How has this experience benefited your work as an agent? Working on model home sites during the late 1980s and early 1990s prepared me in many ways. Most importantly, it taught me how to successfully interact with buyers, corporate executives, onsite project managers, building contractors and workmen. All these interactions required that I learn the art of communication and negotiation. At the same time, I was selling homes to clients, so I was required to coordinate home sales timelines between buyers and builders often managing difficult deadlines for escrow, construction and completion dates. That sounds like lot of responsibility and multi-tasking. What made you decide to move into luxury real estate? I was born and raised in Southern California. As an adult, I lived for a time in the beautiful Sierra Nevada, but I always wanted to come home. This is where I love to live and work and for me personally, coastal southern California with its casual lifestyle, delightful climate, and gorgeous beaches is luxury living. Moving to higher-end luxury real estate was, after some 29 years in the industry, just a natural progression. How would you describe your personal approach to working with clients? Though it may be a cliché, I believe that if you like people they usually like you back. I enjoy meeting the public and I enjoy the process of matching them up with their dream homes. I also like the fun of helping sellers stage their homes and negotiating the best financial outcome for them.

Is that where your well-honed negotiation skills come in? Of course, there is the very important business aspect of every real estate transaction. I therefore aspire to professionalism of the highest quality. This includes excellent service, consistent communication throughout the process, personal availability and a carefully crafted plan for buying or selling which includes cutting edge advertising, technology and highly satisfactory financial outcomes for my clients. Speaking of clients, what are the main demands among high-end home buyers today? I prefer not to think of "demands" and like to call them "hopes and dreams" instead. With that said, the main hopes and dreams of most people boil down to the desire for a lifestyle. First of all, people want a good location for their home with a view, preferably an ocean view. They want beauty, privacy and peace in a quiet, harmonious community. They want good schools for their children, cultural and educational opportunities for all in the family as well as prime recreational activities, accessible good shopping and entertainment. They also want the assurance that their property value will increase over time. And which current trends are you noticing in your region in the luxury homes market? People right now want casual elegance. They want clean lines, open floor plans, quality construction, cutting edge technology and amenities. Along with this, they want a lightfilled home of peace and tranquility. What was your most important milestone project to date, your proudest accomplishment?

FROM SAND BAR TO BALBOA BARS: A BRIEF HISTORY OF BALBOA ISLAND

I grew up spending summers and weekends in Newport Beach, working as a pinhead on the fishing boats at the Balboa Pavilion, skateboarding on the boardwalk, surfing the Peninsula’s breaks and, of course, taking the ferry over to Balboa Island to meet friends and grab a Balboa Bar. Those were the days and thanks to the efforts of our Newport Beach community, its elected officials, longtime residents and groups like the Balboa Island Museum & Historical Society - today is largely the same here in our beautiful corner of the world. Although we all have our favorite nooks and crannies of this coastal paradise, I’d guess that most people who grew up here, still live here or even visit Newport Beach will list Balboa Island as one of the most charming places they’ve ever encountered. This little gem of a place, comprised of three “islands” - Collins, ‘Main/Big’ and ‘Little” makes a big impression on our memories and hearts here in Newport. So, when it came time to write this issue’s history column, I thought it was time to give Balboa Island its turn in the spotlight. To do that - and ensure I was accurate - I consulted the Balboa Island Museum & Historical Society, whose history of Balboa Island we can consider expert (and which I’ve adapted for this article). If you haven’t been to the Museum, you should visit - it’s got a treasure trove of information and an impressive and interesting collection of photos, documents, exhibits and books in its library and archives. Today’s Balboa Island began its life as a lowly sand bar in Newport Harbor - one that Newport Beach founder James McFadden wanted to have removed in order to allow large commercial vessels to navigate into port here. Thankfully, McFadden didn’t move forward with this plan and sold the property to William S. Collins. Collins wasted no time in bringing to life his vision for what would become Balboa Island. From 1905 to 1913, Collins’ team dredged around the island, piling silt and sand onto the lowest areas until the entire island could be dry at low tide. Collins and his sales team began offering Balboa Island lots for between $300 and $600, initially marketing them as sites for vacation homes for Pasadena residents. Collins was only able to sell half of the lots and, lacking the money to continue development, abandoned the project. Fortunately, a group of Island lot owners met in Los Angeles, coming to the rescue by establishing the Balboa Island Improvement Association. Together, they advocated for the money to improve the Island. As a result, sewers, streets, lights, water, gas and a reliable ferry service arrived in the 1920s and Balboa Island was able to continue to grow, with property values rising even during the Great Depression. From the 1940s to the 1960s, Balboa Island was in full (Balboa) swing, and was the place to be for Spring Break. High school and college students flocked to the Island and the Peninsula for “Bal Week,” a series of spirited celebrations that had them dancing the nights away to Big Bands at the Peninsula’s Rendezvous Ballroom. In the 1970s, more year-round residents moved to Balboa Island, while the relatively new UCI brought a significant number of winter renters to supplement the always busy summer rental season. From the 1980s to today, Balboa Island has continued to attract year-round residents who love its charming, friendly, community-centered lifestyle, with its “Main Street” (Marine Avenue) shopping, dining and services, its annual parades (not just the Christmas Boat Parade!), home tours, holiday events and more - not to mention its ideal location on the Harbor and close to everything that “mainland” Newport Beach has to offer. Thankfully, those lucky enough to call Balboa Island “home” are willing to share it with the rest of the world - and we couldn’t be more grateful.
