerates is no exception, with countless headlines revealing issues with builders, materials, pushed-back schedules and entire projects put on hold seemingly inevitably. That said, it’s this overseas investment that keeps the Gold Coast growing and developing at such a phenomenal rate.

Manly is home to some of the most impressive waterfront properties in Queensland. With a median house price of $778,000, the majority of the properties are fully owned, with less than 25 percent of homes rented. With an overall younger demographic than Redcliffe, a higher percentage of the population are commuting to the city, meaning traffic through the area during peak hour can get hairy. In terms of public transport, the closest train station is a 25-minute drive away in Nambour, however, local buses do run frequently throughout the suburb, with regular routes to Mooloolaba and Noosa as well. Coolum Beach also offers a slew of bike paths throughout the suburb which provide the most convenient way to get around without a car.

LIFESTYLE While there are a few beach-retreat style resorts and holiday parks peppered throughout Coolum Beach, the area consists primarily of locals. This suburb is very popular with families, which make up nearly

59 percent of the population. Coolum Beach is also popular with downsizers, with older couples and singles making up over 21 percent of residents in the area. Freehold homes make up the majority of the property market in Coolum Beach, with under a third of dwellings being apartments or townhouses. While smaller, boutique-style apartment buildings are becoming more popular in this area, separate homes are still fetching a premium price — especially those with ocean views. Parkland runs adjacent to the beach across the majority of the suburb, with beautiful walking tracks very popular with locals. Stumers Creek provides a great spot for a family afternoon by the water and has an off-leash dog area, so your furry friend feels included too. Coolum Village provides a range of retail options, amenities and well-know Coolum Surf Club is a great spot for a sunset beer .


EDUCATION As Coolum Beach is popular with families, there are a number of locals schools that service the area. Coolum State School educates students from Prep to Year 6 and is located just off the highway on Yandina Coolum Road. Coolum State High School sits much closer to the beach and down the Peregian Springs end of Coolum Beach on Havana Road East. For those interested in a private high school, Coolum Beach Christian College is located about ten minutes out of town in Yandina. In terms of tertiary education, the University of the Sunshine Coast’s Sippy Downs campus is just over 25-minutes drive away.

Currently, Coolum Beach is experiencing strong sales for new apartments, with most new developments selling out before construction commences. It is expected this demand (predominantly from downsizers) will continue in this sought-after area. Looking to the future, the Coolum Beach economy is expected to benefit tremendously from the development of the Maroochydore CBD, as are all Sunshine Coast suburbs. What to check for IN A HANDOVER

The time is here. One last step and your new abode is yours to enjoy. As exciting as it is, now is not the time to get overwhelmed or complacent. There are several important things to check to make sure you’re happy with the quality of the workmanship before you sign on the dotted line. It makes sense to start in the entryway of your new home when it comes to a handover inspection. Check the door paint and margins are consistent as well as hinges, screens and latches. Throughout the home, make sure the skirting boards and framework are not chipped or damaged. This is especially poignant for the entryway and living areas, as these would have received the most traffic from builders during construction. Final clean up of windows and door handles is something that’s frequently missed, so check for paint overspray in these areas. Always make sure to look up too. Cast your eyes at the ceiling paint and lighting fixtures to ensure no scuff marks or loose fittings. Take the time to turn all lights on and off to check the electrical work and confirm all bulbs are functioning. Finally, check all powerpoints are in place so you can enjoy that first night of TV on your new couch. If you have ceiling fans, turn them to the highest setting and wait at least five minutes to make sure there is no clicking or whirring.

Your bedroom should be your sanctuary. It’s the place you spend (ideally) at least a third of your day, so it should be perfect. Check the doors have cushion stops fitted to avoid damaging surrounding walls. Also, regarding the door, confirm there’s no excessive rattling when it’s windy, as this is something that will likely keep you up at night. Make sure the carpet is laid correctly and is clean, and all cornice lines are nice and straight. For built-in wardrobes, slide the door back and forth a number of times to make sure it’s smooth. Take note of any shelves or hanging rails and check they’re straight in both built-ins and walk-in wardrobes.

When it comes to the kitchen, you want to ensure all appliances have been fitted cleanly and securely. Check for leaks underneath the sink and tap fittings. If you have a Zip HydroTap installed, take time to confirm it has been fitted properly and functions as it should — even make yourself a cup of tea if you’re so inclined! Make sure stone benchtops are straight with filed edges. It’s also important to check that all cupboards and draws open and close softly and hinging is straight with decent sized screws holding them in place. Finally, make sure the splashback and all joinery have been sealed correctly.

When checking your bathroom and laundry, it’s important to go over everything with a fine toothcomb as plumbing errors can be expensive to correct. Check all doors open and close easily and towel racks are even. In terms of fittings, confirm the exhaust fan works okay as well as any heat lights. Check for chips and scratches on the surfaces of baths and showers and that all tiling is straight and tidy. Test all taps and shower heads for pressure, and take special notice of the temperature of the water, as sometimes hot and cold can be switched over. Take the time to carefully inspect all free-edge glass has been properly sanded down, as this can be a massive safety risk. One of our biggest tips for the bathroom and laundry is to use a torchlight to inspect darker areas.

FUNDING YOUR RETIREMENT

According to the Australian Securities and Investments Commission, a couple living modestly will spend $39,353 on living costs every year (they estimate this can be up to $60,264 per year for a couple living comfortably). This means, if you retire at 65 and live until you are 85, you would need a minimum $787,060 to cover your living costs. This estimate is based on a few factors and the calculation assumes you own your own home. It is drilled into us by the financial sector that you have to put in the groundwork for your super in your early life to enjoy a prosperous retirement. But what if you didn’t? What if your super isn’t going to cover your estimated living costs? Well, don’t panic. As the Chinese proverb says “the best time to plant a tree was 20 years ago, but the second best time is now”. These tips can help you top up your super and live the retirement dream — without worrying about your finances.

Downsizing for an extra super contribution

In July last year, the Australian government introduced new laws to allow people over the age of 65 to add the proceeds from the sale of their home to their super fund. There are a few rules that come along with it: you have to have been living in the property for over ten years as your primary place of residence, the residence must be in Australia, you must add it to your super within 90 days of selling your home, you can only do this for one property, you can’t contribute more than you sold your property for, and the maximum you can contribute is $300,000 per person. There are of course many additional rules, and you should check you are eligible before selling your home.

Pocketing the extra from bills and maintenance

If you do choose to downsize you should see a noticeable drop in your monthly outgoings. With up to 40 percent of annual household costs involved in heating and cooling, moving to a smaller home will save you big time. This is especially true if you choose to purchase a new home as more modern properties generally use materials and appliances that are energy efficient. Put the money you are saving into your super — every little bit helps!

Got some extra space downstairs that you aren’t using? Renting out your extra rooms on Airbnb is a great way to increase your weekly income without significant outlaying costs. If short-term rentals don’t appeal to you, longer term boarders are also a viable option.

Contact a local auction house to see how much you could get for it.
