> What is a Zone?

‘Zones’ of space 20 feet deep are assumed from the front of the shop, labelled from A to up to E and halved each Hme

> What is an ITZA Area?

The total ITZA area is all these zoned areas added together aJer this halving effect, which is lower then the actual total

> What is an ITZA Area?

You then add a Zone A rate to the ITZA area which produces a lower rent from space behind being a lower value than the front zone A

> What About Other Areas?

Rear areas and upper floors are oJen a standard rate, but can be zoned

> What Changes Can You Make?

Apply end adjustments for each layout, for example Frontage to Depth, and Return Frontage
