THE PROBLEM

“The greatest threat to our planet is the belief that someone else will save it.” (Robert Swan, 1988)

There are various environmental problems that are relevant today and have been over the last decades. Water wastage, Material waste and Energy consumption are the main three problems in which I am focused on. The facts and figures shows:

“The UK receives a large amount of water rainfall, however there are limited natural or man-made methods for water storage. This means that there is a relatively small volume of water available per person in the UK” (Hoffman, 2009).

“Due to the demolition of old construction, a large amount of non-industrial waste is thrown in landfills. Re-using these materials for new projects will cut down costs but also reduce greenhouse gas emissions (Bahadursingh, 2019).

“Renewable energy creates three times more jobs than the fossil fuel industry” (The Green Age, 2017).

In brief, these sources show that we have an environmental issue that exists. By design, we can contribute towards helping these problems. A public space that welcomes the community with the focus on educating and crafting design solutions that meets the environments needs is what I plan to accomplish with Ecodraft.

PROJECT STATEMENT

“An innovative design hub that enables Interior Designers and Architects to explore and craft sustainable / regenerative design solutions in the form of small projects in order to demonstrate the power of design and how it can help contribute towards the environment . The space offers social areas such as a Cafe and a the Mini Regenrative Intervention. Small offices for designers to rent on a short term basis will also be integrated within the space as well as resource facilities.”

8 | AIM OF STUDY & INTENT

HISTORICAL CONTEXT OF THE EXISTING SITE

The site I have chosen is located within Derby city centre. The building is called Unit 1 situated at Albion Street and the area’s postcode is DE1 2PR. The exoskeleton of the architecture features Victorian elements such as its stone exterior, decorative trims and beams above the glass windows. I have chosen this building and the site due to the high traffic area and footfall as well as its historical context and significance.

One reason the street is a high traffic zone is because of the Derby Ram statue. For a long time, Derby has adopted the ram as the symbol of its city as well as the football club’s crest. In order to pay homage, a stone statue of a ram was built in conjunction of East street and Exchange street. Sculpted by Michael Pegler, it was unveiled by the current Mayor of Derby in 1995, Councillor John McGiven - as a gift to the city and people of Derby. The statue has been listed as one of the few sights to see in Derby thus resulting in more high traffic within the area.

Another reason is because along Alboin Street is one of a few entrances to Derby’s popular shopping centre, Intu. Being a place to shop and enjoy various food and drinks, Intu Derby can be considered as a place for everyone to gather, meet and purchase any necessary goods. Having a main entrance situated along Albion Street, it means that various people walk in and out around the surrounding area therefore resulting in more traffic.

A high traffic area is ideal for my site as it means that my regenerative intervention and general renovation of the building is exposed to as many individuals as possible. This is a benefit as a number of people of all ages are more likely to explore the building and what my intended use for it is – to help educate designers and the general public about the importance of sustainability and regeneration. Therefore, it could potentially have long lasting impacts as individuals gather this information and help contribute towards a better, brighter and more sustainable future.

One key characteristic of the building are the materials. At glance, the façade offers load bearing grey brick columns, which offers fundamental support for the building. Large clear windows fill up the spaces in between these columns, in return providing the interior with west facing sunlight. A temporary banner consisting of timber and vinyl wraps the exterior and offers plenty of space for signage placement. Floors one and two as well as the roof are all visible from the exterior. Made out of an off-white stone, it boasts Victorian style architecture through its decorative elements.

Another key element would be its function. Throughout history, the building has been used for various shops and restaurants. This would mean that the building offers a generous amount of space to hold a decent number of individuals and elements. Unit 1 Albion Street has four different floor levels; The basement being 189.74 m2, the ground floor being 340.71m, the first floor being 328.40m2 and lastly the second floor being 341.23m2. The whole interior space in total comes to 1,200.08m2. Having this much square metreage provides many opportunities and ideas as to how each floor (excluding the basement) can be utilised.

The third key element would be where the building is situated upon. As discussed, the building is situated at Albion Street, a high traffic area near Intu Derby shopping centre. “The street measures approximately 86 metres long. The average elevation of Albion Street is roughly 48.80 metres above sea level. with the highest point being 49.60 and the lowest point being 48.40. A change of 1.20 metres.” (Streetlist, 2020).

The building also has its own historical and commercial context. Over the last 100 years, Albion street has seen a lot of changes. The unit 1 building is a worthy example and a reflection of how Derby has made use of the buildings as a way to interact with its people. The earliest example of the building serving its function would be in 1928 when Unit 1 was converted into a new Co-Operative supermarket. According to sources, the store even gained enough attention in which it prompted a response from Elaine Dean, a society president. She had this to say “I remember the shop well as it originally had overhead Lamsons which took payments to the cash office. The hall above this shop was called the Merchant Hall and could hold and cater for very large numbers of people. It was named after a Mr Emmanuel Merchant JP who was the general manager” (Goddard, 2019).

During a period between 1950’s and 60’s. The first and second floors became a popular restaurant in which held cabaret dinners as well as breakfast, lunch and afternoon tea. (Goddard, 2018).

Overall, it can be considered that the building and the street has some form of significance. In order to respect its rich history and background, there are various site constraints that have been listed.

One such constraint is that the building is Grade 2 listed. A Grade 2 listed building is defined as a UK building or structure that is "of special interest, warranting every effort to preserve it" (Bidwells, 2018). Due to this label, Unit 1 Albion Street has setbacks in terms of what alterations and renovations can be put forward. For instance, existing interior walls cannot be demolished, and a notice must be put in place if an extension or certain long-lasting renovation is to be done. For my regenerative project, this means that strategic and careful spatial planning is required, as well as circulation and zoning plans. This would enable me to place areas into certain designated zones in order to maximise the function, focal points and purpose.

SELLING PITCH

“A regenerative design intervention featuring interactive mini-ecosystems using harvested rainwater along with resources and information on sustainability”

REGENERATIVE AGENDA

My chosen site is Unit 1 Albion Street. For my regenerative intervention, I have utilized the façade and the corner section of the ground floor. In terms of my regenerative agenda, my aim was to construct a unique interactive exhibit that ties together the exterior and interior. I managed to achieve this by creating a rainwater harvesting system integrated within the façade with the use of water barrels and a gutter to catch and harvest the rainwater. Within the ground floor, mini-ecosystems hang down from a tree like structure which then can be watered by individuals with the use of the harvested rainwater. Leaflets and information on sustainability is also integrated within the intervention. This regenerative design will be improved upon through concept development and will be implemented in Ecodraft.

PURPOSE

I want to offer the Derby community an interactive way of learning about how we can reuse and regenerate everyday elements into something more beneficial for our earth. Through understanding design, we can better educate ourselves on regenerative strategies and sustainability approach.

BRAND CHANGES

This intervention project had the intention of branding the idea / space as "Green Hub". However, due to having looked further into brand names and values, Green Hub will transition into "Ecodraft" or "Ecodraft Design Hub" with a new slowgan"Explore, Creat, Outshine." This transition will further be discussed during the brand development stage.

THE ROLE

The role that my space will play for the Derby community would be to create a social and working space that is mostly aimed at sustainability in designs. Interior design and Architecture is the key focus when it comes to creating new ideas. Workshop and small offices will be implemented for designers to book spaces short term. This will help generate new ideas every month as well as bring in income for the brand.

REGENERATIVE CRITERIA

The goal is to further develop the existing design intervention into a more appealing and efficient system. The community will be more aware of how environmental problems can be tackled. The intervention area is one of the main focal points within the space. Therefore, how individuals interact with the space is how it reaches the regenerative agenda.

AESTHETICS

The existing site has its history and has been converted into various functions over the last decades. As it is listed as a Grade 2 building, existing walls will not be demolished. Therefore, experimentation will be required as to where each function is located. A clear, professional and sustainable space is what I envision Ecodraft to be. Timber elements, recycled products will be used in an elegant manner in order to attract the public – thus a new aesthetic will be built around the existing site.

SPATIAL DEVELOPMENT

Each functional space will be developed using 3D hand sketches. These developments will help me enable to create the most appropriate space that speaks the design language as well as making it consistent with the rest of the space. However, not every function will be thoroughly designed i.e., toilet. Only more important functions i.e, Café, Reception etc.

SPATIAL CONCEPT

The concept and overall experience of the project is what is the most important. This is because the more visitors the site attracts, the more funding and success this project will have. Consistency is key within the design language; therefore, I plan on having a fluid space that connects each area seamlessly. Materials and color schemes will be clearly visible as per mood and concept board. The target market is aimed at professionals with an age range of 18 - 65 but mostly those who are passionate about design.

THE ENVIRONMENTAL BRIEF: PATHWAYS FOR NEW DESIGN

This book outlines various case studies involving the naturally built environment and helps aid architects in writing the brief around the aspects of sustainability. It looks at environmental problems involving greenhouse gas emissions and talks through the processes behind them. It’s a thorough analysis on how green design is what it is today along with detailed examples. It has been helpful in giving an insight on the processes of sustainable buildings.

DESIGNING FOR HOPE: PATHWAYS TO REGENERATIVE SUSTAINABILITY

Focusing on the existing problems as well as the solutions through regenerative design and design development. It aims to move away from using ”less” in sustainability and more on how we can reuse, recycle and gain insight on biomimicry and biophilic designs. It features various examples of live studies and extracts elements from them into how we can build more positive spaces for our environment. This book helped me gain an understanding of various regenerative strategies within design and inspired me to develop my own strategies.

“At present, there is little measurable evidence of anything constituting sustainable development. A best there is a debate around the nature of sustainable development and an assortment of principles and initiatives to assist designers.” (Hyde,Watson,Cheshire & Thompson 2007).

BIOPHILLIC DESIGN: THE THEORY, SCIENCE, AND PRACTICE OF

With focus on Biophillic design, This book is determined to go in depth with how it can shape the spaces and the environment that surrounds it. It goes into three main parts, the theory, the science and the practice. It talks about various subcategories such as Light and space as well as our relationship towards them. This resources has helped me with my project into understanding the science and concept behind the need for green design. It is more than just a pretty concept, but one that is practical and helps us understand how we interact with the world around us.

CONTEXTUAL STUDY

WOW LIEVEN CULTURAL HUB

Architects: Atelier Carloalberto

Area: 250 m2

2020

The aim of this study is to gain an insight on the functions / spaces as well as how individuals interact with them. A brand-new cultural hub names WOW LIEVEN is in Amsterdam with the aim of connecting the residents through design and ideas.

There are.2 levels inside the building – the ground floor, a vibrant open space – first floor – a more reserved area with office spaces.

Each area is color coded in order to designate certain functions i.e., blue area for exhibitions, red area for dining and yellow area for bar and desk spaces.

As a contextual study, I am drawn to the fact at how a tiny space makes room for various social and private functions. The idea of a public open space as the ground floor and the first-floor functioning as office spaces / private areas is more practical.

This type of innovation hub is one that brings everyone in the community together. Whilst it also has an eye-catching design, the functions provided is ideal in educating and sharing views and values.

The implementation of an exhibition space, private spaces and social spaces is what I want to take away from this precedent study.

STYLISTIC STUDY

SMART DUBAI OFFICE

Architects: Design Worldwide Partnership Area: 1800 m2

2017

The aim of this study is to gain an insight on various materials and color schemes integrated within the space. Inspired by the city’s desert landscape, SMART DUBAI OFFICE stands for sustainable, minimal, artistic and relevant to technology. With efforts undertaken by the Sheikh in order to make Dubai the happiest city on earth, The SMART OFFICE was created in order to promote an efficient, seamless and impactful city experience.

The designers ensured that the space is LEED certified. Light sensors are added and only turn on when certain spaces are being used. There are also Co2 sensors to help monitor air flow levels.

The concept is based on the organic shapes of the dunes and emphasizes fluidity throughout the whole space.

The workspace is influenced by creating a cozy and productive environment. There are artificial tress implemented made out of dried bark as well as planter pods for each staff to nurture.

A specific plant called spathiphyllum lilies is scattered in order to act as an air purifier.

Organic timber slats help create acoustic performances. Circular and fluid shapes are consistent throughout the design elements – furniture, tables, seating etc.

Flooring is designated to each function. Warm oak flooring is the primary flooring with grey carpet being added for more functional areas.

Hints of various colors are used as accent – red, blue, yellow etc. Rough textures such as chipboard is seen through the seating.

The use of organic shapes and textures is what I want to take away from this precedent study. The use of subtle colors for the accent is also effective. Using a main flooring to tie in the space with a secondary flooring for offices / other functions is also effective.

CONSTRUCTION STUDY

BANQ RESTAURANT

Architects: office dA Area: 446 m2

2008

The aim of this study is to gain insight on 3D constructed elements within the space. A restaurant in Boston has a unique and eye-catching design. More specifically its slatted timber panels that weaves throughout the whole space.

The geometry of the wood slats conform to each equipment above but are also radiused in order to smoothen the relationship between other adjoining equipment, creating a seamless landscape.

Each slat is made from veneer plywood and each one having its own unique shape that fits in like a puzzle.

The exposed timber slats create a fluid space and ties in the whole restaurant by implementing dips acting as columns to separate the space and create interesting transitions.

To create a purposeful contrast, the ceiling and ground has opposing functions. The ground space is flexible due to activities and events whilst the ceiling houses fixed programs that blends in with the infrastructure. The drainage, mechanical equipment, sprinkler system, lighting and other acoustic elements are built within the ceiling pane.

From this precedent study, I want to take away the construction behind these acoustic panels and design unique transitional spaces with them. It will also serve as a focal point for my space.

STUDIES

DERBYSHIRE IN CONTEXT TO ENGLAND, UNITED KINGDOM

The county of Derbyshire is in the East Midlands of England. The majority of Derbyshire consists of hills and uplands. Various hills extend from the North of Derby and through the Peak District. In general, the UK has Building regulations set and was introduced in 1965. There are around 17 different regulations, and a few include – structure, fire safety, ventilation, sanitation, electrical safety and conservation of fuel and power.

DERBY IN CONTEXT TO DERBYSHIRE

The city of Derby is a unitary authority area within its county –Derbyshire. It is also its county town and held its city status in 1977. As of the 2011 census, Derby currently has a population of 248,700 people. In terms of manufacturing, Derby is well known for housing Rolls-Royce. Places of interest within Derby are – Derby cathedral, Derby City Centre, Derby museum and Derby Gaol.

ALBION ST. IN CONTEXT TO DERBY

Albion Street is at the heart of the city Centre. The postcode is DE1 2PR. The street measures at around 86 meters. The average elevation is 48.80 meters above sea level. It also provides as an intersection to other paths. Nearby streets include Albert street, East street and St. Peters street.

UNIT 1 BUILDING IN CONTEXT TO ALBION ST.

Unit 1 is a prominent corner unit in in Derby city Centre. There are 3 floors including a basement, basement (190m2, 2,042ft2) The ground floor (341m2, 3,667ft2), first floor (328m2, 3,535ft2), second floor (341m2, 3,673ft2). The site is in the same vicinity as the entrance of Intu Derby, The Derby Ram, TK Maxx, Poundland, Millets and Greggs.

SIGNIFICANCE OF ALBION STREET

This area within the Derby City Centre has a classical architecture style compared to the traditional brick and glass.

Designed by Alexander Macpherson, the building work began in 1912 and was finished in 1917.

The Ram statue is also a big part of the view from the shopfront. This is considered as an attraction and thus has many cultural and historical significance.

Over the years, the building saw itself become the Co-Operative supermarket, a Café and a retail store.

Social Interest “a feeling of community, an orientation to live cooperatively with others, and a lifestyle that values the common good above one’s own interests and desires”. The Derby community would appreciate a space in which is open for everyone – a space that would inspire the youth and the future. Sustainability is always a topic worth discussing for designers especially. An Innovation Hub with social aspects would work well within the Derby city centre. It is a unique idea and one that would greatly benefit not just the Derby community but the whole world.

ENVIRONMENT

The current building at Albion Street simply maintains itself. It has been there for almost a century and saw itself transform into various functions. My proposal would be for the building to house a Green Innovation Hub. The architecture would reflect the focus of what I want to create for future designers – sustainability and regenerative design. This way, the building would help become more environmentally friendly through the functions I intend to put into the space.

The first floor includes a number of small offices, Conference room, Central zone, Male and Female W/C, Resources centre and a Stationary & services area. A more private working environment, the key aim of this floor is to provide the designers a productive work environment whilst keeping their interests and goals in mind. It encourages spaces such as a Resources centre and private pod working spaces to be used often in order to accomplish their projects at a high standard. The secod floor is the last and final floor. Semi-private facilities such as the Digital design Hub and Hotdesk areas will be located here. It is almost an extension of the first floor as more small offices can be found. This floor offers a feeling of being in a community of designers as they can collaborate within the Digital Design Hub and book spaces in the Hotdesk area. The recycling point with a storage room will enable visitors to recycle smaller materials and joinery.

A lighting map is drawn in order to give me an idea on where to roughly place lighting fixtures and what effect it will have on the visitors. This is shown by the focal guiding points in which where each light fixture could navigate a visitor. ENTRANCE

This perspective shows how visitors are greeted by the space. The timber acoustic panels serve as not ony to absorb sound but make for an eye catching ceiling design that leads them towards the entire area. Moss walls are integrated to purify the air and timber slats create an interesting texture that relates back to my concept of creating vertical elements.

RECEPTION

This perspective shows the reception desk design featuring recycled metal sheet and thin timber panels. An indoor artificial grass carpet intertwines with the wood flooring and vinyl concrete floor. I chose these materials to reflect nature - bringing the outside in. Glass pendants compliment the reception area and also helps light up the counter where one can be assisted.

This perspective shows the mini-intervention project - where visistors can interact with hanging mini-ecosystems and reading through informational sustanability books. Chars and glass tables have been provided to create a comfortable environment. CAFE

This perspective shows how visitors interacts with the cafe. A curved design was the basis of the bespoke seating - utilizing timber elements and hanging ivy plants which almost resembles a jungle. With plenty of seating and food service - I want each guest to feel special and enjoy their dinign experience - I chose to have a simple pendant lighting and concrete vinyl flooring.

CAFE

Anoher perspective that shows the cafe from a different angle. The bespoke seating features a grey cotton upholstery that matches the concrete vinyl flooring. simple black round tables and timber chairs accompany the dining area. The fire exit can be found just by the end of the ground floor ont he right hand side. The acoustic panels still surround the space and is consistent throughout all three floors.

CAFE COUNTER

This area shows a customers point of view when they order food and drinks. The counter features a similar design to the reception desk in order to stay in line with the concept. Geometric pendant lighting hang from the cieling and a large menu sigage can be found on top of the timber wall slats. A gap towards the back follows a small kitchen to prepare delicious meals.

STAIRCASE

The staircase shows an elegant design that features timber treads, steel details and glass balustrades. The construction shows a central stringer to offer structural support. A wide opening above ensures that there is enough headroom for visitors to conviniently navigate up and down each floors.

RESOURCES CENTRE

An imporant area inside the whole space. Designers can take out books, resources and material swatches out of these bespoke shelving units. Constructed out of OSB fibre boards, the biophilic design took inspiration from nature itself with a curved form supported by steel posts. A self-checkout kiosk featuring an iPad is how designers can borrow books and materials - similar to how libraries work.

CENTRAL ZONE

To make use of this central zone where offices can be located - I decided to design and install two pod working spaces. This encourages the designers to be productive in a small private space. The exterior features a grey colour with steel 3D lettering indicating the pod number. Each pod has space for one individual only and can be accessed by the glass swinging door.

WORK PODS

A closer look at the work pods show a glass partition which is insppired by a modern design. A 18mm solid oak counter is installed inside the space - supported by steel black powder coated legs. Recycled polyseter fabric is integrated as the flooring and wall finish - creating a snug work place. For privacy - two blinds can be pulled down from either side.

STATIONARY & SERVICES

A statioary shop along with postage service can is located at the first floor. The space features floating shelves made out of OSB boards which stores various stationary and supplies. Here, designers can purchase much needed stationary supplies to help with their drafting and can also post their finished drafts via self-serving postage checkout. This is one of the ways Ecodraft brings in income.

CONFERENCE ROOM

This visual shows 1/2 conference room. It is a place where meetings can be held as well as presentations. The design features large timber desks with charging ports. Here, the same pendant lights from the cafe is also used as well as a bespoke shelving unit made out of OSB boards - this is a consistent theme used throughout the whole space as OSB boards feture fiber that is grown in sustainable forests.

SMALL OFFICES

The interior of the office spaces is kept simple and free from distraction. The L-shaped desk is designed with purpose of storing important documents and files as well as to convinently layout large floor plans and other drafts. To the right, floating shelves can be used to place books, ornaments and other things. Designers can book these small offices on a rent / short term basis in order to bring income.

DIGITAL DESIGN HUB EXTERIOR

A view looking into the Digital Design Hub which captures the productive environment of Ecodraft. I wanted each space to get plenty of natural light and in order to achieve that I designed glass wall partitions with thin black steel frames. This gives the space a refreshing modern appearance. Vinyl lettering is places on the glass wall which references Ecodraft’s slogan.

Another way to bring in income is to create a Digital Design Hub - a place where designers can book slots to use high end machinery and devices such as 3D printers and engage in a collaborative working environment. Large desks with storage spaces area placed along the right hand side with shelving units located at the back. Smooth steel finish stools provide a contrast in texture to the desks.

This is a special room reserved for talented 3D designers and visual artists. Here, they can finish up the final visuals of each project. A similar look and feel to the conference room - this space includes desks with charging ports, a shelving unit, large printer and comfortable grey chairs. The main wall is painted in a matte black paint.

RECYCLING POINT

Visitors and guests are free and are encouraged to recycle old materials and joinery in this room. For much bigger materials - Ecodraft has a dedicated warehouse outside of the building but for more smaller pieces 0 this is where they can throw them away which can be used by designers for their projects. This is a way to help promote reuse.

HOTDESK SPACE

This is a bookable space where designers can use desktops for their work / projects. Desks with charging ports are placed in the middle with an interesting wood siding design feature behind. The illuminated 3D lettering is displayed to convey an uplifting message for creatives to express themselves through their design.

HOTDESK SPACE EXTERIOR

Integrating a glass partition wall, this view captures the ceiling detail - resembling a wave as well as what the hotdesk space offers. The wall feature helps accentuates the horizontal form of the space. This area also stores a plotter and two large printers. The hotdesk space can also be booked via the website / iPad.

The colour palette reflects the overall spatial narrative and concept. Natural and earthy shadesn with darker accents. I believe this palette works well together and they compliment very well. A sample board has been compiled in order to get a feel of how these materials and colour interact within one another as well as their purpose, hence the various shapes and sizes.

CONCLUSION

The design and construction phase has now finished - does the intervention of creating an innovative design hub with social and working spaces benefit the adaptive reuse of the site as well as contributing towards the environment?

Unit 1 Albion Street has become unoccupied for a while and through my initial research on sustainability with the helps of books such as "The Environmental Brief", "Designing for hope" and Biophillic Design" - I have gained a deeper understanding of how design affects all of us. I thought to myself what better way to contrubute to the environment and society if I propose a space where the design community and sustainability meet together and form as Ecodraft. It will benefit the cause as new ideas and concepts in tackling issues such as water wastage, material waste and energy consumption.

Solutions include - A recycling point that encourages reuse for projects, sourcing materials from eco friendly companies such as Egger and a intervention exhibit that showcases how harvested rainwater can be used in a positive way.

I also proposed additional ideas in order to push this agenda of helping the environment. This includes creating an eco friendly branding pack that donates a percentage of its purchase to charities that help tackle environmental problems as well as planting vegetation on the exterior of the building.

The interior space also reflects green design as detailed from the material selection and various influences from the nature's shape, texture and form.

A summary of what interventions were implemented:

1. A social and working space for design creatives specialising in Architecture and Interior Design

2.Use and inspiration from green / sustainable design

3.Include recycling point to encourage reuse

4.Create an income by installing short term rented offices and a Digital Design Hub

To conclude, this project enabled me to conceptualise, design and construct an interior space by creating a brand that helps contribute towards the environment by implementing sustainable design strategies. Through the space a design community has formed that crafts projects with sustainability in mind.

INITIAL PROJECT STATEMENT

“An innovative design hub that enables Interior Designers and Architects to explore and craft sustainable / regenerative design solutions in the form of small projects in order to demonstrate the power of design and how it can help contribute towards the environment . The space offers social areas such as a Cafe and a the Mini Regenrative Intervention. Small offices for designers to rent on a short term basis will also be integrated within the space as well as resource facilities.”
